I had a down AC unit turned out to be a simple switch. The technician noticed it and as soon as it was turned on, it started running fine. That was a sigh of relief then they did the full check inside and out. Great bunch of guys thank you much Have a great day.
Luis 8-10-26 Customer called in for no cooling, nothing works. Found emergency switch in the off position, customer daughter probably turn switch off. Test system operation. Check pump operation takes longer than normal, customer will replace its own pump. Check filter ok, check supply and return temperature ok. Check outdoor unit refrigerant levels ok. Provided estimate to replace pump and vinyl. I also provided information on service plan oil heater and ac system.
Reviewed the home with John to discuss objectives. Currently, there is an oil boiler in the basement with a separate hot water heater and mixing valve. There is an air handler in the attic with an outdoor A/C only. John would like to look at replacing the system with a heat pump and electric backup and not rely on the oil boiler. It was recommended for him to still keep the oil boiler as a backup for redundancy, but not to open the door to removing it because of the baseboard and oil tank. The electric panel is on the back wall, approximately less than 10 ft from the air conditioning location. If we were running a wire from the breaker panel to the air handler in the attic, we would need approximately 40 to 50 ft of wire, and it's very easy to do. The water heater has been running out of hot water in 10 to 15 minutes after one shower. There is an old mixing valve connected to it. I recommend upgrading the water heater, which is 6 years old, to a 50-gallon with a new mixing valve on top
No cooling Equipment is 3 Ton AC/ attic air handler dates to 1991 based on York serial number nomenclature. 35 years old Ceiling grille filter rack. Found failed capacitor and 30A double pole breaker was tripped. Ultimately determined compressor is shorted to ground. Breaker will instantly trip if compressor is energized Verified this with 2 different meters measuring directly from compressor. Only sensible thing to do is upgrade and replace the HVAC system. Heat is oil hydronics. Homeowner would like to go to heat pump with elec Hot water 40 gallon electric. He says the capacity is not there. One personn takes a shower and it takes 2 hours to get hot water. Tank booster may be the solution.n We will offer heat pump air handler with electric auxiliary heat. Current.y wire to attic feeding air handler is 14 gauge. *I could not identify breaker in panel for this circuit. AC is on a 30A double pole BRK 16+18 AC system is non operational. Found water in equipment pan and wet switch tripped. Verified operation of blower motor and control. Blower motor works and the control did energize F04 fan speed when there is a demand for cooling. Nest thermostat is energizing “G” when a demand is made for fan only as Indoor coil was frozen 1/3 of the way up. Ran furnace to expedite thawing of coil>wet vac and dried water in pan>ensured drain is clear and filter is clean>set AC fan speed to F07 for 1150 CFM for 3 Ton AC> wrapped EZ trap in foam tape>cleaned outdoor coil *back and side had some debris. Ran system in AC. There are no refrigeration issues. 5.5 Subcooling. Pressures 287/132: Excellent Indoor blower motor and control are likely intermittently stopping fan operation during cooling resulting in freezing of indoor coil. Did not observe this today. advised homeowners to pay attention to the indoor fan operation if possible. Provided email estimate to replace indoor control and blower motor under a parts only warranty. Al
Luis 8-7-26 Return visit for Replacement of capacitor and test system operation, after repairs test system operation. System currently operational but has passed normal life expectancy. Replacement of system is strongly recommended. Current system does not have water protection. I called land lord after repairs to over visit, I left voicemail.
Luis 8-6-26 Land lord called in for no cooling. Found indoor unit running but no outdoor. Found no power to outside unit. Check all wiring, found capacitor resting all it zero mfd rated 35/5, unit is from 2004. I called land lord several times to go over visit, we will need to change capacitor so I can fully check system operation and evaluation. I would recommend getting an estimate to replace system. I did perform test on compressor and is reading lower resistance to ground this increases the chances for electrical compressor failure. Refrigerant levels can’t be check until we get unit running. I did not get callback from land lord. Office to follow up with land lord tomorrow morning.

Reviewed home and equipment with Steve and Bobby. Took measurements on equipment. Furnace is approximately nine years old, installed by us. We are going to be keeping the furnace and the humidifier and filter. We will need to re-install the humidifier, possibly on the return drop if possible. If not, we will have to cut into the coil, unfortunately. Did not charge for the pan and wet switch, but informed Steve we will try to put the pan in under existing furnace with new wet switch. If pan cannot be installed, then wet switch will still be placed next to unit. Dimension from furnace to trunk is approximately 33 in. high using a C cabinet. Thermostat will be replaced with S1200 with EIM. As I could not see a fifth wire, I would assume there are five wires at the thermostat currently. Only four wires are connected. We will wire the humidifier into the EIM. At the outdoor unit, we are installing a new pad, and we will be installing a new whip. The whip length is possibly longer than 6 ft,
Luis 8-6-26 No cooling attic Bosch air handler. Thermostat calling for coo but no operation. Found water sensor tripped. Reset unit and test operation, check drain system ok. Airflow new filter. Check blower speed and static compare with database ok. I noticed inside cabinet insulation wet. It seems like moisture/condensation was coming from air handler. Air speed is within normal range. Sometimes specially when is humid attic system could sweat and tripped sensors. I move sensor to front of the unit test system operation and I did not see any condensation. If call come back we might need to add insulation to air handler. No charge warranty.

Luis and Conner 8-5-26 Performed safety/gas certification in gas boiler 80%. Current boiler is from 1986. Boiler is operational. All major components are in bad shape (original to system) all safeties showing major issues, pressure relief valve seems to welded lever will nit turn. There is second relief valve that is rated for water heaters (120psi). Expansion tank is full of water. Water feeder is not working. Boiler condition is poor. Final professional recommendation is system upgrade. System does not pass safety test. System currently operational but requires recommended repairs and has passed normal life expectancy. Replacement of system is strongly recommended.
Luis and Conner 8-5-26 Performed gas heater certification, Daikin 90% heater from 2016. Inspect all components, air delivery, combustion removal and ignition systems. Replacement of customer supplied filter (air ranger). Clean sensor and burners, performed combustion test on heater ok, check airflow check gas connections within heater compartment and 1/2 black iron Shutoff valve. Cycle heater system ok. There is some rust on section of gas piping inside furnace cabinet (not concern at this time) would recommend yearly check up. System passed inspection. System currently operational but nearing end of normal life expectancy. Due to age, replacement of system should be considered in near future.
No cooling for 3.5 Ton Carrier AC system. AC is original to the house 21 years old. The funace was installed 1/30/17: 9 years old. Found failed 50/7.5 capacitor at outdoor unit. Offered to replace failed capacitor. Homeowner agreed to replace failed capacitor. Completed and tested. Found blower speed for cooling set for Hi (5ton AC). I dropped to (MED LO 3.5 Ton AC. based on furnace blower performance chart *see photo Target superheat based on indoor wet bulb (66°) and outdoor dry bulb temperature 81° is 18.7° (See Photos) System is running at 36°SH *changing fan speed did not make a significant difference. System is undercharged on outdated refrigerant. Indoor equipment lacks water safeties. Located in second floor closet. Water safeties are very important with regards protecting floors and ceilings below. Provided estimates for these safeties System is undercharged on R22 refrigerant. Flush drain test pump check air flow, air delivery system. Supply and return air. Test zoning system two zone system, check outdoor unit electrical and refrigerant system ok. During inspection I noticed current system does not have electrical switch by unit. Indoor system is located basement with 90 of the area finished no water protection, system, also does not have surge protection. Customer uses 1 in filter, interior system has some dust from construction, i provided information on water protection and enhancement options. Customer singed up for service plan.

Luis 8-2-26 Customer called in for ac unit not cooling. Found thermostat calling for ac outdoor and indoor running. Found frozen coils. I turned off unit and set fan to on. Check air filter. Ok blower is running, I could not remove blower panel, unit is horizontal and is not supported correctly, metal strap could not be move. We will need to add support to unit so I can have access to blower housing, I check outdoor unit. Ac unit and air handler are from 2006. Unit still uses r22 (no longer available). Most likely unit is freezing due to low on refrigerant. We no longer use this type of refrigerant. Overall condition is poor. My final recommits system replacement. Indoor unit will drip water customer is aware, he might want to put some towels around indoor unit. I talked to bill while on site and set up consultation for tomorrow morning between 9 and 10.

Found condensation pump, and drain trap not wiring to system, I offed to wired safeties to unit customer approve estimate. Wired pump, trap and water sensor to thermostat. Flush drain check supply and return air temps ok. Indoor unit does not have surge protection and bacteria protection, check outdoor unit refrigerant levels and pressures capacitor and contactor ok. Barry came and serviced my oil furnace today, 11/24, in my workshop. Was leaking oil and some other issues. Barry fixed the problems, serviced the unit and got me back up and running, right before the cold snap. Can't recommend these guys enough. Riley and team installed a mini split today.
