No cooling 1st Floor system 4Ton AC with 100,000BTU natural gas furnace 90+% efficiency. Found failed 70uF capacitor at outdoor unit. Condenser fan motor is ECM. Wire between contactor and capacitor burnt and disconnected. Post on capacitor melted. Offered to replace failed capacitor, and install hard start assist. Start assist is a start capacitor with built in relay. helps compressor overcome starting torque, reduces inrush current at system start up. Homeowners agreed. Installed new 70uF capacitor, replaced wire between contactor terminal and common of capacitor with 10 gauge THHN wire and new connectors. Replaced compressor start winding connector at capacitor, installed SPP6 hard start. Tested system. Refrigerant pressures excellent: 321/128 8.4 SH 9.0°SC. Subcooling matches manufacturer target. Replaced 16x25x1 filter for 1st floor system For each system: Indoor coil ok. outdoor coils both VERY dirty. Cleaned as best as possible with hardware in place. Will require deep cleaning at some point left estimate to thoroughly clean both outdoor coils. Inspected wiring, controls, electric motors and components. Here are no surge protectors. Left estimates. Inspected drains: Cleared EZ traps tested pumps. Added treatment tabs. There are no wet switches. Left estimates. Recommend considering nearby rooms are finished. Performed tune up on carrier ac, checked indoor blower and temperature split. Tested outdoor units electrical components, tested compressor, fan motor and refrigerant levels, found a completely dead capacitor and a fan motor that was over double the rated amperage. Fan motor and capacitor need to be replaced to prevent a breakdown. Spoke with customer about repairs and she agreed.

Mike had already determined the cause of blank thermostat. An AC drain pipe close to the first floor system drain pan had broken los so that when he ran second floor AC the condensate water leaked there tripping the wet switch. Arrived at call for water leak and found humidifier was set to 50% and running nonstop pad in the humidifier was very deteriorated and clogged the bottom orifice that allows it to drain and overflow into the return duct and then onto the floor, customer shown what was going on and Given options for repair both humidifiers were serviced and pads replaced and cleaned out. Pump was taken apart and cleaned as well and everything was tested upon completion. Customer sign up for a membership for both systems.

Perform precision heat tuneup on Lennox high-efficiency gas furnace. Checked 20 x 25 x 5“ air filter, air filter OK. Checked all electrical connections and components. Clean flame sensor.
