Performed ac tune up on Goodman ac unit. Check electrical low and high voltage connections and components. Air filter ok. Check supply and return air temps ok. Flush drain add tabs to pan. Inspect indoor coils. Check outdoor units refrigerant refrigeration levels and pressures capacitor and contactor ok. Cycle ac unit ok. Joe and I looked at one radiator not getting hot. After troubleshooting came to conclusion to replace radiator. We have tried everything else. Joe will create estimate for new radiator.

Fully assessed no coolin situation. Found nothing running at air handler. Found only 55 volts coming into air handler from main building. Failed 30 amp breaker. Let maintenance know they are going to have an electrician replace 30 amp double pole breaker.

Fully assessed no cooling situation. Gave system a call for cooling. Everything came on but found a/c completely flat on refrigerant. System is 9 years old. Explained to Thomas the the leak is more than likely in the outside coil or inside coil and is around $4,000.00 to repair not worth it. Recommend replacement of a/c. Need to set up appointment to have someone come out to give a replacement estimate.

Inspected blower assemblies and electrical connections. Cycled systems in cooling and checked static pressure and temperature differentials. Proceeded to outdoor units. Inspected outdoor coils and condenser fans. Checked electrical connections and components on outdoor units. Found capacitor leaking oil on 2nd floor outdoor. Checked refrigerant pressures and temperatures. Systems are operating appropriately at this time. Gave homeowner estimate to replace capacitor.

Upon arrival, I performed maintenance on AC system. Changed 24x24x1 air filter. Inspected evaporator coil and drain pan. Cleared and tested drain line. Inspected blower assembly and electrical connections. Cycled system in cooling and checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Checked electrical connections and components on outdoor unit. Checked refrigerant pressures and temperatures. System is operating appropriately at this time. Gave estimate to install easy trap since it is a negative pressure drain and does not have a trap. not having a drain trap will allow water to stay in pan till it overflows.

Upon arrival homeowner stated systems were short cycling with a loud bang noise. Cycled both systems several times without any issues. Checked refrigerant pressures and amp draws. Found amp draw on old Lennox unit was definitely high, but was not causing any issues at this time. Both systems are cooling appropriately at this time. we will be able to reassess systems when we return to perform maintenance in June. while I was checking out indoor units, I found water heater was leaking from pressure relief valve. Since expansion tank ruptured and was already replaced last year I gave homeowner estimate to replace water heater.

Performed precision a/c tune up on 2 Lennox a/c systems. Replaced 2 filters 16x25x1 air filter for the first floor system and 2nd floor Checked all electrical conections and components. Blew out condensate drain. Test pump add tabs to evaporator coil pans. Checked refrigerant pressures and temperatures. Supply and return air ok. There are several yellow items highlighted on forms for both units. Provided estimate for those tasks. On second floor system is cooling at this time but refrigerant levels are starting to get lower. This could affect cooling performance later in this year or early next year. Both system run with r22 (very expensive and very difficult to get). If customer has issues with cooling this year would recommend replacing systems. On first floor i did fix some low voltage wiring and also fix sealtite for high voltage power. Emailed estimate to replace high voltage power for first floor outdoor unit, and replacement of capacitor.

Fully assessed air handler constantly running. Found strip heater energized with thermostat off. Removed thermostat from wall still continued to run. Removed both white wires from air handler white, air handler then turned off. Found 24 v on white wire coming from outside unit. Went up to defrost board and found 24 v at defrost board between c&w . Found white wire has a Knick in it some where between outside and inside unit. Capped off white conductor and switched to green from defrost board to air handler. Now system is operating correctly. Checked refrigerant pressures in cooling they were 230/108 with 5 subcooling. 17 degree temperature split. System is working properly at time of service.
