Performed Quality Assurance on Amana Gas Furnace/AC System. Reviewed installation with homeowner and answered all questions about the system and the Thermostat. Completed Checklist Form in system.
Found leaking coupler and replaced. Vents in good shape.
Performed heating maintenance, replaced standard air filter. Cleaned burners and flame sensor, inspected heat exchanger. Checked voltage, amperage and electrical connections, measured capacitor values ok. Started gas furnace, measured fuel pressures and performed combustion test. Checked operation and temperature rise.

Checked no hot water, found natural gas water heater not running. Checked hot water temperature, getting 86 degrees. Checked thermostat, set to lower temperature and water heater started. Cycled thermostat from low to high. Water heater is running now. Recommend replacing water heater thermostat. Want to hold off on repairs due to wanting to replace furnace and water heater at the same time.
Installed new thermostat t10 had to run new set of wires due to bare wires on the current thermostat current stat was not using common or red due to both not having plastic shield were just bare, run new set of wire from attic to thermostat went over settings and connected stat to internet and also set up customer app, thermostat is fully setup on customer phone/app, also performed quality assurance during same call,
Installed a new furnace in existing locations on snow feet. Installed a new coil on top of furnace and adapted all duct work as needed. Taped and sealed all Connections. Ran a new condensate drain with a new ez trap . Ran new vinyl tubing over to washer box. Used existing coppers lines flushed, Brazed and leak checked all joints from indoor to outdoor unit with soapy bubbles and 300 psi of nitro. . Reconnected gas pipes and leak checked. Installed a new ac on a new plastic pad . Added a New whip and disconnect to unit. Checked a tuned ac charge. Ran flue piping into garage and out the back on the house. Insulated all piping threw garage. Tested heater in low and high stage unit is running at manufacture specifications.

Checked water in water heater pan, found relief valve wet. Checked water pressure, found 92 psi. Checked prv, adjusted valve and pressure went back to 90 psi. Need to replace pressure deducing valve.
Service call that the AC was making a loud noise. Upon arrival spoke with Homeowners about issue. Was informed that there was a partial power loss/Spike earlier and that several appliances were reset. When this occurred the Outdoor Unit was making a very loud noise until it shut off. When it cycled on/off again there were no further issues. Put system in operation to test. Measured Voltages and Amp readings on the system. Checked Electrical Components and measured Refrigerant Charge. System is operating to standards. If the Compressor experienced a power drop/power loss and did not have enough time to stabilize before immediately turning on again it would cause the internal Windings to run improperly and could have caused the loud vibrating noise. No issues with the system were found, and system is operating to standards at this time.
Inspected equipment and discussed problem with customer. Unit is 2 stage Carrier system 410A with variable speed blower. Problem is unit is not cooling second floor to temperature. Turned fan in on position and checked airflow settings. Recommend leaving fan in on to balance system better. Recommend service plan and full maintenance on unit with new air filter and inspecting unit.
Second floor unit not keeping up when outdoor temperatures are above 94 degf. inspected ductwork and found to be in poor condition. Insulated R6 flex ducts everywhere and distribution boxes were present on each side. There are only 2 8â€ flex runs and 1 10â€ flex duct coming off of plenum. Sealed all areas around coil cabinet and return that were leaking air. Tested system operation. Solution would be to add more ductwork off of plenum for increased airflow if problem persists.
Checked poor cooling complaint, found thermostat set for 75 reading 77. Air conditioner is running, checked refrigerant charge, found 32 degree superheat. Added refrigerant and balanced charge to 8 superheat, added 2lbs 6 oz.
Found ac pressures to be 312/112 at 91 degrees. Went up in attic to check temperature split and it was 87 return and 56 supply. Found a spot on the return duct where tape had came loose resealed with silicone then went to run system and the power went off several times. Told homeowner to let us know if they experience anymore issues with system.
replaced indoor evaporator coil and filter dryer. Pressure tested at 250 psi nitrogen and soap checked joints. Vacuumed down system to 380 microns and charged system with 8 lbs of 410 a. Checked refrigerant pressures and temperatures. Outdoor temperature was 93 degrees. Pressures were 362/144 with a subcooling of 15. Also checked temperature split at evaporator coil. Had a 22 degree temperature split, ac system is back working again.
Found trane ac low on charge again pressures were 211/ 85 410 a at 82 degrees outside temp. Performed electronic leak search and found a leak in the evaporator coil. Charged up system for now with 14.9oz of r 410a now pressures are 262/ 120. Told homeowner we donâ€™t know how long charge will last. Ordered evaporator coil from distributer.
1st floor. Removed and reclaimed old equipment. Installed new pad, disconnect, line set. Brazed in new coil and outdoor unit. Installed new gas furnace. Pressure tested line set, no leaks found.Evacuated line set to 267 microns. Reconnected gas, electric, condensate, and ductwork. Installed new 16/20/1 filter. Installed ez trap and condensate pump. Sealed hole in floor and ran vinyl into sump pump. Charged system and tested in heat and cool. Delta t 21. System running perfectly at time of install. 2nd floor. Removed and reclaimed old equipment. Installed new pad, disconnect, and flushed line set. Brazed in new coil and outdoor unit. Installed new gas furnace. Pressure tested line set, no leaks found. Evacuated line set down to 256 microns. Reconnected gas, electric, condensate, and ductwork. Reinstalled 16/25/1 filter. Installed ez trap and wet switch. Charged system and tested in heat and cool. Delta t 25. System running perfectly at time of install.
Performed cooling maintenance, checked media filter ok. Inspected cooling coil, found coil getting ice on the first bottom row. Checked voltage, amperage and electrical connections, measured capacitor values ok. Found burnt wire on the compressor capacitor. Repaired connections. Started air conditioner, checked refrigerant charge. Found low on charge. Topped off refrigerant charge and balanced by sub cooling. Checked operation and temperature drop across coil.
Performed Precision AC Tune Up on system. Replaced High Efficiency 413 Air Filter. Cleaned Condensation Pump and Drain Line. Tested operation of Pump. Inspected Electrical Components on Indoor and Outdoor Units. Measured Refrigerant Charge on system. Outdoor Coil was dirty due to a dryer vent that is located above where the Unit is. Washed Outdoor Unit with Water to clean the Coil and rechecked Refrigerant Pressures. System is operating to standards at this time. Thank you for renewing your Service Membership today!
Service call that the Outdoor Unit was making a loud buzzing noise. Spoke with homeowner upon arrival about issue. Turned AC on and proceeded outside to check unit. Found that the Fan Lid Cover was vibrating and causing the Buzzing Noise. Adjusted Position of Fan Blade on the Motor Shaft and reinstalled the Fan Lid onto the Unit. Put system in operation to test. Monitored system while it was running to ensure that the noise had ceased. No excessive noise was coming from the unit at this time. The Replacement Motor is larger in size than the original motor. If the noise returns then the recommendation would be to install the OEM Condenser Motor with a new Fan Blade. The outdoor unit is not completely level which cause the system to vibrate more due to not being balanced.
Service call for that the Air Conditioner was not Cooling the Home and the Outdoor Unit Fan was not spinning. Arrived onsite and spoke with Homeowner about issue. Turned System to Cooling to test Operation. Found that the Compressor was running but the Condenser Fan Motor had failed and was seized. Shut power off to the system and removed the failed Fan Motor. Installed a new 208-230V 825 RPM Rescue Motor with a new Dual 50/7.5 Mfd Capacitor for the System. Made all wiring connections. Reassembled Condenser and put into operation. Measured Refrigerant Charge on system. Measured Amp Draw on the Fan Motor at 1.8 Amps, with the Motor rated for 1.9 Amps. Took Supply and Return Air Temperatures on the system. System is operating to standards at this time. Due to age and overall condition of the system, recommend begin planning/saving for replacement of the Gas Furnace/AC System.
Performed Precision AC Tune Up on York System. Replaced 14x25x1 Air Filter. Inspected Electrical Components on Indoor and Outdoor Units. Found the Dual Capacitor on the Outdoor Unit was very Rust and in poor condition. Also found Contactor very pitted and Arc marks were present around Contactor Pads. When System was operating the Coil on the Contactor was buzzing loudly indicating that it was worn and beginning to fail. Also found Vinyl Tubing for the Condensation Pump was very dirty and appeared clogged in multiple areas. Replaced the 50/5 Dual Capacitor and Single Pole Contactor on the Outdoor Unit. Cut Vinyl Tubing inside and ran new Vinyl Tubing to the Sump Pump in the Basement. Tested operation of Pump to ensure it was discharging properly. Measured Refrigerant Charge on system. Refrigerant levels were to standards at this time. Please note that the Water Heater is about 13 Years old. Due to age, recommend replacement of the 50 Gallon Atmospheric Water Heater Heater before failu
Performed Precision Air Conditioning Tune Up on Trane System. Checked 14x24x1 Air Filter. Filter was clean and in good condition. Cleaned Condensation Drain Pump and Drain Line. Filled Pump and tested operation. Inspected Electrical Components on Indoor and Outdoor Units. Measured Refrigerant Charge on system. Refrigerant levels were to standards at this time. Refrigerant and Leak Dye had been added to the system on a prior AC Tune Up. Did not search for leak due to Refrigerant levels being normal.
