Customer went over house and duct system with me. Found several flex’s leaking tons of air. Found that a lot of the duct work will need re done. Plus recommended replacement of old oil furnace and a/c system. Also customer would like a ductless System installed in the grage. Will go over findings with the office , will have someone come out to give a proper estimate on the work that needs done. Also checked a/c pressures on roughly 27 year old a/c system.

Found blown 30-5 MTD capacitor for 2Ton Trane XR 15 Heat pump. Cooled compressor with running water. Replaced capacitor. Tested system operation. Compressor amps 4.0; ok condenser fan amps .76; ok. 18F temp split (76F return- 58F supply. Filter ok. Cycled system once more. Left thermostat calling for cooling 70F. System is operating well at the time of this service.

Recovered refrigerant and changed disconnect box with a new disconnect and whip. Replaced old Bryant outdoor with new Amana ac outdoor. Laid down rocks and leveled out on a pad. Flushed line set. Per customer we put whole 4x4 iso pads under unit. Replaced gas furnace and coil with new Amana gas furnace and coil. Caulked all gaps and outdoor disconnect and the gap from the copper line set. Installed new Honeywell T6 and removed old thermostat. Installed TXV valve into coil. Modify supply duct and taped all seams as needed. Installed new condensate pump with vinyl tubing and installed EZ trap wired in. Ran new electrical box with MC wire down to a switch and outlet box. Modify filter to be 16x25x1.

Found after giving thermostat a call for cooling fan came on and also compressor. Checked temperature split at package unit. Had about a 33 degree split and also heard a banging noise at the ceiling when blower first came on. Temperature on the supply side was around 36 degrees very close to freezing. Took off supply flex and found fire damper fusible link broken. Secured fire damper back open and zip tied flex back on. Will need to find a new fuseable link and return to install on fire damper. Will locate a reach out with a price to replace fusable link. For now System is cooling just fine with a 19 degree split. A/c is working fine at time of service.

Found system fan consistently running with thermostat in auto mode. Pulled thermostat wires off at package unit and fan continued to run. Checked to make sure safteys are closed. Thought a first it was the control board than after talking to Wayne it was also ver cooling the thermostat. Had to pull out all electrical guts and found burnt up contactor sticking shut. Installed new contactor and ran system in a/c mode and cycled off. System is working fine again at time of service.

Went up with Seth to apartment out to magic pac system. Put blower motor in fan on position. Had no mechanical noise. Took off panels which were very difficult to remove to acces blower motor, blower motor was intact. As soon as compressor started you can hear loud internal mechanical noise. Wayne and I removed the internal guts of the system and evaporator condenser coil and compressor all slide out on a tray. There is ports to hook up to unit but can not run the system at the same time. System is cooling just fine. Checked compressor bolts , compressor bolts are tight. Compressor itself is make a loud vibration when it runs. Wayne is going to talk to higher up to see next step on repair.

When we arrived at the building meet with Wayne to look at magic pac gas and a/c unit. Went up to apartment 407. Soap checked gas fittings. Turned on system for a call for heat and had a fire flash inside unit off of the manifold pipe. Had to remove entire gas valve and manifold and found a pin hole in the metal of the manifold itself( this was very difficult to remove. Turned off power to system and used drip leg cap to cap off gas line for now. Will get the price and availability to replace manifold pipe. Also checked gas pressure at gas valve natural gas was reading 3.5 w.c.

Performed Precision Heating Tune Up on 1st Floor and 2nd Floor Gas Furnace Systems. Replaced High Efficiency 413 Filters on both system. Cleaned drain lines and Condensation pumps. Inspected Electrical Components on each system. Removed and cleaned Flame Sensors and inspected Burners. Performed Combustion Test on each unit and measured Gas Pressures. Both systems were running in Low Stage Heat during testing. Systems operating to standards.

Performed Precision Heating Tune Up on Gas Fired Furnace. Replaced 16x20x1 Air Filter. While testing electrical components, found Blower Capacitor testing below rating. Replaced Blower Capacitor and tested operation. Cleaned Pressure switch tubing which was blocked with buildup. Inspected Heat Exchanger and Burner Assembly. Put system in Heating Mode and Measured Amp Draw on Inducer Motor and performed Combustion Analysis of Furnace. Combustion readings were within standards and Air Temperature readings were within standards. During tune up noted that on the Gas Line there is an Union Fitting inside of the Furnace Cabinet. Would recommend repiping the Gas Line to remove this fitting from inside the Furnace as these fittings may leak, which would be a major safety issue. Tested fitting with leak solution and found no leaks at this time. Also found old Humidifier had been abandoned. Checked no cooling complaint, found blower running but no outdoor unit. Checked outdoor unit, found no power to unit. Breaker tripped. Checked for shorts and grounds, found none. Reset breaker. Started air conditioner, could not check charge due to rusted king valve. Checked air filter ok. Checked temperature drop across coil.

No ac found system running upon arrival, found system to be low on refrigerant, quoted to add refrigerant and customer ok with pricing added close to 3 lbs of r22 check system performance supply air 60 return air 79 system is from 1998 would highly recommend replacing system, by adding refrigerant today’s system is up running, explained land lord that there is no guarantee on how long the refrigerant can last, could leak next week, next month or in couple days, customer is aware situation

Performed Precision AC tune up on First Floor and Second Floor systems. Both Aprilaire 413 Filters were excessively dirty and needed to be replaced. Tested electrical components on both the indoor and outdoor units. Found the Hard Start Capacitors for each outdoor units are corroding which indicates that they failing. Recommend replacement of both the 88-108 Mfd Start Capacitors with Starting Relay. Measured Air temperatures on each system. Adjusted fan speed settings to increase Air Flow for each unit. While testing systems the drain lines for each system are gravity drains into a stand pipe behind the water heater. The standpipe started to back up and overflow which is the cause of the water on the floor. This standpipe needs to be snaked to clear the blockage or it will continue to overflow. There is no access to clean out the Condensation Drain Pipes. Recommend installation of EZ Traps onto both AC Units to allow better access to clean the PVC drains.

Service call that there was a burning odor coming coming from the Gas Furnace. Upon arrival found system shut off at the thermostat and a burning smell present in the house and around the Furnace in the Basement. Put the system in operation and tested. Blower Motor strayed up properly and combustion levels were within range. Allowed system to run and monitored. Checked Ignition Control Board and Variable Speed Blower. Removed the Module Head of the Blower Motor and inspected. The Blower Motor has an Power Conditioner that is very worn and rusted. Inspected all wiring and found no burnt or damaged wires. Cycled system multiple times and could not find a definitive source for the smell. The Air Filter was dirty and could have been blocking the Air Flow and causing the furnace to overheat. If the Windings inside the Blower Motor are starting to fail they could create a burning odor. The Furnace is 20 Years and the components are worn and in poor condition. Would recommend the replacement

Talked to homeowner about heating issues. After talking to him found that second floor is comfortable to him but dinning room and family room on first floor are colder than rest of first floor. There are no returns in this area. In cooling mode this area is fine to him. This area is above the garage where the ceiling is concreate and stuck with mesh . At this point he his now considering adding electric baseboard just in this room do to it whould be major work to add any returns to this room.

Installed Honeywell wire saver thp9045. Used the k termination on the Honeywell lyric for the fan on and compressor function for cooling. Cycled amana gas furnace in cooling mode, and in heating mode, and with only in fan on worked fine in all three functions. Red wire is eliminated from the basement to the tstat , using blue for red terminal now , system is working fine at time of service.

Found a short in exsisting wire running to second floor lyric WiFi thermostat. This is not a wire we installed. Found the short between r and c wires so for now removed yellow wire for cooling to power up thermostat to work for heating for now. Will look into a wire saver device to hook up yellow again for cooling.

Performed Quality Assurance On Two Amana Gas Furnace Installations. Completed Checklist Form. Homeowner informed me that he completed the Finance paperwork and already sent it back. He was going to recheck this. Was informed that the Second Floor System was not getting enough Air Flow. Found the Thermostat set to 74 but the Temperature on the Second Floor was at 83 Degrees. Supply/Return Split was at 24 Degrees. Checked Air Flow Settings and adjusted the Dip Switch Settings to increase Air Flow. Temperature Split was lowered to around 20 Degrees after increasing Blower Speed Settings.

Installed 2 gas furnaces converted from 80 percent oil to 90 percent propane ran new vents into concentric kit, new outlets and switches new gas piping new condensate pumps and new vinyl tubing new April air filters. New thermostats checked and set gas pressures and combustion was ok for both. Filter size 413x2 needs 2 double poll breakers has 4 40 amp now. Told customer

Service call that there was water leaking. Upon arrival, spoke with tenants about issue. Was informed that the Drain Trap which connects to the Main Drain Pipe was overflowing. Blew through all AC Drain Lines and blew through the Main Drain Trap. Poured water through all drain lines to ensure they were clear and to ensure the AC was draining properly. Poured over 10 Gallons of Water through the Drain Trap to ensure it was draining properly. The TEE fitting on the Condensation Drain Pipe was cracked and broken. While this was not the source of the water, it was broken and not glued. To prevent this from leaking cut the drain pipe before the TEE fitting and repiped that section of drain line. Installed a Union Fitting to Access Drain Line. This will allow the drain to be taken apart and removed from the Main Drain Trap it is emptying into without causing stress on any of the Fittings or Pipe.
