As always the service was great.
Had previously been onsite and recommended the following repairs. Returned and Installed a new Single Pole 24V Coil 40 Amp Contactor onto the Outdoor Unit. Installed a new 30/3 Mfd Dual Capacitor onto the Outdoor Unit. Removed damaged section of Thermostat Wiring Outside and ran a new Section of Wire to Outdoor Unit. Secured wiring to the Line Set. Tested operation of system upon completion. Completed AC Tune Up Checklist. Measured Refrigerant Charge on system. System is operating and cooling. The Head Pressure Is higher than normal but the Outdoor Unit is sitting directly in the sunlight which will raise the temperature of the Outdoor Unit and increase head Pressure. Also the lower efficiency of the system due to age may be attributing to the higher pressures. Due to age of system, recommend begin planning for replacement of the Gas Furnace/AC.
Performed Precision Air Conditioning Tune Up on System. Replaced 16x25x1 Air Filter. Cleared Drain Line from end of Condensation Pipe at the Wash Sink. Inspected and tested Electrical Components on Indoor and Outdoor Units. Measured Refrigerant Charge on system and measured Supply/Return Air Temperatures. Refrigerant levels were to standards at this time.
Returned to site to install new Control Board. Removed failed Control Board and Wiring. Installed new Board and made all Electrical Connections. Repaired wiring that was damaged during the burn up of the Board. Tested Operation of system in both Heating and Cooling Modes to ensure proper operation.While onsite performed AC Tune Up on system. Replaced 16x25x1 Air Filter provided by Homeowner. Cleared Drain Line from the Wash Sink where the Pipe drains into. There is no Access to clean Drain Line from the Coil. Inspected Electrical Components on the Indoor and Outdoor Units. While operating currently, recommend replacement of the Single Pole Contactor and the Dual Capacitor for the Outdoor Unit. Also recommend replacing a section of Thermostat Wire at the Outdoor Unit that the Insulation has worn through. Please see attached estimates.Due to age of system, 19 Years Old, recommend begin planning for replacement of the GasFurnace/AC before any further issues occur.
Service call that there was a burning smell coming from the system, and it was not Cooling. Upon arrival spoke with Homeowner about issue. System was turned off, and a burning smell was present in the home. Turned the unit into AC Mode to test Operation. The Outdoor Unit was running but the Indoor Blower was not operating. Inspection of the Control Board showed that the Board had failed and burned up. Rewired the Blower Fan to Test the Blower and ensure that it was not damaged. The Blower Motor was running, but the Control Board began sparking and the burning smell increased with the system running. Wired Blower Motor to original position and shut the system down at the shut off switch above the unit. Due to the Damage of the Control Board it is not safe to operate the unit. A Universal Control Board is not compatible with this system.We will contact Rheem on Monday morning to get pricing/availability of a new Control Board. After the Control Board is replaced we will test the syste
Service call that the Gas Fired Furnace is making a loud noise when it is running. Upon arrival, spoke with Homeowner about issue. Turned Furnace on at the Thermostat and proceeded to the Unit to troubleshoot. Found Draft Inducer Motor is making a squealing/whining type noise. When the Motor is manually spun, a grinding noise can be heard. Measured Pressure across the Pressure Switch to ensure the Motor was pulling the proper pressure. Amp readings on the Motor were within rating, but were lower than normal operating Amps. Motor is rated for 1.7 Amps and is running at 1.1 Amps. While the Inducer Motor is working, the internal bearings are starting to grind and not work as smoothly which is causing the excess noise. Corrosion was found on Flue Pipe which could also be contributing to the Inducer Motors condition. Recommendation is to replace the Draft Inducer Motor Assembly before any further issues occur. Will call the Manufacturer on Monday and get pricing for a Draft Inducer Motor. W
Performed Precision Heat Tune Up on Trane Gas Furnace. Replaced 16x25x1 Air Filter. Inspected Electrical Components on Furnace. Removed Burners and Flame Sensor to clean. Burners and Heat Exchanger are clean and in good condition. Performed Combustion Analysis on Furnace.Visually inspected Water Heater. No leaks or Corrosion was visible at this time. Water Heater was Manufactured in 3/2008. Due to age, recommend replacement of the 40 Gallon Atmospheric Natural Gas Water Heater before any issues occur.

Recommend replacement of 40 Gallon Natural Gas Atmospheric Water Heater before any issues occur.
Performed Precision AirmConditioning Tune Up/Inspection on Unit. Replaced the 16x25x1 Air Filter. Tested Electrical Components on the Indoor and Outdoor Units. Measured Refrigerant Charge on system. Refrigerant Levels are running to standards.Performed Precision Heat Tune Up/Inspection on the Gas Furnace. Inspected Heat Exchanger and tested the Integrity of the Heat Exchanger using a Smoke Test. Heat Exchanger passed the Smoke Test. Measured Gas Pressure of Unit while performing Combustion Analysis on Furnace. Furnace is running to standards.Both the Air Conditioner and Gas Furnace are running to Manufacturers Standards. System is old, Manufacturer date is from 1993. While the system is operating to specifications it is not operating as efficiently as a new system. Recommend performing Annual maintenance on the Air Conditioner and Furnace to help maintain the system, and help prevent issues from arising. Also recommend begin planning for replacement of the Gas Furnace/AC.
Installed new Evaporator Coil and new transition from coil to existing metal. Reconnected Drain and Vent Pipe. Installed new Condenser on a new Pad, ran new Lineset, installed new Disconnect and whip to Unit. Ran new line set with new Line Hide at Outside Wall. Start up and test operation and adjusted charge.
Performed Precision Air Conditioning Tune Up on system. Checked Air Filter. Cleaned outdoor unit coil with water due to being full of lint and debris. While testing system, found both the Blower Motor Capacitor and the Dual Capacitor for the Outdoor Unit were testing below recommended rating. Also found Contactor worn and Pitted on the Outdoor Unit. While measuring Refrigerant, found system to be slightly low on refrigerant charge. Temperature Splits were measuring at 17 Degrees and Superheat Levels were higher than recommended. Included is an estimat for the recommended repairs.Due to age of Air Conditioning System, replacement of the Air Conditioning System is recommended. The office will call to schedule an Estimate for Replacement.Visually inspected Hot Water Heater. Water Heater was manufactured in September 2009. Average life of Wtaer Heaters is 10-12 Years.
You never know what surprises lie waiting for you as you take the cover off of a unit! I found this earlier today on a no Heat Call. Apparently the can was supporting the Pilot Tubing which was not fully tightened, and was leaking gas which was creating a small flame underneath of the Pilot Assembly.
