Luis 8-21-26 Performed ac tune up on Bryant 4 ton heat pump from 2023. Check system operation check airflow, drain system and air delivery system. Test drain and pump. Ez trap float does not work. Pump takes longer than normal to discharge. Provided estimate to repair these items. Indoor coil ok. Blower blower motor does not have surge protection. Led Reme light is out, provided estimate to replace led cell. Check supply and return air temps ok replaced customer supplied box filter. Check outdoor unit refrigerant levels and pressures ok. Electrical components capacitor and contactor ok fan kept within range. Outdoor heat pump looks like had some work done. Looks like grill was cut and zip ties were used to hold in place. Cycle heat pump ok. System currently operational but requires recommended repairs
Great service
Luis 8-21-26 Customer called in for water leak coming from the basement HVAC system found system off upon arrival, ask customer to turn thermostat to cool and test system operation check condensate drain system. Drain line is slowly draining from air handler pan, found clogged on the drain pan inlet. Provided estimate to repair leak. I would also recommend replacing condensation pump and vinyl at this time, pump sound terrible and takes longer than normal to discharge water. Provided estimate for repairs and recommendations. Customer approved repairs with preventative; condensation pump and new vinyl tubing. Test drain system after repairs ok. System is functioning properly at the end of visit. I also provided information about coil contamination system. Emailed estimate to add coil contamination.
Estimate
When I arrived homeowner mentioned that unit has not been cooling since Sunday. Indoor control ok. Found no LEDs at outdoor control but 240V present to control. *Surge protector Good. Green LED lit. Called Roy from Bosch. He advised me to order th control board assembly with sheet metal backing, heat sink and new screws to avoid any possibility of overheating of new control board. Presented homeowner price for plan membership and warranty replacement of outdoor control. Contacted supply house and ordered control board assembly. It is 3 days out. Completed parts acquisition form. We will be in contact and schedule return to install replacement control board assembly and complete AC tune up under plan membership. Homeowner paid in full.
Issue is 4 rooms on second floor and the first floor office (immediately to the left of front entrance) is colder in both cooling and heating seasons. These rooms are above or near the garage. Took photos of the problem rooms and exterior of home garage side and two bedrooms on the front of the house. I closed the dampers on (4) 6” ducts slightly to slow airflow there This problem is related to building performance as well. Replaced 16x25x1 filter for 1st floor system provided by homeowner. In discussion with homeowner he and a friend have serviced the units and have charged them refrigerant. Verified fan speeds at first and second floor furnaces for both heating and cooling using blower performance charts. 1st floor furnace Good Was able to lower cooling fan speed for, hi (black) to med hi (blue) for second floor system Recommend upgrading thermostats to smart thermostats with room sensor especially for the second floor system. 1st Floor system is 100k BTU Goodman propane
7/23/26. Started to add refrigerant to the system. 410a pressures were 228/98. Suction pressure started to plummet as soon as I began to add refrigerant dropping the entire way down to 52 psi on the suction side and the distributor lines began to freeze after the indoor txv, failed indoor txv. Called distributor and found that the part is still under warranty. Ordered the part. We will return to install once part comes in.
Issue is uninsulated ducts are sweating on top of new drop ceiling tiles. Happens on hot days. 2nd Floor Duct dimensions are 8x24” He has tried bubble wrapping it himself. It only sags. Ideally the cuz drop ceiling needs to be removed or taken apart enough to be able wrap what sections we can. Relative humidity was 62% measured by my psychrometer. I encouraged him to use his plug in dehumidifier but set to 50% or 55%. Which will help. Also replaced dirty 16x20x1 filter. I offered to do AC tune up, He has another company doing the AC tune up soon. I took as many photos as I could. I recommend site visit from management to give quote for wrapping ducts and installing dehumidifier.
Equipment is 3.5 Ton heat pump with 10KW electric heat kit. Homeowner explained that he had a company replace blower motor this past December. System is not zoned. 2nd floor remains hot in cooling season unless thermostat (on first floor) is set to target temperature 70°. Ductwork that is in attic for (2) second floor bedrooms is not sealed or insulated. *The underside of roof sheathing is insulated but there is no insulation in the bays under plywood. Homeowner may invest in insulating attic to modern standards, Took photos of attic and ducts that are in attic. Thermostat does not have input for outdoor temperature. Heat Unp drop was set to Comfort. I set to 3° which will control use of 10KW auxiliary heater a little better. Provo estimate to install Honeywell S1200 smart thermostat to be able to lock out electric heat when outdoor temperature is above a setpoint (40°) Completed tune up. Replaced 20x20x1 filter Indoor and outdoor coils in good condition Inspected wiring, cont
AC tune up for 5 Ton AC Equipment is hybrid propane furnace/heat pump installed last month 5/23/26. 20x25x4 filter ok recommend replacing every 3-4 months. Completed AC tune up for 3 Ton Amana AC system Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors. Currently has Nest thermostat. Provided estimate for Honeywell S1200 thermostat with EIM which will allow for more precise control of furnace staging and furnace lockouts in heating and allow for sensors and accessory wiring, *Cooling fan motor speed set to 450 CFM/ton. Black wire at defrost board is for bringing on auxiliary heat during defrost. Wired it in today,* they had already wired the white conductor between the outdoor unit and indoor control to the W1 terminal. Wired black conductor (X2) from defrost to white W1. Completed (3) Plan member AC tune ups. 3 Ton Minisplit with (2) Ceiling cassettes and (1) wall mount in garage. 6 years old 2 Ton Carrier Heat pump that serves the game room/basement only. Installed 2023 3 years old. 5 Ton Trane heat pump/propane hybrid system installed May 2016 10 years old. Filters are fiberglass “micro power guard media” (16x25x1) and (16x20x1) and washable for Minisplits. Homeowner will purchase these as needed For each system: -Inspected indoor and outdoor coils Indoor and outdoor coils in good condition. -Inspected wiring, controls, electric motors and components; left estimates for surge protectors Carrier outdoor unit and indoor unit, the Minisplit AND the Trane indoor equipment have surge protectors.
