Basement system’s outdoor unit is off level. This damages the fan and compressor
Reviewed equipment and had a conversation with the customer regarding concerns. The unit is maintaining temperature in the heating/cooling on the first floor, but the second floor is warmer and cooler than the first floor. There are two big areas that are open from the first floor to the second floor, and there is no access to the ductwork. The best solution is to add another system in the attic space to supplement and condition the second floor. We will provide a proposal for this after a load calculation is completed.

8/14/26. Found wet switch tripped and about 1/4” water in drain pan. Sucked up water with shop vac. Talked to previous technician about situation. Found the only thing that had changed was the bottom drip pan was adjusted to have more of a pitch to drain away condensation. Poured water in drip pan and nothing leaked. Found insulation in cabinet was wet. Found that possibly the drain pan is creating a lot of velocity and pulling water off bottom side of coil. Ran system for about 45 minutes, no water dripping. A/c is working properly at time of service.
8/14/26. Fully assessed no cooling situation on 2015 unico high velocity system. Went up in very tight attic to indoor unit. Found water in drain pan. Poured water through ez trap and it had a lot of gunk in it but did drain. Found outside unit is located on top of roof. Homeowner uses (2) extendable ladders to get up to unit. Found indoor evaporator constantly freezing up. Explained to homeowner that it is more than likely a charge issue or possibly a bad txv valve. Ethier way due to being an 11 year old unico system recommended getting a replacement estimate. Explained to him if it is refrigerant these evaporator coils are notorious leakers. Set up appointment with our office for Monday.
8/14/26. Performed precision a/c tune up on 2023 Bosch heat pump system. Checked all electrical connections and components. Aprilaire 413 filter is ok. Checked temperature split. Tested blower capacitor. Cleaned out ez trap. Checked refrigerant pressures and temperatures at digital board. Found water heater is 12 years old. Recommended considering replacement since water heater is past 10 year life span. A/c is working properly at time of service.
The cause of the blank thermostat was nuisance trip of the wet switch. It is exceptionally humid and hot in the attic. Wet switch produces a tiny bit of condensation creates a small pool of water enough to trip the switch and break power to the thermostat. Placed switch on a zip tie riser and checked drain, drain pan and flow of drain water to the termination point behind and to the left of outdoor unit. System operating well at this time.
8/12/26. Fully assessed no cooling situation on 2011 Goodman heat pump system. Gave system a call for cooling. Went up onto the roof to further diagnose. Found compressor starting every once In a while but not compressor. Found failed 40/5 capacitor. The pointe provided new capacitor. Installed and everything came on. Checked 410a refrigerant pressures they were 329/121 with 6 subcooling. A/c is working properly at time of service. Because of the age of the system replacement is in the near future.
Found condensation lines for 1st and 2nd floor all tie together in basement. Found water backing up into 1st floor gas furnace and 2nd floor drain pan. Explained to homeowner that the 3/4” line that they both tie into has a major blockage. Blew out drain line with nitrogen tank both ways. Water started pouring out other side into the sump pit. Drain line is open again. 2nd floor system does have a wet switch for drain protection in the attic. Homeowner is going to suck up water in drain pan and basement with his shop vac. Drain line is flowing properly at time of service.
Luis 8-7-26 Customer called in for no cooling, carrier 4 ton heat pump from 2011. Fully communicated system. Air handler and heat pump. Blank thermostat. Found blown 5 amp fuse test system operation. Installed new fuse and test system operation, I did not see any shorts. After troubleshooting unit found other issues with heat pump. Coil sensor shorted. Bypassed sensor to test system. Unit started to cool. Check refrigerant pressures. Outdoor coil is very dirty restricting airflow. Refrigerant pressures are lower than normal, I talked to customer about issues. Provided estimate for repairs. I would recommend getting an estimate to upgrade system. Adding refrigerant is an indication has a leak, it could leak out in days, weeks, months or years. Customer decided to do minimum repair replacement of sensor and fuse I installed temporary sensor for now so customer has ac we need to come back with oem sensor so heat pump works under manufacture specifications. Issue is first floor system not cooling. Equipment is 3 Ton Trane AC with Ameristar furnace. AC dates to 2021. Furnace dates to 2018. Replaced 16x20x1 provided by homeowner. Cooled condenser fan motor and compressor with available nearby hose. Found that the thermostat was working as designed, had a call for cooling at indoor control and to the outdoor unit. Found failed dual capacitor. Select parts are under a 10 year parts warranty. Offered to replace failed capacitor under parts warranty. Homeowner agreed. Replaced failed dual capacitor and tested system. Measured amp draw through all compressor motor winding and amp draw of condenser fan motor with new capacitor. Checked refrigerant data 7° SC 16°SH Good. As previously noted that the condensate pumps for 1st floor and basement units have slightly longer discharge times. Provided previous estimate for drain repairs: Replace (2) condensate pumps, replace vi yo discharge tubing for both basement systems and install wet switch fo

All company personnel are on time, are courteous and are good communicators. Overall, great customer service. I recommend DiBiase without reservation. Kurt synched the replacement thermostat to our wi-fi and provided useful information on temp and fan settings. We are very pleased with this service and highly recommend Kurt and company. Technician Barry diagnosed and corrected a sensor problem and the heating function appears to be operating properly at this time. According to the neighbor on site, he was very professional and informative. We will continue to monitor the 6-month old system. Tech Barry returned twice to make adjustments and repairs to our Trane unit. He followed up to check that controls were properly configured. In both instances he was professional, polite and determined to make needed corrections. He conducted a thorough and detailed analysis. Barrys work ethic is commendable. We will be evaluating the effectiveness of our 6-month old system over the coming winter days. Kurt made adjustments to the thermostat and outdoor sensors. As with other Dibiase techs, he was prompt, professional and personable. Kurt conducted a comprehensive assessment of our system and helped us understand how thermostat settings impact the heating function. May 2026; first hot spell of season; AC not working.
