Fully assessed situation. Removed evaporator coil door. Poured water in evaporator pan. Found water leaking from evaporator drain pan down onto amana gas furnace circuit board. To repair system new evaporator pan and control board will need installed. Homeowner will be in contact with our office. Also when I came down in the basement noticed water all around water heater in drain pan pointed this out to homeowner.

Customer called in for no cooling and blank thermostat, found wet switch tripped. Found some condensation and inside pan that trigger wet switch. I flush drain pan and line. Ok no blockage found. I noticed some sweating coming from the bottom of the unit close to the coil. I also noticed some on supply plenum, we insulted supply plenum couple years ago after installation. I would recommend adding insulation on return side of unit. I did also noticed small crack on drain pan ( this must happen couple days ago) I did not see that on Friday. I will talk to management about this issue and come up with a plan. I move wet switch to other side of unit so it does tripped on false alarm. No charge warranty.

6-27-25 Luis performed ac tune up on attic air handler with 4 heat pump. Check electrical low and high voltage connections and components, flush drain check airflow supply and return air temps ok. Installed uv light at the same visit new transformer. Check outdoor unit electrical refrigerant pressures and levels ok. Capacitor ok. Cycle heat pump ok.

I arrived for no cooling. When I got down to the furnace, I did see condensation on the furnace and inside the furnace itself and some water. I inspected the indoor coil and found no ice. I tested the drain pan and could hear water dripping onto the heat exchanger and into the blower housing Primary pan has a leak. It needs to be replaced , the pan should be under warranty, but there may be labor costs . I also found control board is dead blower motor does work but control board has no display and will not operate. We need to order a new furnace control board for the Amana control board should be under warranty but may be labor cost for the replacement the board. The control board failing is from the primary coil pan is leaking water into the cabinet. The warehouse is looking into availability and pricing for labor on both items . The office will contact the customer.

Upon arrival I found both indoor units had a 0° temperature split. Proceeded to outdoor unit. Had to add 2 lbs. 2 oz. to achieve 18° temperature split. We will have to return to weigh out refrigerant and pressure test to perform leak search.

System not cooling. Second floor thermostat reading 78° setpoint 68°. No temperature split at indoor head on first floor. Opened outdoor service compartment. Lots of refrigerant oil around 2 flare nuts and inside and out of pipe insulation. Picked up refrigerant leaks there with electronic leak detector. Tightened with large pipe wrench and backing wrench. Afterwards electronic leak detector not picking up leaks there. System running at 40° SH I added 1# 7oz and superheat dropped to 3° However indoor temp split were still low 14°. Added another 15oz. Now temperature splits were 20° at each. Total added 2#6oz R454B. System operating well at this time.

Completed (2) AC tune ups. Both 3 Ton AC Oil Heat systems. Bith funaces from 2000 Both piston metering device 1st Floor is York R410A installed in 2019 2nd Floor is American Standard R22 installed in 2000 Both systems have 16x25x1 filters: Ok Measured temperature split and static pressure. 1st floor ok. Second floor 16° a little low. Inspected wiring controls, electric motors. First floor system ok. Second floor AC outdoor capacitor terminals very corroded some oil on top of capacitor. It is struggling to start. Left email estimate to replace 50/5 capacitor and install hard start kit. Equipment does not have surge protection. Checked drains: No clean outs or safeties. Both units piped to the same pump. Discharged out with oil tank fill pipe. Vinyl tubing very bad shape s is pump. I left estimates to repair including: 1 estimate to install separate pump for second floor AC and use 3/4” pvc and barbs to terminate condensate discharge. Or 2 Replace pump and vinyl discharge tubing.

Replaced blower motor in 110,000 BTU propane furnace. Considering that the equipment is out of warranty and repairs are expensive I offered to install blower motor surge protector. Also offered surge protector for outdoor unit. Discounted outdoor surge protector $20. Completed AC tune up for 4 ton Lennox AC system: Indoor and outdoor coils in good condition Inspected drains: cleared EZ trap, tested pump, added treatment tabs to pump. Inspected wiring, controls, electric motors and components. Surge protectors installed at blower motor and outdoor unit (contactor) today. Measured temperature split (74-52=22°) Good Assessed refrigerant charge and pressures 122/310 10° Subcooling: Good During final walkthrough I noticed very slow drip at evaporator drain where fitting threads into drain pan. I showed homeowner. I siliconed for now. Left estimate to install new EZ trap which will include new male adapter fitting into drain pan. I told him there is a possibility that the drain pan its

Equipment is r22 12,000 BTU Minisplit in kitchen of a barn on the property. Squirrels chewed communication wire which is not properly sized for application. 18/8 wire is used. Drain tubing is detached. Able to access the wall cavity from attic loft above. I used a disc golf retriever to pull the 6” piece of drain tube from the unit upwards and grab with my free hand. Penetration hole is higher than where drain tubing starts. Drain that is attached to unit is clogged. NOTE: Indoor unit is fed with separate power from outdoor unit. We identified and labeled breakers today. It’s very difficult but possible to: We will send quote for repairs. 1. Drill new hole a little lower and to the right of current hole and feed new Minisplit drain tube and splice with what is left. 2. Run new correct gauge wire between outdoor and indoor Verified there was refrigerant in unit. Equipment is from 2000 25 years old. Highly recommend upgrading Minisplit. Not sensible to repair.
