Luis 3-2-26 customer called in for no heat. Gas boiler. Found boiler off upon arrival. Pilot is off, I talked to customer about issue it could be just pilot or issue with gas valve. Relight pilot and test operation. I perform combustion test ok. Boiler piping is outdated and in poor shape, customer is aware this issue. I don't feel comfortable checking water pressure all valves are in bad shape. I provided estimate for recommendations other option is to upgrade boiler. Customer does not use email. Please mail receipt and estimates.
Insulate crawlspace on outside walls with 2" polyiso foam baord attached to outside wall. Seal and insulate door entry to crawlspace to minimize air leakage and increase thermal barrier. Replace radiator in bathroom with cast iron similar size radiator. Install temp/humidity wifi sensor in crawlspace so temperature can be remotely monitored by homeowner. 3/2/26 Removed old radiator and installed new radiator in its place. Purged out air and made sure everything is getting hot. Need to return tomorrow with Escutcheon plates 3/4. Checked for leaks, no leaks found. Radiator is heating correctly at time of service.
I arrived to the customers home to go through the system. I went through and checked my schedule and it’s disabled looked at the customers phone and the schedules disabled on that as well. I checked my auxiliary setpoint. Compressor is running at 40% set point start. checked all connections in wiring for low volt and high volt . I turned the system on and tested system operation . The heat pump side is running fine pressures look great and my pressures Matched my outdoor flow chart for the refrigerant charge. I did take photos of the thermostat and all of the error codes. Last error code was on 2/25/26. I will talk to management about this job. No charge for today warranty
Luis 2-27-26 return visit to replace outdoor inverter board for Bosch 15 seer heat pump test operation after repairs system is working properly at the time of service. I also perform heat inspection during today's visit. Check Refrigeration levels and pressures using inverter board and verifying with refrigerant gauges check airflow supply return air temperatures customer just replaced 413 filter test 15 kw back up heat ok. Inspect air purifier ok no charge for today repairs. JB warranty.
Blown transformer and 3A fuse. Caused by improper wiring. The W contacts from thermostat were not wired to the 11 terminal on the relay but instead to one of the “CC” contacts of the refrigerant mitigation board. In these thru-the-wall air handlers the white conductors from the unit ARE NOT the electric heat contacts. One factory WHITE conductor is wired to the Y conductors from thermostat and outdoor. The other factory WHITE is wire nutted to factory GREY. A field provided conductor from the 11 terminal on the relay needs to be land on white to thermostat W(electric heat) see wiring diagram. Installed new transformer wired from 208V primary. Made all necessary wiring connections. After starting unit the mitigation board had a 2 flash communication error. Or refrigerant detected. Initially I found the 4 pin connector detached from the sensor! Re attached. This is no small task. Current sensor is mounted to a nearly in accessible spot. Very difficult to get harness clicked back in.
Performed quality assurance inspection on trane gas furnace a/c. Checked all electrical connections and components. Checked gas pressure. Checked temperature rise. Found after giving system a call for cooling nothing came on. Found possible failed refrigarant leak sensor. Found board flashing a code 3 for refrigerant leak or no communication from sensor. Made sure connections were good. Need to order warranty refrigerant leak sensor. Gas furnace is operating properly at quality assurance check.
Previous tech was out for tune up and noticed several gas leaks on gas piping to furnace. Replaced leaking gastite connection to shut off valve. Also repaired leaking elbow at gas valve. Leak tested. System operating properly at this time.
I arrived to the customers home to service there 11 yr old Utica gas boiler. I started with inspecting the temperature and pressure gauge. I looked at the boiler for any water leaks around the whole system. I inspected the heat exchanger, the ignition system . I inspected the expansion tank and the circulators for proper operation. I tested for combustion and checked return and supply water temps . Everything is working fine at this time of service. I inspected the customers heat pump system . It’s an 9 yr old Amana heat pump system . I checked all electrical connections and voltages . I checked the air filter and replaced, filter size is a 213 . Inspected the indoor coil and tested electric heat package. Took temp splits for the electric heat and blower motor amperage draws. I looked at the outdoor heat pump and tested for an outdoor btu output. Inspected the outdoor components and unit pressures. Everything is working fine at this time of service. Collected for 385.15 paid by

Pressure relief valve is trickling. Boiler pressure 18 psi. Relief valve should not let water out in less boiler pressure get to 30 psi plus I used the manual stem and reseated valve. And after this it did not leak Compression style expansion tank is not piped into ideal spot. Recommendation is to install EX 30 diaphragm style expansion tank and cap off the closed style compression tank as well as replace metal an automatic air vent in the appropriate spot. Left 2 estimates 1. Replace pressure relief valve, install new diaphragm expansion tank 2. Relief valve, expansion tank PLUS install auto air vent where the 1/2” cap currently is. Also replaced 18x20x1 air filter at air handler we installed in September. Recommend replacing every 2 months. Boiler operating well otherwise. He will contact us if he wants to move forward with repairs.
Fully assessed2023 Goodman hybrid gas furnace heat pump not heating. Hooked up gauges and system was completely flat on 410a refrigerant. System was installed by signature. Provided estimate to replace outside coil under part warranty only. Also explained to homeowner that they could replace the system also. They already got quotes from dibiase. They will let us know their decision. They are running on the propane gas furnace at this time.
Luis 2-23-26 customer called in for no heat, customer stated heater would run for seconds then shut off. Heater is from 2014 natural gas 80%. Check system operation found dirty flame sensor, I inspect burner and igniter, I also check air delivery system, found blower capacitor resting very low, I provided some options in repairs and recommendations, customer decided to go with top option, Replacement of igniter, clean flame sensor and replacement of blower motor capacitor, test system operation performed combo test ok, I removed plastic bags that were indirect contact with flue pipe. I would recommend placing any other items at least 3 feet away from exhaust pipe. Cycle gas heater couple times ok. System is working properly, customer also signed up for service plan on gas heater and ac. Customer wants first visit in the spring.
Fully assessed (4) head Fujitsu mini split heat pump system. Homeowner opened up linen closet there are (2) brace boxes inside. Did smell the electronics smell. Explained to customer that all I can do is perform a visual inspection of brace boxes. Which the way they are mounted you can’t open up the bottom brace boxes. System is around 10 years old would recommend getting a price on replacement of mini split system. Looked over what I could see and didn’t see anything burnt but can’t do a full inspection the way they were installed. Heat pump is heating properly at this time.
I arrived to the customers home to look at her Bosch heat pump system not working. I made sure everything inside was ok. I Checked the filter, blower operation, and Inspected the coil. I went to the outdoor heat pump and found a E6 error, outdoor fan fault. I powered down the system for three minutes pull the motor lead and ohmed out the leads , found that the fan motor is ok but the control board will need to be replaced. The board is covered under manufacturing and labor warranty. We will contact the customer once we have our hands on the new board I collected for diagnostic for $84.15 paid by check #167. I put Jackie’s thermostat back to aux heat and set at 65°
• Isolate and drain down water heater • Replace failed heating element • Refill water heater • Test functionality of new heating element • Test operation of water heater 2/19/26 Barry Installed new bottom element Installed new anode rod on hot side. It was missing from when tank was replaced /2025. Tested voltage and amp draw of each element. Made top element satisfy and then checked bottom element amps. Both elements 20A when energized. Set each thermostat to target 125°F. Water heater operating well at this time.
1/7/26 Conner: performed heat tune up on 6 year old Amana 90% gas furnace located in basement. - checked electrical systems, components and connections and found no issues - checked air delivery system and found no issues. 16x25x1 filter still clean. - checked ignition system and cleaned flame sensor. - checked combustion gas removal system. Found water to be leaking from connection from exhaust pipe to inducer motor. Will need exhaust drain kit to fix issue and prevent water damage to furnace. - performed combustion analysis on furnace exhaust and found flue gases at acceptable levels - inspected heat exchanger and did not find cracks or holes System is operational at time of inspection, but will need work to ensure it stays in good condition. Install exhaust drain kit to protect inside of furnace from water damage 2/19/26 Barry installed furnace exhaust drain kit and tested furnace. Water that is in the exhaust will be diverted from the new drain kit directly to the conden

When Luis told homeowner to “shut off hot water” she thought she meant the gas valve of the water heater. Not the water valve. If she wants the steady trickling leak at back of dishwasher to stop she will have to shut the water valve to the water heater off and then turn back on whenever she wants to use hot water from other taps. I offered to cap off the 1/2” feed to the dishwasher especially considering the leak at dishwasher could get worse. She agreed. *The people who install her new dishwasher will have to cut cap off and install new isolation valve for dishwasher. Completed work: cut out failed 1/2” isolation valve for dishwasher, installed 1/2” cap. Turned water heater valve and relit pilot. Bled all faucets of air. Checked for any leaks at new cap.
Recovered refrigerant and disconnected, removed and disposed of old equipment. Installed new Trane furnace and air conditioner, new vent piping, new lineset, new condensate pump and new vinyl tubing. Completed all mechanical and electrical connections to the equipment, pressure tested, evacuated, charged and tested new system. 2/18/26. Pumped down system to 200 microns. Added 6 ozs additional 454b for line set length. Finished insulating line set and cleaned up with zip ties. Sealed around supply plenum with clear silicone. Removed old existing humidifier and patched duct work with sheet metal. Tested operation.

Customer called in for water leak coming from first floor. Customer thinks is coming from supply duct. Customer showed me where the leaks was I check the area I found dishwasher leaking, customer will need to contact appliance technician to repair or replacement.
I arrived to the customers home to service their 2 yr old concord oil furnace system. I started with checking the air filter and replaced , the filter size is a 18x20x1checked all my electrical connections and voltages. I checked and replaced my strainer and nozzle , and the oil filter. I inspected and set my electrodes for proper gapping for optimal performance. I inspected the flue pipe for corrosion and pitting. Inspected my heat exchanger and the chimney for clearance. I bled the oil burner and tested system for smoke and combustion. I took temp rise splits at the return and the supply. Everything is running fine at this time with the newer oil furnace
Issue is not enough hot water. A plu,beer told him bottom element is cold. Bottom element of the Rheem water is reading OL. Bottom element has failed. History of this water heater: Replaced by Dibiase November 2023 with 4 year protection plan. (10 year warranty with protection plan) Replaced tank under warranty August 2025. He did get the Rheem protection plan when he bought water heater November 2023 so he would like us to replace the anode rod at the same time. We will need a folding an anode rod. Not a lot of space between top of water heater and joists. We will provide pricing for water heater element and labor to install the new anode rod.

Kurt synched the replacement thermostat to our wi-fi and provided useful information on temp and fan settings. We are very pleased with this service and highly recommend Kurt and company. Technician Barry diagnosed and corrected a sensor problem and the heating function appears to be operating properly at this time. According to the neighbor on site, he was very professional and informative. We will continue to monitor the 6-month old system. Tech Barry returned twice to make adjustments and repairs to our Trane unit. He followed up to check that controls were properly configured. In both instances he was professional, polite and determined to make needed corrections. He conducted a thorough and detailed analysis. Barrys work ethic is commendable. We will be evaluating the effectiveness of our 6-month old system over the coming winter days. Kurt made adjustments to the thermostat and outdoor sensors. As with other Dibiase techs, he was prompt, professional and personable. Kurt conducted a comprehensive assessment of our system and helped us understand how thermostat settings impact the heating function.
