Cause of hot water temperature being Luke warm is a failed TACO 3-way mixing valve. Boiler setting for domestic water is at max 140° as designed with 3-way mixing valve. (Taco 5000-3) I determined it was failed based on temperature readings of 3 pipes. Attempted to exercise adjustment and lightly smacked valve with rubber mallet to get it to free up, but to no avail. We will need to schedule to return and replace TACO 5000-3 3 way mixing valve. Covered under Dibiase warranty. Installed AG3000 surge protector for boiler. Installed Residio L1 leak detector around boiler and tested you can download an app and link this sensor to the app if desired.

Completed heat tune up for natural gas boiler. Dates to 1998 There are radiators and cast iron baseboard with bleeders. There are (2) zone valves one is main house the other is sunroom but the baseboards or radiators were cut out of the sunroom at one point. A Carrier Minisplit is installed in sunroom. The minisplit split leaked water inside head. I have looked at this minisplit in the past (they are my neighbors) and the tubing they used for the drain is very brittle and needs to be replaced. Cleaned heat exchanger and burners (12) Inspected flue pipe and chimney. There is a chimney liner. In good condition Standing pilot gas valve ok Inspected hydronic components: expansion tank, feed valve, pressure relief valve. The auto air vent is failed. Left estimate to replace this. This will involve isolating boiler then purging after replacing vent, Better to do when boiler temperature is colder in off season. Monitored boiler temperature and pressure. Also to replace the boiler as a ball park would be about $10,000 to 17,000. Set over all info. Performed combustion test. They will let us know there decision.
