Upon arrival, I began by cutting out the existing piping for the oil tank. Following this, I installed new black iron piping for the fill and vent lines, ensuring they extended from the tank to the outside. All holes were sealed appropriately. I then performed a preventive maintenance check on the Buderus boiler, including installing a new nozzle (65x60b) and a new RF1 filter and assembly. The pump strainer was removed, cleaned, and reassembled. Additionally, I opened the heat exchanger, brushed it clean, vacuumed it, and conducted both a combustion test and a smoke test. The customer requested the indirect tank temperature be set to 130 degrees Fahrenheit instead of 120, as they found the system cooled too quickly. The system is now running properly at the new setting. Payment was not collected at the time of service, but a discussion regarding full payment within 30 days was initiated with the customer.

Took all the measurements and calculations that I need in order to re-pipe the boiler and also checked why he did not have heat. We found the leaving air temperature sensor to be bad .

Follow-up ductwork analysis

Water on floor near condensate pump. Tested drains by pouring directly into evaporator pan. Found that pump needed to be kicked or tapped to run when full. Provided estimate to replace 115V condensate pump and the 3/8” vinyl discharge tubing. Homeowner agreed. Replaced both and put new pump on cork pad risers and installed 3/4” PVC union to allow for easy service and cleaning of new pump. *I was 3-4’ short on vinyl tubing so I spliced. This small section of tubing is in very good condition. I wired in condensate pump safety as a courtesy. Tested new pump 3 times by pouring water directly into evaporator drain pan. System operating well at this time,

Estimate

No cooling: Thermostats were making demand for cooling to zone pan and equipment Found outdoor unit core sensor lockout out on “4 flash” Replace failed 45/5 dual capacitor with Turbo capacitor (has 5 year warranty) Temperature split 20° Tested system including zoning. Master bedroom has always struggled see history. Checked zoning all dampers open and closed as designed. Dampers are (10x8) (16x8) and (16x10) Basement floor zone damper (zone 3) is stuck open as is first floor zone damper . Zone board identifies this zone as closed. Needs new thermostat and zone damper. Provided estimate for replacing all 3 zone damper and new thermostat for basement. However this doesn’t guarantee conditioning of master bedroom. The other rooms of second floor have more airflow than the master bedroom. A Minisplit system may be needed in the long run for the master bedroom. 8/14/26 Dan I arrived to the customers home for a water leak on one of our systems. Found condensation pump would overflow on the floor. Found GFI was tripped at the receptacle, but the pump did not have a safety tied into it . I gave the customers pricing on wiring the condensate pump they approved. It also wanted me to wire the other systems pump as well. Wired both condensate pump to control board and tested each pump to be sure is working properly with the system. I collected for $514.40 paid by check # 5161

8/12/26. Fully assessed humidity situation. Found humidity in basement was68%. Customer has an old dehumidifier in the basement that doesn’t seem to be working. He already ordered a new one and is going to put it in himself. There in a 2006 Sanyo mini split in a sun room. Blower motor and wheel are very loud. Recommend to homeowner to replace with new mini split. They had an energy audit done on there home and they recommended more insulation in the attic. Insulation is very thin. Found attic trane a/c satisfied at 70 degrees. Checked refrigerant pressures at outdoor unit they were 290/108 with 3 subcooling and 35 superheat, a little low on charge. Explained to homeowner that this is also a big contributor to the humidity issues. Overall would recommend replacement of mini split and whole home a/c. Homeowner is going to give us a call when he is ready.

-Arrived on site and spoke with customer -Located cigar room(humidor) & proceeded with service -Changed humidifier panel and verified operation -Panel is changed and humidifier is operable & maintaining humidity - 8/11/26. Serviced humidifier with #35 humidifier. Tested out humidifier. Tested condensation pump. Humidifier is working properly at time of service.

8/11/26. Fully assessed 2022 a/c not working on 1st floor. Found no power to arzel zone board. Found gfci that transformer for zone board is plugged into tripped with an old refrigerator plugged into it. Recommend homeowner get a separate receptacle installed by an electrician. Reset and everything came on. Customer signed up for a membership plan for crawl space a/c and attic system. Also for gas boiler. Completed tune up on 2011 attic a/c. Replaced 20x22x1 filter and 18x20x1 filter for crawl space unit. Found dirty evaporator coil on attic system, provided estimate. Cleaned out ez trap but found no wet switch, provided estimate. Checked all electrical connections and components. Checked refrigerant pressures and temperatures. A/c is from 2011 and is working but would recommend getting a replacement estimate. Need to return to perform tune up on crawl space a/c.
