Job Locations and Reviews
Completed heat tune up for propane furnace. Aprilaire 413 filter in good condition. Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Burners are in rough shape. These are not stainless burners. Upon closer inspection Amana shippped us wrong grade of burners when we did repair n February 2024. Michael mentioned that he heard a few misfires of the system this year. We will schedule return to install stainless steel burners under Dibiase guarantee. Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; funace has surge protection Checked mainofold gas pressure Inspected drain and pump. There is a condensate pump safety but no overfill protection switch. Provided estimate for overfill protection switch (Safety switch) Combustion, draft and smoke tests: Pass Gas furnace is operating well
Excellent service.
No heat: Tripped wet switch The cause of water in auxiliary pan is the water heater temperature+pressure valve. The water heater T+P valve is piped to the furnace auxiliary pan. Water heater T+P valve opened and enough water made it into pan tocause the wet switch for HVAC to trip/open thereby shutting system down. Water pressure is 80 psi slightly over recommended pressure for domestic water (45-75 psi) there is no pressure reducing valve in the house that I can find. There is also no expansion tank. Provided estimates for both St5 expansion tank and domestic water pressure reducing valve. *Note PEX to propress fittings will be needed to install the expansion tank. It is tight but tank can be installed vertically close to water heater and a strap can be used as there is plywood for anchoring water heater. See Also provided estimate for exhaust drain kit to divert furnace exhaust condensate/water to the 3/4” drain. There was a minuscule amount of water under the inducer motor. (
10/31/25 Dan I arrived to the customers home to service their 4 yr old gas furnace system. I started with checking the air filter and replaced , the filter size is 16x25x1. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service. I also completed a tankless flush for the tankless water heater and collected equipment info.
10/29/25 Dan I arrived to the customers home to service their 4 yr old gas furnace system. I started with checking the air filter and found good , the filter size is 16x25x1. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service. The customer has a 700 humidifier on her return side. We are going to remove the 700 and replace it with a 600 bypassing humidifier with the automatic humidistat control so she can control her fan blow activation. Photos are in the work order I collected 50% for the humidifier install collect balance when completed.
Completed (2) heat tune up for natural gas furnaces Both furnaces 2-stage 60,000 BTU 2nd floor Bryant dates to 2017 St Floor Amana dates to 2022. First floor has (2) Zones (Front and Back) Aprilaire WiFi thermostat, room sensor (4-wire communicating) and zone panel. (Roo, sensor for back zone is in the sunroom) Second floor system 1 thermostat Cleaned washable filters for second floor. He could get rid of electronic air cleaner cells and use 16x20x4 Replace Aprilaire 413 filter from truck stock. For each furnace: Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there is no surge protector at first floor blower motor. left estimate for a surge protector for 1st floor system blower motor. Checked manifold gas pressures Inspected
Performed precision heat tune up on Goodman gas furnace. Replaced aprilaire 501 ( provided by customer). Checked all electrical connections and components. Checked temperature rise. Cleaned flame sensor. Performed combustion test. Provided estimate to install Apcox uv air purifier. Also provided estimate to flush tankless water heater. Gas furnace is working properly at time of service. Need to return to complete water heater service.

10/27/25 Dan and Liz I Arrived to the customers home for a heat pump check up on a 5 yr old system . I checked all electrical connections and voltages . I checked the air filter and replaced, filter size is 20x25x1. Inspected the indoor coil and tested electric heat package. Took temp splits for the electric heat and blower motor amperage draws. I looked at the outdoor heat pump and tested for an outdoor btu output. Inspected the outdoor components and unit pressures. Everything is working fine at this time of service. She needs pricing on water panels for her general air humidifier.

Fully assessed no heating situation. Used camera and looked over the system. Found holes in heat exchanger of 2003 Nordyne oil furnace. Explained to customer the only option is to replace the oil furnace. He is fixing up the place to sell it. Explained to him that to replace the furnace would be between $10,000 to $14,000. Recommend having someone come out to give a replacement quote. At this point he may sell the home as is. Put lockout tag on system and told him to not run the furnace.
