7/28/25 Tan Performed quality assurance visit on gas heater and ac install for 2nd floor. Equipment located in basement. Checked ac system and initially noticed quieter than normal blower operation and heavy condensation on supply plenum. Temp split was 26° and esp was close to .2” wc. Confirmed it’s single stage ac and upon checking airflow settings, it was set incorrectly for 900cfm when it should be for 1200cfm for 3ton system. Instruction manual has over 20 models and each one is different by 1 digit so it’s easy to get the wrong one. I marked the right one in the manual for reference. I reconfigured and set it for 1200cfm. Also checked heater cfm and it was found at default settings which is ok. Reset and started ac again and found temp splits improved to 20° and airflow was at .4” wc esp. Checked pitch of condensate drain and ez trap and found it good. Condensate pump was operational during inspection. Ductwork had no leaks and it is properly sealed. Blower motor is equipped with
Had some minor issues with newly installed HVAC system. They followed up quickly , and Nathan was knowledgeable, professional and customer focused.

Adjusted airflow settings and got rid of heat kit alert. Had to turn down blower speed due to high static pressure. Water was pushing off coil.

Performed precision a/c tune up on carrier heat pump system. Replaced 20x20x1 air filter. Homeowner had a contractor working on tile work in the home and caked up air filter which froze up system. This did cause and damage but evaporator coil was dirty. Cleaned evaporator coil. Flushed drain line. Checked temperature split. Checked refrigerant pressures and temperatures. Found both outdoor units very Un level, provided estimate for (2) guys to relevel. Tested outdoor capacitor. Both systems are working properly at time of service.

Checked the AC side of the system . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Completed AC tune up for 3 Ton Amana Heat pump system Replaced 16x20x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors. Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. Left estimate for wet switch. Water safety device that will shut equipment off if water is detected on floor near indoor equipment. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time. They renewed plan membership. They really moving but will pass on info to next homeowners.

Fully assessed no cooling situation. Found system very low on r-22 and freezing up. Took photos. Pressures were 178/38. Explained to homeowner how a/c works. Only option at this point is replacement due to being 21 years old and r-22. Our office to call and set up appointment to have some give a replacement quote.


Set new unit in new drain pan. Adapted to supply and return ducts. Flushed and adapted to existing lineset. Made all high and low voltage connections to unit. Adapted to existing gravity drain. Wired ez trap and wet switch safeties in series to break 24v R call to thermostat. Set new unit on new pad and leveled. Hung new disconnect box. Adapted to existing lineset. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed test out procedures cleaned all work areas and reviewed installation with homeowner.
Arrived on time to service an AC unit that is 20 years old. No slick sales tactics. Discussed some items that will need to be replaced this winter. I appreciate DiBiase because they are reliable and trustworthy

Performed precision a/c tune up on 2003 Arcoaire a/c. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature split. Found no water protection on system, recommend wet switch, provided estimate. Also found wobble in condenser fan motor indicating worn bearings, provided estimate. Evaporator coil is very rusted and corroded. Checked r-22 refrigerant pressures. System is working at time of service. Would consider replacing in near future.

Completed (2) AC tune ups. Replaced (2) 16x25x4 filters provided by homeowner For EACH system: Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left email estimates for X13 blower motor surge protectors. Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump in basement added treatment tabs to pump, recommend adding 6-8oz vinegar to pump 1X per week to keep pump clean. Assessed refrigerant charge checked pressures. Discussed and left estimates of APCOX whole home air treatment systems. 1 per system. AC system operating well at this time.

Set new unit in ne auxiliary drain pain on furnace return box. Installed aprilaire 2410 filter rack and connected return to unit. Built custom supply transition. Ran new lineset from indoor unit to outdoor unit. Adapted to existing gas line and leak checked. Ran new condensate drain with Ez trap safety switch to new condensate pump with wet switch in pan. Made high and low voltage connections to unit. Wired safeties in series to break 24v R call to thermostat. Ran new 4” smoke pipe to existing chimney base. Set new unit on new pad and leveled. Hung new disconnect box and sealed to wall. Piped in new lineset to unit. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed all test out procedures cleaned all work areas and reviewed installation with homeowner.
