On September 29, I conducted a comprehensive service on a 6-year-old 80% efficient Amana gas furnace. I began by examining the air filter, which was in good condition and matched the specified size of 413. I then proceeded to check all electrical connections and voltages to ensure proper functionality. The burners, flame sensor, and igniter were meticulously inspected and tested. I also examined the exhaust system for any signs of restrictions, rust, or holes. Additionally, I inspected the inducer and blower motor for smooth operation. I checked and tested for proper combustion and took temperature rise splits at both the return and supply. All components were found to be operating correctly, and the system is running efficiently. The customer expressed interest in scheduling a free whole house plumbing inspection.

I thoroughly cleaned the Minisplit indoor head in the loft, ensuring optimal performance. The process began with disassembling the unit and using a bib and drain kit to safely remove and clean the components. I meticulously cleaned the blower wheel, coil, drain pan, and housing with a sprayer. After reassembly, I tested the unit in cooling mode to confirm its functionality. To prevent residual moisture issues, I recommended the homeowner keep a fan running in the area. The system is now operating efficiently, and the homeowner settled the balance in full.

I performed a comprehensive heat tune-up on two propane furnaces, both installed in July 2017. The systems are 9 years old. Both 20x24x4 filters were in good condition. I replaced the 45 water panels and tested the humidifiers, setting the humidistats to 5-6 and opening the bypass dampers. For each furnace, I inspected the heat exchanger, burners, flue pipe, inducer assembly, and hoses. I also inspected the hot surface ignitor, cleaned the flame sensor, and verified the flame rectification circuit. I measured the temperature rise and static pressure, checked the wiring, controls, electric motors, and components, and inspected the manifold gas pressures. Both furnaces have surge protection, but the outdoor units do not; I left an estimate for two surge protectors. I also checked the drains and recommended installing a wet switch for each system to prevent equipment shutdown if water is detected on the floors near the indoor equipment. This customer called because their indoor blower kept running with no heating, cooling, or fan demand from any of their three thermostats. Our technician traced the constant fan signal to the Aprilaire Model 60 humidistat: it was wired correctly, but its relay was energizing the fan, and tapping the relay released it. A new automatic humidistat is needed, so we left the G and Gf blower-activation wires disconnected for now (humidification still works) and the homeowners are happy to have Kurt replace it at their October tune-up. The system is operating well.

Water heater piping repair Turned of hot water by shutting valve off Cut out the corroded section of hot line of water heater piping. Installed new. Opened water lines and bled all hot faucets of air. Relit water heater, soap bubble check for gas leaks in water heater gas piping from shut off valve to gas valve/control. Set water heater thermostat to medium as I found it. There may be some air when you open the bathtub/shower fixtures Water heater operating well at this time.

High limit switch was detached and one wire was left off during heat tune up process of inspecting heat exchanger. I put high limit switch back in and wired. Tested system in heating and cooling. System operating well at this time.
