Chris arrived earlier than scheduled, which was a good thing since it freed us up to do other things. Chris was courteous and proficient and got right to work. He analyzed the problem and did the necessary repairs to the condensate drain and was finished in a little over an hour.

Performed ac precision tune up on system. CLeaned filter. CLeaned drain line and trap and measured system charge. Outdoor components starting to show signs of wear and corrosion. Recommend new contactor and start capacitor.Tested expansion tank and found no pressure on tank air side. Attempted to charge tank but tank valve would not accept charge. Tank requires replacement.

Upon arrival found outdoor unit not running. Bad capacitor and burnt wiring coming off the capacitor. Replaced capacitor and wiring . Tested operation.

Performed Precision Air Conditioning Tune Up on system. Checked High Efficiency Air Filter. Turned Humidistat Control off for the Season. While testing Electrical Components, found Blower Capacitor testing below range. Also found Burnt Wires on the Outdoor Unit. Replaced and repaired damaged Wiring on the Outdoor Unit. Installed a new 5 MFD Blower Capacitor. Put system in operation to test. Measured Refrigerant Levels of system. Refrigerant was added to systemthe last two years. This indicates that their is a leak in the system. At this time, the Refrigerant Temperatures and Pressures are to Standard. Due to age of system, and condition of the Air Conditioner leaking Refrigerant, recommend begin planning for replacement.

Performed Precision Air Conditiong Tune Up on system. Replaced 16x25x1 Air Filter. Turned Humidistat Off and a Closed Humidifier Damper for the AC Season. While testing the Outdoor Units Electrical Components, found burnt wiring on the Capacitor. The 35/5 Mfd Capacitor was also tested below the recommended rating. Need to replace Capacitor and repair wiring to start system. Installed a new 35/5 Mfd Capacitor and repaired wiring. Put system in operation and tested Refrigerant.

Performed Precision Air Conditioning Tune Up on system. Replaced 16x25x1 Air Filter. While testing Electrical Components, found Outdoor Capacitor testing below Rating. Also found Refrigerant levels were not measuring properly. Subcooling was low and Superheat was high, and temperature splits between supply and return Air was reading 15 Degrees, indicating the system is low on refrigerant. Added 2lbs of R-22 Refrigerant, Charging by Subcooling and replaced the Dual 45/5 Mfd Capacitor. Tested operation upon completion. Collecting half of the payment now, and will collect remaining balance in 30 Days. Office will follow up next month to complete billing.

Performed Precision Air Conditioning Tune Up on all three systems. Checked all Air Filters. Replaced Air Filter for Unit #3. Found the Blower Capacitor for Systems 1 and 2 which supply the Banquet Room we’re both reading below rating. Recommend replacement of both 15 Mfd Blower Capacitors. While testing the Refrigerant Levels of Units 1 and 2 found that the TXVs were not working properly. Both systems were experiencing above normal Superheat and Subcooling Levels. The TXV’s are not metering the Refrigerant properly.

Performed Precision Air Conditioning Tune Up on system. Replaced High Efficiency Aprilaire 413 Filter. Blower Capacitor was testing below the recommended rating. Also found Dual Capacitor on the Outdoor Unit was testing at the lowest rating, and has a damaged wire. Tested Refrigerant Levels of system using the Charging Jacket due to lower Outdoor Temperature. Inspected Water Heater which has a manufactured date of February 2007. Average Water Heaters have a life expectancy between 10-12 Years. Due to age, recommend replacement. Homeowner is interested in Replacing the AC/Furnace and Water Heater soon. Did not make repairs due to system replacement interest. Office will contact and schedule a time for an Estimate.

Service call that there was Water Stains on the Ceiling coming from where the Furnace is located in the Attic. After inspecting area, found a 90 Fitting Connection on the 3/4” PVC Drain Pipe was not connected. Cut a section of the PVC pipe out and repiped a 1’ Section PVC with a new Coupling and 90 Fitting. Blew through the Drain Line with CO2 and then Turned Furnace back on to allow it to Condensate. Poured Water through the Drain Line and inspected entire drain line to ensure all connections were tight and their were no further leaks.

Performed Precision Air Conditioning Tune Up on System. Replaced 16x25x1 Air Filter. Cleaned Condensation Drain Pipe. Tested Refrigerant Levels using a Charging Jacket due to low Outdoor Ambient Temperature. Superheat and Subcooling Levels were not at the correct Levels. Outdoor Temperature was around 40 Degrees and indoor Temperature was 62 Degrees. Will return when the Outside Temperature is above 70 Degrees and their is a normal load on the system to verify the Refrigerant Levels.

Upon arrival unit was functioning. Performed combustion testing inside the home, tested for carbon monoxide at vents, and climbed up on roof and performed combustion testing on unit. System is running to manufacture specifications. I would recommend changing to filter every 60 days . It's a cut to fit filter. Filter is currently dirty and needs to be changed. Performed Precision Heat Tune Up on system. Replaced High Efficiency 401 Air Filter. After speaking with homeowner, did not service Humidifier at this time due to the Air Filter needing replacement. Humidifier will need to be serviced on next Heat Tune Up. Whiling testing system, found the 10 Mfd Blower Capacitor was testing at 7.6 Mfd, which is well below the recommended rating. Replaced Blower Capacitor and tested operation. Performed Combustion Analysis Test on system and measured Manifold Gas Pressure. While cleaning Burners, found rust corrosion on the inside of the burners. Cleaned Burners, and burners are still in good condition. System is running to standards.

Just replaced the Gray Vinyl Tubing Line on this Aprilaire 700 Humidifier in Honeybrook. The gray tubing goes from the Solenoid Valve (pictured) to the Humidifier. It is what feeds the Water across the Water Panel inside the Humidifier. The previous tube, had a small crack in it and was leaking water.

See that little guy there?! It may be small, but that’s an important part of the Furnace. I’m replacing that Capacitor which is for the Blower Motor. It is testing below the recommended rating. If it gets too low, you risk damaging the Blower Motor. That’s what Preventative Maintenance is all about!
