Service call that the Unit which supplies the Presidents Office was not operating. Upon arrival spoke with Mike about issue. Thermostat was calling for AC but the Outdoor Unit was not coming on. Tested components and found the Dual Capacitor had failed. Replaced the 45/5 Mfd Dual Capacitor and put system in operation. Measured Refrigerant Charge and the System was pulling into very low pressures. Proceeded to the Air Handler in the Tunnels. The Blower Motor was not operating. Found the 10 Mfd Capacitor for the Blower Motor had failed and blown up. Replaced the 10 Mfd Capacitor and put system into operation. If the Blower Motor Failed than the Outdoor Unit would have continued to cycle on/off due to the Low Pressure Switch which then could have caused the failure of the Dual Capacitor for the Outdoor Unit.Measured Refrigerant Charge on system. Service call that there was a burning smell coming from the AC Unit. Upon arrival spoke with Homeowners about issue. A burning Rubber type smell was present upon entering the home. AC System was turned off. Proceeded to the Air Handler to check System. Checked Blower Motor, Capacitor, and Transformer which all tested ok. Turned the AC Unit on to test. Measured Amp Draw on Fan Motor at 2.0 Amps which is within the Motors rating. Allowed System to run for over 20 Minutes to monitor. System was operating and there was no signs of the Motor or Components overheating.When entering the Basement the smell was more pronounced. There is a Sump Pump in the Corner of the Basement, to the Right as you are walking down the stairs. The smell was much stronger in this area around the Sump Pump. Poured water into the Well to test the sump pump which pumped out. If the sump pump is failing, or the water is stagnant it could be producing the smell. Service call that the AC was not maintaining temperature in the home. Upon arrival, spoke with Mike Defrank about issue. Was informed that the system would run constantly and not maintain temperature. Was also informed that the system was icing up and leaking. Inspected Indoor Coil to ensure it was clear. Turned System on to test Operation. Supply and Return Temperature Differential was only at about 10 Degrees. Measured Refrigerant Pressures and System appeared to be low on Refrigerant. Superheat was at 45 Degrees and the VSAT was below freezing at 27 Degrees. Added a few ounces of Refrigerant and the Pressures immediately increased. Superheat remained high, but did decrease to 30 Degrees. The Temperature Differential was still low between 12-14 Degrees. Checked Fan Speeds and changed Cooling to the Med High Speed on the Fan. After changing the Fan Speed the Temperature Differential increased to about 19-20 Degrees, with the Refrigerant Pressures remaining about the same.It was not

Service call that the AC system for Corey’s Office and the adjoining Conference Room was not working. Upon arrival set the the Thermostat in Corey’s Office to cooling. Proceeded to the rooftop and found that the outdoor unit was not receiving the 24 Volts. After troubleshooting found the Interlock Safety Switch on the Condensation Pump was disconnected. Rewired Pump and the Outdoor Unit began running. Measured Refrigerant Charge on system and found to be low. Added 1-1/4 Lbs of R-22 Refrigerant. While testing the system, also found the Fan Speed was set to Low. Adjusted Fan Speed to High. Replaced the 20x20x1 Air Filter. Once the system had been running the Condensation Pump filled and failed to pump out. Tested Pump and found the Motor was failing. Removed Pump and installed a new 115V Condensation Pump. Wired new Pump Interlock Switch. Filled Pump to test Operation. Found Water in the Hallway and under further investigation found the Vinyl Tubing had been cut and abandoned. Recom

Service call that the First Floor System was not Cooling and the Indoor Coil was Frozen. System was turned off prior to arrival and coil had defrosted. Inspected Coil upon arrival and checked Air Filter. Put system in AC Mode and measured Refrigerant Charge. Supply and Return Differential was only 6 Degrees. Low VSAT temperature and High Superheat indicated that the system was low on Refrigerant. Added 2lbs of 410-A Refrigerant to System Charging by target Superheat of 12 Degrees. Once the system was fully charged, added UV Leak Dye into the System. If the system becomes low on Refrigerant again apse can search for the Leak using UV Lights and Glasses. Supply and Return Differential increased to 20 Degrees and the Refrigerant levels were to standards.

Installed new furnace coil and outdoor unit as well as a condensate pump and eztrap , new whip and disconnect. System was tested in both heating and cooling heating was fine ... we need to come back on a hot day and charge the ac I added one pound of refrigerant to the system but it was too cold outside to dial in the charge. The venting was changed on the roof and we added a foot and a half to the exhaust so we don’t cycle the air..... also we connected the intake which was previously disconnected. The power for the outdoor unit is below the kitchen in the kitchen dist panel 27-29

Returned to site and checked Refrigerant Charge on system. Used Charging Jacket to verify Charge due to lower Outdoor Temperature. Found Pressures were lower than normal and Superheat Levels were high. Added 1 lb of 410-A Refrigerant to the System to decrease Superheat Levels. While checking Refrigerant Charge, cleaned Outdoor Coil with Water.

Performed Precision AC Tune Up on Mini Split System for the Telephone Room. Removed and cleaned Air Filters. Inspected Coils on Indoor and Outdoor Units. Inspected Electrical Connections on Units. Returned to site and Installed a new Dual 45/5 Mfd Capacitor and a new Super Boost Start Capacitor onto the Outdoor Unit. Repaired wiring connections that were worn and rusted for the Capacitor Wiring. Put system back in operation and tested.

Performed Precision Air Conditioning Tune Up on Trane AC System. Replaced the 20x20x1 Air Filter. Air Filter was very dirty and should checked/changed more frequently. Inspected Electrical Components on Air Handler and Outdoor Condenser. The Capacitor for the Outdoor Unit was testing at its lowest rating and was very rusted and in poor condition. Replaced the Dual Capacitor due to overall condition and rating. Measured Refrigerant Charge on system. While testing Refrigerant, found Pressures/Temperatures to be off due to being low on Refrigerant. Added 1lb of R-22 Refrigerant to the System, Charging by Subcooling and a Superheat. Superheat dropped by 5 Degrees and Subcooling was increased to 8 Degrees. Supply and Return Air Temperatures increased to 20 Degrees.

The Floor was recently tiled and I was not able to walk on the floor or set up the ladder due to the tiling. Will need to return after all flooring work is completed so that unit can be serviced. Cleaned Washable Filters for the other two systems. Inspected Main Electrical Components on the Indoor and Outdoor Units. Put Systems in AC Mode and measured Supply and Return Air Temperatures. Inspected Refrigeration Connections at the Outdoor Unit and used Leak Spray to ensure there were no leaks. Both systems were operating to standards at this time.

Inspected Main Electrical Wiring on the Indoor and Outdoor Units. Tested operation of each system in Air Conditioning Mode. Inspected Flare Fitting Connections on Refrigerant Lines and used Leak Spray to ensure they were sealed properly. System 3 appears to be used more than System 1. Performed Precision AC Tune Up on the two systems for the Chapel. Checked Air Filters on both Units. Inspected Electrical Components on Indoor and Outdoor Units. Put systems into Air Conditioning Mode and measured Refrigerant Charges. The System for the Right Side of the Chapel has a Condensation Pump, however the Pump is not accessible behind the Duct Work. Could not access this Pump to clean out. The Blower Belts on both Systems are becoming dried and cracked. Recommend replacement of the Belts before they fail. Also recommend installing EZ Traps onto the Drain Lines and Wiring into the system as safety devices. Recommended replacing the Condensation Pump on the Left Side of the Chapel with a Pump that is wired into the system to shut the unit down if it becomes clogged or fails. Installing this style pump onto both systems would be advised, but did not include the second pump on estimate due to not being able to access.

Drain was not glued into coil and hanging off I re connected and drain was then fine the filter was good and did not need to be replaced. The system charge seemed to be a little low Chris recommend dye test and charge the last time he was out. Wiring looked good as well. Charge was bouncing all around as if there was contamination in the system or a bloackage.

Performed Precision Air Conditioning Tune Up on System 1. Replaced the 16x24x2 Air Filter. Inspected Blower Belts and tested tension. Belts are in good condition and did not need adjustment. Inspected Coils on system. Tested operation of AC and measured Refrigerant Charge.Performed Precision Air Conditioning Tune Up on System 2 and System 3. Replaced the 16x24x2 Air a Filters on both Systems. The A35 and A37 Belts for System 2 are very dry and cracked. Recommend replacement before the Belts break and cause an issue with the operation of the system. Measured Refrigerant Charge on both Systems.All systems are operating and cooling normal temperature splits at this time. Systems 1 and 3, the Refrigerant Pressures were fluctuating and not stabilizing. This could be an indication that there are non-condensibles and/or moisture in the system. Since systems are cooling properly and use the R-22 Refrigerant would recommend leaving the systems operating this way unless the systems cannot

Upon arrival we noticed the outdoor unit was slightly damaged on one side missing fins. I hooked up the guages and headed inside turn the thermostat down to kick ac on and it fired up great.. the system is in poor condition.. I recommend an ez trap and union be installed no where to access for blow out. with a wet switch for drain protection. The filter was dirty so I changed that and pressures did change a little. There was no water present in pan however there was water marks indicating moisture from previous season. Filter 16x25x1

Performed Precision Air Conditioning Tune Up on York AC System. The Washable Filter that was in place was very dirty and was difficult to remove from the Air Handler. The Metal Filter was caught on the casing of the Air Handler. Removed the Metal Filter and installed a 22x22x1 Pleated Filter. Inspected the Indoor Coil and found that it was completely covered in dirt and hair. The coil was so blocked up that it was causing Air Flow and Refrigerant issues when it was tested. Performed a Dry Cleaning of the Evaporator Coil. Used No-Rinse Evaporator Foam Coil Cleaner to further clean the Coil. Reassembled the Air Handler and put system into operation to test. Washed Outdoor Coil with Water. Some dirt and debris was present in between the channels of the Outdoor Unit. Measured Refrigerant Pressures on System. The Capacitor on the Outdoor Unit is testing within rating but is very rusted. This could cause the Capacitor to fail prematurely. Would recommend installing a new 45/5 Mfd Capacitor w

Performed precision a/c tuneup on both a/c systems in the tunnels under Rowan hall. Found Bryant a/c for president office same problem as last year problem occurred during relocation by Sobieski, air handler connected to that system is completely coronation and rusted apart also duct work is falling apart in the tunnels. Was not able to get readings from outside because not running. Second system in the tunnels out door compressor is running periodically and is failing also replace 7.5 mf capacitor that starts outdoor fan motor. Recommend both systems to be replaced and ultimately relocated from the tunnels. Replaced 20.25.1 airfilter for president office, other 16.25.1. Air filter was good. Checked electrical connection and they are all corroded.

Upon arrival to preform precision ac tune up noticed that indoor unit in snack bar was shaking very aggressively upon further looking into the shakes I noticed that the blower wheel was damaged and causing the entire unit to shake.. everything else checked out ok other wise.. moving into the office of the snack bar the unit was running great everything checked out delta t was at 20 degrees or more for both units recommend fixing snack bar as soon as possible to avoid injury.

Performed precision a/c tune up on 2 York systems. Replaced 2 16x25x1 air filters. Checked all electrical conections and components. Talked to Corey and he said every once and a while the wet switch for the attic unit whould trip. Replaced wet switch. Tested both condensate pumps with water and blew out drain lines. Checked both systems refrigerant pressures and temperatures. Both systems are working at time of service.
