Performed Precision Heating Tune Up on Gas Fired Boiler. Was informed by Homeowner that the Second Floor was not getting hot. Cleaned Burners and Pilot Assembly. Inspected Heat Exchanger. Performed a Combustion Analysis on system. Turned both the 1st and 2nd Floor Zones on to test operation. The First Floor baseboards were heating. The Baseboards on the Second Floor were not heating consistently. While testing boiler Air could be heard in the return piping. The Expansion Tank was also full of Water. Drained Expansion Tank and purged the Second Floor system to remove Air from the pipes. Put system back in operation to test.Would recommend upgrading thermostats to a more accurate Digital Thermostat. Service call that the AC for the Front Office was not working. Upon arrival, found the Evaporator Coil and Compressor Area frozen. Shut system off and ran the blower Fan to defrost the coil. After the Coil was defrosted put System in operation. Measured Refrigerant Charge on system. Suction Pressure was very low and the Head Pressure was very high. The Low Suction Pressure is causing the Evaporator Coil to freeze. The Fixed Metering devices that are within the coil are restricted. After the System was running the Areas where the Metering devices are located began freezing. This is indicating that Refrigerant is not flowing properly. The high Head Pressure was noted on last visit when the compressor had tripped the breaker due to running in high Amp readings. While the Coil is Restricted, damage may have occurred to the compressor as well.The system will continue to freeze up and continue to be an issue. Service call that the AC for the Front Office Area was not working. Thermostat was set to 65 Degrees and the Indoor Temperature was at 85 Degrees. The System was off and not running. The Breaker/Disconnect was tripped. Reset the Breaker and put system in operation. The unit ran for a minute and then shut down momentarily before restarting. Measured Amp Readings on the Compressor which were around 20-21 Amps. The Compressor is only rated for 20 Running Amps. Measured Refrigerant Pressures on System. The Head Pressure was reading very high on the System. Pressures ranged from 475-525 PSI. After the system ran the Compressor amps decreased slightly to about 17-18 Amps. If the Head Pressure is running higher it is causing the Compressor to draw higher Amps which could have caused the Breaker to trip.While the system is operating currently it is in poor condition. Service call that the AC for the Back Office was not Cooling. Upon arrival, spoke with Shaun about issue. Found Blower Fan was running but the Compressor and Outdoor Fan were not running. The Control Board was not displaying any fault codes. Tested system and found the Compressor and Fan were not receiving the correct voltage. Traced voltage back to the 3 Phase Contactor. One of the legs of the Contactor was not passing the correct voltage. Found Ants had gotten into the Contact Pads of the Contactor and caused this Contactor to fail as well. The Contactor that was replaced previously for similar issue was for the Blower Motor Fan. This 3 Phase Contactor operates the Compressor and the Outdoor Fan Motor. Removed failed Contactor and installed a new 3 Pole 24V Coil Contactor. Made all wiring connections. Put system back in operation to test. Service call that the System which controls the workshop and the small back office area was not working. Upon arrival, spoke with Shaun about issue. Found Thermostat was set to 71 and the indoor temperature was 79 Degrees. Proceeded to the outdoor Package Unit to troubleshoot. The system was flashing a 5 Flash Code Lock Out indicating that it was out on Low Pressure. Turned Main Power Supply off to System and Reset to test system. After system came on, found the Blower Motor was not turning on. The Contactor which supplies power to the Blower Motor was not pulling in to turn the motor on. Contactor was receiving Voltage but was engaging. There was a large amount of Ants inside the Contactor which could have caused it to fail. Replaced the Single Pole Contactor and put system in operation. Measured Refrigerant Charge on system. Checked Air Filters. Filters are starting to get dirty and should be changed soon. Performed Precision Air Conditioning Tune Ups for the First Floor and Second Floor Systems. He aged the Washable Filter for the First Floor System, and replaced the 14x24x1 Air Filter for the Second Floor System. Inspected Electrical Components on the Air Handlers and on the Outdoor Units. Cleaned Drain Line on Second Floor/Attic System and poured Water Through Drain to e sure it was clear. Cleaned Drain Line and Pump for First Floor/Basement System. Filled Pump with water and tested operation. Measured Refrigerant Charge on both Units. Used Charging Jacket to simulate a higher outdoor Temperature to verify Refrigerant Charge on each unit. Both Units are operating to standards at this time.Had previously provided an estimate for the Installation of an EZ Trap and Wet Switch for the Second Floor/Attic System. Service call that the Heater for the Back Office Area was not working. Arrived onsite and spoke with Shaun about issue. Turned System on from the Thermostat to test Operation. Found system was not lighting. Removed the Flame Sensor and Spark Ignitor and Cleaned of Corrosion. Turned System back on and Unit lit and began operating. Cycled the Unit multiple times to ensure proper operation. While cycling the system it failed to relight. Checked Gas Valve to ensure proper operation. Measured Voltage at the Gas Valave which was receiving the proper Voltage for the Pilot but no flame was present. Removed Pilot Tubing and attempted to clear the Tubing. Turned the System on with the Pilot Tubing removed from the Gas Valve to ensure that the Valve was opening and Gas was present. Reconnected the Pilot Tubing to the Gas Valve and tested System. The Ignitor is sparking and the Gas Valve is opening but no Gas is flowing through the Pilot Assembly to light. Recommend replacing the Pilot Assembly du

Service call that the Ceiling Hung Heating Units for the Warehouse Area were not working. Arrived onsite and spoke with Shaun about issue. The Dayton Unit is missing its bottom Burner plate and the Pilot Assembly is dissasembled and hanging from the Bottom of the Unit. The Heat Exchanger is full of Carbon and very sooted. Due to the poor condition of this system, recommend replacement of the system.Found the Pilot Light was operating on the Reznor unit, but when it was turned on at the Thermostat the system would not ignite. After diagnosing the system, found the Limit Switch was working intermittently. After the Limit reset, turned the system on to test. After Heating, the Fan Motor was trying to start but was seized. Recommend replacement of the Limit Switch, Fan Motor and Blade Assembly. Once installed, we can retest the system to ensure their are no further issues. Called Supply House and are waiting for the Price/Availability.

Performed Precision Heating Tune Up on Gas Fired Boiler. Removed Burner Tubing and cleaned. Found Thermocouple was very corroded and was pitted at the tip. Removed the old Thermocouple and installed a new Honeywell 36" Thermocouple. Relit Pilot and put system in operation. Performed Combustion Analysis on Boiler. Checked Water Water and Water Pressure of system.Spoke with Homeowner about age of Hot Water Heater. She is interested in replacing Water Heater preventatively, before any issues arise. Water Heater was installed 4/28/08 and is 10-1/2 Years old. Visually insepcted Water Heater and did not see any Water Leakage. The bottom of the Water does not show any visible signs of rust. Residential Water Heaters have an average life between 10-12 Years. Is it recommended to replace Water Heater before issues or failure. Included an estimate for the Installation of a new 40 Gallon Water Heater.

Service call that the Package Unit for the Main Front office was not Cooling. Upon arrival, found Thermostat set to 68 Degrees but the Indoor Temperature was 81 Degrees. Proceeded outside to the unit to troubleshoot. Found Unit was not running. Checked Disconnect Switch by unit which was turned off. Turned Disconnect Breakers back on and tested system. Measured Refrigerant Charge on system. Check Amp draw of Compressor which was measuring around 16.1 Amps. Measured Supply and Return Air Temperatures which was reading a 18 Degree Differential. Inspected Control Board and wiring on system. Monitored System for over 30 minutes and found no issues with the unit.

Carrier system for the Main Room recommend replacing A41 Belt for the Blower Motor., performing a Coil Cleaning on the system. Recheck Refrigerant Charge and Add Refrigerant as needed. Price is for the 1st 2 lbs of Refrigerant and then each additional Pound required. The amount of Refrigerant needed is not known until we begin charging the system.For the York system, recommend Replacement of the 15 Mfd Oval Blower Capacitor. Recommend adding Refrigerant Charge to system. Price is for the 1st 2lbs of Refrigerant, and then each additional pound that is needed. The exact amount of Refrigerant needed is known until we begin adding Refrigerant to the system.Returned to site to perform Recommended Repairs. For the York system which supplies the Back Office area the 15Mfd Blower Capacitor was replaced and 2lbs of R-22 Refrigerant were added to the system. Performed Precision Air Conditioning Tune Up on the First Floor System and Second Floor System. Replaced both Air Filters. Cleaned Drain Lines and the Condensation Pump for the First Floor System. While testing Electrical Components, found the Dual Capacitors on both Outdoor Units were Testing within range, but were very rusted. The Capacitor for the Second Floor System also had oil on top. Replaced both 30/5 Mfd Dual Capacitors and tested Operation. Measured Refrigerant Charge on both Systems.For the Second Floor system, recommend installation of an EZ Trap and Wet Switch. Please see attached estimate.Visually inspected Hot Water Heater. Water Heater was installed in 4/2008. Due to age, recommend begin planning for replacement before and issues arise. Performed Precision Air Conditioning Tune Up on both Systems. Replaced Air Filters on the system for the Main Room. Air Filters were clean for the second system. While testing systems, found the Carrier system for the Main Room was shutting on and off on low Pressure Cut Off. Refrigerant pressures were very low. Also found coil to be dirty and Blower Belt was dry and starting to crack. Recommend Cleaning Coil and replacing the Blower Motor Belt. Once complete, we can recheck the Refrigerant Charge and add Refrigerant as needed. Please review video attached to the Form 1 Checklist of the System Charge to see the system cycling on/off. The York system for the smaller office room is measuring low on Refrigerant. The Capacitor for the Blower Motor is also Testing below Rating.Please see attached estimate for recommended repairs on both systems.

Had previously been onsite for a No AC Call. Had found the system was completely out of Refrigerant. Spoke with manager about issue, and had to wait for approval to move forward. Returned to site to Pressure Test system with Nitrogen to determine source of Leak. After filling system with 300 PSI of Nitrogen found the leak was coming from a Connection in the Outdoor Coil. Due to the source of the leak being in the coil repairing the leak, may not be possible, and/or costs effective. We will research the Warranty information of the Condensing Unit to see if it is still covered. We will follow up with pricing/options for repairing/replacing after we are able to obtain the Warranty information.

Service call that the Air Conditioner was not working for the Office/Training Building. Arrived onsite and SPOKE WITH Shawn about issue. Found the Indoor unit running and the Outdoor Unit running. System was not producing any cooling. Found system was completely out of Refrigerant. The Outdoor Condensing Unit has a Manufacturer year of 2012. The Indoor Evaporator Coil appears to be from 1996. The next step would be to Pressurize the system with 300 PSI of Nitrogen to determine the source of the leak. Due to the system using the old style Refrigerant of R-22, if the Leak was found it may not be cost effective to repair it, if it can be repaired. Another option would be to replace the Indoor Coil and Outdoor Unit with a new AC system that uses 410-A Refrigerant. The Furnace is from 2008. Another option would be to replace the AC and Furnace together.Included an estimate for the price to Pressure Test the system.
