Customer no longer has an oil boiler and has a brand new propane boiler now that was installed by another company.

Performed tune up on Amana gas furnace, checked combustion and gas pressures. Tested blower and inducer motor, cleaned flame sensor and checked hot surface igniter. Tested temperature split and checked heat exchanger. No issue with unit at this time.

Performed quality assurance, installed new floor register. Customer kept old grill. Went over settings electrical ok check static pressure supply air and return ok 64 split. Check burner settings ok. Static pressure return .36 supply .34 wc. Customer did not had any questions. Combustion test ok.

Performed tune up on Bosch heat pump, checked indoor units heat strips, blower motor, and electrical connections. Went to outdoor unit and checked electrical and mechanical components. Checked compressor and refrigerant levels, no issues with unit at this time.

Estimate for cooling only suggested to evaluate eating to offset oil

Perform Quality assurance inspection on Spirit high boy, oil, furnace. 16 x 25 by one air filter is clean. Wiring is secure and neat. Checked DIP switch settings on the board. Performed Combustion test. Check temperature rise. Check thermostat. Made sure there was no leaks in the oil line. Tested operation. Oil furnace is working fine at time of quality assurance check. Provided info about maintenance plan..

I arrived to the customers rental. When looking at the furnace, found the air filter was clogged with dirt . I pulled the clogged filter and replaced with new. Also found water on the floor in front of the furnace found the condensate pump base has a big hole in it leaking out water, I put a quote in for a new condensate pump. Left a message for home warranty Company to call me back to get approval. No one called me back . I left an estimate for a new condensate pump. when checking the system I found combustion was a little off. And the system was going off on limit . I did a smoke test on the burners two cells are failed the other two seem OK. But the heat exchanger is still compromised regardless . I highly recommend replacing the furnace . by law I have the red tag the system tenants are aware that the system is off. Bryan said he will send someone else out that he knows to look at it.

Check the air filter and found getting dirty, the customer will replace it 16x25x4. Checked all wiring connections on the board. Inspected the oil filter the strainer and the nozzle and replaced. Check the electrodes and set for proper firing operation and inspected and cleaned the flue pipe and heat chamber. Tested the unit for smoke test and checked combustion and draft. Checked my supply and return temps , and walked the unit to be sure there are no oil leaks . The oil side of the system is working fine at this time of service.

Fully assessed 2000 thermopride oil furnace not heating. Found that there were no bubbles in oil line. Hit reset button and furnace did not fire. Took out nozzle assembly and found nozzle had some junk on it. Replaced.75x80a nozzle and re aligned nozzle assembly with becket a gauge, furnace fired right up. Furnace was serviced on January 31st .Due to system being 25 years old highly recommended replacement of system. Homeowner said he will be waiting till next year. Oil furnace is working at time of service.

Fully assessed train heat pump, not defrosting correctly. Checked resistance, readings of ambient sensor and coil sensor all within range. Called tech-support and talk to them about defrosting issues. Moved coil sensor to top distributor tube where ice was building up, and also cut jw2 Jumper on defrost board to terminate at 70° coil temp. Refrigerant Pressures were 311/82 Adequate refrigerant pressures. Heat pump was producing 130° at discharge line into home very good. Disconnected Outdoor fan wires and started to freeze up coil. Heat pump, then went into defrost cycle and did Melt almost all the ice. Heat pump is working fine at time of service..

I checked the wiring connections and the voltages. Check the pressure gauge and the temperature gauge. Looked and inspected for any water leaks. Replaced the spin on filter, the strainer and the nozzle. I pulled and cleaned the electrodes and set the correct gap for proper firing. Inspected the heat exchanger and the flue pipe. Made sure chimney was clear. I bled the oil line to be sure there is no air . I Completed a smoke test and tested for combustion. Took indoor heat Temps at return and supply. Everything is working fine at this time.

2/10/25 Replaced control board for furnace for Rooks 101+102 Configure board fan speed settings for 80,000 BTU capacity heat and 3.5 ton AC. Set upstage timer for 1st to second stage heat to auto. Control will temp up to second stage based on demand and the last cycle run time. Afterwards tested system operations. Completed quality assurance for Goodman furnace only system. (Hallway) Inspected all aspects of install mechanical, wiring, controls, vent piping, gas piping. Fan speed good targets 1200 cfm for 80,000 BTU capacity. Confirmed manifold propane pressure. Checked for leaks on gas piping Combustion and draft tests: Pass Install passes quality assurance inspection.



Installed Bosch air handler with 15 kw heat kit. Reused existing return and adapted to supply ductwork. Installed EZ Trap, wet switch, cleaned and reused condensate pump. Installed ecobee lite. Installed Bosch heat pump on new 30x30 concrete pad. Installed rectorseal RSH50 disconnect. Replaced lineset. Tested out all operations and cleaned up. Adjust pressures as needed in the summer.



Installed new thermo pride oil furnace. Built new return and transition piece between coil and furnace. Tapped/ caulked return and supply. Reconnected high volt and installed new outlet and switch with surge protector. Adapted oil line and changed out oil filter. Reused existing condensate line and condensate pump. Adapted smoke pipe and installed new draft damper. Reused thermostat and wired in low volt. Cleaned up work area and tested out equipment.

Resolved my issue with heating

Found system running at air handler but not outside heat pump. Found system completely flat on refrigerant charge. Heat pump system is from 2016. Gave customer the option to either replace the system or try to find the leak. Homeowner decided to try to find the leak. Pumped up System to 280 psi nitrogen. Found true suction line rubbed on suction line of compressor and broke open. Explained to customer to repair. This will need a piece of 3/8 copper cut out the brake and sweat shut on both sides. Call our office about scheduling repair. Repair will possibly be Friday if not sooner. Collected 50% balance..
