Performed precision a/c tune up on American standard a/c system. Replaced 413 air filter homeowner provided. Checked all electrical connections and components. Checked temperature split. Tested condensation pump. Checked refrigerant pressures and temperature. A/c system is working properly at time of service.

Performed precision a/c tune up on amana heat pump system. 20x25x4 air filter is ok. Checked all electrical connections and components. Found no surge protection on blower motor, highly recommend installing provided estimate. Also found no drain protection on condensation drain provided estimate to install ez trap. Tested condensation pump. Checked temperature split. Checked refrigerant pressures and temperatures at indoor and outdoor units. A/c is working at time of service.

Fully assessed oil leak situation. Found oil leaking from canister itself. Had replacement canister on the truck. When trying to remove brass fittings from old canister found 90 fitting stuck in canister. Got our warehouse guy to run out new fitting. Installed new canister and checked for leaks, no oil leaks found. Performed combustion test on oil furnace. Oil furnace is working properly at time of service.

Upon arrival, I performed maintenance on ac system. Inspected evaporator coil and drain pan. Cleared and tested condensate drain. Inspected air filter, but did not change it since it was new. inspected blower assembly and electrical connections. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected outdoor coil and condenser fan. Inspected electrical connections and components. Found capacitor was reading 31 out of 40, which is well out of range. gave homeowner an estimate to replace capacitor. Replaced 40+5 capacitor. Recycled system to ensure proper operation. System is operating appropriately at this time.

Checked the AC side of the system . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Upon arrival, I performed maintenance on all AC systems. Inspected evaporator coils and drain pans. Cleaned and inspected air filters. Cleared and tested drain lines. Inspected blower assemblies and electrical connections. Cycled all systems in cooling and checked temperature differentials. Proceeded to outdoor units. Checked refrigerant pressures and temperatures. Inspected outdoor coils and condenser fans. Inspected electrical connections, and components on outdoor units. All systems are operating appropriately at this time. The Lennox first floor system is getting up in age. Collected payment for a maintenances.

Customer call in for no cooling. Found unit off upon arrival. Set thermostat t call for cooling check indoor blower and indoor coil indoor coil is shaping signs of leaks rust and corrosion. Blower runs but no operation from outdoor unit. Troubleshoot outdoor heat pump. Found capacitor reading 0 mfd also indoor breaker tripping. Test compressor with new capacitor and still tripping breaker. Check wiring ok compressor windings are shorted to ground. Unit is from 2010. Provided estimate to replace compressor. Customer is aware about indoor coil condition. Would recommend getting an estimate to replace system. Office to follow up work customer next week.
So professional, friendly, listened to our needs and explained things so well. Great from initial estimate through the follow up visit afterwards.

Placed two recessed lights flush into kitchen ceiling and shifted attic door weatherstripping in order for door to close and latch properly

Removed old 50 gallon power vented natural gas water heater. Installed new 50 gallon rheem power vented natural water heater. Adapted to existing cpvc water lines. Installed ball valves on both hot and cold lines. Adapted to gas line. Installed inside of a pan and piped the pan back into the drain into the condensate pump as before. Installed 5 gallon expansion tank. Set temperature setting to A. Water pressure at water heater was 65 psi.

Perform six month check up on a recently installed air-conditioning unit check indoor settings for proper airflow 1600 CFM to match 4 ton system 21° split went outside and checked refrigerant levels sub cooling super heat within range. I did have to adjust sub cooling around 12° sub cooling for manufacturer specifications. Recycle unit couple times unit is working within manufacture standards.

Upon arrival, homeowner stated heat pump was short cycling while in heating. Proceeded to perform maintenance on indoor unit while cycling heat pump in heating. Inspected evaporator coil and drain pan. Cleared and tested drain line. Checked blower assembly and static pressure. Proceeded to outdoor unit. Found outdoor unit was locked out on low pressure and low temperature. Checked resistance value on suction line temperature sensor and found it was not reading the right temperature. This indicated a bad suction line temperature sensor. Checked DC voltage on suction transducer and found it was reading within range. Inspected electrical connections and components on outdoor unit. Inspected outdoor coil and condenser fan. cycled system in cooling and checked refrigerant pressures and temperatures. System is maintaining proper refrigerant pressure in cooling, but not in heating. System is cooling appropriately at this time. I have confirmed that system is not low on refrigerant but could h

Removed old ac coil and condenser. Installed new Trane coil with Ez trap, adapted to existing ductwork. Installed new Trane condenser on new leveled pad. Flushed lineset, Evacuated and Charged system, checked proper operation.

4/23/25 X13 surge protection . I turned power off to the system , removed the covers and wired in the new X-13 motor protection. Once installed I turned the system back on and tested the system operation modes. Everything is running fine at this time of service. Collected for full balance of 195.50 paid by cc.

Checked all low-voltage and high voltage wiring, tested out humidifier dip switch settings, and system. Everything is operating to standards. We did install a new ecobee premium during installation last week and Joe collected payment today. $250

Performed precision a/c tune up on amana a/c system. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature split. Found no surge protection for gas furnace, provided estimate. Cleaned out ez trap. Tested outdoor capacitor. Checked refrigerant pressures and temperatures. System is 410a piston system and did notice pressure fluctuating but cooling fine at this time. A/c is working properly at time of service.

Discussed and offered Defender Low Level Carbon Monoxide detectors to replace the 2 that Bruce has. Left estimate. He may source them himself. Completed AC tune up for 2 Ton Carrier: 16x20x1 filter in good condition Indoor and outdoor coil in good condition Inspected drain, drain pan, ez trap. Inspected wiring, controls, electric motors; both equipment circuits have surge protection. Measured temperature split and static pressure Verified integrity of compressor motor. Checked refrigerant pressures and diagnostics: Good System operating well at this time. Bruce will call tomorrow to renew plan membership.

Arrived for six month inspection for 3 ton Bosch inverter. Replaced filter provided by homeowner. Tested system in cooling, Found system running with 8° temperature split. Used force mode to test AC at full capacity. Suction pressure was 58 psi. Adding refrigerant did nothing to improve superheat or suction pressure. Measured the temperature difference across the filter drier. 34°. Filter drier is clogged. Needs to be replaced. We will schedule this asap. *I recovered the amount (weight) (20oz) of refrigerant I added during the troubleshooting process before leaving. So unit has the amount of refrigerant in it it had when I arrived. We will schedule to return and complete work under warranty.

Found capacitor is very weak tested at 42/1.7, replaced 45/5 capacitor. Also performed precision AC tuneup on two carrier AC systems. Both 16 x 25 x 1“ air filters are clean. Checked all electrical connections and components. Tested blower capacitors and outdoor capacitors. Check refrigerant pressures and temperatures at indoor and outdoor units. Both ACs are working at time of service.

Completed (2) AC tune ups. Replaced 20x22x1 filter in attic system air handler. Replaced 14x20x1 filter in basement return drop rack. For BOTH systems: Completed AC tune up for 3 Ton Amana AC system Replaced 16x25x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; cleared EZ trap, added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC systems operating well at this time. Left estimate for (2) VIP plan memberships for the AC systems.

Inspected outdoor coil and condenser fan. Inspected electrical connections and components on outdoor unit. System is operating appropriately at this time. collected payment for membership and air filter.

Upon arrival, I performed maintenance on AC system. Inspected but did not change air filter since homeowner recently changed it. Inspected blower assembly and electrical connections. Inspected evaporator coil and drain pan. Cleared and tested drain line. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Checked refrigerant pressures and temperatures. Inspected electrical connections and components on outdoor unit. System is operating appropriately at this time supplying an appropriate temperature drop.

No a/c customer was recommended in replacing her capacitor. On arrival I found the indoor coil, filter and blower were good no issues. I went to the outdoor unit and had no voltage at the contactor. Found disconnect was in the off position. I turned the breaker back on and tested the system operation. The customers a/c is back up and running at this time of service, no charge for tonight’s visit .

Check and adjust charge added 2.10lbs at time of install Set new unit on existing return box and filter rack. Adapted to Supply ductwork. Adapted lineset to new unit. Ran new condensate gravity drain to existing drain. Made all high and low voltage connections to unit. Set new unit on new pad with snow legs and leveled. Hung new rector seal disconnect box on wall. Adapted lineset to new unit. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed all test put procedures cleaned all work areas and reviewed installation with homeowners. Replace 501 filter on next visit.

I called DiBiase for "no heat" and they sent a service technician right away. Dan arrived and determined the issue was the burner motor on a 19 year old furnace. They were able to order the part and Dan had it installed the next day and the furnace is now working fine. Fixing it was $8K less than purchasing a new furnace, and hopefully my furnace lasts at least 2 more years so the part pays for itself.

I had a PECO energy audit and found that my attic insulation was insufficient (I did notice that the upstairs felt cooler than the thermostat temp). DiBiase is on the list of PECO recommended contractors for this and they did a fantastic job adding insulation, putting in rafter vents to ensure circulation etc. Joe was very responsive and followed up with me quickly to schedule an appointment for an evaluation and estimate.
