Performed gas heat tune up, check electrical low and nigh ok replace filter and service humidifier test humidifier ok new pad and 201, clean sensor and check burners ok gas pressure ok performed combustion test and test condensation pump ok cycle furnace ok
Performed Precision AC Tune Up on Rheem System. Checked High Efficiency 201 Air Filter. Filter was clean and in good condition. Closed Damper on Humidifier. Cleaned Condensation Pump and AC Drain Line. Filled and tested operation of Pump. Inspected and tested electrical Components on Indoor and Outdoor Units. Measured Refrigerant Charge on system. Measured Supply and Return Air Temperatures. System is operating to standards at this time.
Performed heater precision tune up. Tested all safety devices, cleaned flame sensor, inspected air filter, inspected and tested humidifier, tightened electrical connections, performed combustion analysis and efficiency test. All working ok. Left humidifier enabled and turned on and set at 35%.
6 month inspection. Changed filter . Tested overall system and system is running to factory standards.
Upon arrival found thermostat frozen. Needs replaced . Temparily installed t4 until we can come back to replace with the correct thermostat. Took pic of the back of the thermostat. Replaced EIm and thermostat with HD display Honeywell and Redlink EIm. Programmed and tested and provided customer with instructions.
Performed Precision Air Conditioning Tune Up on system. Checked High Efficiency Air Filter. Their is no access to the Condensation Drain Pipe. Recommend installation of a Cleanout Tee and Union onto the Drain Pipe. While testing system, found Blower Capacitor and the Dual Capacitor for the Outdoor Unit were Testing below recommended rating. Recommend replacement of both Capacitors. Washed Outdoor Coil with water. Checked Refrigerant Charge onsystem. System is only producing about 13 Degree Temperature Split. Recommend adding R-22 Refrigerant to system. While onsite, inspected Hot Water Heater. Due to age and Condition of Water Heater recommend replacement. Included an Estimate for the recommended repairs and for the Water Heater. Estimate includes a Service Membership is an annual plan which includes 1 AC Tune Up and 1 Heat Tune Up. A Service/Trip Charge may be added to Recommended Repairs.

Performed Precision Air Conditioning Tune Up and Gas Furnace Tune Up on the system. Replaced Air Filter. Cleaned all Drain Lines for the Furnace and Air Conditioner. Cleaned Condensation Pump and tested Operation. Checked Electrical Components on the Indoor and Outdoor Units. Measured manifold Gas Pressure while performing Combustion Analysis on Furnace. Tested Refrigerant Levels of system in Air Conditioning Mode. Both systems are running to standards. The Outdoor Unit is currently very unlevel. The Condenser Pad is sitting on top of a smaller Pad which is sinking and cracking. This is causing the Outdoor Unit to lean. The unit being off level can effect the internal bearings of the Compressor over time, and could possibly cause premature failure of the Compressor. The unit would have to be completely disconnected, the ground leveled, a new Condenser Pad installed, and the unit reconnected. Due to age of Gas Furnace, recommendation is to begin planning on replacement. While onsite

While testing Electrical Components found both the Blower Capacitor and Dual Capacitor were testing below recommended rating. Tested Refrigerant Levels of system. Installed a new 15 Mfd Blower Capacitor and a new 40/5 Dual Capacitor. Tested Operation upon completion. System is running at manufacturer specifications.
