No Heat first floor propane furnace, found problem with pressure switch, low pressure switch not closing, rated at -.60 reading -2.45 quoted for new pressure switch customer ok installed new pressure switch and adjust switch to about -.60 and cycle couple times ok performed combustion test ok
Performed peco heat pump tune up, check electrical low and high ok filter was clean, check split ok test 10 kw ok check outdoor unit both indoor and outdoor coil are clean, check capacitor and contactor ok test defrost ok pressures r22 ok, made some recommendations for water heater and water treatment solutions
Performed precision heat tune up on Lennox heat pump. Air filter is a 20x25x5. ( homeowner to replace installed a 1â€ filter temporarily) checked all electrical components and connections. Checked operation of emergency heat. Checked refrigerant pressures and temperatures at indoor and outdoor units. System is working fine at time of service.
Performed peco precision heat tune up. 16x20x1 air filter is clean. Checked all electrical conections and components. Heat pump is 30,000 btuâ€™s. Checked refrigerant pressures and temperatures at indoor and outdoor units. Checked operation of emergency heat. Checked operation of defrost. Heat pump is working fine at time of service.
Replaced outdoor expansion valve under warranty. Pressure tested at 200 psi nitrogen and leak checked. Added factory charge of 18 lbs factory charge. Checked refrigerant pressures and temperatures at 50 degrees outside temperature. 410a pressures were 385/111. Checked temperature rise at indoor air handler. Temperature rise was 32 degrees. Turned system into a/c mode and switched back , system is working fine at time of service.
Performed precision heat tune up on amana gas furnace. Replaced Aprilaire 413 air filter (homeowner provided) checked all electrical components and connections. Cleaned flame sensor. Blew out condensate drain. Also tightened up screws on collector box had som water leakage, checked not seeing any more water. Checked gas pressure and performed combustion test. Gas furnace is working fine at time of inspection. Recommend installing surge protector for ecm motor.
Customer had higher electric bill than normal, check heat pump operation, found Outdoor unit locked out on low pressure switch, and only back up heat running, check heat pump operation and found outdoor txv not opening, it would closed after couple seconds of startup, check heat pump in ac mode and works ok, indoor txv no pressure dropped only 20 psi different which is ok, also filter drier checked out ok, will order new outdoor txv under warranty labor and part warranty
Replace primary control on riello burners and also replace leaking tiger loop air separator and also finished tune up, replace oil filter and nozzle clean and adjust electrodes, check and clean cad cell,,,check oil flow and check for leaks no leaks found, performed smoke and combustion test ok cycle boiler on temp limit ok
Found 2nd floor zone damper not clipped in an attached correctly. Re conectected to base. Also found that with neither zone calling, contacter on aquastat is handing up keeping circulator pump running when it should not be. Homeowner said this has been happening for a while. First floor was having the most over heating issue.Called distributer and got a price to replace aquastat. Homeowner to decide to replace or not at this point.
Service call that the Gas Heater was not operating. Upon arrival, spoke with Homeowners about issue. Was informed that the Circuit Breaker was tripping for the Furnace. Thermostat was blank and no power was at the Furnace. Found the Shut Off switch at the Furnace had been turned off. Turned power switch on and system began operating. The tripped breaker is not related to the Furnace system. Cycled system multiple times to ensure proper operation. Replaced 16x25x4 Air Filter provided by homeowner. Cleaned Condensation Pump. Condensation Pump is extremely dirty. Would recommend replacing the Condensation Pump due to how dirty it was. The internal pump could still be heavily dirty and become clogged. Cleaned Flame Sensor and inspected Burners. Performed Combustion Analysis on Furnace. Would recommend performing a Tune Up Maintenance on system.
Performed peco heat pump tune up. Replaced 16x25x1 air filter. Checked all electrical conections and components. Found a lot of mold inside air handler cabinet, recommended installing a reme air scrubber. Also found weak 35/5 mf cap and pitted 1 1/2 pole contactor. Recommend replacing. Checked operation of emergency heat. Checked refrigerant pressures and temperatures at indoor and outdoor units. R-22 system is working ok but highly recommend both repairs. System is 30,000 btuâ€™s
Found humidifier low voltage wired incorrectly. Rewired into furnace to work with nest thermostat. Tested and verified operation of existing humidifier components and function. Humidifier working well at time of service. Advised homeowner on fix for leaking compression joints.
Checked no heat, found thermostat running the program and was set to 58 degrees. Set program and explained thermostat. Checked furnace, found a restricted air filter. Replaced air filter. Checked operation and temperature rise.

Found bulging 40 mf capacitor. Tested and found capacitor reading 0 mf. Replaced capacitor and checked 410a pressures at 27 degrees they were 287/75 very normal. From what homeowner described it sounds like she heard unit not starting correctly and system was running more on auxiliary heat. Came inside and checked readings only the blower was running at 2 amps. This is running normal. System is working fine at time of service.
Customer stated that outdoor unit was making loud noise, test and check operation for over 30 mins and operation was normal, test defrost ok tightened some screws that were not firm, could not see any other issues system was running normal during all testing

Checked no heat in front corner office area RTU 1 found call for heat and unit is locked out on pressure switch not closing, found inducer motor failed, need to replace inducer assembly. Inducer is ordered and is 2-3 days out. Returned to replace inducer. Removed failed inducer assembly. Installed new inducer assembly. Wired motor. Started unit and checked operation. Cycled.
Performed Quality Assurance on ThermoPride Oil Furnace installation. Reviewed installation with Homeowner and answered all questions. Performed Smoke test on system while running, Smoke Test was 0. Took Supply and return Air Temperatures. Spoke with Homeowner about service plan and annual maintenance on Oil Furnace/AC. Completed Checklist Form in system.
Performed PECO check, checked air filter ok. Checked voltage, amperage and electrical connections. Tested electric back up heaters. Started heat pump, calculated btu output, getting 27000 BTUâ€™s at 44 degrees. Checked operation and temperature rise across coil.

Upon arrival found oil leaking from tiger loop informed customer about situation and continued with cleaning, clean heat exchanger and flue pipe, before we can continue with inspection found primary cracked, would not take transformer apart, unless customer Will replace item, to get to nozzle primary need to be replaced quoted fore repairs, new tiger loop and new primary/igniter riello emailed quoted and customer will call office
Found 3 zone head gas boiler air locked. Found aquastat not letting it fire beacause it was up to temp just were aquastat probe was. Called owner of plumbing company and he wanted us to stay there and help his guys purge the boiler loops. Purged all three zones and also found older air separator 1. 1/4â€ super vent the head needs replaced and boiler will then need re purged.
Installed a new thermo pride oil furnace in existing location. Adapted all duct work as needed . Raised coil on to a riser to get the height needed. Taped and sealed all joints. Ran a new electrical outlet and switch. Adapted condensate drain as needed and put in a new condensate pump. Ran new flue piping with a type rc damper . Tested unit and is running at manufacture specifications.

Tested limit and safety switches. Performed combustion test. Checked operation and temperature rise. Serviced humidifier, cleaned and replaced water panel, started and checked operation.
