Service call that the unit which supplies the Lab room was not cooling. Upon arrival found Blower Motor running but the compressor and condenser fan were not running. After testing system found Compressor was shutting down in low pressure cut off due to the blower motor fan not running. Tested components and found a tripped Contactor for the Blower Motor fan. Reset Contactor and unit began running. Measured refrigerant charge and Air Temperatures. Tested amp draw and voltages on system. Refrigerant pressures were lower which could be lower due to the cooler ambient temperature outside. Adjusted belt tension on the Condenser fan motor. Checked air filter which was clean. Would recommend replacing the thermostat for the system. The thermostat was working intermittently when the temperature was adjusted, and was not consistently shutting the system off when the temperature was raised. Thermostat is a Mercury style thermostat.

Performed Quality Assurance on Goodman Gas Furnace/AC System. This was a poor installation. Please see QA Form for details. Sealed around the Return duct and filter rack. Performed Combustion Test and measured gas pressure on furnace. Adjusted gas pressure from 3.8” to 3.5” WC and measured a 50 Degree Delta. Tested cooling mode and tested EZ Trap Float. Sealed hole at outdoor wall and put a 1/2 Connector on the whip at the outdoor unit. The next time we are on site for tune ups need to replace the Disconnect Box and whip for this system. Also need to talk to installers about this job. This was a poor install!

Performed heat tune up on basement unit. Checked temperature rise. Inspected all electrical connections and components. Tested combustion and gas pressure. Cleaned flame sensor and igniter. Tested blower capacitor. Blew out pressure switch tube. Checked filter. System working well at time of service. Will need to return to complete second floor tune up.

Performed heat tune ups on 3 units. The 2 newer ones installed in 2019 looked good. The older unit in laundry room has a leak in the hydronic coil. See pictures. Checked all electrical connections and components. Tested capacitor on the older York and tested good. Replaced air filters on the 2 Amana. Filter on the York looked good. Steam was not on so I could not test the temperature rise. Would recommend fixing the leak on hydronic coil.

Customer states ac is leaking. When I arrived I saw ground was wet. I inspected ez traps and found lower unit trap was clogged. Ran brush through both traps and blew out condensate line. Tested line by pouring half gallon of water down it and observing flow. Clog is gone and line flows water fine.

Performed gas furnace tune up on 2 units in drop ceilings. The first unit looks good. Changed the air filter and tested combustion. Inspected all electrical connections and components. The flu pipe seemed to have some severe rotting, see attached picture. Good split. The second unit near exercise equipment requires attention. When testing combustion the co begins to rise when heat exchanger starts reaching max temp. This unit seems to run a bit hotter. Gas pressure is fine. Possible heat exchanger problem. Everything else looks good.

Reclaimed and removed old ac and coil . Removed furnace in attic and installed a new Goodman gas furnace with a Goodman coil on top . Adapted all supply duct as needed taped and sealed all joints. Flushed and br@zed copper lines. Nitro tested and bubbles. Adapted gas piping and flue piping as neeeded. Installed a ez trap and wired into unit. Ac is on a new plastic pad with new disconnect box and electrical wiring to unit. Installed a t6 stat. Tested unit in all modes.

Found older York a/c system low on r-22 pressures were 190/45. Mike from maintenance wanted to just add r-22. Added 1lb 10ozs of r22 now pressures are 215/65. System is cooling fine again. We do not no the longevity of how long the charge will last. Also they are using merv 13 air filters now told mike this could also be to restrictive for the unit.

Replacement of the Indoor Evaporator Coil for the Second Floor System. Pump back refrigerant to the compressor and disconnect Linesets at the Indoor Coil. Cut and remove Vent Piping and Condensation Drains as needed. Remove old Coil and install new Coil. Braze connections with Nitrogen and pressure test system. Evacuate system to below 500 Microns and release refrigerant to the system. Reconnect Venting and Condensation Drain Piping. Put system in operation and measure refrigerant charge. Adjust refrigerant charge using Superheat standards. 8/25/20. Installed new evaporator coil brazed and leak tested. Pulled system down to 310 microns. Released charge back in system and tested. Had a 19 degree split at indoor coil. Pressures were 341/142 at 82 degrees. System is working fine at time of service.

Service call that the system for the Second Floor was not Cooling. Upon arrival found system turned off. Put system in operation and tested. System was low on refrigerant charge. Added 2lbs of 410-A Refrigerant charging by Superheat. Found head pressure elevated due to the outdoor unit coil being dirty. Water washed coil and head pressure dropped from 375 PSIG to around 305 PSIG. Measured Air Temperatures and inspected indoor coil with UV Light and Glasses. Found an area on the left side of the Coil that appeared to be a leak area. Existing coil is an Aspen Coil. Will get pricing and availability for the replacement of the Indoor Coil.

Service call that the AC was not working for Apt 202. Upon arrival turned system on to test operation. Found Disconnect on the Outdoor Unit was in the Off position. Put disconnect in the on position and outdoor unit began running. Tested components on system and found the Dual Capacitor for the Outdoor Unit was testing below its rating. Replaced the Dual Capacitor and the Hard Start Capacitor for the unit. Wired into system and put back into operation. Replaced 20x20x1 Air Filter in the Air Handler. Measured refrigerant charge on system. Measured Supply and return Air Temperatures on System and was reading a 17 Degree Temperature Split.

Service call that the system which supplies the School Store was not Cooling. Upon arrival, found thermostat blank. Proceeded to Air Handler which was displaying an IDL code indicating there was no call for cooling. Checked Voltage and found EZ Trap switch was cutting power. Inspected Drain Line which was clogged and backing up into the EZ Trap. Cleaned EZ Trap and Drain Line. Put system back in operation and tested. No charge due to recently being onsite to perform the AC Tune Up on this system.

Performed precision a/c tune up on 5 a/c systems. 2 on them are mini splits. 3 are package systems. Cleaned wasable filters on mini split systems. Found that all 3 package units have dirty 16x24x2 air filters ( mike from maintenance to replace) found package unit #2 low on charge. ( talked to mike he wanted to add charge) added 1 1/2 lbs of r-22. Checked temperature splits. Blew out condensate drains. Checked refrigerant pressures and temperatures at indoor and outdoor units. Systems are working fine at time of service.

Performed precision ac tune ups on 2 chapel units, snack bar mini split, kitchen office mini split, student lounge mini splits, and the advancement suite split system. The belt and contactor on the stairwell side of chapel will need to be replaced in the near future but are working well for now. Checked/cleaned all air filters. Replaced April aire 413 filter in advancement suite. Blew out drains and tested all electrical connections and components. Tested temperature splits and refrigerant pressures and temperatures where applicable. Replaced batteries in 1 mini split remote. All systems are working well at time of service.

Install new gas furnace in existing location. Complete connections of return and supply ducting and seal all connections. Install new Flue Piping to adapt to existing Flue. Adapt Gas line and test fittings for leaks. Install new Electrical Box with outlet and switch for unit and complete electrical connections. Record Equipment and Filter Information to the system. Install new Air Filter as needed. Install new T6 Wifi Thermostat and program. Setup WiFi if he is available contacted Corey no answer Test operation and fill out form for new installation, provide instructions, and clean up work area. Ran new thermostat wire also had to run trac pipe for gas line. Talked to Corey he was unavailable to set up WiFi he will do on his own TOMORROW. 14x24x1 running up to factory standards.

Performed PECO Heat Pump Tune Up on system. Checked 20x25x4 Air Filter. Filter needs to be replace, but homeowner is going to buy a new one and replace. Checked lubrication on Blower Motor. Inspected Indoor and Outdoor Coils which were clean and in good condition. Measured Refrigerant charge in Heating mode and forced defrost on system. Tested Auxiliary Heat Kit on system. System is operating to standards at this time.

Service call that the Dorm Managers Apartment was not heating. Thermostat was set to 74 Degrees but the Blower Fan was not turning on. Tested system and found the Control Board had failed and was sending power to the Blower Motor. Control Board has rust damage on it, which would have caused it to fail. The Control Board had previously failed due to a similar issue. The part of the Control Board that is failing fits into an cutout inside the Air Handler. This could be indicating that the Hydronic Coil above the Air Handler is leaking and the water is dripping onto the Board. Looked inside the Air Handler and was unable to determine a source for the leak. When installing new Control Board moved the position of the Board. Installed new Board and completed all wiring connections. Checked 16x20x1 Air Filter. Tested Blower Capacitor which was within rating. Put system in operation and measured Supply and Return Air Temperatures. Supply Temperature measuring 127 Degrees with a 64 Degree Retur
