LG ducted inverter. 2 Ton They were without power for one week. Neighboring homes and businesses experienced major electrical surge. Attic air handler. Very tight access in closet. Our technician was very thorough, professional, and patient with all our questions and concerns. We feel confident that we made the right decision choosing DeBiase for our heating and air conditioning needs.

The system is cycling off because it is satisfying demand of first floor thermostat. There is no thermostat on seems floor. System needs to be zoned. Zoning was abandoned by former homeowner There are 3 zones Basement 1st Floor 2nd Fl+Loft Identified wire from existing second floor zone sensor (18/8) using ohmeter. Labeled wire in basement. Wire pull from basement sensor will be very easy. First floor damper 24”x8” Second floor damper 14”x10” Basement damper 12”x8” See photos. Will need these (3) Honeywell trunk dampers plus zoning panel with 3 zone capabilities and 2 new thermostats. No need for wireless stats. We have 18/8 to second floor and wire pull easy for future basement Tstat. Included in our price will be all necessary accessories and wire. I.E. transformer Our office will provide quote.

The attic fan was taken out as part of replacing roof. Has ridge vent now. Sealed collar of bypass damper on return trunk with silicone. A couple placing on return trunk as well. The 9” duct in loft has a manual damper I opened and closed this. I noticed it wasn’t 100% open but now it is. This resulted in 10crm increase in airflow to the loft supplies. Not a lot but some improvement Both loft supplies giving about 55 CFM so 110 CFM now. The loft return in pulling 70 CFM. This is after putting magnetic covers on first floor returns. Recommend 9” Booster fan for loft area controlled by air proving switch to increase supply airflow to loft. Sent updated estimate. Also sent estimate for removing basement zone and adding foam tape to more tightly seal when closed. Emptied and started basement dehumidifier. Bucket was full. You could use a hose and run hose to sump. Made some improvements today. Strongly recommend booster fan. Don’t forget to replace filter every 3-4 months. Aprilair

Completed AC tune up for 3.5 Ton Amana AC system Replaced 16x25x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Explained to her the value in surge protectors. If compressor fails or indoor blower motor repairs are much more expensive than the surge protector. She agreed to surge protector for outdoor equipment today. Completed work today. Measured temperature split and static pressure Inspected drains; cleared EZ trap, added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 10° Subcooling AC system operating well at this time. Paid for invoice today

Reviewed system ans turned on breaker and found tripping right away. Inspected outdoor unit and checked for moisture in the disconnect. Inspected all wiring in unit. Removed compressor wires and found short of compressor winding to ground. Left disconnect off and energized breaker and breaker stays on so wiring is OK. Unit requires replacement, there is no temporary fix
