Serviced gas furnace, checked air filter. Cleaned burners and pilot burner, inspected heat exchanger, see very old and rusted heat exchanger but no cracks. Checked voltage, amperage and electrical connections, measured capacitor values. Started gas furnace, measured fuel pressures, performed combustion test, found high co levels. Co levels are high due to heat exchanger, shut furnace off. Recommend replacing furnace before fall.

Reviewed installation done by others. System dip switches were left at factory defaults. Made changes to dip switch settings to adjust for 4 tons of cooling. Unit was set at 5 tons of cooling on profile A. Set profile to profile D for slower fan start up to maximize dehumidification. Checked for water around outdoor unit. There was a little water in unit casing and there are some leaves possibly blocking drain holes in bottom of unit. Thermostat is a T6 wifi thermostat and also controls boiler. Recommend installing T10 thermostat with dehumification capabilities and rewiring to enable system to dehumidify. Inspected ductwork, some flex runs are not as tight as they can be, but overall the duct system appears acceptable at this time. Recommend installing Sensi Predict on system to monitor system operation as there was a recommendation of replacing txv and refrigerant has been added numerous times to the system. The Sensi Predict will monitor system operation to ensure maximum

Found a/c low on charge r- 22 pressures were 163/49 at 82 degrees outside air temperature. Talk to homeowner about options of adding leak dye to find the refrigerant leak. Gave the homeowner a round about ball park of replacement of a coil could cost around $4,000. Homeowner wanted to just add the r-22 at this point . Added 2lbs of r-22 to the system and re checked pressures. Pressures were 181/70 with 9 degrees of subcooling after adding refrigerant. Told homeowner that we do not know any longevity of how long refrigerant charge will last. Also checked temperature split at indoor unit. Had an 18 degree temperature split.
