Replaced 20x25x5 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Checked inlet gas pressure Inspected drain and pump. Provided email estimate for APCOX whole home air treatment system. Will control biological growth that occurs at indoor AC coil. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. He replaced a drain fitting in his shower on second slope and yesterday water made its way under this bathroom which is located above kitchen. He would like to schedule a plumbing consult for this. Homeowner renewed BOTH plan memberships. Gas Furnace+AC and AC only attic system.

8/20/26 fully assessed water leaking from roof jack situation. Luis showed me where water was leaking in above the mobile home furnace recently installed by dibiase. Went up on rooftop and found some places in the roof sealed that has a few gaps. Filled in around roof jack with clear silicone. Homeowner will let us know when it rains if it fixes the issue.

Luis 5-19-26 performed quality assurance on recently installed ac unit. Check all settings ok. Corrected minor wiring settings, A2L sensor was disable, we installed heater couple months ago and we disabled at that time, I turn feature to yes. (Enabled) breaker size 45 with 6 gauge wire feeder outdoor unit, test ac operation airflows ok F4 Setting around 1550 cfm. 19 degree split. Refrigerant levels ok. 85 outdoor weather, quality assurance passed.

4/3/26. Fully assessed no heating situation on 2008 80% comfort maker propane gas furnace. Found flames coming on but no blower motor. Found blower motor getting power but not running. Found failed run capacitor but blower motor is also not spinning smoothly. Also found exahaust pipe rusting away. Provided estimates to repair but also found a lot of rust inside heat exchanger. Entire system should be replaced. Need to Set up appointment to have someone come out to give a replacement quote. Can’t complete a/c tune up do to blower not working.

4/1/26Performed quality assurance check on 2026 Mitsubishi mini split system. Checked all electrical connections and components. Inspected linset connections. Made sure everything was sealed and level. Ran system in both heating and cooling mode. Mini split is working properly at quality assurance check.

3/26/26 Performed precision a/c tune up on 2016 York a/c. Aprilaire 413 is ok. Checked all electrical connections and components. Inspected evaporator coil. Flushed ez trap. Checked temperature split and found no change. Compressor was running very loud then shut off. Went outside and tested duel capacitor it was good. Compressor itself is failing. Got homeowner to come outside to unit and showed her what was happening. A/c is 10 years old and not worth replacing compressor. Recommended replacement of a/c. Set up appointment with our office to give a replacement estimate.

3/26/26. Performed precision a/c tune up on 2011 heat pump system. Replaced 15x20x1 air filter. Checked all electrical connections and components. Found both capacitors inside and out were both weak, provided estimate. Checked temperature split. Checked refrigerant pressures. Also found heat pump off level. Provided estimate. Also because of the age of the system would recommend getting a replacement estimate.
