Completed tune up for the functional unit. Carrier 410A system. Replaced (4) 16x16x2 filters Inspected wiring, controls, electric motors. Inspected fan belt. Assessed refrigerant charge, pressures: Ok System operating well at this time. * I would also consider getting tree work done. There is one tree that is mostly dead, being killed by a vine. If it falls it is likely to hit the unit(s). Clearing the trees would also prevent debris from getting in the compartments which has happened before in the past. *Gutters on backside of building are completely clogged. water is spilling over. One corner of gutter is completely detached and crushed by tree limb. Downspout not connected. This will result in water getting too close to foundation The York R22 system is still not operational. We have provided repair quotes in the past.

No cooling: 2.5 Ton Fujitsu AC 16x25x1 filter ok Found failed 40uF capacitor at outdoor equipment. Compressor was not running. Replaced capacitor and tested. System has almost perfectly matching refrigerant pressures to the manufacture chart. Outdoor unit is covered with a permeable mesh cover. It is causing slight rise in head pressure 10 psi. Not terrible. Told her she would be better off removing it during AC season. Temperature split 18.5° (75-57) System does not have any drain protection at indoor equipment. Left estimates to address this. EZ trap, and wet switch. Left estimates for surge protection. Left estimate for hard start Kit, compressor enhancement. They use window ACs for the second floor. The ductwork is largely inaccessible for zoning. They will call us for consultation for Minisplit system for 2nd floor, 2 bedrooms, 1 bath on second floor. There is 1 supply in each room on second floor. 3 total. Also may be interested in sealing and improving insulation in attic

Found that thermostat has failed. Did not work at all. Offered to replace with T4Pro. Charlie agreed to replace failed thermostat with T4 pro. We installed configured and wired today. 3 Ton Air Temp system microchannel with piston metering device. Replaced 16x25x1 filter Cleaned drain pan and then flushed with water. There is no water protection device on drain. Left estimate for EZ trap with overfill protection switch. Inspected wiring and controls. Indoor blower capacitor weak 15 reading 13. Outdoor capacitor also weak. 45 reading 40.2. There is no surge protection on equipment. Left estimates for replacement of each capacitor. Measured temperature split and static pressure. 17° temperature split Assessed refrigerant charge and pressures. System is undercharged. 87 psi on low side which is freezing. Customer is interested in whole home dehumidifier. Explained that in living room humidity can get as high as 60% in summer. He also mentioned basement gets musty There is a basement crawl where Aprilaire Dehumidifier can be installed. Tap into radius elbow close to furnace as the supply of dehumidifier. Tap into a section of return panning for the return side of dehumidifier. 10” Install dehumidifier along exterior wall close to power source and where hole to run vinyl discharge for pump is. Use tees to dehumidify both duct system and crawl. Use junction box fed with 12 gauge wire for power supply. 10’ from where dehumidifier will be installed. We provided email estimates that include ducted and stand alone dehumidifier and indoor air quality system.

Checked the AC side of the system , peco assessment . Checked the air filter. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor. Tested the outdoor capacitor and it was still within tolerance. Found the outdoor compressor was very noisy, system is 10 yrs old . Would replace the system in the near future . I checked the indoor cooling temps at the supply and return. The AC system is working ok at this time of service. Customer would like to schedule a home performance estimate.

Went to both outdoor units and tested all electro, mechanical components, including capacitors and fan motors and compressors. Both refrigerant levels were tested, and no issues with either unit were observed at this time.

Arrived at call for smell issue, went to outdoor unit and found leaves sucked up into combustion cabinet due to the door being bent removed door and checked burners as well as heat exchanger to be sure no obstruction was present. Removed all debris that had collected and ran unit to ensure it was operating properly. Put new screws in bottom of door to seal it properly and cleared leaves out from the front of the unit. The back of the building has a substantial amount of leaves and debris and if the wind starts blowing hard this issue may happen again, told tenants to clear leaves out with leaf blower.

Performed 2 heat tune ups on one carrier package unit and one York package unit, the carrier unit was fully tested including checking ignition components, burners, blower and inducer motor, temperature split, and changed filters for both units, the York unit would not run at all. I found a large mouse nest inside the unit and checked all the wires after removing it, heat would not turn on at all even though a call was present in the heat control board, the burners are also in really bad shape and the spark igniter and flame sensor should replaced as well. And estimate was created for the repairs.

Customer called in for no heat heater not blowing any hot air blower continuously running, but no heat coming out of the vents. Thermostat calling for heat but electric switch at the furnace off turned switch on and noticed operation of furnace control. Module was going off immediately on high limit lockout check limits and rollout switches. There’s two limits on the blower deck reset manual limit on blower deck housing and unit came on. Perform combustion test check supply return our temperatures check static pressure static pressure for return side .69 supply static pressure .35 water column. Supply air temperature is 135 return air temperature 65 total 70 degree split. Unit stayed running the entire troubleshooting time. Notice return it’s coming from the back of the heater manufacturer does not recommend having return drop at the back of the heater either sides left right or bottom only. This has to do a lot with unit running on high static pressure and also high temperature split.

Per Tune up on Amana gas furnace, check unit and heating mode and tested combustion and gas pressures as well as blower motor and inducer motor. Cleaned and checked flame sensor and hot surface igniter checked burners and changed filter and humidifier pad, check heat exchanger, and temperature split. No issues with the unit at this time.

Went up into the attic in front of building where there was two units. Was under assumption one of those was the unit I was looking for. After having no luck I rewired tstat wires and went to thermostat to do continuity test. Nothing there so I proceeded to walk attic and trace out all tstat wires. Found the unit that wasn’t heating actually had the door off so the safety wasn’t pushed in. Put door on and unit came on. Went back to room and put tstat back on. Unit is in normal operation.

Perform tuneups on two gas furnaces, check both units and heating mode and tested combustion and gas pressures as well as cleaned and checked flame sensor in hot service igniter. Both units had the temperature split checked as well as the inducer motor and the heat exchanger, blower motors were also inspected and Filters were changed. The circulator pump I own for flushing, tankless hot water heaters was not working so I could not do the flush at this time. Customer was notified and we have to return it another date to do the flush.

Found failed thermocouple. Replaced thermocouple on boiler and tested operation. Boiler is from 2003 explained to customer that a new boiler would be between $10,000 to $14,000. Performed combustion test on boiler and tested both zones. Gas boiler is working fine at time of service.

Returned to site to install new Oil Fill Alarm. Disconnected piping to the original Fill Alarm Whistle. New Fill Whistle was a combination Whistle with a Tank Gauge. Moved to the connection on the tank where the original tank was located and plugged the old Whistle connection. Repiped the section of the Fill pipe and added a Union fitting. Once we had the fill pipe apart found the whistle was completely clogged which caused it to fail. Also found that it was not 1-1/4” pipe but was 1” pipe. Let the homeowner know that in the future it may need to be replaced with a larger fill pipe.

Arrived onsite to take measurements of the Oil Piping to the tank. Fill pipe = 2” Black Iron Vent pipe = 1-1/4” Black Iron x 2” Connection at the tank Took photos and recorded measurements of the piping going to the outside of the home. Oil tank has about 1/4 tank of oil left. They cannot get the oil filled until the whistle is replaced. Let her know we would review the estimate and resend it. She asked if we haven’t already provided service plan pricing if we could add a service plan on to the estimate for them to review. She said they currently do not have anyone servicing the Furnace.
