Completed heat tune up for natural gas furnace. Aprilaire 413 filter ok Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; Checked mainofold gas pressure Inspected drain Combustion, draft and smoke tests: Pass Checked operation of Honeywell humidifier. Humidifier pad ok but will need to be replaced next year. Left email estimate for humidifier service. Gas furnace is operating well at this time.

Luis 9-2-25 performed ac tune up on 2 ton heil ac unit. Check electrical low and high voltage connections and components. Replace filter, flush drain test airflow inspect coil and blower. Check outdoor unit refrigerant levels and pressures capacitor and contactor ok. During today’s visit I noticed some items that need attention, attic unit does not have water protection, surge protection, I provided estimate for water protection and surge protection, I also found unit refrigerant levels to be lower than manufacturing recommendations (probably not enough refrigerant was added during installation) I also provided estimate to add refrigerant. I talked customer at the end of call and went over the report and estimates. Office to follow up with customer.

Reviewed home and ductwork. Home performace work was completed by Greenstone and audit was performed on the home by Peco. There is a negative pressure at basement indicating return leakage but ducts are sealed. Need to further investigate. Recommmend zoning or ductless for second floor comfort.

Performed quality assurance on recently installed air handler and ac. Went trough entire system. I corrected some of the issues. High voltage electrical switches and I also run new vinyl tubing. System failed inspection.

Luis 8-29-25 performed ac tune up on two Trane heat pumps. Check electrical low and high voltage connections and components. Check both air filters ok. Flush drain test pumps check airflow supply and return ok. Inspect indoor coil and blower. (Both units do not have surge protection) provided estimate to add surge protection, check outdoor unit refrigerant pressures and levels ok all capacitors and contactors ok. Cycle both heat pumps ok. Both units were working at the time of service. Found both condensation pumps and vinyl need attention. Provided estimate to replace pumps and vinyl to prevent breakdowns in near future. I also notice basement humidity very high. Provided estimate to install ducted dehumidifier for basement area. See photos for location.

8/28/25 Barry Cleaned indoor coil. Finest with brush taking care not to allow dirt into drain pain. With sprayer. Also scrubbed drain pan with towels and flushed drain pan with 2 gallons H20. Installed ECM blower motor surge protector. Tested system operations afterwards. System operating well at this time. Sean had a few quesabot ductwork. Another company mastic the trunks. There are a spots in closet where there is dirt in ceiling it’s from a tiny gap in ductwork connection where the slip is. There is also air co info out of a wall switch plate cover. That is because there is a duct fitting in that bay so air leaking from fitting will escape there. Nothing to be concerned about. Sean paid with card.

Perform precision AC tuneup on two American Standard AC systems. Replaced an air 213 air filter on attic system provided by homeowner, homeowner recently replaced aprilaire 413 on basement system. Checked all electrical connections and components check temperature split. Cleaned out easy traps. Tested capacitors. Found no surge protection on both blower motors provided estimate. Check refrigerant pressures and temperatures at indoor and outdoor units. Both ACs are working at time of service.

Found nothing running at the air handler. Found 208 V at the terminals but no 24 V coming out of transformer. Replaced 40 V8 transformer and tested operation of the system. Checked 410 a refrigerant pressures took photos. AC is working fine again at time of service.

Luis 8-25-25 customer called in for no cooling indoor unit does not blow any air. Indoor coil was icing up. Found system off upon arrival test system operation found motor not running checked motor with motor tester motor getting power but no operation from motor. Called manufacturer to get pricing and availability. Provided estimate for repairs and recommendations. System is 11 year old would recommend getting an estimate to upgrade system. Office to follow u with customer.

Customer called for water heater leaking. Check water heater upon arrival could see some water dripping from bottom element cover. Check bottom element compartment. Could see lot of water accumulated, water is leaking from middle of the tank making its way to bottom element. Element, wiring and thermostat all covered with water. New tank is needed. Office to follow up with customer.

Running the drain water outdside would need to drill through brick to accommodate a 3/4” PVC drain with 18” section inside and fittings (to remain freeze-proof) for 3/8” condensate vinyl tubing. I showed and emailed estimate for this. Currently the vinyl tubing runs to a sump pump. There is no safety on the sump pump but there is a safety on the condensate pump. He is going to consider getting a sump pump with alarm/safety. Recommend they replace Aprilaire 413 filter. Client agreed and paid for filter change.

Add a damper onto bypass for the humidifier and re-taped a connection on the supply run between duckboard and metal 6 inch round. This particular run was unrelated to anything that we did. collected payment and analyzed the system installation.

Fully assessed no cooling situation. Found some water and drain pan. Homeowner had shop vac right next to the unit sucked up water and found condensate drain clogged. Flushed out condensate drain with hot water and vinegar. Got everything open and tested system operation. Customer also renewed membership plan AC is working fine again at time of service.

Performed quality assurance on recently installed Goodman r-32 a/c. Homeowner mentioned to me that the outside is making a buzzing noise every 60 seconds or so. Checked all panel screws were tight. Checked fan motor was secure. Found it to be the compressor buzzing as it runs. Checked r-32 pressures were good. Will let office know and will go from here. System is working at qa.

Performed precision a/c tune up on trane inverter heat pump system. Replaced 20x23x1 air filter. Checked all electrical connections and components. Checked temperature split. Brushed out ez trap. Found Bradford white electric water heater is 10 years old. Provided estimate to replace hot water heater. A/c is working properly at time of service.

Performed precision a/c tune up on Bosch inverter heat pump system. Aprilaire 413 air filter is dirty ( homeowner to replace). Checked all electrical connections and components. Checked temperature split. Cleaned out ez trap. Tested condensation pump. Checked all readings at digital control board at outdoor unit. Checked refrigerant pressures and temperatures at indoor and outdoor units. A/c is working properly at time of service.

Checked the AC side of the systems, 1st floor is yr old and the 2nd floor is 7 yrs. I Checked all the air filters and found good and checked all electrical wiring and voltages. Checked the indoor coils and inspected the drain pans . The condensate drains on all units were water tested and cleared. Inspected the condensate pumps on both systems. Checked all the blower operations and amps. Inspected the outdoor unit coils and inspected the wiring connections and voltages for all units . Tested the pressures by using superheat and subcool methods and checked the amps for the compressor in the fan motors on all units . Checked the indoor cooling temps at the supplies and returns for both systems . Both AC units are working fine at this time of service .

Returned to install aprilaire 2210 filter rack. Repiped condensate drain adjusted metal and smoke pipe to new height of unit.

Found breakers for both gym units tripped. 70/5uF capacitor on second floor unit failed compl 45/5 uF capacitor for first floor gym unit weak. I replaced 70/5 with my own capacitor Other capacitor provided by The Pointe Also installed a superboost provided by client at first floor unit. Compressor sounds terrible for first floor system (4 tons) Head pressure and subcooling VERY high. But suction pressure and temperature ok so we began troubleshooting procedures of recovering a pound of refrigerant to reveal true problem. After recovering a little refrigerant suction pressure dropped dramatically to 80psi We added back the pound we took out during trouble shooting procedure. Problem is compound issue of compressor and TXV. Left estimate to replace TXV but this would be a band I’d fix that may not last long; Discussed with Joe and John. Joe will email system replacement quote for first floor gym system (4Ton heat pump with 10KW electric heat kit) Recommend upgrading this system.

Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

I arrived to a new install from this month. Customer had told me nothing was running had an error code on the thermostat. I found water in the secondary pan and it had tripped the wet switch. I opened up the equipment, found water sitting in the heating section of the air handler , so water was dripping off the end of the coil. I went to my settings on my thermostat. I set my comforter level from extra comfort to moderate and I went outside and checked my charge found. I had 25° superheat and 1.8 sub cool. I added a charge to the system added 1 lb. 14 oz. Now we have nine superheat and 10° sub cool. The system is up and running at this time of service customer will keep us posted to see how the system is operating. I will have the office follow up with him on Monday. No charge new system.

08/16/25 Dan I arrived to the customer’s home to replace their attic blower motor. I Removed the blower housing and then began removing the motor. I Installed new motor and reinstalled into blower housing , mounted everything back into the system cabinet. I wired in the new motor to the board . When I got the system altogether, I turned it back on and tested blower operation and checked my outdoor pressures. The Second floor system is back up and running at this time of service. I did finish collecting equipment information for the first floor and second floor outdoor collective for balance of blower motor 602.59
