When I arrived I made sure all (3) indoor units were making demand for cooling (fan speed high)
Found no operation at outdoor unit,
There were no active alarms at power monitor. There are 1 Over voltage and one under voltage events in history, I cleared the history so we will know in Future that should any events occur they are from a point in time after today. Under voltage setpoint 216V Over-voltage setpoint 264,

There were no error codes displayed on outdoor control either. First (2) LED lit red and yellow “Normal”

I reset power to unit and tested system
Temperature split at all (3) heads ranging from 22-25 degrees, Good 
Refrigerant charge: Good (3.5° SH) 

System operating well at this time.

Completed AC tune up for 3 Ton Goodman AC system
19 years old 

Replaced 20x20x1 filter. Cleaned the 12x12 basement filter in floor grille. Homeowner will order 12x12x1. 
There is a pop in the return drop when blower ramps up and shuts down. This is fairly common, not a concern. 
Blower wheel has considerable amount of dirt build up. Provided estimate to remove blower wheel and clean wheel and housing. Will improve/increase air flow if cleaned. 
Indoor has some rust as to be expected given age of system; outdoor coil in good condition 
Inspected wiring, controls, electric motors and components; left estimates for surge protectors 
Measured temperature split (18.5) and static pressure

When I arrived I brushed out EZ trap body. Then tested pump. Drain line Appeared to be clear. I removed the short piece of discharge tubing and blew drain line with C02 just to. E sure drain is clear. 
Tested several times. Drain terminates in 1/2” pvc at the work sink at the other side of basement.

Ultimately I found that the house water pressure is high 95 psi so with their old domestic hot water heater the pressure would have been too high. In other words he is used to pressure that is too high. The inlet screen of domestic hot water for new system is clean. Water pressure ok.

Set warm weather shit down temperature to 70°F meaning boiler will not operate when it is 70°F or warmer for the sake of conserving energy, (It will run to keep domestic water storage tank at a minimum temperature)
Also made sure the max domestic water temperature is set to 140°F because of mixing valve.

Inspected all aspects of install: mechanical, piping, control setting, wiring. ETC. 
Tested operations of boiler.

Reviewed equipment and Mike told me the units in back bedroom left and dining room were leaking water indoors. Tony apparently repaired drain with new connector. Removed lineset cover and found tubing smashed. Pulled slack and opened up tubing. Tested all other drain lines and found ones on the right side not draining due to length of horizontal run. Removed linehide and ran 2 of the drains straight down and retested.

Also performed quality assurance on system. Checked r-32 refrigerant pressures. A/c is working properly at time of service.
