Install Bradford White 50 Gallon Natural Gas Powervented Water Heater Drain, Remove, and Dispose of old water heater. Install new water heater in drain pan and install water alarm. Complete all mechanical and piping connections. Fill and purge water heater and test operation. Also replace expansion tank set pressure to 60 psi to match house water pressure test alarm ok, soap bubble gas connections ok no leaks found, ran water heater and check water temp ok went over installation with customer
Returned to replace inducer assembly. Shut off power, disconnect inducer from vent pipe. Removed inducer. Replaced gasket. Installed Ned inducer. Wired inducer. Connected vent pipe. Started gas furnace, cycled and checked operation.
Performed heating maintenance, replaced standard air filter. Cleaned burners and flame sensor, inspected heat exchanger. Checked voltage, amperage and electrical connections, measured capacitor values, found inducer running at full load amp, and the bearings are whining. Tested limit and safety switches, measured fuel pressures and performed combustion test.
Performed ac tune up check electrical low and high ok filter ok flushed drain test pump ok check temp split ok check indoor coil for any dye signs no signs, outdoor coil shows no dye signs, check refrigerant pressures ok capacitor and contactor ok cycle unit ok
No ac found system off upon arrival, set thermostat to call for ac and contactor closed, but no voltage present on outlet of contactor, contacts are in bad shape lot of black burners spots, quoted for new contactor and customer ok repsirs, installed new single pole contactor and check ac operation ok 410pressures ok supply air 66 return air 85 cycle unit ok
Found weak capacitor reading 15/5 mf. Replaced 45/5 duel capacitor. Compressor was not running when I arrived but outdoor fan motor was. Replaced capacitor and checked compressor amp draw. Also checked 410a refrigerant pressures at 80 degrees they were 298/120. System also has a 18 degree split at indoor unit. Homeowner signed up for membership plan for heating and cooling. System is working fine at time of inspection.

Performed gas heat 6 month inspection check electrical low and high ok check safeties gas pressure low and high ok combustion test ok also test humidifier noticed water was off at the saddle valve open valve and test humidifier ok pad is ok, set humidifier to 4 normal, replace air filter 16x25x1 cycle heater ok
Checked no cooling and blower noise, found failed blower motor bearings. Replaced 1/2 hp blower motor and capacitor. Wired new motor, checked direction. Started and checked amp draw. Checked refrigerant charge and temperature drop across coil.

Performed Quality Assurance On recently Installed Amana System. Did not need to replace the Humidistat. Homeowner was concerned that it may have been part of the reason the system stopped working the night after the install. Spoke with Luis who said this was not the issue. Completed the Quality Assurance Checklist Form in System. Reviewed installation and system with Homeowner. Need to check the Wiring for the Humidistat when we return for the Six Month Inspection and make sure Humidistat is working properly.
Found unit off, blower off but compressor running, found condensate pump tripped, vinyl tuning blocking pump float switch, cut tubing to prevent blockage, also during visit found faulty humidistat, we will provide a manual humidistat at no cost during 6 month Or quality assurance call
Removed old equipment. Installed new brackets for new condenser. Installed new 90% percent gas furnace. Reconnected vent pipes, gas. Ran new line set and evacuated down to 230 microns. Leak checked all connections. Relocated humidifier. Installed new ez trap and condensate pump. Tested with water. Ran vinyl to sewage line. 19 delta t. System operating perfectly at time of install.
No ac, previously coil iced up, when arrived to location inspect coil, coil is clear, set stat to call for ac, both indoor and outdoor units running, cleaned outdoor coil to get better reading r22, discussed options with customer since unit is low in r22, customer want to add refrigerant for today and have home consultant to come out tomorrow for replacement options, added 2 lbs of r22 to get good pressures, 225/75 with suction line temp 48 runijg at 8 super heat target super heat is 9, and 17 sub cooling discharge temp 100,,,, split ok supply 51 return 75,,,amp draw om motor and compressor ok
Found boiler running properly at time of service, customer complained of having to turn thermostat all the way to 90 degrees for it to turn on. I did find unusual activity with it as well. The thermostat also did have a 6 degree offset to the actual set point, I replaced the thermostat proactively per Joe D, cycled thermostat 3 times to verify operation. I programmed the thermostat as well.
Upon arrival found unit low on charge. Added refrigerant and dye. Recommend maintenance plan
Upon arrival found leaking coil pan. Pan needs replaced . Venting 2" will need to be removed . Lineset cut and condensate cut in order to make repair . Along with pump down and evacuation. There may be additional charges when testing out the unit. When we make the ac repair home owner needs heater certification as well. Ac replacement of pan is no longer needed, customer states the issue has stopped and no leaking has occurred. Performed heat certification. Inspected duct work , electrical wiring and components, function and performance and heating system, combustion testing and tubing. Could not clean condensate pump due to it being hard piped in. Heating system is running to manufacture specifications.
Made all repairs but aquastat. Combustion testing results 8.7 o2, co 0, eff 83, co2 6.7. 5/18/18 update: Replaced aquastat and aquastat sensor well. Rewired and tested. System is operating and functioning at manufacture specifications.
Adjusting mixing valve and tested hot water. Hot water temp is 118F. No charge for this visit.
We will disconnect, and remove the ignition module. We will replace with a new Honeywell ignition module. We will test to ensure the boiler is operating properly. All work has been performed and tested.
Replaced air vent and thermostat. Set and tested . System is running to manufacture specifications.
