Arrived for no cooling Found no power to the outdoor equipment disconnect. Checked integrity of compressor (ohm readings between windings and megaohm test) and checked capacitor readings. All good. Asked homeowners to show me the panel. Recently they had to reset some breakers in their panel After an outage. They had inadvertently left the breaker for the outdoor unit (20A double pole) OFF. Breaker was not tripped and this circuit did not trip at any point during my time here today. Completed AC tune up for 1.5 Ton Carrier heat pump system, installed late 2019 Replaced 13.5x21.5x1 filter provided by homeowner Indoor and outdoor coils in good condition; outdoor unit is not level. 4/16/26. Performed precision a/c tune up on 454b trane 2025 heat pump system. Replaced aprilaire 313 air filter. Checked all electrical connections and components. Found that the air filter was pretty dusty provided estimate to install Apcox uv air purifier for better air quality. Also checked temperature split. Homeowner showed me a photo of the wet switch was tripped and a small puddle of water in the auxiliary drain pan. Found on the linset it could use a little more insulation and also small amount of air leaking where it goes into the air handler. Siliconed around suction line connection and insulated with foam tape. Brushed out ez trap, did not put gauges onto system do to being critical charge. Luis and Conner 4-15-26 repipe supply piping on boiler with new 1 1/4 black iron pipe and fittings, installed new pressure relief valve, new circulation pump, water feeder and expansion tank, replacement of two mixing valves for radiant heat, and one zone valve for the radiant zone (middle zone new style valve), flush system, and purge air test boil operation ok. Adjust final billing since two zone valves were not replaced.

4/15/26 Dan I arrived to the customers home to service their 2 yr old trane a/c system . I checked the wiring connections and the voltages . I checked and found the indoor air filter is good , the filter size is a 401 replaced by the customer. I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. System in good operating condition at this time. Collected for $89.00 one time check up. 3/14/26. Looked over steam pipping . Found one active leak on pipping. Found that the 1” black iron pipe did not have dope or tape. She also mentioned that the other company was at the home almost once a weak adding water to the steam boiler, possibly a bad water feeder but can’t run the boiler at this time. Found a lot of old cast iron piping that could leak at any time. Also found boiler exhaust up against pvc sewer main. They don’t want to do any work at this point just wanted to get everything checked out took photos of findings.

4/14/26. Performed quality assurance on recently installed Goodman a/c and gas furnace. Checked all electrical connections and components. Installed Honeywell t4 thermostat and tested operation. Landloard pointed out a water leak off condensation piping. Found leaking ez trap, had to replace ez trap under warranty. Also found furnace drain was not sealed the whole way around, was able to seal with glue. Tested operation in cooling mode. Also found no air filter in the system, installed 20x20x1 air filter.

4/14/26. Performed precision a/c tune up on 2017 amana inverter heat pump system. Homeowner recently replaced 20x22x1 air filter. Checked all electrical connections and components. Blew out condensation drain trap. Provided estimate to install wet switch to shut down system. Checked temperature split. Did not put gauges on the system do to critical charge. A/c is working properly at time of service.

Luis 4-9-26 customer called him for no cooling other company checked system and said system had no refrigerant, check system and found zero psi. Provided estimate for repairs. First is to pressure test, customer approved Pressure test system to find leaks, found indoor coil leaking, at this time new indoor coil is needed for the ac to work properly. Other option is to replace with new system. Customer decided to go with the repairs replacement of indoor coil under parts only warranty. Customer paid 50% for repairs Luis 4-13-26 after replacing the coil putting everything together checked the drain. I found the drain pan leaking. I tried fixing but no success. We need o come back to replace horizontal drain line, we will need two people we will try not to disconnect line set and replace pan in place. 4-14-26 replacement of horizontal drain pan for air handler, test operation after repairs ok. Check drain and test refrigerant pressures ok. Total charge 8 lbs and 8 oz. Air conditioner

Luis 4-10-26 customer called in for blank thermostat on basement unit. Found heater locked out on rollout safety sensor. Reset switch and checked heater operation, heater cabinet is extremely hot. Heater not exhausting correctly, secondary heat exchanger failed. Unit would run for minutes then shutoff ok safety. I also noticed blower motor leaking oil from bearings. Unit is from 2005. I would recommend getting an estimate to replace propane heater. Replacement of attic 20x20 filter. I tested ac system and cool is coming out. I presented optima for repairs. I would highly recommend getting an estimate to update heater.

Reviewed job site and measured equipment checked over attic air handler and outdoor unit. Measured equipment and gathered specifics for new installation.

4/6/26. Fully assessed recently installed Bosch 454b system. Checked all electrical connections and components. Checked over thermostat settings in nest thermostat and found (2) issues in the thermostat settings. First issue was it was set to o instead of b for the reversing valve. Second issue is it was set to a 20 degree lock out for compressor, set it to always run. Also found outside unit not running when I arrived. Found over voltage set to 248 and it was off on alarm at the disconnect. Set voltage to 255. Under voltage is set to 210. Performed quality assurance and ran system in both heating and cooling modes. Heat pump is working properly at quality assurance check.

4/6/26. Performed precision a/c tune up on 2018 trane heat pump system. Replaced 15x20x1 air filter. Checked all electrical connections and components. Checked temperature split. Flushed out ez trap with water. Found outside unit on hard lock out from the defrost board, ( no other description on chart as to what it locked out on). However the defrost board did not seem to be defrosting correctly at last heat tune up. Recommend replacing defrost board and sensors. Provided estimate under parts warranty only. Checked refrigerant pressures and temperatures. A/c is working at time of service.

4/6/26. Performed precision a/c tune up on 2016 amana a/c. Found dirty Aprilaire 313. Checked all electrical connections and components. Brushed out ez trap. Tested blower motor operation. Found a/c not coming on. Found system completely flat on charge. Explained to Barbara that we can locate the leaks by adding nitrogen to the system but more than likely it’s in one of the coils and also found ag3000 surge protector has failed. . Explained to her to repair would be around $5000.00. Recommend to her to have someone come out to give an a/c only replacement quote. Air handler is in the attic. Barbara would like Joe only. Set up appointment tomorrow to have him come out to give a replacement quote. System is down at this time.

4/6/26. Performed precision a/c tune up on 2015 Fujitsu mini split with (4) ducted air handlers. Replaced 12x30x1, (2) 12x24x1, 14x24x1 air filters provided by homeowner. Recommended to them to buy the cheap air filters for better air flow. Checked temperature split. Found no water protection under attic air handlers. Explained to homeowner that a good option would be (2) metal drain pans with WiFi rope leak detectors. He is considering getting gas in the home. Recommend to him to install (2) gas furnace a/c’s (1) for the first floor (1) for the second floor. Set up appointment with our office to give replacement quotes.

4/3/26 Dan Recall I arrived for no heat we were hear for a a/c tune up at the end of march . Found the thermostat was off . She hasn’t touched the thermostat. I turned the thermostat on heat and checked the system operation, and checked the cooling mode as well . Amps on the blower motor and the outdoor compressor and the fan motor are fine , pressures look ok as well . The customer is aware that the system is currently operational but past normal life expectancy. Replacement of system is recommended in the near future.

I arrived to the customers home to service their 6 yr old Lennox a/c system . I checked the wiring connections and the voltages . I checked the indoor air filter and it needs to be replaced, the filter size is 16x25x5 the customer will order more filters and replace himself. I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor amperage draws. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. Everything is working ok at this time . I found my outdoor contactor is pitting and should be replaced and found my dual capacitor is at a lower tolerance for replacement. I brought both of these items to the customers attention and gave him pricing. He wants to hold off on these items at this time. I collected for 89.00 one t

Issue has been that the system in the addition has not been performing well. It will turn on but does not heat or cool. 2 Ton Carrier communicating heat pump installed by another contractor in early 2024. First inspected indoor equipment found no error codes. Saw very obvious refrigerant oil in the evaporator drain pan. Made demand for heat at thermostat and put probes on refrigerant ports of outdoor equipment. System very low on charge. Running at 35 psi. Made sure nut at indoor TXV is tight Conducted electronic leak search, no leaks at brazed joints including outdoor unit joints. Although Could not pinpoint exact point of leak at indoor coil I am very confident there is a pinhole leak there Gave 2 options. 1. Charge system up to 2# R410A refrigerant and add leak detection dye. I can do this today. Or 2.Replace indoor coil and filter drier and charge system. We will have to order coil and schedule return for this. Homeowner will think about options.

4/2/26 - Kurt & Liz AC tuneup on a 13 year old R410A Goodman AC Started tuneup at indoor system checking electrical connections, all electrical components functioning properly. Tested my return and supply temperatures, found a temp split of 24 degrees which is in good range. Flushed drain line. Noticed no EZ trap on system, or surge protection. informed customer of the benefits of adding an EZ trap to system and surge protection but homeowner is moving to new home in a couple weeks and is not interested at this time. Visually inspected blower motor and coil, both in ok condition. At outdoor checked all electrical connections including total system voltage, compressor amps and capacitor, all electrical components functioning properly. Refrigerant levels in good range. System is operational at this time but reaching age of life expectancy.

I arrived to the customers home to service their 9 month old goodman a/c system in the attic , and their 5 yr old goodman in the basement with a high velocity indoor air handler. I checked the wiring connections and the voltages on both systems . I checked and replaced the indoor air filters for both systems the filter size is 15x20x1 and 15x20x1. I Inspected both indoor coils and tested the primary drain pan and cleared and tested the ez trap in the attic and tested in the basement. I Took indoor temp splits at the return and the supply on both systems , and checked the blower motor amperage draws. I looked at the outdoor units and the wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. Everything is working fine at this time of service for both systems. Attic system was having issues with super heat sub cooling, unit was noisy due to flood back of refrigerant. Static was fine set at tap 4 runni

Luis 4-1-26 performed ac tune up in rheem ac unit from 2011 ton and half. Visual inspection on hvac is poor. Water sings around heater, ac coil and drain system, test ac operation, compressor took longer to start. Found drain completely clogged. Clear drain and test pump. 3/30/26. Performed quality assurance on 2 recently installed Bosh heat pumps with propane gas furnace back up. Checked all electrical connections and components. Tested both systems in cooling mode. Checked refrigerant pressures. Made sure penetrations were sealed. Checked over settings in the thermostat all were ok. Customer got a performance alert through the thermostat. Honeywell is working on a fix for this issue. There will be an update sent out to the customers. Both systems are working properly at quality assurance.

3/30/26. Performed precision a/c tune up on 2022 Bosch heat pump system. Replaced aprilaire 413, homeowner provided options. Checked all electrical connections and components. Flushed ez trap. Found no surge protection on x-13 blower motor, provided estimate. Inspected evaporator coil. Checked all refrigerant pressures and temperatures at digital board. Bosch heat pump is working properly at time of service.
