Homeowner mentioned that they had to manually empty the condensate pump to get system to work. When I arrived I brushed out EZ trap body. Then tested pump. Drain line Appeared to be clear. I removed the short piece of discharge tubing and blew drain line with C02 just to. E sure drain is clear. Tested several times. Drain terminates in 1/2” pvc at the work sink at the other side of basement. Replaced 18x20x1 air filter, Was last replaced 6/22/23. Very dirty. Recommend replacing every 3-4 months. Tested system afterwards. 22° Temperatures split (77-55) Good Recommend adding condensate pan treatment tabs every month. System operating well at this time.
Completed Quality Assurance Inspection for Laars Combi Boiler. (3) Space heating thermostats: 2 are radiant floors, 1 is radiators. Homeowner mentioned that her husband said water pressure at 3rd floor shower was lower. Ultimately I found that the house water pressure is high 95 psi so with their old domestic hot water heater the pressure would have been too high. In other words he is used to pressure that is too high. The inlet screen of domestic hot water for new system is clean. Water pressure ok. Set warm weather shit down temperature to 70°F meaning boiler will not operate when it is 70°F or warmer for the sake of conserving energy, (It will run to keep domestic water storage tank at a minimum temperature) Also made sure the max domestic water temperature is set to 140°F because of mixing valve. Inspected all aspects of install: mechanical, piping, control setting, wiring. ETC. Tested operations of boiler. Combustion test: Pass Install passes quality assurance inspection
Reviewed equipment and Mike told me the units in back bedroom left and dining room were leaking water indoors. Tony apparently repaired drain with new connector. Removed lineset cover and found tubing smashed. Pulled slack and opened up tubing. Tested all other drain lines and found ones on the right side not draining due to length of horizontal run. Removed linehide and ran 2 of the drains straight down and retested.

Removed oil boiler & 50gal water heater installed Laars combi boiler, reused zone board but reran wiring to new pumps pumps new switch outlet on boiler, water filter for boiler loop, repiped unit, drilled and ran intake and exhaust, teed off and ran gas over to boiler, set DW to 120 leaving mixing valve, all rads bled, both zones tested Paid full by check
Fully assessed no heating or cooling situation on recently installed gas furnace a/c. Found furnace condensation line leaking. Re glued fitting. Also found exahaust 2” 90 leaking. Re glued . Also performed quality assurance on system. Checked r-32 refrigerant pressures. A/c is working properly at time of service.
4/10/26. Performed precision a/c tune up on 2018 American standard a/c. Replaced 16x25x1 air filter. Checked all electrical connections and components. Found reme air scrubber cell was at replacement interval, replaced cell. Cleaned out ez trap. Checked temperature split. Checked refrigerant pressures and temperatures. A/c is working properly at time of service.

Joe came to my house late on Friday to assess my failed unit. He came after 5pm and generated quote options later that evening for me to assess. Impressed by the dedication to service. Also, provided several options and explained the pros/cons of each for me to choose.
Came out same day to diagnose old ac unit that failed. Shared the cost to fix, but recommended replacement due to age of the unit. I was very comfortable with that recommendation. Able to get a rep out to provide quote same day!
