Quality assurance for left-side system. 4 Tons upflow air handler on second floor. Returns are on second floor. Thermostat on second floor hallway wall. Remains at 81° therefore system stays on in cooling. Overcools rooms below but thermostat does not satisfy because 1 it is reading 2.50 high and 2. There is no supply in hallway.(Thermostat is reading 2.5° high when compared to 2 of my temperature probes, see photos) Solution here is to install a S1200 smart thermostat with a room sensor and place the room sensor in a better location) 1st floor for example They may be interested in adding a supply to the hallway ceiling. It is a plaster ceiling and there is no easy access to the space above. The one access (in front of air handler in same room) has several screws and the drywall gave away when I tried to open. Presumably this will only open up to the eves of the attic space. Adding a supply to the second floor hallway ceiling is no small task. Will require a sight visit. I would l
The right side system is 2.5 Ton AC only air handler. Thermostat for this system also controls a hydronic zone so it is a heat cool thermostat. Air handler located on first floor. Filter size is 16x20x1 Inspected all aspects of install: mechanical, ductwork connections, wiring, controls, refrigerant charge etc. Used blower chart to determine that speed tap 4 is preferred over factorytap 8. Tap 4 will move 1160 CFM @ .8” static Temperature split is 20.5° 8° SC 7°SH Install passes QA inspection.
Luis 6-10-26 Replacement of water heater under warranty no charge. Check water pressure 60 psi. Installed water alarms back in place check water flow and Temp ok. Showed customer how to increase temperature in case she ants hotter temperature. Currently set to A.
6/6/26. Fully assessed water in pan at water heater that was installed by dibiase 11/25. Shined bright light on water heater and inspected for leak. Checked all the connections on top all were dry. Felt around bottom of water heater and found it do be wet. Dried everything up and took off metal plate for burner compartment. Found foam was wet along the bottom and found water inside at bottom of water heater. Water heater has a very small leak from tank. Water heater needs replaced. Our office to order new water heater. Put leak detection back in and showed homeowner how to turn off water in case of emergency.
Luis 6-4-26 Performed ac tune up on 3.5 ton American standard heat pump. Check indoor coils and electrical components ok. Inspect drain test pump ok. Drain trap connection came apart I provided estimate to repair 3/4 drain line with new tubing, I also provided to upgrade to safety trap customer will take care of issue. Inspect coil contamination system ok. Check outdoor unit refrigerant levels ok all electrical components outside ok. Cycle heat pump ok. System in good operating condition at this time. Customer renew service plan.
6/1/26. Fully assessed no cooling situation on 2015 Lennox a/c. Checked temperature split it was 17 a little low. Ran leak detector across evaporator coil and found refrigerant leak ( took video). Checked 410a refrigerant pressures they were 225/86 with 1.4 subcooling and 42 superheat. Explained to homeowner that we have 3 options. Just add refrigerant which we don’t know how long it will last, replace evaporator coil fo between $4,000 to $5,000. Or replace a/c system. Explained to homeowner this is a free charge to have someone come out to give a replacement quote. She decided to just add the refrigarant for now. Add 2lbs 410a pressures are now 234/121with 5 subcooling and 18 superheat . A/c is working at time of service.
Completed AC tune up for 2.5 Ton Amana AC system AC/Gas Furnace installed 8/2019 about 6-7 years old! Replaced 16x25x1 filter Indoor and outdoor coils in good condition; cleaned outdoor coil with frame in place, very little debris to speak of Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; clears EZ trap, cleaned and tested condensate pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 8° SC Good. Provided estimate to install whole home air treatment system. Will keep indoor coil and drain pan clean of biological growth. AC system operating well at this time. Homeowner renewed plan membership today. Homeowner would like us to mail a hard copy of invoice.
Completed (2) AC tune up for Goodman AC systems 1st floor 3 Ton with 80,000 BTU furnace 2nd Floor 2.5 Ton with 60,000 BTU furnace Both AC systems piston metering, both system dates to when house was built 2021 Both 16x25x1 filter good recently replaced Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; cleared traps as best as possible. Recommend installing EZ traps with Overfill protection and cleanouts switches at each unit. Provided email estimates. Also provided estimates to install wet switch at each system. This is a more reliable water safety, if water is detected in equipment pan under unit these will instantly shut equipment down. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Both system Good between 5.5 and 8° Superheat. Inducer compartments are dry. We have had
