Completed (2) AC tune ups. 4 Ton Amana AC system for first floor (Indoor coil replaced 1 year ago today) 2 Ton Amana installed 1 year ago today. Replaced Aprilaire 413 filter in basement today Replaced 14x25x1 filter for second floor system today For EACH system: Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components Measured temperature split and static pressure Inspected drains; cleared EZ trap at second floor system, tested pump; added treatment tabs to drain pan. The basement system does not have overfill protection switch. I explained and left estimate for this. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC systems both operating well at this time. Homeowner paid for (2) plan renewals and filter today.
Barry was extremely professional, courteous, and knowledgeable. He patiently explained not just what he was doing, but also why he was doing it and how it impacted the overall performance of the system.

Completed AC tune up for 3 Ton Trane AC. Replaced 16x20x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components including fan speed settings Measured temperature split and static pressure Inspected drains; clears EZ trap. Checked integrity of compressor motor (mega ohm test) Checks airflow at all supply registers. The master bathroom appears to be closed. The loft supply register very low in cooling. Remember zoning is aboandoned. Assessed refrigerant charge checked pressures. Charged system the required amount using subcooling method to achieve target 10° Subcooling. AC system operating well at this time. Left email estimate to install wireless sensor for Ecobee. They may order themselves and install. Showed them how to connect thermostat to app/wifi. *The zoning for the system was abandoned by last homeowner. To reinstall zoning would require (1) 8x12 and (1) 8x24 zone damper, 2 wire thermostat for second floor.+zo

Dan did a thorough check of our HVAC system. We’re ready for summer.

Checked the AC side of the system . Checked the air filter and found good I left a filter on hand . Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Checked the AC side of the systems. Checked all the air filters and replaced, supplied by the customer. checked all electrical wiring and voltages. Checked the indoor coils and inspected the drain pans . The condensate drains on all units were water tested and cleared. Inspected the condensate pumps On both 1st and 2nd floors . Checked all the blower operations and amps. Inspected the outdoor unit coils and inspected the wiring connections and voltages for both units . Tested the pressures by using superheat and subcool methods and checked the amps for the compressor in the fan motors on all units . Checked the indoor cooling temps at the supplies and returns for both systems . Both AC units are working fine at this time of service .

Clean indoor coil using bacteria protection and coil cleaning, cleaned indoor coil and scrubbed fins of coil to remove all debris. Rinsed coil down fully with clean hot water and reassembled all panels and ran fan for a duration.

Perform tuneup on a minute AC, checked indoor unit drains, change filter, checked indoor coil and blower. Went to out three unit and checked all electrical and mechanical components, including capacitor, compressor, and fan motor. Checked refrigerant levels as well. No issues with the unit this time.

Completed 6 month inspection for install 4 Ton AC+100,000 BTU furnace. Double check all aspects of install. Filter in good condition. Homeowner stocks them. Cleared EZ trap and checked drain. Inspected indoor and outdoor coils. Inspected wiring, controls, electric motors including fan speeds based on cooling capacity Measured temperature split and static pressure Verified refrigerant charge and diagnostics. Added some refrigerant to match manufacturer target subcooling. Unit was installed in November so this our first time accurately assessing refrigerant charge. Unit running at design subcooling. System operating well at the time of six month inspection.

The valve to the outdoor hose bib is a blue handle gate valve. Showed homeowner and opened. The whole house shut off in at a panel on front side of house in basement. I showed him where the whole house shut off is. It’s also a gate valve. Uploaded photos and emailed. He told us once his contract with R+D runs out he will switch to us for HVAC maintenance.

Luis from DiBiase HVAC, did an excellent job finding and correcting the problem with the drain from our Aprilaire furnance humidifier. Our heat stopped working because of a blockage in our drain from the humidifier. Luis explained in detail what went wrong and how to correct it in the future.
