Upon arrival I found thermostat was only getting 12 V. Inspected indoor unit and found indoor board was blown. Also found surge protector on blower motor was blown. We will have to order a new indoor control board, transformer and a new blower motor. System is not operational at this time.

2.5 Ton Heil heat pump system: Was a complete block of ice meaning either airflow restriction or low on refrigerant. I allowed system to thaw using indoor fan on. System off from thermostat. Fan speeds are White in Terminal 1; Blue (medium hi) in terminal 2. Storms become very serious while I was here and power was lost while I was here. Discussed and left estimates for surge protectors. Checked drain and left estimate for wet switch. Which is a more reliable water shut off switch for attic equipment drain. Checked low voltage wiring connections. I had The lady who was staying here asked them if they recently replaced filter. I noticed this one was brand new. Size 14x20x1. They said it WAS recent. After thawing and restarting system checked refrigerant pressures and diagnostics as well as temperature split. (85-65) 7.5° SC Perfect. Towards the end of my time here the storms picked up severely and the power flickered again. I recommended leaving breakers off until storm dies do

Completed AC tune up for 3 Ton Amana heat pump system Replaced 16x20x1 filter; replaced bracket on right hand slide so now filter fits more comfortably, will be easier to replace. Told her it would be good idea to replace every 2-3 months. Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimate as I have in the past for surge protector for outdoor unit. Measured temperature split and static pressure Inspected drains; cleared EZ trap, added treatment tabs to drain pan. Left estimate for wet switch which is an additional water safety. Will shut equipment down if water is detected near indoor equipment Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 125/315 7°SH 5°SC Perfect.n AC system operating well at this time.

Return visit to install new indoor control board, 6 month inspection and also run section of thermostat wire. I did check wire integrity between basement and thermostat base no staples present, I tried to run new wire but I couldn’t run new wire due to board between thermostat and floor. I only replaced about 10 feet of thermostat wire test operation heat and cool ok system, is work under normal conditions. Check outdoor unit refrigerant levels and pressures ok supply air 60 degrees return air 80 degrees. Check air filter ok. Cycle ac unit ok. No charge warranty.

Customer called in for noise from outside unit. Found system running upon arrival, noise was coming from compressor, check system operation found refrigerant levels to be off by far. Low side was reading 35 psi high side 290 customer stated this just started about 30 mins ago. I switch heat pump to run on heat. Pressures ok. Switched back to cool and pressures were back to normal. If issue happen as again most likely indoor txv will need to replace, with new filter drier. I would recommend removing charge to verify total refrigerant charge. Unit is out of warranty (5 year standard). Provided estimate for recommendations. Supply air temp 53 return air temp 73. System is working again.

Fully assessed noise situation. Gave system a call for cooling. Once system achieved temperature, entire return plenum expanded and made the bang noise. Explained to homeowner that this is called “the tin can effect “. Since it is not just the return plenum and it’s the entire trunk this would take a lot of bracing to try and get it to stop. She said she is not concerned as long as it does not hurt the system. I informed her that it does not. Did find that the system has a variable speed fan on it and should definitely have a surge protector to protect the blower motor in event of a power surge. Provided estimate, and installed blower motor surge protector. Also tested operation of the system in a/c mode. Temperature split was 19 degrees. 410a refrigerant pressures were 276/121 3 subcooling , 20 superheat. A/c is working properly at time of service.

Luis 7-3-25 perform AC tuneup on Amana 3 ton system. Check air filter, flush drain test condensate pump supply air and return 21° difference. Inspect low and high voltage components and connections. Check outdoor unit refrigerant levels and pressures, capacitor and contactor ok. Added refrigerant to system (2.1 sub cooling) after adding refrigerant sub cooling was 7.5 degrees. I also added dye to system we will check components next time we come out. Cycle ac unit ok.

Y terminal on control board is shorted. The low voltage wire (18/5) between the thermostat and the furnace control is anchored to joists using outdated staples wayyyy too tightly and that wire was clipped visibly at one point. I got rid of this section. But board itself is shorted at the Y1 terminal This wire was not part of our original stall. Very old wire. We need to (1) Replace the control board AND (2) run a new wire preferably 18/10 or 18/8 between thermostat and furnace. The wire pull is challenging. You will save time by sending 2 techs. I have it wired in such a way that thermostat work for now. Our management staff will arrange to come back and run new wire and replace control.

Reviewed airflow to second floor and measured airflow to registers at 32 - 3 supply registers present. Opened damper and remeasured at 46 cfm. Reviewed settings on the thermostat to ensure sensor was configured and showed Anita how to use the fan settings on the thermostat to help balance the home better and improve indoor air quality - HE filter present. Arm is missing from the first floor damper so it could not be adjusted. Anita would like price to replace arm. She is not interested in zoning the system at this time but it is possible. Ballparked price of 2500 to 3000 .

Upon arrival I found thermostat was reading outdoor temperature at 15°. This indicates a bad outdoor sensor. Gave homeowner estimate to replace wired outdoor sensor. Need to return to replace wired outdoor sensor as soon as possible. 7/2/25 Replaced failed outdoor temperature sensor. Wired in and mounted to outside of outdoor unit away from direct sunlight. Confirmed correct ohm value of new sensor based on chart and outdoor temperature sensor. Sensor now giving correct temp input to thermostat Tested operations afterwards. System operating well at this time. Homeowner paid balance.

Set new coil on existing furnace. Adapted to supply duct. Adapted existing lineset into new coil. Installed new dragonfly board for A2L mitigation. Ran new condensate drain with new EZ trap to new condensate pump and ran new vinyl to outdoor discharge. Set new unit on new pad and leveled. Hung new disconnect box with internal surge protector and sealed to wall. Piped in existing lineset to unit. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed all test out procedures cleaned all work areas and reviewed installation with homeowner.
