2 system in the house: Heat Pump with electric backup in attic. Accessible from second floor crawl access. 1st Floor system is gas furnace 90% with AC 2nd Fl air handler at kneewall access in bedroom on second floor. Filter size is custom 16 1/4”x 20 1/2” or continue using the washable Completed tune up for 2nd Floor system: 2 ton Carrier heat pump dates to 2020. Washable filter ok Indoor and outdoor coils in good condition. Inspected drains: system has wet switch and EZ trap. I flushed drain with half gallon water today. Measured temperature split. Inspected wiring controls, electric motors and components. There are no surge protectors. Left email estimates. Electric heat lockout set to 45°F at thermostat. Verified integrity of compressor motor Checked refrigerant charge/pressures. Heat pump system is operating well at this time. Cleared clog and made sure drain lines for bedroom and living room units are free. Also removed cover from living room unit. Added a piece of pipe insulation to the suction line where it sweats. Also checked the den unit. She has not used this unit this year Had Linda go outside while I poured water into drain pans. Drains are clear. Charged diagnostic.

Per Tune up on daiken mini split, checked all three indoor unit and cleaned filter and drains and checked temperature split and blower motors. Tested outdoor unit and and checked fan motor, compressor and refrigerant levels. No issues with unit at this time.

Upon arrival I went to boiler and tested aquastat while it was running. I shut the unit down and removed burners and cleaned them. Cleaned thermocouple and blew out pilot tube. Inspected heat exchanger, flue, and chimney base. Assembled unit back together. Drained expansion tank and tested auto fill. Checked water pressure on unit and Tool gauge. Inspected piping for any signs of leaks or corrosion. Circulator pump is in pretty bad shape but no active leaks. Oiled inducer motor. Tested both zone valves and tstats. Turned unit on performed combustion test. System is ok at this time of service. Checked wall mount filters. Turned all units on and tested temperature splits. Linda stated she doesn’t use them for heating. All units are in normal operation.

Checked filter, checked delta t, inspected coils, checked drain, checked electrical, tested condensate pump, checked capacitor, checked contactor, checked pressures.

Completed plan member AC tune up for MiniSplit system with 3 indoor heads: Filters are clean. Measured temperature split at each indoor head. Checked drain lands and condition of indoor coils Inspected wiring and controls. Recommend installing surge protector. Left email estimate. Refrigerant charge: Good MiniSplit system is operating well at this time.

Check the air filter and replaced. Checked the wiring connections and the voltages. Cleaned the burners and flame sensor. Checked the flue pipe for bellies and checked the thermostat in heating mode. Inspected the gas pressures and the furnace safeties. Checked the motor amps and the inducer operation. Took indoor heat temp rise and tested for combustion. Everything is in good working order at this time of service.
