8/17/26- Upon arrival, performed routine maintenance for cooling on 2yr old Trane heat pump system. Checked filter was good. Flushed/cleaned out EZ Trap. Temperature split of 21° with outdoor temperature at 73°. Refrigerant pressure and saturation temperatures were within acceptable range of the outdoor temperature. Condenser coils/unit in good condition. During maintenance, found water leaking from drain plug at evap coil. Huge amounts of water was present in secondary drain pan. Re sealed drain plug with thread lock and teflon tape, didn’t notice any cracks. Flushed out drain again with air gun to loosen more sludge buildup. Water was draining more freely. Used customer provided towels to help soak up water in drain pan. Thermostat error alert of dome temp sensor. Powered off system to troubleshoot sensor. Rebooted system at thermostat to clear codes but didn’t clear. Sensor was faulty, placed part order in for repairs. Found no other issues at this time of maintenance, AC was worki

8/13/26. Fully assessed water leaking situation. Found water leak was from 3/4” condensation line off of Gf-1 system. Found water was leaking from 90 before it goes into tee fitting. Provided estimate to repair drain line. Replaced with new 90 (2) 3/4” couplers and short piece of 3/4” pipe. Tested operation of drain no more leaks.

5/26/26. Performed precision a/c tune up on 2024 Lennox inverter heat pump system. Replaced 20x25x4 air filter ( provided by homeowner). Checked all electrical connections and components. Checked temperature split. Flushed condensation drain. Found no surge protection on gas furnace with several electronics on system. Highly recommended surge protection. Installed ag3000 surge protector. Did not check refrigerant pressures due to being critical charge. Heat pump is working properly at time of service.

Luis 4-6-26 return visit to install check valve on hydronic system, drain boiler and installed check valve, after repairs test operation and bleed air ok. all radiators getting hot, test hot water and no heat migration from hydronic piping. No charge warranty from installation

3/23/26 Kurt + Liz 4 AC Tuneups on 13 year old R410A Carrier Air Conditioners. Started at indoor systems, checked all electrical connections, all electrical components functioning properly. Tested return and supply temperatures, all systems have appropriate temp split. Checked static on all 4 systems/ static ok. Visually inspected coils and blower motors , all in ok condition. Poured water down drain lines to ensure there are no blockages and that there is proper drainage. Did notice no system has surge protection, informed customer of benefits of surge protection. At outdoor checked all electrical connections including total system voltage, compressor amps, and capacitors, all electrical components functioning properly on all 4 systems. Checked refrigerant levels on all systems, refrigerant levels in good range. All systems operational at time of service but past age of life expectancy.

Propane gas boiler not working properly, found error f6 showing on display. high limit issue, not enough circulation across heat exchanger. Check primary secondary circulation pump (f10 taco) found seized motor. I replaced circulation pump taco 007. I check piping and all piping starting to get hot. I did measure temperature on the return and supply. I noticed left side of the boiler by the air elimination started to get hot first and then the one on the right it was cold water coming back. This will help installers when we install new boiler, no charge for Today I talked to Joe while on site.

Completed creating estimate for new boiler and sent estimate to Greg.

Daikin mini split heat pump. Found system low on charge. Only blowing out 82 degree air temperature. Found that a flare joint at the outside unit was leaking refrigerant. Bubble checked and tightened up fitting. Added in factory charge of 2 lbs 3 ozs. And tested out mini split in heating mode. Now system is performing at a 30 degree temperature rise and refrigarant pressure is 350 psi. No charge per management. Amana heat pump system Performed heat tune up on 2023 amana heat pump system. 20x23x1 air filter is ok. Checked all electrical connections and components. Changed ecobee to permanent hold mode. Checked refrigerant pressures and temperatures. ( took photos). Heat pump is working properly at time of service. Munchkin gas boiler. Found boiler heating properly but purring like a diesel engine. Explained to Greg that this could possibly be a draft inducer motor and gas valve issue. Boiler is from 2006. Recommended replacement with a Laars boiler. Took video of noise. Also foun
