Customer called in for water leak coming from first floor. Customer thinks is coming from supply duct. Customer showed me where the leaks was I check the area I found dishwasher leaking, customer will need to contact appliance technician to repair or replacement.
I arrived to the customers home to service their 2 yr old concord oil furnace system. I started with checking the air filter and replaced , the filter size is a 18x20x1checked all my electrical connections and voltages. I checked and replaced my strainer and nozzle , and the oil filter. I inspected and set my electrodes for proper gapping for optimal performance. I inspected the flue pipe for corrosion and pitting. Inspected my heat exchanger and the chimney for clearance. I bled the oil burner and tested system for smoke and combustion. I took temp rise splits at the return and the supply. Everything is running fine at this time with the newer oil furnace
Issue is not enough hot water. A plu,beer told him bottom element is cold. Bottom element of the Rheem water is reading OL. Bottom element has failed. History of this water heater: Replaced by Dibiase November 2023 with 4 year protection plan. (10 year warranty with protection plan) Replaced tank under warranty August 2025. He did get the Rheem protection plan when he bought water heater November 2023 so he would like us to replace the anode rod at the same time. We will need a folding an anode rod. Not a lot of space between top of water heater and joists. We will provide pricing for water heater element and labor to install the new anode rod.

I arrived to the customers home for the first floor system not working. It just got home from being away and have no heat. I first took a look at the thermostat and I had an error code for limit. I went to the furnace and the basement it’s a 15 year-old Bryant furnace, I opened up the burner compartment and I could soot in the burner tubes and on the burner plate . I completed a smoke test and the heat changer is failed. I did not attempt the fire the furnace to check combustion due to safety. I did red tag the furnace and shut off the gas on the valve . Tony is scheduled tomorrow at 11:00 AM to give the customers an estimate on the first floor system. Collected diagnostic for by check..
Luis was great - explained everything and gave me all the data readings I requested
Luis 2-12-26 performed heat check up in 2003 carrier heat pump. Check indoor and outdoor components, air filter ok. Check airflows, test 10 kw back up heat, refrigeration system pressures and levels. All electrical connections and components low and high. Took photos of components. During inspection I noticed lot of items they will be concern, indoor blower motor is vibrating more than normal, inside i Air handler fiber glass insulation is getting detached from metal getting very close to electrical. Indoor coils showing major rust and sings of oil leak. Outdoor heat pump refrigerant accumulator has major rust bottom to top. Fan motor is pulling close to manufacturer amps rated. Unit is from 2003, currently running, most likely will need some repairs soon. I would recommend getting and estimate to replace System. After talking to customer, we decided to have the office get back to them to schedule a home comfort consultant so we can provide information about new system.

Humidifier has not been serviced for years. Pad was a hard brick and the material of pad was caked on to the housing. Put a new pad in for the sake of keeping it cleaner. Provided by homeowner was new pads there. The water level sensor assembly switch is stuck open. Need new water level sensor assembly. provided email estimate to repair. My recommendation is to replace this humidifier altogether with one that is more effective. Provided email estimate for new humidifier. Proved that water is present at inlet of humidifier line (solenoid) left feed valve closed until we can get humidifier working (repair or replace). Completed heat tune up for thermopride oil furnace. Furnace is fro, 2007. Replaced 16x24x1 filter, was very dirty, recommend replacing every month, Cleaned heat exchanger and inspected flue piping and chimney. Replaced spin on oil filter, strainer with gasket and nozzle. Inspected electrode condition and alignment, transformer, cad cell eye, and air bands for debris.
Issue was unit cutting off every 2 minutes or so. There were no error codes at controls. House got to 63°F overnight. We installed system last July. 20x23x1 filter was very dirty. Last replaced 12/8/25 by Win. Presumably dirty filter was causing hi pressure switch opening and shutting equipment off. Replaced filter and tested system. Unit no longer cutting off for any reason Completed heat tune up for 3 Ton heat pump with 10KW electric heat kit, Indoor and outdoor coils in good condition. Inspected wiring, controls, electric motors and components. 10KW electric heat kit 40A: Good. Left estimate for smart/wifi thermostat to allow for control of electric heat use based on outdoor temperature. Measured temperature rise and static pressure Inspected drains. Verified integrity of compressor and defrost cycle. R454B Refrigerant Pressures very close to manufacturer target pressures for 40°F outdoor temperature day 278/85 Heat pump operating well at this time
Luis 2-10-26 customer called in because she thinks auxiliary heat was not coming on for first floor system, second floor is ok. I manually tested back up heat ok no issues with back up heat. I check settings on thermostat all settings on thermostat are fine. Outdoor back up for electric is 35 F with two degrees temperature difference. I troubleshoot thermostat and I was able to bring electric heat and regular heat pump at the same time. Settings are correct, at the end of the call I noticed thermostat was running back up heat. Outdoor temperature is 35 F and thermostat setting is 35 F. Thermostat might not be working properly at some times. Provided estimate to replace thermostat. Thermostats about three years old other company installed thermostat not sure if it’s warranty. Parts department to check warranty.
Completed heat tune up for American standard oil furnace. Equipment is hybrid Bosch heat pump/low boy oil furnace. We installed heat pump in 2023; oil furnace dates to 1999. Replaced Aprilaire 413 air filter provided by homeowner Cleaned heat exchanger and inspected flue piping and chimney. The heat exchanger is intact no cracks. Replaced oil filter, and .75 80A nozzle Inspected electrode condition and alignment, transformer, cad cell eye, and air bands for debris. Measured temperature rise and static pressure Inspected wiring, controls, electric motors and components Bled oil line and tested system Combustion, smoke and draft tests: Pass Also tested basic operations of heat pump. Good Oil furnace. operating well at this time. Although it passes safety tests the furnace is 27 years old which is considered beyond replacement age. Repairs will be expensive. Told them they may consider replacing furnace.
Fully assessed no heating situation. Found system was only putting out roughly 70 degrees supply air with return temp at 65 degrees. Hooked up gauges and found thru the wall heat pump system low on charge. Pressures were 233/43. The system is leaking refrigerant. They wanted to charge up system. Added 1 1/2 lbs 410a provided by the pointe. Pressures are now 276/87. Temperature rise is now 22 degrees. Do not know how long charge will last but heat pump is working at time of service.
Fully assessed water leaking situation. Found condensation pump constantly running and pump leaking water. Found 3/8” vinyl hose is exposed to the elements outside and was frozen. Explained to homeowner that there are 3 options with the condensate. 1 pump it to the sewer, there are no drains with finished ceiling. (2) pump it to a sump pump, there is no sump pump near. (3) pump it outside but up size to 1” pvc. This can still freeze but is the only option here. Provided estimate. Homeowner is going to un thaw her condensation line herself then will determine what they want to do from here.

System was running when I arrived. He said this morning it had dropped to 60° in the bonus. He reset power and system began working again. Found error codes related to pressure switches not closing (228,224,225) Occasionally the furnace dual pressure switches are opening. There is more than adequate draft (-1.5”) only 1” is required. Provided email estimate to replace dual pressure switch. I cannot offer universal in this scenario because both switches are occasionally acting up. Ignitor has wear recommend replacing Ignitor. Provided email estimate. Also noticed a gasket misplaced and Lin the line of flame in front of burners. Cut back this gasket enough so that it is not in the direct path of flame and reassembled everything. During my final test I realized what was causing the pressure switch not to make. The inducer has made itself itself loose during operation the right side screw is ever so slightly stripped and will not seat properly against the secondary cover plate. So min

Luis 2-5-26 performed two gas heat tune up first and second floor. First floor; check system operation on 110000 but 80% Lennox heater from 2009, check all electrical low and high, inspect air delivery, ignition system, and combustion removal motor. Overall condition is poor. Major rust and corrosion on all parts. Filter was just change. Currently running, heater is beyond life expectancy. My recommendation will be replacing system. Second floor; 2009 Lennox heater 80% 90 000 Btu attic location, replaced customer supplied air filter. Check system operation low and high stage ok performed combo test check supply and return air temps ok. Check ignition, air delivery and combustion removal system. Cycle heater. System is Uber life expectancy. Majority of the parts are original to system. Customer should start thinking on upgrading soon, this time age is when systems start having issue. Attic system does not have drain protection for ac side. Both unit have float switches inside auxil
Luis 2-5-26 performed quality assurance on recently installed system. Check all settings on thermostat check airflow, electrical and gas piping. I lower fan speed to 1450 cfm to increase temp rise from 43 to 56 F originally was set to 1800 cfm. I check high and stage heat ok gas pressure ok. Static pressure on high stage is over 1 wc. I repair gas leak on gas piping, performed combustion test ok. Cycle heater ok. QA dir not passed due to gas leak. We will check ac aide during spring/summer.
4 Ton Trane Link heat pump installed by us in July 2025 The issue is the same as before. Overnight the temperature will drop to 61-62°. The thermostat was displaying a room temperature of 68° system was idle. Also found Aprilaire 413 fairly dirty with white powder akin to drywall dust. Replaced Aprilaire 413 filter provided by homeowner. Found (3) supply registers in dining room and living room closed and with paper bag stuffed into them. Previous homeowners must have done this. Removed bags and opened vents. The other thing I noticed is the return temperature measured in the duct is influenced by the basement air temperature (which is 53°) so it drops return temp to a point where return air I duct is 4° lower than the room temperature at thermostat. The basement is not heated. The basement is very likely to get very cold nighttime. He is considering insulating attic and crawl and sealing basement. I arrived to the customers home to perform a Q.A. Inspection on there new 2 stage Trane 95% gas furnace system. I started with checking the air filter and found good. the filter size is a 413 . checked the overall neatness and performance of the newly installed system. I checked over all system accessories. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and temp splits. Everything is in good working order
Fully assessed water leaking situation. Found radiator over crawl space broke open and cracked. Homeowner said that these pipes freeze every year. Found that the pipes go into an un insulated crawl space that is accessed thru a plywood panel where the driver vent goes out into alley way. Recommend to homeowner what needs to be done is crawl space needs sealed and insulated and radiator needs replaced with a piece of baseboard. Will let our office know the details to come up with an estimate.

Kurt diagnosed our thermostat problem and installed a new unit. As with other DiBiase techs, he was prompt, courtesy, knowledgeable and efficient. Kurt synched the replacement thermostat to our wi-fi and provided useful information on temp and fan settings. We are very pleased with this service and highly recommend Kurt and company. Technician Barry diagnosed and corrected a sensor problem and the heating function appears to be operating properly at this time. According to the neighbor on site, he was very professional and informative. We will continue to monitor the 6-month old system. Tech Barry returned twice to make adjustments and repairs to our Trane unit. He followed up to check that controls were properly configured. In both instances he was professional, polite and determined to make needed corrections. He conducted a thorough and detailed analysis. Barrys work ethic is commendable. We will be evaluating the effectiveness of our 6-month old system over the coming winter days. Kurt made adjustments to the thermostat and outdoor sensors. As with other Dibiase techs, he was prompt, professional and personable. Kurt conducted a comprehensive assessment of our system and helped us understand how thermostat settings impact the heating function.
