Service call that the Heat in the Small Classroom was not working. Arrived onsite and found the Thermostat set to Heat at 77 Degrees but the Indoor Temperature was 65 Degrees. Proceeded to the Furnace to troubleshoot system. System was receiving the Proper Voltage Signals from the Thermostat but was not running. Tested Components and determined that the Control Board was working intermittently. The Control Board was intermittently turning the Inducer Motor on, and then shutting down immediately. When tapping the relays on the board or manipulating the wiring, the system would attempt to turn on. The Furnace for the Conference Room is the same Furnace with a similar Control Board. Removed the Control Board from that system and installed it in the Classroom Furnace. Tested operation of Classroom System. Cycled system several times to ensure proper operation.This is a Temporary fix to get the Classroom System Up and running. Will call Lennox to get pricing/availability for a new Contro

Performed Precision Heating Tune Up on the Gas Fired York Furnace for the Student Clothes Closet Store. Checked 16x25x1 Air Filter. Filter was clean and in good condition. The Blower Motor, Blower Wheel, and Blower Compartment are very dirty and dusty. Cleaned the Blower Motor and the Cabinet as best as able. The Blower Motor Capacitor is testing below its recommended rating. Cleaned Flame Sensor and inspected Heat Exchanger and Burner Assembly which both have signs of rust and corrosion. Performed Combustion Analysis on Furnace. The Intake Pipe has been cut and abandoned, and the Furnace is pulling Intake Air from the room.While cleaning the Condensation Pump, found Flourescent Dye in the Pump Base. Was informed by Mike that the Air Conditioner no longer works. We have not serviced the AC for this system. The dye in the Pump shows that the Indoor Coil is leaking Refrigerant. Had previously been onsite and found Zone Valve for the Second Floor had failed and was stuck in the Open position causing the Second Floor to overheat. Returned with a new 3/4" Taco Zone Valve to install. Drained Down Boiler and removed the old Zone Valve for Zone 2 (Second Floor). Installed a new 3/4" Zone Valve and soldered into the pipe. Purged Zone 2 of Air and put Boiler back in operation. Tested operation of each Zone. Boiler Pressure was at 23 PSI with Boiler to Temperature.

Service call that the Second Floor Heat was overheating. Revived onsite md found the Upstairs Thermostat was set to 67 Degrees and it was 73 Degrees. Proceeded to the Boiler to test system. Tested Zone Valve for the Second Floor which was not getting a call for Heat. The Zone Valve was open and the Circulator Pump was running. Pulled the Powerhead from the Valve and found the actual Valve was in the Open Position. Removed Wiring from Terminal 3 of the Powerhead which shut the Circulator Pump off. The Valve is stuck in the Open position which is causing the Circulator to run even after the call for Heat has been satisfied. Need to Drain Down the Boiler and replace the 3/4" Valve for Zone 2.The Circulator has been disconnected from Zone 2. With the Valve stuck open, when the First Floor Calls this will also circulate through Zone 2. If Zone 2 Continues to overheat until it can be repaired, then the Shut Off Valve should be closed to close Zone 2 from the Loop.We will call in the mo

Service call that the Heat on the Second Floor was overheating. Upon arrival the Upstairs Thermostat was turned down and was not calling for Heat. Tested operation of system and found Thermostat was working intermittently and was not sending the proper Voltage to the Zone Valve. Installed a new T4 Thermostat for the Second Floor. While power was shut off, found Zone 2 Valve was not wired properly. Rewired Zone Valve 2. Opened Valve for Zone 2 and tested operation. Tested both Zone Independently and simultaneously to ensure the Zone Valves were opening and closing properly. Boiler was cycling on and off properly. While the Aquastat appears to be working at this time, a burning odor was detected while testing the Aquastat. This could indicate that it is beginning to fail. Recommendation would be to replace the Aquastat and retest operation of the system.

Performed Precision Heating Tune Up on the two Hydronic Coil Air Handlers which Supply the Main areas of the dormitory. Checked Air Filters on both Units. All 20x25x2 Air Filters were in good condition and did not need to be changed. Checked Belt Tension and condition. Checked Bearings on Motors to ensure they were lubricated. Inspected Wiring and Control Area. Measured Supply and Return Air Temperatures on both systems. Both Units are clean and are in good condition.

Performed Precision Heating Tune Up on Mini Split System for the Snack Bar. Removed and Cleaned Washable Air Filters. Inspected Indoor Coil to ensure it was clean. Inspected Electrical Components on Indoor and Outdoor Units. Put system in operation and measured Supply and Return Air Temperatures. Refrigerant Charge was not measured due to System having a critical Charge. Indoor Unit has some mold and growth forming inside around the Blower Area. System is operating to standards at this time.

Performed Precision Heating Tune Up on the three Hydronic Heating Coil Air Handler systems. Checked all Air Filters. Air Filters were all clean and in good condition. All of the Air Handlers are showing signs of Bacteria and Growth forming inside of them and on the Components/Wiring. The Hydronic Components for the Air Handler for the Lobby area have been disconnected so the Air Handler is not producing any Heat. That Area of the Building is maintaining a 70 Degree Temperature due to the Main Hydronic system which runs throughout the Building. The Gift Shop System is producing minimal Heat but is maintaining a 67-68 Degree Temperature. This system shares several of the Hydronic Components as the Lobby System. If the Heating in these areas becomes an issue, then further diagnostics will be needed. A small leak was noted on the Piping for the Gift Shop Hydronic System. We can provide pricing for repair if needed.

Performed Precision Heating Tune Up on the Mini Split Heat Pump System with 3 Indoor Units. Cleaned Filters and Indoor Coils on all Units. Inspected Electrical Components. Checked Refrigerant Connections on Outdoor Unit with Leak Bubble Solution. Tested operation of Units and measured Supply and Return Air Temperatures. We have not previously serviced the Mini Split Units. The Indoor Units were very dirty due to the environment they are located in. The regular maintenance on these units will help ensure they are staying as clean as possible, and running properly.

Performed Heating Tune Up on the Three Hydronic Heat Package Units which Supply the Classrooms and Computer Room. Replaced the 16x24x2 Air Filters in each system. Checked Condition of all belts and adjusted Tension as necessary. Unit #2 Belts were very worn and cracked. Recommend replacement of the A-35 Belt and the 4L390 Belt on the unit. Was unable to access Thermostat for the Front Classroom. When we return to install the new Belts for System 2 will checked the Supply/Return Air Temperatures on System 1.

While performing Tune Up I did not properly reconnect one of the Fan Wires and upon power Up it shorted the Fan Relay inside the Control Board. I bypassed the Fan Control which will make the Fan run continuously. Ordered a replacement Control Board and will return to replace. Had previously been onsite to for a No Heating issue with the Gas Furnace that Supplies the Upstairs Lobby. Had found that the Blower Wheel had broken apart and the Blower Motor was not running. Ordered an OEM Blower Wheel and Blower Motor. Returned to site to install. After installaing new Blower Motor, Blower Wheel, and Motor Capacitor put system back in operation to test. Checked Airmafilter and completed Combustion Analysis on Furnace. Burners and Heat Exchanger are very rusted, as well as the Open Flue Box. Performed Heating Tune Up on the Second Floor System which supplies the Office area. Completed Combustion Analysis on Furnace. Both of these systems are in similar conditions with rust and corrosion on the Burners and Heat Exchangers.Checked the Downstairs Units which are not running. Performed Precision Heating Tune Ups on the all Gas Furnace systems for the Building. Checked Air Filters and replaced Filters as necessary. Combustion Levels for all Furnaces were within standard operating ratings. Was informed that the system which supplies the small Classroom was not working. Turned the Thermostat on to Heat to troubleshoot. Furnace will run upon initial start up but then after the Temperature in the room is satisfied it will not come back on after the call for Heat is needed again. Tested the Thermostat and found that the Thermostat is bad and not cycling the system properly. Recommend installing a new T6 Wifi Thermostat for the system and retesting operation. Further diagnostics may be needed if the system is still having issues. Also found the Thermostat for the Small Conference Room Area is working and cycling the system, but is not reading accurately. Performed Precision Heating Tune Up on York Air Handler with Hydronic Heating Coil. Replaced the 16x20x1 Air Filter. The Return Register on the Return Box as well as well as the Register on the Hallway Wall were very dirty and dusty. Cleaned the Return Vents as best as possible, due to arrangement of Air Handler in the Closet it is very difficult to access and reach. Inspected Electrical Componts on Air Handler and put system in operation, measuring Supply and Return Air Temperatures.While performing Tune Up found that one area of the Piping is leaking Steam. The System was operating but was not in use upon arrival due to the apartment being vacant. This may seal itself as the system is used again, but if it continues to leak it will need to be repaired.

Performed Precision Heating Tune Up on Gas Fired Boiler. Removed Burners and Pilot Assembly to clean. With Burners removed inspected Heat Exchanger to ensure it was clear. Tested Expansion Tank for Air Pressure. Found the Air Scoop and Air Vent are very corroded and the Air Vent is dripping water onto the top of the Boiler. Recommend replacement of the Air Scoop and Air Vent with a new Air Eliminator. Boiler will have to be drained drained and the Piping will have to be redone for that section around the Air Vent. Please see attached estimate for recommended repairs. Performed Combustion Analysis on Boiler and monitored water Pressure and Temperature.

Had previously been onsite to perform Tune Up on Boiler. Had found the Flue Limit Switch was broken and was disconnected from the Temperature Sensing part of the Limit Switch. Returned to site and installed a new Manual Reset Roll-Out Safety Switch with new Electrical Connections for the Flue Exhaust of the Boiler and tested Operation. Monitored Boiler to ensure it was operating properly.

Arrived at the Residence to Perform Heating Tune Up on the Gas Fired Furnace. Shut system down and removed Burner Plate to inspect the Burners and Heat Exchanger. Noticed something irregular on the 2nd Heat Exchanger Chamber. Closer inspection revealed that there was a significant crack along the Chamber Wall. Inspected the remaining Chambers and found a similar crack on the wall of Chamber 5. Performed Smoke Test on Furnace. Chamber 2 Failed the Smoke Test, but the remaining sections passed. Turned Heat on and performed a Combustion Analysis. Combustion Levels were within safe levels at this time. Due to the overall condition of the Furnace, it is not recommended to operate. Turned the Gas Supply off and Pilot Light off to the Furnace. Turned Power off to the Furnace at the Switch on the Unit.We will follow up with Pricing and Availability to replace the Furnace.

Scheduled service to install a new T6 Wifi Thermostat per Corey. The Heat is having issues with not Turning off and melting some of the food products In the store. Spoke with Mike about issue with the Store Room. The System was currently set to AC and 75 Degrees so that the Heat will not run. Turned Power off to the Air Handler and installed a T6 Wifi Thermostat. Went through Programming on Thermostat and tested operation. System is still experiencing a Control and is still not working properly. Need to return to further diagnose the system and pinpoint Control Issue. Thermostat is not connected to the Wifi/Internet. Turned System off at the Thermostat until we can further diagnose. The store room is maintaining about 69 Degrees without the system on.Do not recommend operating System until further diagnostics can be made.User Manuals for the new Thermostat along with the old Thermostat are on top of the Air Handler.

Service call that the Unit which supplies the Lobby area was not working. Spoke to Mike upon arriving onsite who informed me that the Blower Motor was making a lot of noise and the unit was not lighting so he shut the unit down. Inspected system and found that the Squirrel Cage for the Blower Motor was broken apart which caused the Blower Motor to become unbalanced and uncentered. Removed the entire Blower Motor Assembly from the Unit. Called Manufacturer to get pricing and availability on a new Motor with Squirrel Cage. It is highly recommended to replace both the Motor and the Motor Wheel at the same time due to its present state. Was not able to test the operation of the system. After the Motor and Wheel are replaced we can then test Operation of the unit. There may be additional repairs needed if the system still does not run.
