Performed Precision Heating Tune Up on Gas Fired Boiler. While completing Tune Up procedures, found several issues with the Boiler. While checking the Gas Piping for leaks, found the Pilot Tubing was leaking at the Gas Valve. The Tubing was very difficult to remove and was very difficult to rethread into the Gas Valve due to being cross-threaded. The Tubing was still leaking and attempted to removing the Tubing again to replace. Was unable to remove the Pilot Tubing from the Gas Valv due to being cross-threaded. Spoke with Cory and Mike about issue who gave approval to replace the Gas Valve and Pilot Tubing. After installing the new Gas Valve and Pilot Tubing checked Piping to ensure there were no further leaks.Turned Boiler on and measured Manifold Gas Pressure while performing Combustion Analysis. The Oxygen Levels were very low and the Carbon Monoxide Levels were shutting the Analyzer off. Dissasembled Boiler to inspect the Heat Exchanger. Found the Heat Exchanger very clogged and

Performed Precision Heating Tune Up on Hydronic Heat Coil Air Handler. Cleaned the Washable Air Filter. Inspected Electrical Components on Air Handler. While testing the Blower Motor Capacitor, found that it was measuring below the recommended rating. Recommend replacement of the Capacitor. Turned System back on and tested Supply and Return Air Temperatures.

Installed new gas furnace and new 3” vent system for furnace from furnace to outside. Sealed penetration. Installed new transition. Completed wiring, gas line, and electrical connections and installed new switch and outlet. installed new condensate pump and vinyl tubing to point of discharge. Tested operation. Installed new thermostat and ran new thermostat wire.

Service call that the Heat was not working. Arrived onsite and found the Thermostat set to 70 Degrees and the Indoor Temperature was 66. Proceeded to the Unit to troubleshoot. Found system receiving the Proper Voltages but the unit was not turning on. The Left Rollout Limit Switch was tripped. Reset the Limit and put Furnace back into operation. Found the Burner Plate was loose on the left side near the Limit Switch. Retightened the Burner plate. Took Supply and Return Air Temperature readings. Measured the Air Temperature at the Limit Switch. The Highest Temperature measured was 125 Degrees at the Limit Switch. The Limit Switch is rated for 230 Degrees. Perforemd Combustion Analysis and Draft Measurement on Furnace. Furnace was running at a 88 Degree Temperature Differential between Supply and Return Temperatures. Furnace is rated for 70-100 Degree Temperature Differential. Cycled the system multiple times to ensure it was firing off properly.

Perforemd Precision Heating Tune Up on Gas Fired Boiler. Removed Burners and Cleaned of rust and corrosion. Cleaned Pilot Tubing and Thermocouple. While Performing Combustion Analysis found the Gas Pressure to be reading low at 2.6-2.7" WC. Attempted to increase Gas Pressure. The Gas Valve was not responding and the Gas Pressure remained the same. While Combustion Levels were to standards, the Gas Pressure is slightly low. Gas Pressure should be at least 3.1" WC. Recommend installing a new Gas Valve and adjusting the Gas Pressure to standard.

Disassembled Boiler and Clean Heat Exchanger. Clean Pilot Tubing and Thermocouple. Put system back in operation and performed Combustion Analysis on Boiler while measuring Gas Pressure.

Performed Precision Heating Tune Up on Gas Fired Boiler. Removed Burners and cleaned. Inspected Heat Exchanger. Heat Exchanger was dirty and had buildup on it. Disassembled Boiler Covers and Flue Pipe to access the Heat Exchanger. Cleaned Heat Exchanger And reassembled Boiler. Put Boiler in operation and tested. Performed Combustion Analysis on Boiler while measuring Outlet Gas Pressure. System is running to standards.Recommend replacement of the Expansion Tank. While servicing Boiler, tested operation of Tank. Some water came out when testing for Air Pressure. Their is also corrosion forming along the side of the Expansion Tank.Boiler is about 35 Years old. Due to age, recommend begin planning for replacement.

Performed Precision Heating Tune Up on the Gas Fired Furnace for the First Floor and Second Floor Systems. Changed Air Filters on both Units. Inspected Electrical Components on the Units. Cleaned Drain Lines. Performed Combustion Analysis while measuring Outlet Gas Pressure and Supply/Return Air Temperatures. Both systems are operating to standards at this time.Recommend EZ Trap Installation for the Second Floor System. Estimate is included.

Performed Precision Heating Tune Up on system. Checked the 16x16x1 Air Filter. Filter was in good condition and did not need to be changed. Inspected Electrical Components on Furnace. Inspected Heat Exchanger and Burners which appear to be in good condition. No rust found on Burners or in Heat Exchanger. Performed Combustion Analysis on Furnace and measured Gas Pressure. Adjusted the Gas Valve to increase Gas Pressure. While testing Furnace, found Temperature Splits to be high. Furnace is rated for 40-70 Degree Temperature Rise. It was running at about 80 Degree Differential. Checked Fan Speed Settings which were correct. Removed Coil Cover and found the Indoor Coil is dirty which is blocking Air Flow. Recommend a Dry Cleaning of the Indoor Coil and retest Temperature Splits. Also recommend replace,net of the Hot Surface Ignitor. Ignitor is operating but is very worn and corroded. Spoke with Bill about Thermostat not always seeming like it is reading an accurate temperature. Verified

Spoke with Mike who ordered Pleated Filters for that unit instead of the Fiberglass Filters, which we had recommended after the installation. Performed a Combustion Analysis on Furnace and Measured Outlet Gas Pressure. System is running to standards.

Performed Precision Heating Tune Up on Gas Fired Boiler. Removed Burner Assembly and Ignition Assembly. Cleaned Pilot Tubing and Flame Sensor. Cleaned Burners and I selected Heat Exchanger. Burners are starting to rust and Heat Exchanger appears to be rusting. Spoke with residents about their daughters bedroom seeming colder than the other bedrooms. Turned Thermostat on for that Zone to test system. Performed Combustion Analysis on Boiler. Baseboards in their daughters room were very hot and appeared to working correctly. The Baseboard is along one wall of the Bedroom. Almost the entire length of the baseboard is covered by Furniture and boxes. This is going to block the natural flow of air across the Baseboard. Recommend trying to expose as much of the Baseboard as possible to see if that helps the Temperature in the room. Boiler is running to standards at this time.

Performed Precision Heating Tune Up on Gas Fired Furnace. Changed the 20x25x1 Air Filter. Removed the Ignition Assembly and cleaned. Removed Burner Assembly and cleaned Burners. Burners were heavily corroded and rusted. Inspection of the Heat Exchanger show that is very rusted as well. Tested Integrity of the Heat Exchanger with the Smoke Test which passed. Performed Combustion Analysis on Furnace. Due to the rusted Condition of the Burners and Heat Exchanger, along with the ace of the system (30 Years) recommend begin planning replacement of the Gas Furnace.

Returned to site to install the Inducer Motor Rollout Switch. Installed the new Limit and began performing Tune Up on the Furnace. Replaced the 16x20x1 Air Filter. Cleaned the Pilot Tubing and Ignition Assembly. Turned System back on to test. While testing the system, found the unit would cycle on/off due to the Main Limit Switch on the Heat Exchanger. After several times of cycling, the unit would not light off immediately and build up too much gas. This caused the flame to rollback when it did fire off. Checked the Gas Pressure on the Furnace and found it to be set at 5.0" WC. Attempted to adjust the Gas Valve but the Gas Valve would not respond and the Gas Pressure Remained at 5.0" WC. Took a Combustion Test on the Furnace before it shut off on High Limit and the CO reading was at 180 PPM. The high CO Levels combined with the other issues the Furnace is experiencing do not making operating the Furnace safe at this Time. Shut the Gas off to the System and Turned the Breaker off. Due

Service call that the Heat was not working for the Groundskeeping Building. Arrived onsite and found the Furnace was turned off. Turned the Heat on at the Thermostat to test Operation. System was not coming on due to not having High Voltage Power. Found Breaker for the unit was turned off. Turned Breaker on to test. The Draft Inducer a Motor was running but the unit was not igniting. Tested the safety switches and found the Limit Switch for the Draft Inducer Motor had failed. Jumped out the Limit Switch to test Operation. Performed Combustion Analysis on Furnace to ensure the system was burning properly. Removed Jumper and shut system down at the Breaker. We will order the new Limit Switch and call with pricing and scheduling to return to install.

Installed an Aprilaire dehumidfication system for advancement suite and connected to the existing duct system. ran the condensate along side the air handler and into the sump pump pit. Tested the dehumidifier and everything is functioning to factory standards.

Turned system on and measured system charge. Found to be slightly low on charge. Added 2 lbs of R22 refrigerant to system. Superheat set to 10 degf and subcooling at 10.2 degf.

No ac . Checked system over and everything seems to be running fine . The system has a head pressure control for running the system in cooler temperatures . The control will kick the fan off at 117 lbs of pressure and kick the fan on at 240 lbs of pressure . I checked amp draw on the fan / 16.5 . I checked the capacitor for the fan and it’s a 12.5 reading 12.4 .

No ac . found bad dual capacitor. I called York to find out the size of the capacitor because the capacitor was rusted and no size was it . I found out it was a 35/5 capacitor and replaced it . I then saw the thermostat wire that comes out from inside broken . Looks like it was hit by a weed whacker . I got the ok from Cory to fix the wire and replace the capacitor. I tested out and System is running to standards.

Installed complete system in the basement new addition of the Rowan building. Installed a Amana outdoor unit on a new plastic pad. New whip and disconnect was installed. New lineset was ran into the basement and ties into the new Amana coil. New TXV was installed. New coil sits on top of the new Amana gas heater. Gas heater sits inside a plastic pan and a wet switch was wired to the unit. Condensate Drain ties into the sump pump. New 2 inch flue piping was ran to the outside of the building. New Aprilaire air cleaner was installed onto the return drop. Trac pipe gas line was ran to the new gas heater. New Honeywell T6 wifi thermostat was installed. New duct work was ran In the ceiling with a total of 8 supply vents.The system was pressure tested for leaks, evacuated, and tested. System had R410 added and is now running to factory standards. Performed Combustion Analysis on Furnace and measured Gas Pressures in Low and High Stages.

Service call that the Air Conditioner was not Cooling properly and the Humidity seemed to be high in the house. Upon arrival, spoke with Homeowner about issue. System was set at 70 and the Air Conditioner was satisfied and not running. Turned setpoimt down to test system. Measured Supply and Return Temperature splits which was reading about 12 Degrees. Measured Refrigerant Charge of system. System was not low on Refrigerant, but pressures were not matching up correctly. Checked Blower Fan speed settings which was set on High for Cooling. Adjusted Fan Speed to Medium High and put system back in operation. Temperature split increased to 16-17 Degrees and the Refrigerant levels were running at normal levels. Washed the Outdoor Coil with Water due to being dirty and clogged. Monitored System and System is pulling a lot of moisture out of the Air. The Condensation Pump filled and discharge multiple times after adjusting the Fan Settings. Also recommend replacement of the Thermostat for bett

Found broken wire, repaired wire with new wire nut and electrical tape and also found bad zone head. Changed zone head with customer supplied zone head. Could not get unit to run due to coil being cold and below operating temperature of aquastat. Bled system, and still could not get system to turn on by aquastat. Recommend purging the whole building and testing the equipment

Had previously been onsite for Air Conditioning Maintenance and found the Blower Capacitor was testing below Rating. Returned to site and Installed a new 10 Mfd Blower Capacitor. Once the new Capacitor had been installed, turned system to Cooling and tested operation.
