I went through the heat pump system , it’s a 2025 Goodman .  I did find up in the attic and found the  air  filter was pretty dirty. I did replace With a supplied filter, Filter size is 20x20x1. I also found the air handler PVC Trap didn’t have the gasket for the union which had a small drip I found the gasket laying in the insulation , I placed it back into the union. I tested  the drain,  no more leaks. I went to the outdoor unit check my pressures found system be running fine. I collected for my diagnostic $99.00 paid by cc. and collected system information and left an estimate for a contract.

Inspected all aspects of install: mechanical, wiring, controls, etc. 

Made the electric heal kit 5KW and the air handler breaker 30A.
Updated CoolCloud Heat kit size as 5kW
Cannot pull a new 10/2 for outdoor unit 
Found slightly low superheat so adjusted superheat spring accordingly

 Final refrigerant data with all (3) Zones calling for cooling: 332/123 11° SC 7.5° SH

Made sure zoning is operating properly. 
Fpm measured with anemometer with all zones open 330-347 fpm at first floor zone, with other (2) zones closed (420-455 fpm)

Homeowner is concerned with the amount of airflow on second floor.
On July 4th while returning home from South Carolina he made done for cooling setpoint 72° it did not drop below 80°

Install fails QA we were out 2X after install addressing issues.

Todays call was concerning the other 2nd floor system (horizontal right). 3 Ton AC/Gas Furnace 11 years old. Found refrigerant leak at indoor coil using electronic leak detector. System is considerably low on refrigerant. Running at 60 psi. Discussed various options including replacing HVAC system And replacing indoor coil. They wanted to charge the system for now. Charged system 4# R410A refrigerant Final pressures 221/116 6.6° SC 14° SH. Outdoor temperature 68°

We cannot guarantee how long refrigerant will last. 

My professional recommendation is to replace the (2) second floor HVAC systems. Bo

I had to open zone board door to prevent any vibration on master bedroom area customer stated humming sound all nights. We need to keep zoning panel door open to prevent vibration, test all zones ok. Replace air filter. 16x25x1.  Management attention I will talk to the, about this job for further evaluation

Inspected wiring, controls, electric motors and components; left estimates for surge protector for outdoor equipment circuit. We installed blower motor surge protector with new funace in December 
Measured temperature split and static pressure 
Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. 
Checked integrity of compressor motor (mega ohm test)

Assessed refrigerant charge checked pressures. 10° SC matches manufacturer target.

AC system operating well at this time.

Thermostat on second floor hallway wall. Remains at 81° therefore system stays on in cooling. Overcools rooms below but thermostat does not satisfy because 1 it is reading 2.50 high and 2. There is no supply in hallway.(Thermostat is reading 2.5° high when compared to 2 of my temperature probes, see photos)

Solution here is to install a S1200 smart thermostat with a room sensor and place the  room sensor in a better location) 1st floor for example

The one access (in front of air handler in same room) has several screws and the drywall gave away when I tried to open. Presumably this will only open up to the eves of the attic space. 6/6/26. Fully assessed water in pan at water heater that was installed by dibiase 11/25. Shined bright light on water heater and inspected for leak. Checked all the connections on top all were dry. Felt around bottom of water heater and found it do be wet. Dried everything up and took off metal plate for burner compartment. Found foam was wet along the bottom and found water inside at bottom of water heater. Water heater has a very small leak from tank. Water heater needs replaced. Our office to order new water heater. Put leak detection back in and showed homeowner how to turn off water in case of emergency.
