Dibiase has given us excellent service and great advice. I initially called them after another company installed a new air conditioner that left us with so much moisture and condensation, in our basement, that we had to replace the dry wall in the ceilings. On each occasion Joe or Chris have gotten back to me immediately and been able to give me an appointment on the same day. Their advice takes into account my budget and an excellent knowledge base.

Performed Precision AC Tune Up on Payne Heat Pump System. Homeowner informed me that the system was having difficulty maintaining temperature inside the home. While checking system, found the Indoor Coil was heavily coated with cat hair and dirt. Brush cleaned the easily accessible pieces off of the Coil. Tested Refrigerant Charge on system. Measured Supply and Return Air Temperatures, and Measured Wet Bulb On System for Superheat measurements. Refrigerant Pressures were within range and the system was cooling at a 20 Degree Supply Versus Return Air Temperature Differential. The Indoor Coil is still dirty and this could be affecting the Refrigerant Pressures in the System. Recommend performing a dry cleaning on the coil and spraying coil with Coil Cleaning Agent to help breakup the buildup on the coil. After coil is cleaned, retest Refrigerant Pressures and reevaluate. Performed PECO Heat Pump Tune Up on System. Replaced 16x20x1 Air Filter. Completed PECO Checklist Form in System. Spoke with Homeowners about issues with system and created Estimates in System and emailed to Homeowners,
Performed Six Month Inspection On Amana Inverter System. Replaced the 20x22x1 Air Filter. Spoke with Homeowner about checking Air Filter every 30 Days and changing as needed. Also recommend not exceeding a Merv-8 rating when changing the filter. Recommended leaving the Blower Fan in the Circulate option to help balance the First and Second Floor Temperatures as well as utilizing the Air Scrubber. Cleaned EZ Trap and Condensation Pump. Put system in Test Mode and measured refrigerant Charge. Found Subcooling Levels to be slightly low and Superheat Levels were higher. Added 1 lb of 410-A Refrigerant to the system to balance these levels. System is operating to standards at this time.
Service call that the AC was not operating. Upon arrival, spoke with Homeowner about issue. Previously had issues with the Condensation Pump being clogged and shutting the system down. Inspected Pump and found that it was working properly. After troubleshooting system, determined that the Thermostat had failed. Installed a new T6 Wifi Thermostat. Programmed thermostat and setup the Wifi with the Homeowner. Tested operation of Heating and Cooling Modes to ensure proper operation. Reviewed Thermostat operation with Homeowner. Filled and tested operation of Condensation Pump to ensure that it was pumping out properly.
Service call that the AC was not working. Upon arrival found Thermostat was blank and the system was not running. The Condensation Pump had filled and failed to pump out, shutting the system down in Safety Interlock. Removed the Condensation Pump to inspect. Blew through the Vinyl Tubing to ensure it was clear. Found debris stuck in the Discharge Check Valve of the Pump. Removed the Check Valve Fitting to Clean. Removed debris and reassembled Pump. Put system back in operation. Filled Condensation Pump 15 times to ensure that it was pumping out properly. There is no visible damage to the pump that was found. The debris that was clogging the Check Valve may come from the Pump Motor. Spoke with Homeowner about issue and replacing the Pump. If something internal has broken apart and the pump clogs again, recommendation would be to replace the Condensation Pump. Included an estimate for the replacement of the Pump.
Performed Precision Air Conditioning Tune Up on System. Replaced 16x25x1 Air Filter. Cleaned Condensation Drain Pipe and Pump. Filled and tested operation of Pump. Inspected Electrical Components on Indoor and Outdoor Units. The Dual Capacitor for the Outdoor Unit is testing within rating, but the Fan Side of the Capacitor is nearing the lowest recommended rating. Measured Refrigerant Charge on System. Measured Supply and Return Air Temperatures. System is operating to standards at this time.
Performed quality assurance visit for installation. Installed new internet Gateway. Checked thermostat settings and modified backup heat setting from comfort to 2 degf with 30 minute upstage timer.
Removed and disposed of old equipment. INstalled new return air box and completed all connections to existing return air duct. Installed new air handler with heat kit and completed supply duct connections. COmpleted all connections to air handler and installed new condensate pump and vinyl to indoor drain and installed new EZ trap. Installed new CTK04 communicating thermostat. Installed new air scrubber and new Aprilaire Model 700 humidifier. INstalled new 20 SEER inverter heat pump on new pad and elevated with pump up legs. Installed new line set. Pressure tested, evacuated, and charged system. Tested operation. Air filter size is 20x22x1 April air pad #35
When I arrived this time found another isssue of heat pump is constantly running. Found 1 pole contacter stuck in keeping outdoor heat pump running at all times. Replaced at no charge until new system can be installled. Also put a temporary new breaker on indoor air handler and kept fan wired to run constantly just to keep there heat working at this time until replacement.
Found dpdt relay very hot like it was sticking at times, also found breaker breaker for one part of strip heater now is broken and won't reset at all. This also powers the blower circuit. Told home owner the only thing I can't do now to just get it to work temporarily is to install the new relay and wire the fan moter directly to the other breaker . This is not a good fix , but a temporary solution for now.
Turned on system and found indoor fan not working. Found loose connections at fuse and at relay. Reconnected and tested operation. Unit requires replacement. 5 ton heat pump with 20 kw heat kit. Need to provide quote as soon as possible. No charge - warranty.
Service call that the Heat Pump was not working. Upon arrival, found Thermostat set to 80 Degrees and the Indoor Temperature was 60 Degrees. Proceeded to the Air Handler to troubleshoot. Found Blower Motor was not operating. Turned Breaker off at the Air Handler to inspect Blower Motor Wiring. When we turned the Breaker back on the Blower began operating. The Relay in the Air Handler may have been stuck open causing the Blower not to run. Also found Air Filter excessively dirty and blocking Air Flow. Installed a 20x20x1 Air Filter. Tested Supply Temperature at 95 Degrees with a 65 Degree Return. Checked Refrigerant Pressures to ensure they were within range. The Air Handler is from 1982 and the Outdoor Unit is from 2001. The system is operating very inefficiently due to the very old age. System needs to be replaced due to poor condition. The office will be in contact to schedule an estimate for system replacement.
Service call that there was water leaking from the Dehumidifer. Arrived onsite and spoke with the Homeowner about issue. Was informed that Water was in front of the Furnace on the Concrete Floor but not in the Auxilary Pan that is below the Dehumidifier. Tested operation of Dehumidifier. Checked Condensation Pump and poured Water into Pump multiple times to test Operation. Tested operation of Humidifier and poured Water Through the Drain Pipe to ensure it was draining properly. Checked Dehumidifier for proper pitch. Unit is pitch slightly towards the Drain. Inspected Duct Work to ensure there was no water from Humidifier leaking into the Duct Work. Inspected Piping around Furnace and above Furnace and found no signs of leaking. Furnace is an 80% Furnace and the Drain !ine for the Humdifier is clear. Performed Precision Heating Tune Up on Gas Fired Trane Furnace. Replaced the 16x25x1 Air Filter, provided by Homeowner. Inspected Electrical Components on Furnace. Visually inspected Heat Exchanger and Burners. Both are in good condition with very little rust or corrosion present. Performed Combustion Analysis on Furnace while measuring outlet Gas Pressure. Installed new dehumidifier next to furnace. Installed two tees to dehumidifier . The one end is for basement and the other was flexed to the supply and return trunks. Dampers were installed in the opened ends of the tees for airflow adjustments . Piped condensate drain to existing condensate pump. Installed dehumidifier in a pan and wired the safety switch. Installed new humidiastat in basement finished part . Installed new outlet that runs off of the furnace power supply. Installed new return duct and installed new boot and grill to finish part of the basement . Tested overall system and system is running to standards.
Upon arrival found burnt wiring coming off contactor to capacitor. Repaired and tested. Due to age and condition recommend replacing system. Would like an estimate when joe returns.
Performed Precision Air Conditioning Tune Up on the Air Handler and two Condensing Units. Replaced both Air Filters. Attempted to take apart the Condensation Drain, but was unable to take apart and clean. Cleaned Drain Line and Discharge Tubing. Recommend replacement of the Condensation Pump to a newer style that is more accessible so that it can be cleaned properly. Checked Tension and condition of the Blower Wheel Belt. While testing the Refrigerant Levels of system, found the Right Outdoor Unit system was not running at the correct Refrigerant Pressures. On a previous Tune Up, the TXV had been diagnosed with a restriction. Recommend replacement of the TXV and rechecking the Refrigerant on the system. The 5 Mfd Capacitor for the Right Outdoor Unit was testing below Rating. Recommend replacement of the Capacitor. Included estimate for all recommended repairs. Due to the restriction on the Right TXV, the system is only producing about a 15 Degree Temperature Split between Supply an
Performed Precision Air Conditioning Tune Up on system. Checked Air Filter. Cleaned Condensation Drain Pipe. While testing system, found unit to be low on refrigerant. System was only producing a 10 Degree Temperature Split between supply and Return. Added R-22 Refrigerant to system to increase temperature split and balance the pressures and temperatures of the system to recommended levels. Will follow up with additional information/pricing about installing a Pressure Switch into the system to allow th Air Conditioner to run during cooler ambient temperatures. Also recommend installation of an EZ Trap onto the Drain Line. The EZ Trap would be wired into the system, and shut the unit down if it ever became clogged. Homeowner signed up for Service Membership. Only wants the the Air Conditioner serviced. Next Spring/Summer when we return for the AC Tune Up it will be the second visit on the Membership Plan. This will help with the efficiency with air flow and cooling of home during summer. System is running at operational standards. Checked dehumidifier, washed filter, and checked condensate pump. The Unit is operating at manufacturer specification. Unit is set to 53% Relative Humidity. Informed customer on operation of dehumidifier. When customer adjusts the level of relative humidity on the unit, it will perform â€œAir samplingâ€ mode in which it will pull in current relative humidity (RH) level of the basement and compare it to user setting. If the current RH of basement is higher than setting, the unit will then kick into â€œdehumidifyingâ€ mode until it reaches 3% RH below setting and shuts off.
