Reviewed jobsite and measured equipment and collected breaker sizes and line sizes for new installation.

Equipment is 3 Ton heat pump with electric heat back up. Installed by Dibiase in June 2020 Issue is “must odor” from ducts. He started using AC and noticed this smell. I opened indoor coil. Offered to clean in place today. Sprayed with coil cleaner then water. Added treatment tabs to the drain pan, flushed drain line. And filled trap. Trap was empty when I arrived. Trap is on the negative side of airflow. If trap body is not filled odors can be drawn into blower compartment/ducts. The trap will be dry at the start of every AC season because no water is produced in the drain on heating. In some cases the indoor coil needs to be replaced. Ductwork is internally lined. Completed AC tune up while on site. Replaced Aprilaire 313 filter provided by homeowner. Recommend replacing every 3 months. 4/14/26 Dan I Arrived to the customers home for a heat pump peco assessment check up. The system is a 18 yr old amana . I checked all electrical connections and voltages . I checked the air filter and cleaned if needed. It’s a washable filter. Inspected the indoor coil and tested the drain line. I recommended some water safeties. I Took temp splits for the a/c and inspected the blower motor amperage and operation. I looked at the outdoor heat pump and Inspected the outdoor components and checked my unit pressures. The system is currently operational but past normal life expectancy, and not running very efficiently due to its age . Replacement of system is recommended highly .

Luis 4-14-26 performed two ac tune ups trane 2.5 ton heat pump and 7 ton Trane hey pump, replace all filters. Check air delivery system,, drain system, ok. Check supply and return air temps. Check outdoor units (roof) all electrical motors and refrigerant components, 2.5 ton heat pump is operational but nearing end of normal life expectancy. Due to age, replacement of system should be considered in near future. For 7 ton system found system out of refrigerant, there is oil everywhere near outside unit, coils, pipe connections and fittings. System has passed normal life expectancy, we will not be able to repair this system, replacement of the system is strongly Recommended. Office to follow up with customer. I offered free consultation for system replacement.

Also provided email estimate for wet switch; this is an additional water safety device that will shut system down if water is detected on floor near indoor equipment Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 12.5° Subcooling Good AC system operating well at this time. Homeowner paid for plan renewal today.

Completed (2) AC tune ups: Both systems are 2 Ton Trane heat pumps. Installed by Dibiase July 2025. Both 20x23x1 filters ok for now. Should be replaced before the peak cooling season. For each system, Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Provided estimate for IV germicidal light which will keep indoor coils clean. Estimate is for (1) UV system. (1) can be installed at each air handler. Both AC systems operating well at this time. The HVAC plans will have to be renewed at upcoming heat tune up. Sent estimate for this.

Luis 4-10-16 performed ac tune up on 2.5 ton Lennox from 2007. Replace air filter, inspect coils indoor and outdoor. Flush drain ok inspect all electrical components low and high. Check airflow supply and return. Check outdoor heat pump refrigerant levels, check and measure electrical components on heat pump, cycle heat pump ok. System is 19 year old, system, is beyond life expectancy, working harder than normal. Compressor starts rough higher amps than normal (unit has super boost already) Outdoor disconnect is not fully attached, I would recommend getting an estimate to replace system. I will follow up with Neal about today’s visit. Joe to look at this job to provide estimate for new system.

4/8/26 Dan I arrived to the customers home to service their 10 yr old luxaire gas furnace and their a/c side . I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , the filter size is 20x20x1. I Inspected the indoor coil and tested the primary drain pan with water and flushed the drain line and cleared. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. The system is currently operational but past normal life expectancy. Replacement of system is recommended in the near future. I did recommend some water, safety recommendations three options for the customers to review.

4/8/26. Removed existing water softer head and replaced. Also replaced both filters on tanks. Set up water softener per Manuel with regen time to 2:00 am. Checked for any leaks no leaks found. Also performed precision a/c tune up on 2019 amana a/c system. Replaced 16x25x4 ( homeowner provided). Checked all electrical connections and components. Found no wet switch installed on current system, recommend installing for water protection. Installed and tested operation. Checked temperature split. Checked refrigerant pressures and temperatures. A/c is working properly at time of service.

4/2/26 Dan I arrived to the customers home to service their 4 yr old Amana a/c system . I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , the filter size is 16x25x1. I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor amperage draws. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. Everything is working fine at this time of service. Luis 3-31-26 performed ad tune up on two units, heil 5 ton first floor (3 years old) and rheem 4 ton (4 years old) check all electrical components, check air delivery system, drain system, replace both filters. Check airflow supply and return ok. Both units share condensation pump vinyl tubing goes across basement and goes into sump pump. Both indoor units don’t have surge protection, i provided estimate to add water sensor for each unit, I also included surge protection in the estimate. (This will protect units against electrical issues and water sensor will protect from water leaks). First floor 5 ton unit, I noticed outdoor refrigeration levels are lower than normal, I compare numbers from last year and the degrees are lower this year, customer had an issue with unit last year, compressor issue. Luis and Tony 3-25-26 performed ac tune up on three indoor head daiken mini split indoor heads with one outdoor heat pump. Clean all interior plastics covers, check all drain and test drain ok. Check air flows good Temp split. We will need to come back to replace drain pan for second floor head, (no charge warranty from coil replacement I talked to Mike while on site) I did provided estimate for deed clean on. I Arrived to the customers home for a Q.A INSPECTION on a heat pump Trane system. I checked all my electrical connections and voltages . I made sure all wiring and connections were completed in a neatly manner. I checked the air filter and replaced if needed filter size is 20x23x1. I made sure the system had all the proper accessories tied into the equipment. I Inspected the indoor coil and tested electric heat package. I looked at the outdoor heat pump and checked my wiring and checked the level of the disconnect and the heat pump. Inspected the outdoor components Everything is in good working order.

3/16/26 Dan I arrived for a customers electric hot water heater 50 gallon not working. The customers hot water heater is about eight years old. I went through the diagnostics of the water heater found lower element is failed. The upper element is good. I gave the customer few options two different options for replacement of his 50 gallon electric hot water heater with a rheem or a Bradford white . He decided to go with a new lower element I collected in full for the lower element cost and a diagnostic for today. I am scheduled to go out tomorrow to replace his element on his hot water heater. I collected for $737.67 paid in full by cc. Please send the customer a hard copy of the invoice .

Luis and Mike 3-13-26 replacement of indoor coil for upstairs indoor head, pressure test system 400 psig and held pressure for over 30 minutes. Triple evacuation and add factory charge 6 lbs 5 ounces. Test system operation ok.

2/12/26. Found Navien tankless water heater locking out on a vent blockage error code. Found that the installing contractor used a dryer vent hood for the intake. There is a flap inside that was sucking shut and blocking off the intake. Provided estimate to remove internal cover and flush tankless water heater. Removed cover and flushed heat exchanger thoroughly. Water heater is working properly at time of service.

3/11/26 Dan I arrived to the customers home to service their 8 yr old oil furnace system. I started with checking the air filter and replaced , the filter size is a 413 supplied by the customer . I checked all my electrical connections and voltages. I checked and replaced my strainer and nozzle , and the oil filter. I inspected and set my electrodes for proper gapping for optimal performance. I inspected the flue pipe for corrosion and pitting. Inspected my heat exchanger and the chimney for clearance. I bled the oil burner and tested system for smoke and combustion. I took temp rise splits at the return and the supply. Everything is running fine at this time of service. I collected for the oil and a/c contract renewal for his main house for $399.00 and replaced his Garber oil filter, which is $38.25. The customer is going to pay for his mini split in the spring for a/c only . The customer was also curious on a cost for a new oil tank. He’s not looking to do it now . I gave h
