Luis 2-20-26 performed quality assurance on recently installed boiler. There has been couple recalls since installation, customer is happy with installation now after correcting and adjusting settings. Check all water and pressure ok. Performed combustion test and check nozzle size. All zones are heating, and customer has plenty of hot water.

Paul explained that another company has been working on system. Has been through 2-3 thermostats service record from the other company shows that they have replaced the outdoor control, condensate safety switch, transformer and fuse. Went through troubleshooting procedures to determine short. Ultimately found the insulation of the low pressure switch wires melted through and the copper exposed. Took photos. Also verified ohm value of contactor: Good Wrapped wires in electrical tape and used a piece of foam insulation tape to wrap the piece of capillary refrigerant piping should the wires fall back to this point again they will not be affected. Afterwards wired everything back together and tested system. No issues. Ran system 12 minutes or so. Temp rise 69-89 Good Left estimates for plans.

Completed heat tune up for natural gas boiler. 2 zones. Manufacturer date 1994. So installed in mid 90s Inspected flues and chimney Inspected and cleaned heat exchanger, burners and burner compartment. Very little dirt or debris. Inspected pilot assembly. Pilot flame blue with orange tip: Good Inspected hyrdronic components: air scoop, feed valves, expansion tank, circulator. Checked wiring controls and components. A surge protector can be installed at 120V feed. Provided email estimate for this. Also left dust with a 24x24x1 filter for air handler upcoming season. Combustion and draft tests: Pass System operating well at this time.
Ultimately determined the dining room zone valve power head has failed. The valve body itself thankfully still functional. Offered to replace this vibe head. Also recommended purging this zone. There is a blockage in the feed. Had to feed with water heater to purge. It is not the pressure reducing feed give that has failed there is a blockage elsewhere. At the expansion tank fitting possibly. There was also a lose and improperly connected low volt wire ant 4x4 box preventing end switch from making. Tightened today. Replaced Dining room zone valve head and purged the zone today, Air elimination needs to be addressed provided previously recommended estimate for this. Supply manifold has lots of corrosion. There is low water marks under boiler as if it is leaking. That may show itself in the off season Strongly recommended again replacing the boiler, All zones operating well at this time. Paid balance today, They will call us when they think of a time for a consultation for

Luis 1-15-26 performed gas boiler tuneup, Laars high efficiency boiler from 2024. Check ignition parts, check all sensor and data from panel. Ok check system operation water pressure and temps. Performed combustion test ok test water feeder ok. Clean boiler drain trap and prime. Cycle gas boiler ok. Boiler is working properly. Customer renew service plan for boiler. During same visit performed heat pump check up on 2.5 ton Lennox heat pump from 2016. Check all electrical connections and components, replace air filter. Test 10 kw back up heat ok. Check airflow went outside and check refrigerant levels and pressures ok. Capacitor and contactor ok. Cycle heat pump ok. Heat pump working properly at the time of visit.
Luis 1-15-26 return visit to check hot water issue. After troubleshooting and talking to Joe while onsite. Found that when tub is open at fullest GPM decreases. I time the tub water delivery it takes 1 minute to fill 5 gallon bucket, when hot water valve is full 100%. Water Temp decreases to around 107 F. I told Maria to set valve half way to give time for boiler to catch up with the water demand. At half way water was consistent at 118F. Hot tub takes about 45/50 gallons depending on customer demand. Maria will try This procedure tonight. I called Joe at the end of the call.
Luis 1-13-26 customer still having issues with hot water. Check system operation I noticed hydrostat would go into low temp settings. I tried to setup settings, but it kept freezing all the time. Internal issue with hydrostat. I replaced aquastat with Honeywell style. Set up programming and test operation, water temp is 133 at faucet. Per Maria. She wants hotter because she uses bathtub everyday. After 7 minutes Temp dropped to 106. I increase mixing valve at maximum. And I also increase low temp on boiler to 160 f to keep 130 water at bath tub. I did tell Maria that water will be extremely hot on other faucets. It I’ll be over 140 F. She understands this risk. Cycle boiler ok. No charge warranty.
Luis, January 10, 2026 Saturday on call recently installed oil boiler yesterday. No hot water found aquastat set to 110 for minimum boiler temperature boiler has a mixed valve for domestic hot water. I increase setting to 140 low and verified 180 for high. Test boiler operation. OK I also corrected wiring coming from zone valves the aquastat. original wiring usage was red and green installers use red and white. Test all three stones all we’re getting hot. I also test hot water faucet and it’s getting hot water.
