Pump Down Refrigerant and remove the old TXV. Install a new TXV Metering Device. Pressure test system for 10 minutes at 300 PSI of Nitrogen to ensure there are no leaks. Perform a triple evacuation on system. Release Refrigerant to the entire system and test operation. Add additional Refrigerant to system if needed. Complete AC Tune Up on system.Please be advised that there may be further issues that are found after the TXV is replaced that cannot be diagnosed at this time due to the restricted TXV.Replace txv, pump system down into the outdoor unit. Removed failed txv. Pressure tested to 350 psi for 5 minutes. Evacuated system to 425 microns, held for 5 minutes. Open refrigerant valves. Started air conditioner, balanced refrigerant charge by sub cooling, checked operation and temperature drop across coil.
Service call that the AC System was not cooling properly. Upon arrival, spoke with Homeowner about issue. Found system was set to 71 Degrees and the Indoor Temperature was at 73 Degrees. The Indoor Coil was leaking and the Auxiliary Drain Pan was full of Water. Cleaned water from the Auxiliary Drain Pan. Inspected Coil and Filter to ensure they were clear. Measured Supply and Return Air Temperatures on System which was only producing about a 10 Degree Differential. Checked Air Flow Settings and measured Refrigerant Charge. Liquid Pressures/Temperatures were normal but the Suction Temperatures were very low and the Indoor Coil Temperature was at about 9 Degrees. Air Flow Settings were slightly lower than recommended for a 4 Ton System. Increased the Air Flow speed and continued to monitored. To test the Metering Device, added 12 oz of 410-A Refrigerant to the System. The Liquid Pressures and Subcooling Increased while the Suction Pressures remained the same. The TXV has a restriction wh
Performed precision ac tune up on 2 amana acs. Replaced 2 Aprilaire 413 air filters. Found one reme the indicator light for the bulb was not lite indicating to replace the reme cell. After re powering light came back on but both are right around the 2 year mark so recommended replacing both cells. Checked all electrical conections and components. Checked refrigerant pressures and temperatures at indoor and outdoor units. Blew out both condensate drains and also washed off both condenser coils with a hose. Systems are running to manufacture specifications.
Performed Precision AC Tune Up on Air Handler/AC System. Replaced 24x24x1 Air Filter. Cleared Condensation Drain Pipe and Auxiliary Drain Pan Pipe. Tested operation of Auxiliary Pan Float Switch. While inspecting Electrical Components on System, found Blower Capacitor testing below rating. Also found Dual Capacitor for Outdoor Unit was excessively rusted and in poor condition. Spoke with Homeowner about issues with Capacitors. Installed a new 10 Mfd Blower Motor Capacitor for the Air Handler. Installed a new 60/5 Mfd Dual Capacitor for the Outdoor Unit. Found Outdoor Unit Coil Dirty with Lint from nearby Dryer Vent. Washed Outdoor Unit with Water to clean Coil. Measured Refrigerant Charge on system.Spoke with Homeowner about installation of an EZ Trap and Wet Switch for the Attic Air Handler. There is a Float Switch Installed on the Auxiliary Pan but the Wet Switch is a more effective Device to detect water in the Drain Pan. The Condensation Drain Pipe currently has no safety devic

Performed Precision Air Conditioning Tune Up on Carrier System. Changed 16x25x1 Air Filter with Filter provided by Homeowner. Inspected Electrical Components on Indoor and Outdoor Units. Inspected Indoor Coil and cleaned Drain Line and Condensation Pump. Measured Refrigerant Charge on system and measured Supply and Return Air Temperatures. System is operating to standards at this time.Would recommend installation of an EZ Trap onto the AC Drain Line. This would provide an added layer of water safety protection, and also allow more thorough cleaning of the Drain. The EZ Trap has an internal Float Switch that shuts power off to the unit if it becomes clogged. This Drain Enhancement would compliment the Float Switch that is installed in the Auxiliary Pan underneath the Furnace.Installed EZ Trap and adapted to existing Condensation Drain Piping. Installed a Union on the Lower part of Drain Line to allow easier access to remove Pump. Wired EZ Trap in series with the Pump and Float Swi
Cut out 2in pvc and replaced with 3in pvc. Installed 3in fresh air return.
No heat first floor found unit locked out on code E0, fail to start, check drain electrical ok, reset couple times until furnace run ok, noticed intermittent problem, we would need to get back to site to repair vent pipe there is a reduction from 3 in to 2 in on horizontal as the vent pipe makes its exit of the house, will be though since water heater and return duct is fight on the way of the flue pipe, Offcie to coordinate to shedule another visit
Performed Precision Heating Tune Up on Gas Fired Boiler. Removed Burners and Cleaned. Cleaned Thermocouple and Pilot Assembly. Inspected Heat Exchanger with Burners removed to ensure it was clear. Service call that the Heat was not operating for the First Floor System. Upon arrival, spoke with the Homeowner about issue. Thermostat was set to 70 Degrees Heat and the Indoor Temperature on the First Floor was 60 Degrees. Proceeded to the Furnace and found the Blower Motor running, but the Heat was not on. Checked Control Board for fault codes, which none were present. Cycled Furnace to test Operation. Monitored Furnace for over 15 minutes to test Temperature Rise and check overall performance. Reviewed Dipswitch Settings on Furnace to ensure it was programmed correctly. Removed Wiring at Thermostat and restripped wires, making new connections. Tested Combustion Levels and Measured Gas Pressure while Furnace was operating in High Stage Heat (Combustion was measured with System in Low Stage Heat during Tune Up). Reviewed settings and thresholds on Thermostat. System is operating with no issues at this time.

Cleaned Furnace Drain Lines and Condensation Pump. The Exhaust Pipe was leaking at a joint between two 45 Degree Fittings. Used Clear Silicone to seal Joint. Performed Combustion Analysis on Furnace. While testing the Furnace, foundthe Temperature Split between Supply and Return Air was around 70 Degrees. Fan Speed for Heat was set to Medium. Increased Fan Speed to Medium High and retested. Supply Temperature dropped and temperature split was measured at 57 Degrees.We will call to confirm the Scheduling for Monday when we will return to install the New IAQ Thermostat, Room Sensor, and Gateway Redlink.Prestige IAQ Honeywell model including gateway for internet connection. And Annual Maintenance Agreement. Per customer, does not want to be connected to internet he will do it him self or wait when we come back in the spring
Performed Precision Heating Tune Ups on the First Floor and Second Floor Systems. Replaced both 413 High Efficiency Air Filters, provided by the Homeowner. Cleaned Furnace Drain Lines and inspected Electrical Components. Performed Humidifier Service for the First Floor System. Tested Operation of Humidifier and set Humidistat Control to 35%. Humdifier Orifice was clogged and needed to be cleaned out. This was preventing water from properly flowing to the Humidifier itself. Performed Combustion Analysis on both Furnaces while measuring Outlet Gas Pressure. Both systems are operating to standards at this time.Spoke with Homeowner about Balancing for the Second Floor System. He is having issues with some rooms overheating and some rooms being too cool. Recommended performing a Complete Air Balancing for the Second Floor System. Included an estimate for the pricing of the Balancing for the Second Floor System.
Service call that the Air Handler in the Attic was dripping water into the Condensation Pan. Upon arrival spoke with homeowners and found water damage on their living room ceiling. Proceeded to the Attic to inspect system. Found unit was pitched slightly to the back of the unit causing water to leak out the back. Pitched unit towards the Drain Pan. After issasembling the Unit, found the Primary Drain Pan for the Coil was extremely rusted and water was leaking through. Due to the Age of the system 5/1992, recommend replacement of the entire system. Unit will continue to leak into the Auxilary Drain Pan if it is in operation.The office will call and schedule a time for Joe to come out for an Estimate.

Installing a 3-Ton Amana Gas Furnace and Air Conditioner in Berwyn. This home home has two units which separately control the Air Quality for the First Floor and Second Floor. Last week we installed a new system for the Second Floor. This installation today is for the First Floor Unit. Some Air Quality features with this install are a Reme Halo Air Purifier and a Humidifier.
