Found water in attic equipment pan. Removed water (about 6 gallons) and cleaned. Drain is hard piped from the attic through a wall down into an unfinished crawl. There we discovered a metal hanger had broken free at the end of the drain line, causing improper pitch and water backing up. I added a plastic strap to support and give drain line proper pitch. Then had John stand outside at drain termination as I poured additional quart af after into drain line. Drain is now flowing. I also showed him how to add monthly drain treatment tabs to the line t keep it clean. Left estimates and explained 1. EZ trap 2. Wet Switch 3. Wrap sections of ductwork and air handler 4. AC only plan membership Checked refrigerant pressures and temperature split. Told him to leave FAN to “On” for a couple days to dry air handler. Also made sure air handler is properly pitched. System operating well at this time.

Completed AC tune up for 2 Ton Rheem AC. Equipment is 80% Efficiency natural gas furnace with AC downflow. Replaced 14x20x1 filter Inspected wiring,controls, electrical motors. Cleared and tested drain. Indoor coil has normal amount of rust/discoloration given the systems age. Measured temperature split (76-62=14°) This is considered low. Target is 18°-20° temperature split, Checked refrigerant pressures. System is undercharged. It has been charged in the past (3# in the summer of 2020) Left estimate to charge system 3# R410A with plan membership. I also discussed upgrading/replacimg the system as it is 15 years old. She will consider options. System operating ok. The air conditioner will struggle on demanding days.

Customer mentioned that second floor doesn’t cool nearly as well as first floor. First floor feels ok. System is not zoned. The basement is finished. I did find the boot of the supply closest to the exterior wall was completely detached from plywood subfloor and sunken down, I was able to prop back up and use 1 1/2 “ wood screw with flat head and anchor it back to subfloor. Then put grille back on. Velocity 533 rpm. Grille size 8”x4” which is 120 CFM. Good. One recommendation is to install an Ecobee smart thermostat with room sensor to be used to average with the sensor in the thermostat. System operating well at this time. He will consider thermostat estimate.

Fully assessed no cooling situation. Found indoor unit running but not outside unit. Found failed 40/5 capacitor. Replaced capacitor and tested operation. 410a refrigerant pressures were 377/151 with 5 subcooling. Found no water protection on indoor evaporator coil, provided estimate to install ez trap. Checked temperature split it was 18 degrees. Customer signed up for maintenance plan. A/c is working at time of service.

Installation of wet switch and condensation pan. Wired pump safety and wet switch in series with unit. Test operation of pump and sensor ok. Customer water heater pilot was off relit pilot and test operation. Provided estimate to replace water heater. We will have to install a 40 gallon due to space limitations. Emailed estimate for water heater options.

Completed AC tune up for 3 Ton Amana AC system; 3 zones Replaced 14x24x1 filter Indoor coil in good condition; cleaned outdoor coil with nearby hose. Inspected wiring, controls, electric motors and components; equipment has surge protection. Measured temperature split and static pressure Inspected drains; tested pump; added treatment tabs to drain pan. Left estimate for EZ trap. Drain device with overfill protection switch. Also left estimate for wet switch. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time. Homeowner renewed plan membership today.

Replacement of condensation pump for main floor system. During inspection of drain noticed couple severe kinks on vinyl tubing going outside. Told customer will be better if we replace vinyl customer approve extra work. Run new vinyl and test new pump. Wired pump safety in series with unit so if there is a problem with pump the safe will prevent unit from running. Also installed ez trap for attic system. Test operation of drain trap ok. All thermostat are now wired correctly. All thee thermostats had jumper attached between RH and RC this is why cooling was not coming on, they will have to turn one thermostat to heat for the units to work on cooling. Now, all thermostats are correctly wired and jumper has been removed between RC and RH. I also noticed on of the supply vents for attic unit come off main trunk. I tried to attached flex to duct. If flex come off trunk new duct board collar will be needed. 7 in collar.

Customer just moved in couple days ago. Try to use the air conditioners and will not work. All three units were replaced couple months ago. There is three air handlers three outdoor units and all three thermostats have separate transformer for the heat from the boiler. I noticed the jumper was not cut to separate both transformers. I cut the jumper on all thrmostats. And replace all three 5 amps fuses. Test operation ok. I told customer to get box of filters so he can replaced filter every two months in the summertime. 18x20x1 …23x20x1 and 24x24x1. Attic doesn’t have any water protection. Main first floor air handler condensation pump is running all the time provided estimate to replace pump. Customer will check with the original contractor. See if they will replace it for no charge.

Perform AC tuneup on a 2 ton carrier two stage AC unit. Check electrical low and high voltage components inspect air filter checked drain test condensate pump inspect indoor coils outdoor unit check supply return air temperatures notice outside unit Y2 was not connected connected Y2 and I want together so the unit runs 100% full speed all the time. indoor airflow at 800 CFM. Refrigerator level are within standard. I did remove close to 1 pound of refrigerant to lower the subcooling down to manufacture standards. I also provided some recommendations for water protection.

Picked up check for install.
