Completed QA for Bosch heat pump install. Checked all aspects of install: ductwork connections Mechanical, wiring, controls. EZ trap wired were landed on U1 contacts. I moved the, to correct contacts S1. And made custom alert. If EZ trap float switch opens it will display alert: Clogged drain line. Clear trap and drain line, Then call for service. System will stop cooling and heating and run blower if EZ trap opens. Aux heat (propane furnace’ lockout is set to 35°F Measured temperature rise from heat pump (66-88=22° Good) Install passes quality assurance inspection. I sent the email for the maintenance plan membership for the system.
On Sunday during snowstorm with lots of wind is when the unit was giving them trouble. They called a friend who is in HVAC he cleaned the flame sensor and inspected the ignition components. The flame would intermittently cut out on them. There is a pressure switch checking for .1” of draft. It is possible that on Sunday during snowfall and wind The unit was not able to produce the draft. I measured -.26” there with manometer today. They recently had the Packard draft motor (1/150 HP) replaced. Told them to replace the (2) 16x20x1 filters soon. Ignitor and flame sensor are in bad shape. Unit is from 2007. Left separate estimates to replace ignitor and flame sensor. Unit did not cut off and had no issue with trial for ignition when I was here. Temp rise 48/98= 50° Itold them to talk to our management about consultation for new system considering age or at least anticipate needing to replace unit soon. System operating well at this time. Could not do combustion test roof ha

Completed QA for 100,000 BTU propane furnace /heat pump hybrid. Inspected all aspects of install: mechanical, wiring, piping, control settings, etc. Checked manifold propane pressures. Measured temperature rise Combustion and draft tests: Pass Moved MC wire to furnace off of CSST gas piping and clamped to return drop. The propane line is not bonded anywhere. Would require grounding rod, clamps and appropriate copper wire. Took photo of where gas comes into house under deck. Provided email estimate to bond the propane line with new grounding rod. Also provided estimate to install 1/2” gas shut off valve for gas drier line. Install passes QA inspection
Drained domestic water. Removed failed mixing valve. Also removed and cleaned and reinstalled Laars flow restrictor screen, Installed new mixing valve. Purged hot lines and tested system. I had Karen go to sink and verify water temperature. System operating well at this time.
Cause of hot water temperature being Luke warm is a failed TACO 3-way mixing valve. Boiler setting for domestic water is at max 140° as designed with 3-way mixing valve. (Taco 5000-3) I determined it was failed based on temperature readings of 3 pipes. Attempted to exercise adjustment and lightly smacked valve with rubber mallet to get it to free up, but to no avail. We will need to schedule to return and replace TACO 5000-3 3 way mixing valve. Covered under Dibiase warranty. Installed AG3000 surge protector for boiler. Installed Residio L1 leak detector around boiler and tested you can download an app and link this sensor to the app if desired.
Completed 6 month inspection for propane furnace/Heat pump hybrid system: Homeowner will replace Aprilaire 413 filter soon. Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Checked manifold gas pressures Inspected drain and pump. Added treatment tabs to pump. Checked heat pump operation and temperatures. Discussed and provided email estimate for APCOX whole home air treatment system. UV light life span 3 years. Lifetime warranty on unit. Will control biological growth at indoor coil and VOCs. Also provided estimate for plan membership. Combustion, draft and smoke tests: Pass System operating well at this time.
Completed heat tune up for Laars propane combi boiler. Inspected heat exchanger and burners. Inspected ignition assembly Inspected hyrdronic components: air separator , feed valves, expansion tank, circulators. Cleared condensate sate rep using cap on bottom and added treatment tabs to condensate pump. Both were in good condition Checked wiring controls and components. Zone panel: 3 Zones 3 circulators. A surge protector can be installed at 120V feed; would protect controls. Combustion and draft tests: Pass System operating well at this time. This tune up was covered under the expired gas Heat plan for the equipment. Left estimate for plan renewal. Also left estimate for plan renewal+surge protector. Left estimate for audible water alarm.
