Accurate, timely fix

Review of DiBiase Heating and Cooling Company

Luis did a good job noticing a problem and applying a quick fix. I know that companies need to make a profit, but 6 times the cost of parts (found on the Internet) is extremely high, especially since the replacement/fix took about 30 minutes.

Performed Heating Tune Up/Inspection on Lennox Propane Furnace. Replaced 20x25x1 Air Filter. Inspected and tested Electrical Components on Furnace. Cleaned accessible Drain Line and Condensation Pump. Inspected Visible Heat Exchanger and Burners Assembly. Burners are rusted but are lighting off properly. Removed and Cleaned Flame Sensor. Put system back in operation and performed Combustion Analysis on Furnace. Combustion readings are to standards at this time. Spoke with homeowner about the Ductwork that was loose. The Flex Duct was taped around the metal duct connections and had become loose causing it to leak air and not push enough air into the room it supplies. Taped the Flex Duct at the metal duct connection to seal.

Found oil boiler all sooted up. Performed a tune up on boiler. Cleaned out smoke pipe and thoroughly vacuumed out boiler. Nozzle is clean and oil filter is good. After getting boiler running performed a combustion test on boiler. Boiler was running pretty good ,made a small adjustment to the air band. Boiler draft was .04. Found small grill 4x10 cut in above doorway. Seems to to have enough combustion air . Recommend leaving the door open to the boiler room for more combustion air to see if issue goes away. Took pictures of readings.

Found that inside line hide it was not sealed outside at lineset penitration. Air temp is picked up at wall hung unit inside front cover. Homeowner supplied some insulation to push inside wall. Pushed some in lineset hole a sealed with silicone. Only thing I can’t see is how much insulation is in wall where unit is placed. Told homeowner the only solution I think to do is for him to add more insulation in the wall where unit is hung. Homeowner is going to see how it does for now. Found when it was 72 degrees in the room unit whould come on when it was set to 63 degrees. This is caused by wall being cold behind unit, checked temperature at wall.

Performed Precision Heating Tune Up on Gas Furnace system. Checked 16x25x1 Air Filter. Filter was clean and in good condition. Inspected Electrical Components and cleaned Furnace Drain Lines. Inspected Heat Exchanger and burners. Heat exchanger has heavy rust forming inside of its chambers. No visible signs of the heat Exchanger being damaged were found at this time, but as the metal continues to rusts it can cause damage to the Heat Exchanger. Burners are in good condition. Performed Combustion Analysis on Furnace. While noted on a previous visit, the Water Heater is about 12-13 years old. Due to the age, would recommend replacement of the Water Heater before any issues occur. Thank You for renewing your Service Membership with us today!
