Luis 8-26-25 performed propane gas heater tune up, check electrical low and high voltage connections and components. Replace 413 filter and service humidifier test and replace pad. Clean sensor and check igniter ok check manifold gas pressure low and high stage ok performed combustion test check supply and return air ok. Cycle propane furnace ok. System is working properly.

I arrived for no cooling. It had nothing to do with the new TXV that was put in back in April. I inspected the indoor filter and blower motor on the outdoor unit found an error code for locked, rotor amps I tested out my dual capacitor found it was slightly weak recommend a replacement of the dual capacitor and adding a hard star kit to help with compressor life, customer approved both items. I did labor warranty the dual capacitor because we paid full price for adding a hard start and also collected for 84.15. I removed the failing dual capacitor and replaced with new and added it in the new heart kit and tied into the capacitor and turned the system back on and tested system. Operation pressures are good. System is back up and running at this time of service. I collected for the dual capacitor, hard start and diagnostic. Collected 671.79 paid by cc

Checked the AC side of the system . Checked the air filter and found getting dirty . Customer declined our filter 413. He will order new filters. I Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Luis 8-1-25 customer called if for water heater issue, customer explained that he seen some smoke coming from electric water heater. Breaker was off upon arrival, check water heater integrity found burnt wires and thermostat, all the insulation inside tank is all wet. New tank is needed provided estimate for replacement, rheem and Bradford white. Customer decided to go with rheem option 6 year. Customer will call office to confirm appointment for water heater installation.

Issue was system not cooling well. Her set point is normally 73-74.. When I showed up it was 77 Another tech understandably made increase in cooling fan speed. I started by setting back to where it was before 350 CFM per ton. Allowed system to run 10 min. Charged system 13oz R454B to achieve target subcooling and performance. Temperature split 73-51=21° System operating well at this time.

7/29/25 Tan Performed quality assurance visit on gas furnace and ac installed by us. Client mentioned 2nd floor cooling issues and she was aware of it prior to new install. She didn’t want me to explore options as she didn’t want to spend additional investments at this time. The 2nd floor isn’t too bad compared to first floor. I suggested leaving thermostat fan mode to on. I increased airflow from 350 cfm per ton to 400 cfm per ton. This is a 3 ton system. Checked temp split and airflow. Found them good. Blower motor amps are within manufacture specifications. Drain line and ez trap are pitched. Condensate pump ran for 2 minutes and I realized the vinyl tubing was pinched due to over tightened zip tie on pvc pipe in ceiling. I removed the zip ties and massaged the tubing to open up more. When pump ran again, it discharged within 18 seconds which is much better. Found ductwork sealed and lineset to be fully insulated. Wire connections were tight. Confirmed blower surge protection inst

Upon arrival I found blower motor was randomly cutting in and out due to faulty control board. Also found a 10uf capacitor reading 4uf. Gave homeowner estimate to replace capacitor and control board. Homeowner accepted estimate and paid deposit on repair. Control board was order from APR westchester. removed blower motor wires from control board and wired blower to run constantly. This will give them cooling until we are able to come back and perform repair.

Performed 6 month inspection on Bosch heat pump system. Tested in cooling mode. Replaced 18x20x1 air filter. Checked all electrical connections and components. Homeowner purchased room sensors to try to help temperature differences in the home from 1st and 2nd floor. Also turned on dip switch 4 at outdoor unit for accelerated cooling to try to help. Check temperature split. Checked refrigerant pressures and temperatures. Inspected ez trap, a/c is working properly at 6 month inspection.
