Found ac pressures to be 312/112 at 91 degrees. Went up in attic to check temperature split and it was 87 return and 56 supply. Found a spot on the return duct where tape had came loose resealed with silicone then went to run system and the power went off several times. Told homeowner to let us know if they experience anymore issues with system.

replaced indoor evaporator coil and filter dryer. Pressure tested at 250 psi nitrogen and soap checked joints. Vacuumed down system to 380 microns and charged system with 8 lbs of 410 a. Checked refrigerant pressures and temperatures. Outdoor temperature was 93 degrees. Pressures were 362/144 with a subcooling of 15. Also checked temperature split at evaporator coil. Had a 22 degree temperature split, ac system is back working again.

Found trane ac low on charge again pressures were 211/ 85 410 a at 82 degrees outside temp. Performed electronic leak search and found a leak in the evaporator coil. Charged up system for now with 14.9oz of r 410a now pressures are 262/ 120. Told homeowner we don’t know how long charge will last. Ordered evaporator coil from distributer.

1st floor. Removed and reclaimed old equipment. Installed new pad, disconnect, line set. Brazed in new coil and outdoor unit. Installed new gas furnace. Pressure tested line set, no leaks found.Evacuated line set to 267 microns. Reconnected gas, electric, condensate, and ductwork. Installed new 16/20/1 filter. Installed ez trap and condensate pump. Sealed hole in floor and ran vinyl into sump pump. Charged system and tested in heat and cool. Delta t 21. System running perfectly at time of install.2nd floor. Removed and reclaimed old equipment. Installed new pad, disconnect, and flushed line set. Brazed in new coil and outdoor unit. Installed new gas furnace. Pressure tested line set, no leaks found. Evacuated line set down to 256 microns. System running perfectly at time of install.

Performed cooling maintenance, checked media filter ok. Inspected cooling coil, found coil getting ice on the first bottom row. Checked voltage, amperage and electrical connections, measured capacitor values ok. Found burnt wire on the compressor capacitor. Repaired connections. Service call that the Outdoor Unit was making a loud buzzing noise. Spoke with homeowner upon arrival about issue. Turned AC on and proceeded outside to check unit. Found that the Fan Lid Cover was vibrating and causing the Buzzing Noise. Adjusted Position of Fan Blade on the Motor Shaft and reinstalled the Fan Lid onto the Unit. Put system in operation to test. Monitored system while it was running to ensure that the noise had ceased. No excessive noise was coming from the unit at this time.The Replacement Motor is larger in size than the original motor. If the noise returns then the recommendation would be to install the OEM Condenser Motor with a new Fan Blade. The outdoor unit is not completely level which cause the system to vibrate more due to not being balanced.

Service call for that the Air Conditioner was not Cooling the Home and the Outdoor Unit Fan was not spinning. Arrived onsite and spoke with Homeowner about issue. Turned System to Cooling to test Operation. Found that the Compressor was running but the Condenser Fan Motor had failed and was seized. Shut power off to the system and removed the failed Fan Motor. Installed a new 208-230V 825 RPM Rescue Motor with a new Dual 50/7.5 Mfd Capacitor for the System. Made all wiring connections. Reassembled Condenser and put into operation. Measured Refrigerant Charge on system. Measured Amp Draw on the Fan Motor at 1.8 Amps, with the Motor rated for 1.9 Amps. Took Supply and Return Air Temperatures on the system. System is operating to standards at this time.Due to age and overall condition of the system, recommend begin planning/saving for replacement of the Gas Furnace/AC System.

Performed Precision AC Tune Up on York System. Replaced 14x25x1 Air Filter. Inspected Electrical Components on Indoor and Outdoor Units. Found the Dual Capacitor on the Outdoor Unit was very Rust and in poor condition. Also found Contactor very pitted and Arc marks were present around Contactor Pads. When System was operating the Coil on the Contactor was buzzing loudly indicating that it was worn and beginning to fail. Also found Vinyl Tubing for the Condensation Pump was very dirty and appeared clogged in multiple areas. Replaced the 50/5 Dual Capacitor and Single Pole Contactor on the Outdoor Unit. Cut Vinyl Tubing inside and ran new Vinyl Tubing to the Sump Pump in the Basement. Tested operation of Pump to ensure it was discharging properly. Measured Refrigerant Charge on system. Refrigerant levels were to standards at this time.Please note that the Water Heater is about 13 Years old. Refrigerant Pressures are at normal levels but the Superheat is higher and the Sub-cooling is lower. While the system is cooling with a 20 Degree Temperature Differential, the Sub-cooling/Superheat Levels could indicate that the system is slightly low on Refrigerant. The Outdoor Unit is in poor condition and is not running as efficiently. There is damage along the bottom fins of the coil on the Outdoor Unit. Recommend begin planning/saving for replacement of system.

Service call that the Heat for the Second Floor was not working. Arrived onsite and spoke with Homeowner about issue. Found Second Floor Thermostat was calling for Heat. Proceeded to the Furnace in the Attic to troubleshoot. Furnace was displaying a 3 Flash Code indicating a Pressure Switch issue. Cycled Furnace and found that the Inducer Motor was not turning on. Tested Voltage, and the Inducer Motor was not receiving Voltage to turn on. The Control Board was not sending the correct Voltage and the was immediately locking out in a Pressure Switch Error Code upon start up. The Control Board is failing and needs to be replaced. There may be further issues with the Furnace that cannot be determined at this time until the Control Board is replaced.We will order the Control Board in the morning and follow up to schedule the repair based upon availability of the Board.Returned to replace Control Board. Humidifier was not serviced during this visit as per Homeowner. Inspected Electrical Components on Furnace. Removed Burners to inspect and clean. Burners and Heat Exchanger are in good condition. Performed Combustion Analysis on Furnace and measured the High Stage Heat Gas Pressure.Recommend installing an ECM Motor Surge Protector for the Blower Motor. The ECM Motors and their Control Modules are very sensitive to Power Surges/Spikes. If damaged during a Power Spike they can be expensive to replace. The One Time Surge Protector can help protect the Motor in such an event.

Performed Precision Heating Tune Up on Gas Fired York Furnace. Replaced 14x25x1 Air Filter. Inspected Electrical Components on Furnace. Inspected Burners and Heat Exchanger. Both are free of visible rust and corrosion. The Hot Surface Ignitor is operating, but when tested electrically, it is measuring at the Higher end of its rating. A preventative measure would be to replace the Ignitor before it fails. Performed Combustion Analysis on Furnace while measuring Outlet Gas Pressure. Gas Pressure was set below rating at 2.4" WC. Adjusted Gas Pressure up to 3.0" WC to improve Combustion Levels. Amp readings on the Draft Inducer Motor were slightly above its rating. This could be a sign that the Inducer Motor is beginning to wear and is working harder to run.A recommended Air Quality Enhancement for this system would be to install a Whole House ByPass Humidifier. Performed Precision Heat Tune Up on Heat Pump System. Checked 22x22x1 Air Filter. Filter was clean and in good Condition. Inspected Electrical Components on the Indoor and Outdoor Units. Found Single Pole Capacitor on Outdoor Unit is pitted and has excessive ash around the Pads. Due to the Condition of the Contactor, recommendation would be to replace Contactor. Performed a Combustion Analysis on Furnace while measuring Gas Pressure. System was in Low Stage Heating while testing. Increased Gas Pressure to 2.2" WC for Low Stage to improve combustion readings. Performed Precision Heat Tune Up on the Three Gas Furnace Systems for the Home. Checked and replaced the Air Filters for the 1st Floor Main System and the 2nd Floor System. The Air Filter for the addition of the 1st Floor was in good condition. The Heat Exchangers and Burners for the two First Floor Systems are heavily rusted. The Burners and Heat Exchanger for the Second Floor Unit were much cleaner with very little rust present. While testing the Second Floor Unit, found the system was working intermittently and cycling off without lighting. After troubleshooting system, found the Pressure Switch was not closing. Checked Venting to ensure that it was not blocked. Installed a new Universal Pressure Switch and Calibrated to 1.15" WC. Performed Combustion Analysis on all Systems. Service call that the Heat for the Second Floor System was not working. Arrived onsite and spoke with Homeowners about issue. Found Thermostat set to 74 Heat and the Indoor Temperature was 68. Proceeded to the Attic to diagnose. Found that the Control Board was not receiving the Voltage signal to turn the Heat On. Tested Control Board and Thermostat and determined that the Thermostats internal contacts had failed. Installed a new Honeywell T6 Pro Thermostat. Programmed Thermostat and tested operation of system. Reviewed the Thermostat programming and use with the Homeowners.

Performed Precision Heat Tune Up on Gas Fired Furnace. Checked 14x24x1 Air Filter. Air Filter was clean and did not need to be changed. Serviced and tested Humidifier. Found the Valve was clogged on the Humidifier which was not allowing water to flow. Cleaned the Valve and tested operation of Humidifier. Humidistat Control is set to 35% and all Dampers are open. Performed Combustion Analysis on Furnace and measured Gas Pressure while Furnace was in High Stage.The Flood stop Control for the Water Heater had fallen and disconnected from the Controller. Removed the Controller from the Wall and remounted Floodstop onto the Return Duct Work on the system. Connected plug into the Outlet at the Unit. Please note that if the Breaker is turned off for the Furnace the Floodstop will loose power.

While testing Electrical Components, found the Blower Capacitor was measuring below its recommended rating. Installed a new 10 Mfd Capacitor and tested operation. Inspected Heat Exchanger and Burner Assembly. Performed Combustion Analysis on Furnace while measuring Manifold Gas Pressure. Combustion Readings were all to standard.While onsite inspected Hot Water Heater which has a Manufacturer Date of April 2006. Average life of residential Water Heaters are between 10-12 Years. Performed Precision Air Conditioning Tune Up on the Three Systems for the Home. Replaced all Air Filters. Please check Air Filter every 60-90 Days and change as necessary.The Second Floor System and the system for the Addition of the First Floor have no access to the Condensation Drain Line. Recommend installation of an EZ Trap with Unions on both Systems. Tested Electrical Components on the Indoor and Outdoor Units. Found the 5 Mfd Fan Capacitor for the Second Floor system was testing below Rating. Replaced Capacitor and tested operation of system.
