Performed Six Month Inspection on First Floor System. Changed 16x25x1 Air Filter. Reviewed settings for Air Conditioning. Cleaned Condensation Pump and inspected EZ Trap. Measured Refrigerant Charge on system. Used Charging Jacket to verify Refrigerant levels due to lower Ambient outdoor Temperature. System is operating to standards at this time.

Performed Precision AC Tune Up on Bryant System. Checked 24x30x1 Air Filter in Central Return. Air Filter was clean and in good condition. Due to the size of the Attic and the Configuration of the Flex Ductwork, I was not able to access the Air Handler to inspect. The Auxiliary Drain Pan underneath the Air Handler does have a Float Switch in it which should cut power to the unit if the Auxiliary Drain Pan fills with water. The Condensation Pipe drains into the Outside gutter near the Outdoor Unit. Blew through the Drain Line from the Outside. Inspected Electrical Components on the Outdoor Unit. Measured Refrigerant on System. Do to age of system, 19 Years Old, would recommend begin planning/saving for replacement of the unit.Would recommend installing more plank boards in the Attic to allow easier access to maneuver through attic. The Flex Ducts may need to be disconnected to access the Air Handler and then reinstalled once the Air Handler has been accessed and serviced.

Service call that the Tenant for Apartment 473 has issues with the noise coming from his Air Handler. Spoke with Waylon about issue. Went to Apartment and tested operation of system. Apartment is on the Fourth Floor and directly above the Apartment sits 4 Heat Pump Units. Waylon turned each unit on from the Roof individually and together while I monitored the noise in the Apartment. Some noise can be heard from the Apartment due to the Outdoor Units being directly above on the roof. Tenant says that the noise has been louder at night time. These are Heat Pump Units and when other tenants are home at night they will run more frequently if the temperature is being increased while they are home. If the Outdoor Temperature is colder the Compressors may run louder than when it is a more moderate temperature outside. No heat, found flame rod problem again, replce rod with new LP flame sensor design, new version of sensor withstand propane, cycle and test furnace ok micro amps now at 2.7, heater has now upgraded flame sensor pink/rose would recommend replacing 16x25x1 filter

Service call that the Second Floor Furnace was not maintaining Temperature. Upon arrival, spoke with Homeowner about issue. Furnace was running and was shutting off due to the Temperature being satisfied at the Thermostat. Recalled Error Codes on Control Board which showed a Lockout Error Code and a Low Flame Signal Error Code. Removed the Flame Sensor and cleaned. Flame Sensor was heavily corroded and is becoming pitted. Cleaned Flame Sensor and tested operation of Furnace. Tested Flame Sensor which was reading proper Electrical readings. Cycled System to ensure it was firing off and maintaining Flame. Cleaned Flame Sensor and tested operation of First Floor System also. Both Flame Sensors measured at 2.8 MicroAmps. This is slightly lower than the readings from the previous visit.

Had previously been onsite and replaced the Circulator Pump on the Boiler. Returned to site do to a leak that had started at the Circulator Pump. Found Leak occurring on the Outlet side of the Pump. Attempted to tighten the Flange Bolts which could not be tightened any further. Drained the Boiler and removed the Circulator Pump. Found the Flange Gasket on the Outlet side was damaged and ripped which was causing the leak due to not being properly sealed. Ordered replacement Gasket from Supply House and returned to site to install. Installed new Flange Gaskets on the Inlet and Outlet Side of the Circulator. Put Pump back together and purged the system of Air. Put Boiler back in operation to ensure all zones of the house were Heating and the Circulator was sealed.

Found circulator pump getting 120 v but not running and very hot to the touch. Removed circulator pump and found impeller locked up . Replaced taco 007 and purged and bleed air as good as possible. Boiler is back up and heating again.

Performed Precision Heating Tune Up on Gas Fired Bryant Boiler. Burners were very rusted and full of corrosion. Removed Burners and Cleaned. Found the Thermocouple was excessively corroded as well. The Fitting that connects secures the Thermocouple into the Pilot Assembly was cross threaded. When I attempted to unscrew the Fitting it cracked. Installed a new Pilot Assembly with Pilot Tubing and a new Thermocouple. Performed Combustion Analysis on Boiler. Gas Pressure was set to 4.0" WC which was causing excessive Carbon Monoxide during combustion. Adjusted Gas Pressure Down to 3.1" WC to improve Combustion Levels. Checked Expansion Tank to ensure it was not filled with Water.Visual inspection of the Hot Water Heater shows that it was manufactured in 10/2008. Residential,Water Heaters have an average life between 10-12 Years. Due to age, recommend replacement of the Water before any issues.

We will install a new Aprilaire freestanding dehumidifier in crawlspace. The unit will be installed in the center of the crawlspace.We will install a new power outlet to provide power to the dehumidifier and the condensate pump.We will install a new condensate pump and run vinyl tubing to the standpipe drain that is located in the crawlspace. We will interlock the pump with the dehumidifier. 12/13/18. Installed dehumidifier and all major components and wiring. The circuits in the basement seem overloaded. I could not find a safety entry point for main power. A extension cord was ran to verify operations. The charge for replacing a receptacle was removed. The customer may have to have a certified electrician come and wire the dehumidifier into its own circuit.

Service call that the Trane Gas Furnace for the Second Floor was not working. Arrived onsite and spoke with Homeowner about issue. System was not calling for Heat upon arriving and was in an Idle state. Turned System on to test Operation. The first time the system lit off it shut down and was successful in lighting off on the second attempt. Reviewed the Error codes on the Control Board which showed an E2.1 Code indicated a Flame Error. Removed the Flame Sensor which was heavily corroded. Cleaned Flame Sensor and measured MicroAmps on the Flame Sensor at 3.0 which is the standard. Perforemd Combustion Analysis and measured Outlet Gas Pressure at 10.2" WC. System is operating to standards. The Propane fuel is corroding the Flame Sensor and causing it to not detect the flame properly. The Flame Sensor is slightly pitted but is still in good condition.Recommend Service Membership for both systems which would include an AC Tune a Up and Heat Tune Up on both systems each year.

Installed reversing valve, pressure test at 245 for 15 mins ok triple evacuation ok, added factory charge, during testing noticed pressures only different by 40 psig , getting dark up in the roof, return visit required for further troubleshootingTurned on unit and found not starting. Checked wiring and compared with another unit. Found blue wire going to yellow wire to energize contactor. Modified wiring and tested operation. Tested system charge and found to appear low on charge. Adjusted charge by adding 3 lbs of R410A to system and tested operation. All working ok.

Installation of gas furnace and ac system . Reattached supply and return drops . Reconnected gas line , exhaust vent , High and low voltage and condensate drain. Installed a new condensate pump and ez trap . Installed new wet switch. Installed conversion kit from natural gas to propane. Reconnected line set to indoor coil and outdoor unit . Installed a new disconnect and whip to outdoor unit . Reconnected low and high voltage to new outdoor unit . Flushed line set with cleaner . Installed new tubing from condensate pump to sump pump on the other side of the basement . Tested overall system and system is running to standards with a temperature split of 52 . Supply 122 Return 70. Homeowner had to leave before the job was finished. She paid with her card but could not sign the final since the job was not finished.

Service call that the Heat was not working. Arrived onsite and found the system was turned off. Turned the Thermostat to Heating to test. Found the Blower Fan was running but cold air was being produced. Tested Voltage on the wiring to ensure that the unit was receiving the correct power. Proceeded to the Rooftop to Diagnose. Tested Voltage at the Heat Pump and tested Refrigerant. System was running in AC Mode. Tested the Reversing Valve which was not receiving Voltage in Heating mode which is to standards. The reversing Valve was stuck in AC Position and would not move into the Heating Position. Attempted to manually switch the reversing Valve over. Attempted to Electrical Switch the Valve over as well. The Valve is stuck and will not Switch over to Heating. We will need to order a replacement reversing Valve and install. Removed the Y Wire and O Wire at the Thermostat. Installed the Backup Up Heat (W Wire) to the Y Terminal to allow the system to run in Auxilary Heat. The Electric H

Performed Precision Air Conditioning Tune Up on system. Air Filter was very dirty. Replaced 16x25x1 Air Filter. Inspected Electrical Components on Indoor and Outdoor Units. Washed Outdoor Coil with Water due to being dirty and filled with mud. Tenant informed me that her Utility Bill was significantly higher than normal this past month. After testing system found that it is low on Refrigerant Charge. Temperature Split between Supply and Return Air Temperatures was only about 10-12 Degrees. Due to system being low on Refrigerant it is struggling to maintain the set temperature at the Thermostat. This is causing it to run constantly, and it will struggle to maintain temperature on high heat/load days. Included an estimate with the cost to add Refrigerant to the system. If a system is low on Refrigerant, this indicates that there is a leak present. Due to having a leak, their is no guarantee on how long the Refrigerant will last in the system.
