Fully assessed no heating situation. Found 2009 Lennox heat pump system locked out on low pressure lock out at defrost board. Reset power and tested operation. Found when system was running in heating mode heat pump is low on charge plus has a failed outside txv valve. Because of the cost of repair being around $6,000 recommend replacing heat pump system. Performed leak search and found evaporator coil is leaking refrigerant. Customer would like us to have someone come out to give a replacement estimate. Heat pump is not working at this time.



10/16/25 Dan I Arrived to the customers home for a heat pump check up on a 2 yr old system . I checked all electrical connections and voltages . I checked the air filter and found good , filter size is 201 AA. I Inspected the indoor coil and tested electric heat package. Took temp splits for the electric heat and blower motor amperage draws. I looked at the outdoor heat pump and tested for an outdoor btu output. Inspected the outdoor components and unit pressures. Everything is working fine at this time of service.



Completed heat tune up: Oil furnace/Heat pump hybrid: Heat exchanger and flue piping clean. There was 1 screw causing the barometric damper to get caught. I backed screw off. Damper operating correctly. Air filter ok. Homeowner buys them. Oil filter, strainer, nozzle good. Furnace had 45 min run time total since 4/2025 install. Used Beckett my technician app to program primary control for 30 second pre purge and 30 second post purge. Inspected wiring controls, electric motors and components. Equipment has surge protection. Oil burner locked out above 35°F Also checked heat pump operations and temperature rise Smoke, draft and combustion tests: Pass System operating well at this time.



Completed (2) heat tune ups for propane furnaces Replaced both 16x25x1 filters For each furnace Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; left estimate for a surge protector for each furnace Checked manifold gas pressure Inspected drain and pump. The only water safety is the wet switch in the on for the second floor system. I recommend and left estimates for EZ trap for each system. Allows for clean out of drain and overfill protection. Also discussed and provided estimates for whole home air treatment systems for each system. Combustion, draft and smoke tests: Pass Gas furnaces are operating well at this time. Homeowner paid to renew both plan memberships today.



10-14-25 Luis, customer called in for an issue with thermostat. Customer stated ecobee stat would read about 10 degrees off difference between boiler thermostat and heat pump thermostat, I checked thermostat operation found everything normal. I tested unit from thermostat unit came on test system operation heat mode ok. 413 air filter ok. Tested water safeties ok. Refrigerant levels and pressures ok cycle heat pump ok. I would recommend running system on heat rather than automatic for now. They will monitor thermostat and let us know if other issues. Inspection was completed on today visit.



Found oil boiler locked out on code 3.1 which is card communication error. Took photos of burnham I . Q. Cards. Do not have these on the truck need to order replacement cards. Was able to get the control to re learn the cards for now and boiler is working for now. Our office to get pricing and availability on both cards. Performed combustion test.



Fully assessed e09 error code. Found that after taking to homeowner he had lifted the condensation pump and it had started working. Shortened up both 3/4” pvc drain lines going into pump and installed unions. Also shortened rubber drain lines inside gas furnace. Ran gas furnace for about 20 minutes, no issues. Performed combustion test. Gas furnace is working properly at time of service. System installed 6/17/24. No charge.

Luis 10-13-25 performed heat pump tune up on 2.5 ton American standard heat pump from 2011 (14 year old) found thermostat in the off position. Test system operation from nest test option. 10 kw back up heat ok (contactor is in bad shape major wear) inspect blower and coils. The entire interior of air handler is in bad shape lot of biological growth on wheel/motor and cabinet, coils has some sing pa of refrigeration oil. Inspect air filter. Customer has humidifier (did not service humidifier she will take care of humidifier), check airflow I noticed unit does not have any water protection or surge protection. Went outside and check outdoor heat pump inspect all components, all components are original to unit some of them are reading below standards (capacitor 39.5 rated 45/5) check refrigerant levels and found to be lower than normal according to manufacturer. Cycle heater pump ok. At the time unit is providing heat to house. Would recommend looking into maybe replacing system. I did pr



Talked to homeowner about intermittent issue with 2019 Bosch tankless water heater locking out on c1 error code. Checked for blockages in venting with camera, no blockages found. Looked over troubleshooting for this tankless water heater and there is a screen that is inside at the heat exchanger and this can be blocked. If it is not blocked combustion fan will need replaced. We will need to locate the parts and provide repair estimate. Sent over info about maintenance plan. To remove this screen and replace could take up to 2 hrs. Customer would like us to order fan and screen if both under parts warranty only.



10/10/25 Tan Performed Quality Assurance inspection on Mitsubishi ductless heat pump system for 3rd floor room installed on 9/17/25. Burt stated the installers were great and Nick was very polite and educational about his new system. He had no negative comments or anything to say we could improve. When I mentioned about the remote holder and the MV vents he stated he got his own remote holder and the MV vents are not ready to be installed yet and he’ll most likely have his contractor install them when he decides where they go. Burt asked if there were any way to install a water safety on this but I told him unless it’s installed on an interior wall there were nothing available we could install to prevent water leaks. The best solution is to maintain the filter and have maintenance performed to allow us to flush and test the drain line each year. It hasn’t leaked since installation but he wanted to be preventative. Checked indoor unit and tested heating operations. System had 55° temp



10-10-25 Luis customer called in for no heat coming from propane heater, found thermostat calling for heat, heater is showing an ignition error code reset the furnace and start a troubleshooting after troubleshooting. I noticed the gas valve sometimes would not open. I provided estimate for the repair System is about four years old. It’s under five-year parts warranty. Customer did not want to wait for a warranty gas valve repair. I offer non warranty repair, customer decided to go with non warranty repair. Replacement of gas delivery system Convert to propane set up and adjust gas to manufacture specifications Two year warranty Adjust manifold gas pressure check incoming standing pressure and flow pressure ok. Performed combustion test on heater ok cycle system. Heater is now working properly. No fee for diagnostic (warranty). I provided some information about indoor air quality that the customer can install in the future.



Ran new 18/3 low voltage wire from point in the basement to the TACO control. Spliced to be able to add common to thermostat. Current thermostat does not have a common terminal so the green conductor behind the wall is left there with wire nut. When Sean is done with remodeling the room they will install smart thermostat. They have an Ecobee they plan to use. Replaced domestic water expansion tank (ST5) it is pressurized to match house water pressure 60psi. Flushed Combi boiler heat exchanger. 1 hour with descaling solution. 15 minutes with water only. Replaced ignition assembly and all gaskets. . Afterwards tested system both domestic water heating and space heating. System operating well at this time. Homeowners paid balance today.

Checked operation of emergency heat. Checked refrigerant pressures and temperatures at indoor and outdoor units. Heat pump is working properly at time of service.



Performed precision heat tune up on carrier 2022 propane gas furnace. 16x25x1 air filter is clean. Checked all electrical connections and components. Blew out pressure switch tubing. Cleaned flame sensor. Checked resistance of hot surface igniter. Provided estimate to install whole home uv air purifier. Checked gas pressure and performed combustion test. Gas furnace is working properly at time of service.

Performed precision heat tune up on 19 year old peerless boiler and recently installed trane inverter heat pump system recommend. Replaced 20x20x1 air filter. Checked all electrical connections and components. Checked temperature rise. Replaced oil nozzle and Rf1 oil filter. Found ignition transformer is wearing out. Test back up heat 10 kw ok supply and return air ok check system operation on heat and cool mode outdoor unit refrigerant levels ok. Cycle heat pump ok. On ductless unit cleaned filter. Add tbs to drain check inputs and outputs at the outdoor board ok. Both units are working within manufacturer specifications. Service humidifier for Amana heat pump test operation ok set for winter 35%. Customer renewed split system plan. Provided estimate to replace thermostat and install of soft start customer approved repairs. Installation of new smart thermostat and soft start test system operation after repairs ok. Cycle heat pump ok. Humidifier is now control from thermostat.

Reviewed home from basement to attic to look for places where humodity can be entering the building. Recommend home performance measures including air sealing and insulation, sealing attic hatch and fixing and ducting bathrooom exhaust fans, and removal of whole house fan that has no cover and is not in use.

Water trickling from water heater T+P valve. Expansion tank on gas water heater has failed. Water pressure is 72 psi which is on the higher side of acceptable range (45-75) psi. There is no water pressure reducing valve. Recommend installing one to control water pressure. Water company may bump up pressure at any time. PRV will allow for control Provided estimates 1. Replace expansion tank 2. Install pressure reducing valve. 3. And 4. Install both expansion tank and prv with and without plan membership. WITH plan membership is cheaper and you will get (2) tune ups and discounts on repairs and services She wants to consider options. I told her it’s ok to use water heater but she needs to address this soon. Keep an eye on floor near water heater.

DiBiase provided great service! They were able to arrive within two hours of placing the call and fixed our issue same day! DiBiase was faster, had lower rates, and provided better customer service than the company recommended by our property management. We will definitely use them again in the future. The customer service representative, Melissa was lovely, as was our technician.
