Luis 4-20-26 check system for leaks, pressure test system for 30 mins ok no leaks, triple evacuation and add factory charge 10 lbs test system operation ok, test heat and cool mode ok. I tried helping customer finding room sensor we couldn’t find it. Customer turned off thermostat. Thermostat is set to to follow thermostat only.

I arrived to Frank’s home to look over his system. We were here on April 7 for a check up for his a/c. I found everything up in the attic was fine. The filter was good. Blower is running and coil looks good. I went to the outdoor unit and my pressures were voided I did a nitrogen test to the system to check for a leak, I did find a leak on the suction port of the service valve with the cap on. I resealed the cap with some Teflon tape and sealed the cap tight and added more nitrogen. Will leave over the weekend per Joe and then follow up with a tech to check the pressures , to see if there’s any other leaks , I collected for my diagnostic and nitrogen test total due is 433.50 paid by check # 1405

Arrived to Frank’s house to search for a screeching sound from the front of the house. I first started with his heat maintenance at the Unico system and the Bosch replaced the air filter inspected the coil and the air scrubber. I Arrived to the customers home for a heat pump check up on a 2 yr old system . I checked all electrical connections and voltages . I checked the air filter and replaced, filter size is a 213 . Inspected the indoor coil and tested electric heat package. Took temp splits and checked the blower motor amperage draws. I looked at the outdoor heat pump and tested for an outdoor btu output. Inspected the outdoor components and unit pressures. Everything is working fine at this time of service. I couldn’t replicate a Screeching sound from the Bosch and Unico equipment while I was running or from the boiler in the basement. I had told it very well could be from his old windows, starting to create noise noises coming from the equipment. I collected 84.15 diagnostic a

3/4” PVC drain piped was smooshed into the ground. Drain line backed up. EZ trap opened thereby keeping equipment shut off. I supported against 4” pvc gutter downspout with cable tie. See photos. And then cleaned out ports and EZ trap on drain line. Flushed with water. Also added clamp to drain against furnace to support proper pitch. Also insulated EZ trap body; it’s in an unconditioned space. Wouldn’t be a bad idea to but a downspout diverter neath the gutter downspout to take water further out. They are affordable at Home Depot. Replaced 20x25x4 filter with 1” equivalent. I told him to replace 20x25x4 filter every 3-4 months. Checked temperature split and refrigerant pressures. Temperature split 77-57=20° 9.8° SC Perfect system operating well at this time. No charge related to AC install May of last year. Left estimate for plan membership for the system. gas Heat+AC. Includes heat tune up, cooling tune up. 15% discount on repairs and accessories.

The thermostat was running according to a schedule. The cooling target of the set point was set at 78° I offered to disable the schedule entirely high he agreed to do. I then showed Frank how to change his set point and mode on the thermostat. I set the cooling setpoints to 65° in the schedule just in case the schedule is ever accidentally enabled. I also double checked the EZ trap and all safeties on the system. Checked over operations. System operating well at this time.

Checked the AC side of the system . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Estimate for steam boiler replacement. Inspected boiler and it was disclosed that low water cutoff had failed and boiler continued to run until boiler was glowing red. Fire department was called due to carbon monoxide or smoke in the home. There is evidence that the boiler is leaking between sections 1 and 2 and possibly 3 on rear end. Boiler replacement nis recommended . Will call Peerless to determine warranty status of boiler cast iron.

Check up on a heat pump system. Checked the air filter and replaced the 213. Checked the wiring connections and the voltages. Checked the thermostat in heating mode. Checked the amps for the heating at the blower. Performed an outdoor check for the pressures. Checked the outdoor unit, wire connections and the voltages. Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order.

Water isn’t coming from the actual equipment. They said it came out of the vent in there living room . Equipment is on the opposite side of the house. But the bathroom that they had issues with is above that area in the living room. Couldn’t replicate water through the vent . If it is truly an issue with moisture, we will need to see on a hotter day. Water did come through that day they had the issue with there toilet. Collected for diagnosis.

Arrived With new T10 thermostat. Went over the job with the customer. Had to run a new thermostat five wire and move the new thermostat to inner room wall set up the thermostat and Wi-Fi and help customers with phone app to use the phone. Explain to the customers how to use the the app per room for the third and second first floor system is back up and running customers have both floors set at different temps . The sun is going to mail the check for the balance of 513.06
