Returned and installed a st-5 expansion for the water heater install also I then preformed a precision ac tune up I replaced the air filter was very dirty pressures checked out alright the vinyl was very dirty recommend re routing to discharge line in same room as water heater, And furnace. Also we re wired the condensate pump to shut off thermostat in emergency situation to prevent flooding still recommend ez trap being installed in the home as well delta t was 26 degrees. Filters a 16x25x1
Found no water alarm on water heater. Installed big goose water alarm. Also found weak 5 mf capacitor, replaced. Also replaced 14x25x1 air filter. Drip legs on both gas furnace and water heater both short. Homeowner may extend drip legs at a later date. Outdoor a/c unit does not need re leveled at this time. Checked all electrical conections and components. Checked refrigerant pressures and temperatures at both indoor and outdoor units. System is working fine at time of service.

Upon arrival we noticed water on floor water heater was leaking, though water supply was shut off tank contained water still we pumped down the water heater and replaced it re connected supply and hot water lines as well as the venting placed new water heater in pan and on pump ups... set to A for heat levels told customer if she needs more heat increase on her own.. cautioned for burning prevention... also noticed after visual inspection that the condensate pump was not wired in for safety shut offf for ac and furnace. Also recommend ez trap for coil.
Performed precision a/c tune up. Replaced 20x20x1 air filter. Also blew out condensate drain, and tested with water. Checked all electrical conections and components. Checked all tempature readings. Checked refrigerant levels with wrapping outdoor child due to cool temps. System is working fine at time of service.

Performed precision peco a/c tune up. Air filter is a 20x25x4 and homeowner will replace. Blew out condensate drain and tested pump. Checked all electrical conections and components. Tested refrigerant pressures by wrapping outdoor coil due to cool temps. Homeowner would like office to send copy of the invoice.
When I arrived turned up the thermostat several degrees to come on and test gas furnace. First checked for flame roll out , no roll out was present. Then checked the system with a combustion analyzer and looked for excess air when the blower came on and it did not change. Also combustion readings were very good co did not go over 16 ppm in the exahaust. Also checked for co in the duct work , no co was present. Homeowner just installed an new co detector in their bedroom and has never went off. Other company stated that beacause of the back of the furnace being to warm this is why they wanted to replace the heat exchanger. Also checked delt t it was return 67 degrees and supply 118 degrees 51 degree temp rise is pretty normal. The outside vent does clogg up with leaves from time to time and can cause a pressure switch lock out. The problem they have only happens once a year and is very intermittent. After taking all of the readings I do not see a safety hazard at time of service.

Installation of new Amana Gas Furnace and AC System. Reconnected Supply and Return Duct Work to Furnace and Coil. Removed Lineset and ran new 7/8 and 3/8 Refrigerant Lines with new Thermostat Wiring to the Outdoor Unit. Removed Humidfier and installed a new Aprilaire 600M Bypass Humidifier. Installed new Electrical Box with Outlet and Switch. Installed new Condensation Pump and for Furnace, AC, and Humidifier. Installed EZ Trap onto AC Condensation Drain Pipe and wired in series with the Pump to shut the system down if the Pump or EZ Trap become clogged. Adapted Gas Piping to Furnace, and tested to ensure their were no leaks. Removed old Vinyl Tubing and ran new Vinyl Tubing to same place of Discharge in Sewer Pipe. Installed new Aprilaire 213 Air Filter. Pressure tested Refrigerant Lines and vacuumed System down to below 500 Microns before releasing Refrigerant into the system.Programmed system settings Through Cool Cloud and tested Heating and Air Conditioner. Performed Combustion
Found unit off upon arrival, start up heat pump heat mode, Eat unit run for 10 mins , check 410 pressures 300/100 check nameplate for pressure stats, for this weather 54 outside and 65 inside, pressures should be 350/115, system is low on refrigerant, piston inside and outdoor as well, recommend adding dye to system noticed there is no filter at the indoor unit, check indoor coil and it is dirty, customer declined repairs. Could not get customer signature, did not want to wake him up, but he is aware about situation
Was previously onsite due to the outdoor unit shaking while running. Had found that one of the Blades on the Outdoor Unit Fan Motor was bent and causing the Fan Motor to be off balance. Ordered a new Fan Blade under Warranty. Returned to site and removed the old fan Blade. Installed the replacement Fan Blade and turned System on to test Operation. Warranty covers the Parts and Labor for the Repair.
Found that Aprilaire model 700 humidifier was leaking water. Removed tray from humidifier and wiped down and examined for cracks , did not fine any . Tested drain for a clog and all water went down fine. Checked around condensate base and not water there only under return plenum where the humidifire is. New pad that was just installed did seem ok but replaced any way with new pad and dialed back water to humidifer. Told homeowner to let us know if they should see any more water leakage. Tested after dialing back water and saw no leaking water.
Service call that the Outdoor Unit was shaking. Arrived onsite and spoke with Homeowner about issue. Turned Thermostat on to test system. When the Outdoor Unit would ramp up and run at full speed the Fan Motor was shaking the entire unit. Checked Motor Bolts to ensure they were properly tightened. Checked Outdoor Unit to ensure it was level. The snow buildup was removed from around the Outdoor Unit and the system was tested again. After carefully inspecting the Fan Blades, found one of the Blades was out of alignment. Called Manufacturer and ordered a new Fan Blade. Do not recommend operating the Outdoor Unit until the Fan Blade can be replaced. Run system in Electric/Auxilary Heat until repair can be made. Left Disconnect for the Outdoor Unit in the OFF position.
Service call that one of the Vents is not blowing any air. Arrived onsite and spoke with Homeowner about issue. Was informed that the Vent on the right side of the Addition does not seem to be getting any air Flow. Proceeded to the Basement to inspect Duct Work. The Flex Duct had been disconnected by the Energy Audit technician. Removed the Round Hard Duct to ensure that the Take Off was properly secure and was cut into the Main Trunk. Reconnected the Hard Duct and turned the system on. Some Air Flow is present but when after reconnecting the Flex Duct, their is very little Air present at the Floor Register in the Room. The Flex Duct in the Crawl space is being pinched when it comes out of the ceiling and when it turns at the concrete wall. Possible solutions would be to replace this section of Flex Duct with 7â€ Hard Duct and Fittings to alleviate the pinching of the Flex Duct.We will follow up with pricing for recommendations to repair the Duct Work.
Went over system at home of potential purchase, found that heat pump was covered in snow outside and locked out on a low pressure lock out. Also found air filter to be pretty dirty as well . Reset out of lock out at breakers and just did a quick check of the refrigerant pressures they were a little low 229/53 but this may be caused by ice on the top grate and fan blades. Home owner may want me to return when home inspected comes to check out home.
Performed precision peco heat pump tune up. Checked air filter , and indoor and outdoor coils. Checked all electrical conections and amped moters and tested capacitors. Also checked condensate drain line and operation of condensate pump. All in working order at this time. Checked refrigerant pressures they were very good and tested defrost operation. Heat pump is a 4 ton at 48,000 btu. Peco account number is 57372-34020.
Performed Precision Heating Tune Up on American Standard Heat Pump System. Checked 20x25x1 Air Filter. Filter was recently changed by Homeowner and was in good condition. Inspected Components on Air Handler And Outdoor Unit. Tested Electric Heat with System in Auxilary Heat Mode. Measured Amo Draw and Voltage on Heating Elements. Measured Refrigerant Charge with System in Heat Pump Mode. Forced system into Defrost to ensure it was switching over properly. System is operating to standards at this time.Homeowner commented on amount of dust in the Home. Possible recommendations to help improve the Air Quality would be to ensure filter is being checked every 30 Days and replaced as needed. Also recommend an Air Scrubber for the System. This will help improve Air Quality and also help maintain the Equipment. Some Growth/Mold was noted in the Air Handler. Please review brochure on Air Scrubber and included an estimate for the Installation.
Performed heat pump inspection with gas heat back up, check electrical low and high, informed customer low voltage wiring need to be updated since he is using a nest thermostat now, quoted for repairs and set parameters on next thermostat customer ok with repairs, check status and set up to dual fuel system with gas back up and set back up temp 45 degrees so everything below 45 outdoor temp will be running gas heater and over 45 will just be the heat pump, test humidifier ok, clean sensor check gas pressures test low and high stage ok, also check reversing valve operation ok, cycle system ok replace humidifier pad test ok
No heat, found heater off and water off to entire house, boiler has no make up water device, has ball valve, no automatic feeder, also found pilot off on gas valve, also lot of water on all 3 lines, quoted for repairs, needs new gas valve and thermo couple, quoted for repairs customer ok the repairs, installed new pilot combination gas valve, installed new thermocouple, and purge all zones cycle boiler and combustion test ok. Set water pressure to 15 psig, during combustion test found boiler running almost at 100 ppm would recommend deep cleaning on heat exchanger also chimney should get checked out by professional chimney contractor found aqustat making buzzing noise,
Performed two gas heat inspections, check electrical low and high ok clean flame sensor and check burners ok, check gas pressures ok combustion test cycle heaters ok replace filters, noticed both blower wheels need cleaning, inspect exchangers, informed customer about heaters situation, there rust buildup inside heaters, first floor igniter is getting weak, also for second floor heater inducer is making bearings noise, starting to go bad, would Recommend doing something soon to prevent no heat and so it not an emergency
Service call that the Heat was not working properly. Upon arriving onsite, spoke with Homeowner about issue. Was informed that the Heat had stopped working the previous day and then was working again. Temperature was at Setpoint of 72 Degrees. Turned Temperature up at Thermostat to test system. After running for several minutes, the Blower Motor would begin to seize Up and and stop working. Cycldmthe System several times to test for proper Voltage and Measure Amp Readings. Blower Motor would seize up intermittently during testing. Also found Washable filter was excessively dirty. Installed a 24x24x1 Air Filter which was the closest Fit to the Washable Filter. Heat Pump System is very old, and is estimated to be over 30 years old. Due to very old age of system, and current condition of the Blower Motor, recommend replacement of the System rather than repair. The Heat is operating but the Blower Motor may continue to have issues.A Comfort Consultant has been scheduled for today.
Found condensate pump running non stop, bad pump, switch not connected to heater, water all over around heater, quoted for repairs also quoted to run new vinyl tubing to main drain sewer, customer ok with repairs, also recommend installing wet switch, customer ok with repairs, test heater combustion test ok, noticed rough start, every time the heater starts, removed cover and reset furnace, starts ok with out upper cover, might have problem with intake, on termination there is wire mesh, covering from stuff getting into pipe, I Will talk to joe about attic unit, we will email customer with a proposal, to repair and make unit up to codes and standards attic heat pump no electric back up, needs a disconnect or switch at the air hundler, unit is very low in refrigerant, needs to be pressure test and find leaks, with nitrogen, also outdoor unit need to be moved about 4 feet to left, currently unit is under intake and exhaust pipe from first floor heater, condensation getting into outdoo
Had previously been onsite for a No Heat Call. During this visit we had found the system to be slightly low on Refrigerant causing it to not Heat properly and to begin freezing up at the Outdoor Unit. Refrigerant and leak Dye had been added to the system at that time. Returned to site to perform a leak search using a UV Light and UV Glasses. Inspected the Indoor Coil and Outdoor Coil using the UV Light and Glasses. Inspected all accessible fittings on the Refrigerant lines. Inspected King Valves and Shraeder Valves on the Outdoor Unit. At this time, was unable to find any evidence of a leak point in the system. No UV Dye was detected and no signs of Oil were found while checking over the system. Homeowner informed me that the system has been operating without any issues. Due to the amount of Refrigerant that was added, the leak may be very small. Recommendation moving forward, unless further issues occur, is to continue to monitor the system and as we perform Future Maintenances we wi
