Dan did a thorough job reviewing our system, got our system running, and let us know what issues our old system might have going forward.
I arrived to the customers home for their heat pump, not working on their dual fuel system. I started with the indoor unit and looked at the coil and the filter. The filter was dirty and replaced. It’s a 20x25x1, the coil was fine. I went to the outdoor unit unit found an error code tripped on a high pressure. I put my gauges on the unit check my capacitor. Capacitor was fine. I mega ohmed the fan motor and that was still in tolerance, but on the higher side . I reset the unit and checked my pressures and took indoor temps splits. I couldn’t replicate the issue at this time. Could’ve been something with the snow or air filter. I did leave an estimate for maintenance contracts for the customers to review. Collected for my diagnostics for today paid by credit card.
Luis 1-29-26 Performed gas heat, tuneup on 80% Ruud 100000 Btu heater. checked electrical connections, low and high voltage ok replaced filter, cleaned sensor and spark igniter. Replaced filter. Performed combustion test check supply and return air. furnace keeps going off on high limit more often now. As mentioned on previous visits all vents are close and blower motor is set to high speed. Would consider doing load calculation to see what kind heat load is neeed and potentially install new heater with lower rating.
PECO Air Sealing and Insulation Project * Perform blower door test and calculate target for the home. * Perform duct sealing for all accessible ductwork in basement area including register boots. * Remove old insulation in rim joist, air seal rim joist and sill plates, and put insulation back into cavities. * Perform test out blower door test to validate results from air sealing. NOTES FROM INSTALLER: Some ductwork in basement was inaccessible due to customer’s belongings in the way. Installers sealed all ductwork that was accessible and not previously sealed. Air sealing incentive was not added to invoice as only a 5% reduction was achieved.
Alex showed me that second floor system ran for 17 hours yesterday and did not quite satisfy thermostat. 2.5 Ton AC with Amana condenser/ADP indoor coil. Piston metering device. When I showed up, I double checked fan speeds and measured static pressure. Was at AC fan speed F04 At Fan speed F04 and static @ .8” ; CFM in 1052 I changed to F08 which correlates to 911 CFM or 364 CFM/ton on the lower side of acceptable range CFM per ton. Also taped the filter rack slot. I also noticed the 3rd floor return grille is influencing the temperature and robbing the returns on free floor below where thermostat is. Discussed with Alex, he will get magnetic grill covers for those return on hot days. Checked refrigerant charge, checked temperature split. System operating well at this time.
Completed PECo tune up for 4 Ton Trane Heat pump. System is 90% efficient propane furnace/heat pump hybrid. Daikin furnace is from 2020 Heat pump and indoor coil from 2009. Configured thermostat in installer setting to lockout propane furnace when it is above 40° outdoor temperature. This will limit propane use to only when it’s necessary. Replaced 20x25x1 filter with 20x25x1 for now. Homeowner will replace. Recommend replacing every 4 months. Indoor and outdoor coils ok condition. Some biological growth. Left estimate for APCOX whole home air treatment system. Inspected drain and safeties. Equipment is in a metal pan. Has wet switch and pump safety but not an a trap. Explained, and left email estimate. Inspected wiring, controls, electric motors. Indoor equipment has surge protection. Outdoor equipment does not. Left estimate for surge protector. Measured temperature split: 20° Good Compressor megaohm test: Pass Checked refrigerant pressures/charge: Good System is operating
Performed QA on Goodman Gas Furnace for the 2nd and 3rd Floor of the home. Tested system in heating mode and performed combustion testing and measured gas pressure. Adjusted gas pressure to improve combustion. Tested the wet switch safety device. Reviewed Dipswitch settings on furnace. Completed checklist form in system. Reviewed installation with homeowner and spoke to him about adding an ez trap to the upstairs system for added water protection. Emailed estimate for the EZ Trap. Also recommended having maintenance done on both the AC systems.
The crew was very professional and finished earlier than I expected. Very good with communicating necessary changes to the scope of work that were not initially foreseen. And they did a great job cleaning up after themselves.

Installed new Goodman gas furnace 90. Built transition between coil and furnace and reused return. Tapped/ caulked return and supply.. Adapted gas line and flus. Installed new nest thermostat supplied by customer and wired up all low voltage with safeties. Adapted condensate line and ran fresh air drain into the condensate line. Cleaned up work area and tested out equipment.
Estimate
Found failed inducer motor at 75,000 BTU natural gas furnace on third floor. 20 years old manufacturer date DEC 2004 Made sure there were no obstructions and that the inducer motor has truly failed. Inspected heat exchanger. Some rust, especially at eyelets. But passed smoke test. Had conversation with Alex. If he just replaces inducer motor replacement 1. There is a chance when the technician installs it the furnace will not pass a combustion analysis/test 2. Another expensive repair (control board, blower motor) may soon follow in the next few years or 3. Given the rust marks on the exchanger it will fail in a few years. For the sake of peace of mind and warranties I advised to replace the furnace. Set up consultation today for 6PM-8PM. Dillon. AC is 4 years old. An EIM with a 3 wire communicating thermostat is currently being used. Alex wants to use his NEST. There is 18/5 wire between stat and furnace. And 18/5 wire between outdoor unit and furnace.
