I have had a Geothermal system for over 10 years installed by another company with which I had a lot of issues.. The system stopped working this week with no power at the compressor. I called DiBiase to take a look to hero me out. Kurt methodically tracked it down step by step and I was very impressed with his professionalism and knowledge. Fully assessed no cooling situation. Homeowner had a power surge the a few days later system quit working. Found 240 v going to 75 va transformer but no 24 v coming out. System is a split climate master geothermal. Replaced transformer with 50 va for now. Customer signed up for maintenance plan. Will need to return with correct 75 Va transformer and install at maintenance visit. After replacing transformer tested out system air temperature split was 20 degrees. System is working properly at time of service.

Minsiplit comdensate pump not keeping up. I took every apart and cleaned pump. Then tested. There is 3/8” vinyl tubing outside from a previously used low profile pump n opposite side of wall from Minisplit. Accessible by grate in ceiling. If issue with pump leaking happens again I have estimate to add new 120V condensate pump in a pan with 9V water alarm. Adapt minisplit tubing to 3/4” PVC and discharge to outside by either reusing abandoned 3/8” vinyl or using new. If issue with water leaking onto floor happens again we need to go forward with this.

Inspected control board and OVC switch which is compressor overload switch. It is reading less than 1 ohm which means it’s good according to Trane diagnostics troubleshooting. I started system and what I noticed is after about 2.5 minutes run time the unit Cur off the outdoor fan. Head pressure rose to 530+ and suction pressure also high 191! It had all the signs of being overcharged or having compressor or temp sensor issues. I recovered refrigerant and tested system again. And pressures were ok. Temperature split 78-54 at each indoor head. At the. Of my time on the job compressor made loud noises and unit shut off. Started running again 5 min later. No error codes on outdoor control. We will provide system upgrade. Management will have to come to assess and provide quote. We will have to reuse refrigerant piping. I informed Mike.

Installed new single head Mitsubishi min split. Installed new 20amp breaker and ran power wire to outdoor unit. Installed be recto seal disconnect and wired in high volt to outdoor unit. Installed outdoor unit on leveled pad and snow legs. Mounted indoor head and wired into outdoor unit. Ran new line set and connected to new equipment. Ran new drain line from indoor head to outside. Installed new line head to conceal outdoor line set. Cleaned up work area and tested out equipment. We did not receive the covers for the snow legs this morning, someone will need to put them on at qa or next visit here.

Fully assessed no cooling situation. Checked air filter was good. Furnace and a/c is heil brand and is 24 years old. Blower motor in furnace was replaced by a home warranty type of company recently. Went outside to outdoor unit and found compressor that pumps the r-22 ( which is a refrigerant that is phasing out). Is not always starting up and running. Found 40/5 capacitor tested at 26/4.2 and contactor coil is buzzing and should be replaced. Gas furnace does operate but explained to homeowner that the heat exchanger where the fire burns inside rusts and corrodes over time and at 24 years old it is way past life expectancy. Beacause of the compressor failing there is no repair at this point. Recommend to homeowner to replace both furnace and a/c together. Gave homeowner a ball park on pricing but explained to her that in order to get an accurate price would need someone from dibiase to come out to give a replacement quote. Estimate

Auxiliary drain pan full of water. Ran extension cord and wet vac. Dried. Cleared drain. Brush, C02, vacuumed from termination. Flushed with Gallon H20. Made sure air handler was properly pitched for condensate flow. Used cork pads, a lic of plywood in attic and a random piece of lumber I. Attic to pitch 3/4” drain in such a way as to remove one belly in drain. The drain is very long and starting point is only 6” from attic floor. I made sure condensate is flowing to the termination point after this work. See video. The ultimate solution would be to install an insulated 240V condensate pump inside a pan with its own water safety device. Then use and modify existing 3/4” pvc drain pipe to pumps the condensate to the outside. Left email estimate for this. Checked refrigerant pressures and diagnostics. 130/280 7°SH 2.4° SC. Told her to close windows. System operating well at this time.

The reason outdoor unit was not coming on was a loose low voltage wiring connection at the air handler. (The common wire to contactor coil was loose in wire nut.) To prevent this from happening again I used a WAGO connector for the (4) low voltage common conductors. Completed AC tune up while on site. Replaced 20x20x1 filter. Indoor coil has rust as to be expected considering age. Brushed out trap, Measured temperature split (80-61=19°) Good Inspected wiring, controls, electric motors Checked refrigerant charge R22 TXV metering: 90/199 14 SH, 2.5° Subcooling. Slightly undercharged but not terrible. Williamson is aware of age of equipment and that it is R22. I recommend replacing this system whenever feasible.

Completed Quality assurance for 2.5 Ton AC air handler. Filter size is 16x20x1 Inspected all aspects of install: mechanical, wiring, ductork connections, etc. Put leads of primary side of transformer to the 208V tap based on voltage. Thermostat was left configured as a Cool only thermostat so I configured for heat as a standard efficiency gas forced air. Landed the W wire on the W1 terminal of air handler terminal block so when the thermostat calls for heat the blower comes on. This is not installers fault. Unique wiring situation. I didn’t explain it well to Nick on the day of install. Measured temperature split. 20° Checked refrigerant charge. 5°SC System operating well. Metal passes quality assurance inspection.

Installed new Goodman A/C outdoor and indoor air handler. Reused return and supply . Tapped/ caulked return and supply. Adapted condensate line and installed new ez trap and wet switch below. Adapted high volt and installed new 240v switch. Installed new thermostat and wired in low volt with safeties. Wired in blower surge protector for indoor unit. Flushed line set and connected to new equipment. Installed new A/C outdoor on leveled pad. Reused existing disconnect and ran new whip from disconnect to outdoor unit. Cleaned up work area and tested out equipment. Steam valve for coil was found non functional at the time of install. Unable to test out heat.
