When I arrived customer stated that as soon as heat pump kicks on it trips breaker. Went outside to outdoor unit and found refrigerant spraying from outdoor coil. System is a 2004. Told homeowner that replacement of this coil could be roughly $4000. Recommended to her to replace the heat pump due to age of the system. Called office and they will send over an updated proposal to replace the heat pump and reach out to customer about the replacement of the system.
Performed heating maintenance, replaced standard air filter. Cleaned burners and flame sensor, inspected heat exchanger. Checked voltage, amperage and electrical connections, measured capacitor values. Started gas furnace, tested limit and safety switches. Measured fuel pressures. Performed combustion test. Checked operation and temperature rise.
Found burners very rusted and corroded, recommended replacement of burners. Heat tune up for 36K BTU two stage propane furnace. Replaced Aprilaire 201 filter. Humidifier service. Cleaned flame sensor. Verified HSI. Electric motors are mechanically sound. Combustion test ok. Cleaned secondary drain/ verified pump operation. Furnace is operating properly at the time of this tune up.
Performed peco tune up attic unit, customer recently had a bigger electric bill than usual, check air filter and replaced filter 14x25x1 check electrical low and high voltage test 10 kw back up heat ok check temps split ok, check regular heat and found outdoor heat pump cycling on and off, check operation and found low pressure switch cutting out, system is low on R22, this is an indication why electric bill was higher than normal customer is I using auxiliary heat, since compressor is low on refrigerant, explained situation to customer and emailed proposal for what the next step should be,

Checked no heat complaint, found house getting worked on, the air filter was gone. They told me they removed the very dirty filter. Installed new air filter. Set thermostat to heat, the heat pump runs and heats but no auxiliary heat. Checked 10 kw heater, found 2 5 kw heaters both have failed fuseable links. Set thermostat to heat and let heat pump heat until repairs are made. 1-19-20 after repairs test back up heat operation ok 20 amps each element supply and return temp ok, noticed blower wheel is very dirty restricting airflow low, also found contator wearing out pitted, would recommended replacing part and cleaning of blower wheel, emailed proposal for for recommendations

We drained out whole system, repaired the leak then refilled it and purged all radiator. Checked for any gas leaks on line and found none. Tested to make sure system was heating properly. We were not able to add to wifi thermostat to system because no common wire.

Heat tune up for 2 stage 120K BTU natural gas furnace. Replaced Aprilaire 401 filter. Verified thermostat operation/cycling of furnace. Cleaned flame sensor/verified condition and resistance of HSI. 58F temp rise. Gas pressure was slightly low on Hi fire adjusted to 3.5â€ WC. Electric motors are mechanically sound. Combustion test and visual inspection of heat exchanger proves integrity of heat exchanger. Furnace is operating well at the time of this tune up.
Upon arrival found Baseboard in the Living by the Front Window was pulling away from the wall. Upon inspection found that anchors were not used to support the screws in the Drywall. Pulled the Baseboard off of the Wall and used drywall anchors and remounted the Baseboard to the wall. Checked the three other baseboards but did not pull off of the wall. Did not have enough drywall screws/anchors to secure the other baseboards. Will call to schedule a return visit and recheck all of the baseboards and pull the other baseboards off the wall and use anchors to secure. The living room baseboard is secured back on the wall. Returned to site to inspect additional Baseboards. Located the Wall Studs behind each baseboard and used 1-1/2â€ Screws to secure baseboards to the studs. Went through each baseboard and secured to the studs. All units are secure and in good condition.

Performed oil boiler tune up cleaning, cleaned heat exchanger and flue pipe, replace oil filter pump strainer and new nozzle, found flame detector is is bad shape, reading high ohms, and also electrodes are flat at the ends, quoted roe repairs customer ok repairs, installed new coupler new sensor and electrodes check water pressure and temp ok test limit ok, water pressure is 18 psi, when check boiler operation noticed noise coming from burner motor, lubricate motor shaft to see if stops, did not stop the noise informed customer about motor noise, performed combustion and smoke test ok check draft, boiler is about 22 years old. Would recommend upgrading boiler
