4/17/26. Performed precision a/c tune up on 2010 Lennox a/c system. 20x25x1 air filter is ok. Checked all electrical connections and components. Checked temperature split. Cleaned out ez trap. Tested blower capacitor, tested outdoor capacitor. Found no surge protection on outside unit, provided option. Checked refrigerant pressures and temperatures. System is 16 years old and would recommend getting a replacement quote. A/c is working at time of service.

System was completely empty of refrigerant.
Found leak at suction line connection at outdoor unit from the indoor head installed most recently April 2025.
Tightened and pressurized system to 400 psi checked for any other leaks.
Triple evacuated system (evacuate, break vacuum with nitrogen 2X, then pull final vacuum) to manufacturer standard 500 microns. Pulled vacuum through both ports. 
Charged system factory charge plus what is needed based on piping length 9#
Tested system in cooling and heating.

We have been having trouble with our Goodman Furnace since we ran it that first winter. No tech seemed to be able to diagnose the problem. I wanted to try a new HVAC company so I reached out to DiBiase. At this point we were desperate because I could not get the furnace to stay on. Upon arrival, our tech Kurt Manges asked for a full run down of our issues and then proceeded do diagnose the problem. Within 30 minutes he was able to pinpoint the problem and how to fix it. The furnace has been running strong ever since. Kurt is knowledgeable and personable. He explained everything and we couldn’t be happier with this service call. In fact, I readily signed up for their annual service agreement. After years of frustration we finally have a solution.

Fully assessed no heating situation. Found flames on furnace would cut out for a split second as it would run. Jumped out all safety’s one by one. Found that the left side pressure switch was opening for a split second during run time causing furnace to shut off. Need to order pressure switch kit tomorrow morning when distribution is open . Customer has very intermittent heat. Customer signed up for maintenance plan.

10 Ton Unit has one compressor that is left unwired. The discharge sensor is bypassed for this compressor. 1 compressor has failed mechanically here. The other compressor is running. (4) 20x25x2 filters ok. Unit working at 1/2 capacity. The (5) Ton unit at front of building (left hand side if you are on roof facing front parking lot) has a compressor that has electrically failed and will only trip the breaker. This system disconnect is left off. Due to lack of availability of R22 compressors these systems need to be replaced. Both are 3PH AC with Gas Heat. I uploaded photos of nameplates for our management staff to provide quotes.

Completed quality assurance 100,000 BTU furnace 4 Ton AC. Installed Dragonfly board, and tested. Checked over all aspects of install. Ran system in heating, verified gas pressures and fan speeds. Tested system in AC mode. Temperature split 18° 70-52 Fan speed F08. Only thing left to test is combustion analysis. It was getting very late and homeowners wanted AC back on. Install passes Quality assurance. Do not jumper W1 and W2 on Goodman furnace with single stage thermostat. The control will up stage based on AHS setting. In this case Auto. This is different from Trane furnaces where you would use a jumper between W1 and W2 with single stage thermostat.

Installed new Goodman 2 stage furnace, coil and ac. Removed old 2” vent pipe and installed new 3” exhaust vent pipe. Installed new supply plenum. Ran new lineset. Ran vinyl to the sewer pipe. Installed new condensate pump, outlet and switch. Adapted back to gas line. Tested cooling and everything was great. Could not test heat because thermostat was reading 90. Uploaded all pictures and test outs.
