4/17/26. Fully assessed no cooling situation on 2016 Rudd heat pump system. Found when I arrived the thermostat was on a schedule and set to 80° set temp. Turned off the schedule and put it on hold feature. And tested operation and cooling mode. Check temperature split it was 18°.R410a refrigerant pressures were 282/116 with 7.6 subcooling. As the system ran the system drop temp to 73° inside the apartment and is working fine. More than likely the schedule was screwing up the thermostat settings. Heat pump is working fine at time of service.
Estimate
4/15/26. Found wiring on capacitor was wrong. Found that the wire was on the fan terminal and needed moved over to the common terminal. Placed the wire over to common terminal and found the compressor is shot. Explained to landlord the only real option is to replace the system at this time. Set up appointment for replacement quote.
4/15/26. Fully assessed no cooling situation on 2009 heil a/c system. Gave system a call for cooling from the thermostat. Outside unit came on but not indoor blower motor. Took off cover to air handler and found failed variable speed blower motor rocking back and fourth indicating a failed blower motor. Condenser fan motor is also noisy outside and don’t know how long it will last. Provided estimate to replace variable speed blower motor, but due to being 17 years old way past life expectancy recommended replacement of a/c system. Set up appointment to have someone come out to give a replacement estimate.
4/15/26. Fully assessed no cooling situation on 2016 Rudd heat pump system. Went up on the rooftop and found system locked out on low pressure. Perfromed electronic leak search over the system and after checking over evaporator coil, found leak at high pressure switch 90 at outdoor heat pump. Provided estimate to repair. System only has 10 psi standing in it. System is down and not cooling.
Customer was unavailable when we arrived after Troy had asked me to move up the appointment. Waiting to get an answer from Troy on if she wants it back on the 4/23.
Equipment involved is the Trane system we installed in June 2024 Found tripped wet switch as the cause of loss of power to thermostat. Decent amount of water in pan (2 pts.) No leaks in 3/4” drain piping. I added 1 gallon water to evaporator drain pan and no leaks at all. Drain line is clear. I did notice that the coil itself was not seated well in the drain pan and I was able to push it back slightly and seat within pan a little better. Bypass humidifier is turned off. There was water in return boot and after taking blower compartment door off. I tried to watch for where water was dripping from but did not see a single drop. Made sure refrigerant charge and temperature split is good. After flushing drain from evaporator pan and pushing coil into pan. I ran system another 10 min. No water in blower compartment or return boot. If problem recurs there is most likely a leak on back side of evaporator pan. No charge for this as it is related to install June 2024.
Completed AC Tune up for 3.5 ton carrier system. System dates to 2015. 10-11 years old. 100,000 BTU furnace with 3.5 ton AC (2) Zones *Dibiase replaced furnace heat exchanger November 2024. In the past we provided estimate to replace the zoning of the system because the first floor damper periodically gets stuck. Emailed updated estimate for replacing zoning. Replaced 16x25x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain pan. System does not have wet switch/flood safety, Device that will shut equipment down if water makes its way into pan under indoor equipment. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 8° Subcooling ok AC system operating well at this time but Zoning has history of not working pro
4/10/26. Fully assessed no cooling situation on 2016 Rudd heat pump system. Found system about 2 pounds low on charge. Refrigerant pressures were 213/40. Added 2 pounds of R410 a provided by at water. Refrigerant pressures are now 269/111. With a 19° split at indoor unit. heat pump is working fine at time of service. Do not know how long charge will last.
Completed QA for 80,000 BTU standard efficiency furnace install. AC is 3 Ton Heil that dates to 2022 installed by another contractor. They had gotten an alert that furnace was not running overnight. Had error codes for open high limit. 16x20x1 filter was dirty and fan speeds for heating were low (TAP 2 which is 800 CFM) Changed gas heat stage 1 fan speed to tap 4 (1100 cfm) to and gas heat stage 2 to tap 5 (1300 cfm) Set cooling fan speed to tap 4 as well to target 1200 CFM for 3 ton AC capacity. Set heating fan off delay to 2 min 20 seconds. Inspected all aspects of install: mechanical wiring, control settings, flue and gas piping. Verified gas pressures. Measured temperature rise and static pressure on both stages of heating Combustion and draft tests: Pass Install fails QA because the fan speeds were so far off from correct. Caused a no heat issue the day before QA and there would have been a no cooling call because cooling fan was set way too low.
Had a problem with two steam radiators. Luis arrived and diagnosed the problem, corrected it and verified that the radiators are now working properly. My tenants and new baby are warm and happy. Luis does it again!
