Well Pump Repair & Service in Chester County

Well pump and pressure tank service — we tell a failed bladder tank from a failed pump before anything is replaced.

Well Pump and Pressure Tank Service

A large share of homes across western and southern Chester County draw from a private well rather than a municipal main. When the pump or the pressure tank starts to fail, you lose water pressure — and sometimes water altogether — with no utility to call. DiBiase Heating and Cooling Company services well pumps, pressure tanks and the controls that tie them together.

What Usually Goes Wrong

Pressure that surges and drops

Taps that pulse between strong and weak, or a pump that audibly kicks on and off every few seconds, almost always point at the pressure tank rather than the pump. A tank holds a cushion of air above a bladder; when that bladder fails or the air charge is lost, there is nothing left to hold pressure between pump cycles. The pump then starts and stops constantly — called short cycling — which is the single fastest way to destroy a pump motor.

No water at all

Loss of water can be a tripped breaker, a failed pressure switch, a burnt pump motor, or a dropping water table during a dry spell. These need to be told apart before anything is replaced, because pulling a submersible pump is a significant job and three of those four causes do not require it.

Air spitting from the taps

Air in the lines can mean the water level in the well has fallen below the pump intake, or that a check valve or drop pipe has developed a leak and the column of water is draining back down between cycles.

Gritty or cloudy water

Sand and sediment suggest the pump is drawing near the bottom of the well or that the well screen is deteriorating. Running a pump on sandy water wears the impellers quickly.

How We Diagnose It

We check the pressure switch settings and contacts, read the tank's pre-charge against the switch's cut-in pressure, test the motor's electrical draw, and look at the well's recovery rate before recommending anything. A failed bladder tank and a failed pump present almost identically at the tap, and the difference in cost between them is substantial — so we establish which it is first.

You get a flat-rate price to approve before any work begins. Well work can uncover a second problem once a system is opened up; if that happens, we stop and re-quote rather than letting the number drift.

Scheduling

Plumbing visits, including well work, are scheduled during normal service hours. Our 24/7 emergency line covers HVAC. If you have no water at all, call and we will get you the earliest available slot.

Related Plumbing Services

Well systems often share problems with water heaters — sediment and hard water affect both — and many well homes also run water treatment equipment.
