08/26/25 Dan Checked the AC side of the system , the system is 2 yrs old. I Checked the air filter and replaced. I Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. I did leave a few estimates for the land lord to review for adding surge protection for the indoor and outdoor unit.

08/26/25 Dan Inspected the new indoor coil and tested the ez trap and the drain line. Took indoor temp splits at the return and the supply. I Checked the outdoor level and the disconnect level make sure all penetrations are caulked and sealed. I turned the AC system on and Checked the charge by using super heat sub cool methods. I Talked with the customer to see if he had any questions. The new system looks good. It’s up and running at this time of service. Please follow up with the customer. He was telling me the install was supposed to add a damper in the basement.

Checked the AC side of the systems, 4 yr old systems . Checked all the air filters and replaced and checked all electrical wiring and voltages. Checked the indoor coils and inspected the drain pans . The condensate drains on all units were water tested and cleared. Inspected the condensate pumps on both systems. Checked all the blower operations and amps. Inspected the outdoor unit coils and inspected the wiring connections and voltages for all units . Tested the pressures by using superheat and subcool methods and checked the amps for the compressor in the fan motors on all units . Checked the indoor cooling temps at the supplies and returns for both systems . Both AC units are working fine at this time of service .

Removed existing Honeywell thermostat and module and re wired with p e k wire extender and tested operation. Connected to homeowners phone and tested operation. A/c is working properly at time of service.

Performed quality assurance on Bosch 454b heat pump system. Checked all electrical connections and components. Checked temperature split. Checked all readings at outdoor unit control board. Checked thermostat settings. Found caulking at linset was not the entire way around, sealed up reset of the way with caulk. Tested operation in cooling mode. A/c is working properly at quality assurance check.

8/21/25 Tan Performed quality assurance on heat pump in attic installed on 8/4. System does not have electric heat kit. Previous equipment was ac with gas furnace. System is currently using Honeywell prestige thermostat. I set it up for 2 stage compressor due to y1 and y2 already installed on air handler and eim. Tested heating first. Found over 30°+ split. It heats very well. Checked airflow dip switches and they are correct based on indoor tonnage. Tested cooling and found 18° temp split. Condensate drain and ez trap are pitched and not leaking. Found wet switch installed. Found .5” static esp, filter is still good. Client keeps a supply in attic. Ductwork is sealed. Checked outdoor and found it leveled as well as power monitor. Checked charge and found it good as it’s modulating based on indoor airflow. Wiring is tight and secure. Schrader valves are tight. System is on pad and snow legs. Outdoor dip switches look correct. System is operational. Need to return to install ecobee pr

Went inside apartment opened up closet and found it covered in black mold. Maintenance took photos and more than likely drywall will need to be removed and replaced before working on unit. They will let us know when to return to call.

Removed motor from old housing. Was very difficult to get blower motor out of blower wheel was completely rusted. Had to cut off shaft with sawzall and drill out old motor shaft. After removing installed new motor and tested operation. Checked temperature split it was 19 degrees. System is working properly at time of service.

Fully assessed no cooling situation. Found compressor no starting. Found failed existing hard start kit. Replaced hard start kit and tested operation. Found system running at 17 degree temperature split. Checked refrigerant pressures they were good. If any further issues compressor would need replaced. A/c is working at time of service.

Fully assessed no cooling situation. Found blower motor rocking back-and-forth. ECM blower motor has failed. Replaced blower motor and tested operation. Check temperature split. Temperature split was 18 degrees. A/c is working properly at time of service.
