Issue is with noise at outdoor unit. 2 ton Goodman r32 When I first arrived the attic system was off. Made demand for cooling and monitored, suction pressure was high 163 but subcooling and superheat were both nearly perfect 10 Temperature split is 12° (78-66) Speed tap was tap 8 1045 CFM (Tap1 jumpered to tap 4) removed jumper so now tap 4 845 CFM. Temperature delta across filter drier 1.8° Good. Temperature split did not improve much and suction pressure while initially was a little better 152. I caught the pressure randomly jump back in to 163. Megaohm test shows initially red and gradually climb to barely acceptable megaohms. See video. I believe it’s a compressor issue. Will relay all info to management They are having issues with the first floor system indoor SpackePak AC/Air handler randomly tripping breaker. Determined that the 15A double pole breaker is for outdoor unit. Went through this system wiring. Compressor megaohms pass. High voltage outdoor and indoor. Ok. I
6/12/26 fully assessed no cooling situation on recently installed trane a/c. Talked to Barbara about the situation and it only shuts off during the hottest times and blower continues to run but not outside unit. When I arrived everything was running fine. Water had drained away correctly. Only thing I found was the a2l sensor was still wet and getting dripped on. Had a new a2l sensor on the truck. Replaced sensor and also moved its location to the vertical drain pan to see if this fixes the situation. Barbara will let us know if this works or not. Issue is a very intermittent problem that is not easy to catch. A/c is working properly at time of service. Replaced part under warranty.

Offered to install PSC fan motor today, also discussed replacing system before making any decisions. Homeowner agreed to replacing condenser fan motor. Completed work and tested today. Used 1/3HP condenser fan motor with 7.5uF capacitor and tested system. There is no overfill protection switch on AC drain line. Offered and provided estimate for EZ trap. There are no surge protectors. Offered and provided email estimates. 1 for indoor equipment 1 for outdoor equipment. Temperature split 19° Good Refrigerant data after 15 min run time indicates a slight undercharge: Subcooling=2.7° Superheat=17.4° Offered to charge system to design subcooling (8°-10°) he decided not to charge system refrigerant today. I arrived to look at a newly installed a/c systems. Customer also had said he gas a lot of switches not working. I found his main panel has a failed surged protection. Found both indoor boards with no display . I have 121 volts coming into the unit. I have 24 volts on the transformer, but no display. Also main breaker panel has a failed surged panel protection. I believe we will be coming back control boards Saturday to see if we can get the units back up and running still might be more potential issues due to the surge.
Luis 6-5-26 Perform AC tuneup on a 2.5 ton Goodman AC unit check electrical low and high voltage connections replace customer supply air filter 313 flush drain add tabs check airflow supply and return air ok. Check outdoor unit refrigerant pressures capacitor and contactor ok cycle ac unit ok. Amp draw and voltages ok System in good operating condition at this time. Customer has not use mini spit this year, we will do tune up next fall.
Luis 6-5-26 Performed tune up on electric water heater rheem marathon from 2016. Customer stated water Temperature was high I used thermometer to check water temp, and was registering 137 F check thermostat setting found to be medium for top and low medium, for bottom element. Found expansion tank failed. Water pressure is 80 psi. Customer also has flood stop that is not In use (not plugged in), i provided estimate for repairs. Replacement of expansion tank, pressure reducing valve. I also presented other options, add mixing valve, flood stop and new water heater. I lower both thermostats setting to low. If this does not work customer will need mixing valve. Customer wants to go over options and will call office.
6/4/26. Fully assessed no cooling situation on first company thru the wall heat pump. Gave system a call for cooling situation. Air handler came on inside apartment but no outdoor unit. Found no call between c&y at outdoor unit control board. Recently the thermostat a Honeywell t-6 was replaced by the pointe. Found thermostat was not wired correctly. Found yellow wire in the y2 terminal not the y1. Moved wire over and tested operation. 410a refrigerant pressures were 348/120 with 8.4 subcooling. Heat pump is working properly at time of service.
6/14/26 removed and replaced broken clips in heathy climate filter rack. Tested operation. Also got Tony to remove door and re install. System is working properly at time of service.
Completed AC tune up for 3 Ton Amana heat pump system Heat pump/air handler was installed May 2021; 5 years old. Aprilaire 413 filter should be replaced soon, last replaced 1/13/26. Provided estimate to replace today. Homeowner will source them and replace himself soon. Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimate for surge protector for indoor blower motor. Outdoor equipment has a surge protector at disconnect. This surge protector will protect blower motor from being fried by power surge. A wet switch is a water safety device that will shut equipment down if water is detected on floors near indoor HVAC equipment. Recommended and provided email estimate. 6/4/26. Fully assessed no cooling situation on 28 year old York heat pump system. Gave system a call for cooling. Went outside to outside unit and found compressor kicking on and not sounding very good, but condenser fan motor was not running at all. Tested capacitor and found it to be good, fan motor has failed. Priced out fan motor but highly recommended replacement of system. Customer discussed options with Bob and decided to go with replacement.

5/29/26 Dan I arrived to the customers home to service their 5 yr old goodman straight a/c system and their newer goodman. I checked the wiring connections and the voltages on both systems . I checked and replaced the indoor air filters for the 2nd floor system and the 1st floor system is good. the filter sizes are 16x20x1, 413 . I Inspected both indoor coils and tested the primary drain pan and cleared and tested the ez traps. I flushed the drains with water to tested the trap and the pump. I Took indoor temp splits at the return and the supply on both systems , and checked the blower motor amperage draws. I looked at the outdoor units and the wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. Everything is working fine at this time of service for both systems. I Collected for $89.00 for the 2nd floor system , newer system is covered.

5/28/26. Fully assessed no cooling situation on 2018 American standard heat pump system. Went inside to air handler. Found ez trap float safety pushed up ever so slightly. ( no even entire way up) but enough to not let the system run. Explained to Christine how the ez trap works. Poured water down and brushed out trap. Also poured vinegar in the trap. Explained to her that this is not any issue with the defrost board which was installed. Checked temperature split it was 22 degrees. Checked 410a refrigerant pressures it was 270/126 with 12 subcooling. A/c is working properly at time of service. Provided estimate to replace water heater.
5/7/26 AC tuneup on a 5 year old R410A Amana AC. started tuneup at indoor system checking electrical connections, all electrical components functioning properly. Checked my return and supply temperatures and found a temp split in good range. Checked static and found total static to be in good range. Visually inspected blower motor and coil, both in good condition. Cleaned out and flushed EZ trap and condensate pump and ensured condensate pump is functioning properly. Replaced 16x25x1 filter today. At outdoor checked all electrical connections including total system voltage, compressor amps, fan amps, and capacitor, all electrical components functioning properly. Checked refrigerant levels and found refrigerant pressures in appropriate range. System is operational at time of service. ***homeowner has 80 gallon Bradford white electric water heater that is 10 years old. Homeowner would like to go forward with 50 gallon Bradford white electric water heater replacement. $1,409.0
Installed weatherguard top for outdoor unit Completed Quality assurance inspection. Inspected all aspects of install: mechanical ductwork connections, wiring, control settings, piping (gas, drain, vent, refrigerant) Fan speed ArF 1450 for 80,000 BTU Good Fan speed set to 400 CFM/ton at 3 Tons 1200 Propane outdoor temperature lockout 50°F; balance point 20° F. Ran system in cooling and checked temperature split and refrigerant data. Perfect 10° Subcooling (Outdoor temperature 74°) Ran system in propane heat. Combustion test: Pass Install passes QA inspection. John was in a work meeting and Mrs. Erickson had left.
Barry found the problem quickly and fixed it in a reasonable amount of time.
Issue is blank thermostat. I found the EZ trap float switch detached from the top of trap and laying on the floor. This is the cause of no power being present to thermostat. 20x20x1 Filter ok Tested system operations and measured temperature split. 19° Good System operating well at this time.

Inspected equipment and discussed options with clients. They are very concerned with the noise from the outdoor unit and energy cost. We discsussed options as well to put an auto shutoff on the water heater and a mixing valve to increase capcity.
5/22/26. Recently installed system working properly, found Exsisting thermostat set up to enter a code to unlock. Un locked with Honeywell universal code 1234. Possibly from install could have also been an accident by the customer. Also found an alert on the screen for outside sensor. There is no outside sensor being used by the new system. Went into programming and removed outside sensor. Heat pump is working properly at time of service.
5/22/26. Fully assessed no cooling situation on 13 year old Lennox heat pump system. Found heat pump not running outside. Found circuit board displaying high pressure lock out but not coming out of it after resetting power. Checked and made sure high and low pressure switches were closed and they were. Explained to the homeowner that there is a good chance there is something more wrong with the system past a failed defrost control board. Provided estimate for repair but due to being 13 years old it’s not worth the risk. Recommend replacing heat pump system.

Outstanding tech/sales rep in Tony; good pricing; convenient installation date; flexible financing options. Installation team led by Luke was great: on time, courteous, knowledgeable, professional, and hard working. Everything went like clockwork. I commend ownership for assembling a top-flight workforce and for establishing a culture of excellence. Tan provided thorough post-installation follow up inspection and was informative and helpful. All company personnel are on time, are courteous and are good communicators. Overall, great customer service. I recommend DiBiase without reservation. Kurt diagnosed our thermostat problem and installed a new unit. As with other DiBiase techs, he was prompt, courtesy, knowledgeable and efficient. Kurt synched the replacement thermostat to our wi-fi and provided useful information on temp and fan settings. We are very pleased with this service and highly recommend Kurt and company. Technician Barry diagnosed and corrected a sensor problem and the heating function appears to be operating properly at this time. According to the neighbor on site, he was very professional and informative. We will continue to monitor the 6-month old system. Tech Barry returned twice to make adjustments and repairs to our Trane unit. He followed up to check that controls were properly configured. In both instances he was professional, polite and determined to make needed corrections. He conducted a thorough and detailed analysis. Barrys work ethic is commendable. We will be evaluating the effectiveness of our 6-month old system over the coming winter days. Kurt made adjustments to the thermostat and outdoor sensors. As with other Dibiase techs, he was prompt, professional and personable. Kurt conducted a comprehensive assessment of our system and helped us understand how thermostat settings impact the heating function. May 2026; first hot spell of season; AC not working. Tech Dan diagnosed issue, replaced fuse, and reconfigured cramped, twisted wiring. AC resumed working. Abrupt weather change has temporarily eliminated need for AC so further tests of system will have to wait until hot temps return. Dan provided excellent customer service, as we are accustomed to with DiBiase.
