Estimate

6-12-25 Luis customer called it for a second opinion AC not cooling properly. Customer has two high velocity systems one in the basement and one and the third floor. The third floor is the one having issues. Found system running upon arrival unit not cooling. Inspect coils indoor and outdoor. I found outdoor coil leaking on bottom circuit. Indoor coil has some rust and corrosion, some oil around drain. On outside coil you could hear refrigerant leaking, provided estimate to replace coil. Would recommend getting and estimate to replace system. Home comfort consultant to come out tomorrow afternoon between 2 and 4 PM.

Estimate

Upon arrival, I cycled AC system and checked refrigerant pressures. Found refrigerant pressures were very low and I also noticed a refrigerant smell around the outdoor unit. Upon further inspection, I found a refrigerant leak on outdoor coil. I created estimate to remove remaining refrigerant from outdoor unit, disassemble outdoor unit and remove outdoor coil, braze new outdoor coil in and reassemble outdoor unit, perform pressure test and vacuum on system and recharge system with new factory charge. collected diagnostic charge from tenant.

Estimate

Upon arrival, I found master thermostat for upstairs system wasn’t reading indoor temperature or humidity. I was able to reboot thermostat and get it to re-temperature. Cycled system multiple times to ensure proper operation. If issue happens again, we may have to replace master thermostat. Gave homeowner estimates for a service membership on both first floor and second floor systems. Systems are operating appropriately at this time.

Performed QA on Goodman Air Handler and AC installation. Reviewed installation with homeowner. Tested system in heating mode and took temperature splits. Tested the EZ trap safety and tested the condensation pump. Completed checklist form in system. Corrected any issues that were found during visit. *This is an install we should go back for the Six Month Inspection once it’s warmer outside to verify the refrigerant charge. Lineset is longer and runs through the crawl space.*

Installed new Goodman air handler and A/C. Built new return and supply . Reused existing hydronic coil and reconnected water lines Tapped/caulked return and supply. Reused thermostat and wired in low voltage with safeties. Ran new condensate line with ez trap and condensate pump. Ran new vinyl tubing from pump to outside the house. Wired in high volt and reused existing outlet and switch. Flushed line set and connected to new equipment. Installed new ac outdoor on leveled pad. Installed new disconnect with surge protector and wire into outdoor unit. Cleaned up work area and tested out equipment. To cold to test out A/C come back in summer for charge adjustment.

Estimate

Fully assessed no heating situation. Found no lights on control board. Found 120v coming into furnace between hot leg and ground but did not have 120 v between hot and neutral wires. Traced line back to the electrical panel and found loose neutral. Pulled wire out and re-stripped neutral wire. Tightened back in lug till it was secure. Tested operation of gas furnace. Performed combustion test. Provided info about maintenance plan. Gas furnace is working fine at time of service.
