Completed QA 4 Ton Heat pump. 2 Oil hydronic zones, (2) EIMs with S12000 Thermostats. Balance point 30° Aux heat lockout 45°. *Verified that when defrost W energizes it will bring on 10KW electric heat. Explained defrost to homeowner because this is his first heat pump. Had AC with oil hydronics before. Inspected all aspects of install: mechanical, ductwork connections, wiring, configuration of thermostat and controls, fan speed tap (TAP8 for 4 Ton) Checked refrigerant diagnostics and temperature split: 7° SC 11.5 SH, 20°delta T. Homeowner still needs to connect thermostats to WiFi for outdoor temperature input. Install passes QA inspection
08/25/26 Dan I arrived to the service call to replace a blower motor. Ed was out here on the 24th. I went through the diagnostic to confirm and the board has the voltages calling for cool and is sending voltage to the motor. I deemed the blower motor failed. I removed and replaced the blower motor. I turned the system back on and still no blower motor, also noticed the board is not displaying on the LED , the light should be a solid green. So the water that got into the blower compartment from the clogged drain must have damage the blower motor and control board as well office going to order a new board . Should be in next day .

Very thorough and professional.
8/12/26. Performed precision a/c tune up on climate master geothermal and Daikin heat pump system. Replaced both 1” air filters. Checked all electrical connections and components. Checked loop pressures on geothermal found it to be 0 psi. Recommended adding water to the loop. Pushed loop pressure up to 40 psi. Checked temperature splits on both systems. Tested capacitors. Checked refrigerant pressures and temperatures. Found no surge protection on attic blower motor and no ez trap for condensation drain. Installed and tested operation. Both systems are working properly at time of service.
6/8/26. Fully assessed no cooling on 2023 Bosch heat pump installed by dibiase. Found everything running except outside condenser fan motor. Called Bosch tech support and tested out motor and board output voltage, all tested ok. After resetting system fan came on but found 410a refrigerant pressures low 177/58. Went over entire system with electronic leak detecter did not find any leaks. Recommend we add refrigerant and leak dye to the system and complete tune up. Added 3lbs to the system and leak dye. Now refrigerant pressures are 284/134 with 8 subcooling. Performed tune up. Replaced 20x25x4 air filter. Checked all electrical connections and components. Flushed out drain. Checked temperature split. System is working properly at time of service. Do not know how long charge will last. Now that there is dye in the system we should be able to locate refrigerant leak in the future.
Completed (3) AC tune ups. All 3 systems are gas furnace+AC installed within last 3 years. Addition, 1st Fl. And 2nd Fl. Replaced all filters provided by homeowner. Aprilaire 413, 16x25x1, 16x20x1 For each system: Completed AC tune up for 3 Ton Amana AC system Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors. On estimate is for (3) surge protectors for indoor equipment circuits. The other is for (2) for the outdoor units for the addition and 1st floor systems. Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pumps added treatment tabs to drain pans. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC systems are operating well at this time.
4/15/26 Fully assessed no cooling situation on 2022 geothermal package system. Found geo working when I arrived. Took off cover at blower compartment and found drain pan did have some build up in it. Poorer water in pan , it did drain away just slowly. Flushed out trap with hot water, this did not cause the no cooling though. Found while I was on site. Geothermal locked out on a code (5) low coil temp code. Found very dirty air filter. Replaced air filter with one he provided. Check air temperature split it was 22 degrees. Also checked water temperature split it was 11 degrees. Geothermal is working properly at time of service. Customer signed up for maintenance plan for all (3) geothermal systems.

Went through the customers home to verify that the gas lines are bonded and aren’t leaking and also been sleeved and strapped up. Went around to the gas lines with my gas leak sniffer and found no leaks. I also checked the manifold for all the appliances and the manifold is fine . The gas lines are strapped up and secured. Everything is good here with the house no gas leaks and lines are secured and sleeved. I did leave an estimate for the customers for a new humidifier. I left two different options for the humidifier. And I left an estimate for a service contract . I also left an estimate for a natural gas natural draft water heater 50 gallon. It’s 12 years old and Should be replaced around a 10 year mark. I left the customer with two water heater options .
Checked over gas piping. Gas piping is secure and anchored with appropriate clamps in multiple spots. Gas pipe from the meter penetrates through the house above the concrete foundation at plywood sheathing as a 1” galvanized hard pipe with a collar mating around against siding. This pipe is in good condition. No flexible gas piping penetrates through any hard exterior walls. Flexible trap pipe is bonded to ground vial the water line where it comes into house. Did a leak search on furnace piping. Gas piping passes inspection.
