5/26/26 Dan I arrived to the customers home to service their 5 yr old carrier a/c system . I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , I put in there cleaned filter 16x20x1 washable , and left a 16x20x1 regular filter on hand. I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. System in good operating condition at this time.
Reviewed jobsite information and filled out form. Will create and send estimate for ac and coil, and single stage and 2 stage with furnace options.
Completed AC tune up for 4 Ton Daikin inverter heat pump system System dates to 2019. About 7 years old. Replaced 25x25x1 filter media provided by homeowner Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; Measured temperature split and static pressure Inspected drains; clears tested pump; system lacks overfill protection and floor water detection shut off switch. Provided estimate for each of these. *Also sent updated estimate to run new vinyl discharge tubing to a barb in the 3” PVC. There was one incident of frozen drain line this winter. Assessed refrigerant charge checked pressures. Good System operating well at this time.
Issue is a “burning smell” To me it smells something like burnt candles. Humidity in basement is also high, smell is more pronounced in the basement itself. The plug in dehumidifier may not be working. He will allow it to run and see if it fills the bucket. I opened blower compartment of furnace and inspected blower motor, surge protector and harness. No burning smells or indication of overheating. Also opened high voltage junction box and receptacle and switch. No burned components or overheated wires. Checked the Arzel panel as well. No odors or overheated wires. There is a hybrid water heater. Filter was a little dirty. We cleaned and put back and opened hot water faucets to get water heater to run. Also checked all wiring connections there. To me there is a slight odor on the discharge of water heater. The compressor of the water heater also sounds abnormal/noisy. The odor is not coming from HVAC equipment. I believe it’s related to humidity in basement.

3 Systems: 1. Left-side of house 1st and 2nd Floor (Tstat on 2nd Fl Master bedroom): Gas Furnace+AC installed by Dibiase August 2023 2. Right-side of house 1st and 2nd floor (Tstat on 1st floor dining room with room sensor): Gas Furnace+AC Installed by Dibiase June 2024 3. Basement: AC+Gas Furnace; Furnace installed by Dibiase 11/29/23; AC from 2022 installed by another contractor. Talked to homeowner about installing WiFi thermostat with room sensor as recommended last August for the right-side system of the house. Has problems in cooling season with second floor of that side of house remaining hot. She agreed. Installed Honeywell S1200 thermostat with room sensor. Configured for gas heat and AC and Water water safeties so the thermostat will produce an alert stating “water safety issue” and shut down heating or cooling and turn fan on. Completed (3) AC tune ups Replaced 16x25x1 filter for right-side system 20x25x4 Filter for left-side system ok Aprilaire 413 filter ok for Baseme
Completed AC Tune ups per contract: -(4) 3 Ton Split Heat pumps. (3) of these installed by Dibiase within past 4 years (Bosch inverters) The other dates to 2008 (Trane) about 18 years old. - (3) Minisplit systems; (2) of which are cooling only 1-1 systems for game room; one of which is Heat pump (heating and cooling) for (2) second floor bedrooms. Filters for these were all clean. These systems do not get extensive use Filter list: (3) Aprilaire 213, (1) 18x20x1, (4) Washable Minisplit filters Replaced Aprilaire 213 Filter in crawlspace system. The other (2) 213 are clean. Completed following tune up procedure for all systems: -Indoor and outdoor coils in good condition with the exception of the indoor coil for the Trane system it is rusty and there was refrigerant oil around one of the u-bends, -Inspected wiring, controls, electric motors and components; left estimates for surge protectors for the (3) Minisplit systems and (1) surge protector for the Trane Heat pump outdoor un
4/13/26. Performed precision heat and a/c tune up on (1) Laars boiler and (2) unico/ amana a/cs from 2022 installed by dibiase. Homeowner to replace (2) 14x25x1 air filters. Checked all electrical connections and components. Cleaned out ez traps. Recommend installing an audible water alarm near boiler, installed alarm. Performed combustion test on boiler. Inspected condensation drain trap for dirt and debris. Checked refrigerant pressures and temperatures. Found both outdoor condenser coils dirty provided estimate to clean outside coils, ( homeowner is going to clean himself). All (3) systems are working properly at this time.
Completed AC tune up for 5 Ton Bosch inverter system Replaced 20x22x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimate for surge protector for indoor blower motor Measured temperature split and static pressure Inspected drains; clears EZ trap, added treatment tabs to drain pan. Assessed refrigerant charge checked pressures. Made sure measured pressures matched what control board is reading. AC system operating well at this time. Homeowner paid for plan renewal today.
