Completed (2) AC tune ups. For 2nd Floor system: (2) Zones 1 thermostat in middle bedroom, the other in master bedroom. The AC for this system dates to early 2017 9 years old based on serial number of the outdoor unit. Bryant 3 Tons. Furnace was installed by us in October 2025. Homeowner said for the few days they have needed cooling this year the AC did not work. I tested and system came on. I did lower the fan speed from 400 to 370 CFM per ton 3 Ton. 1st Floor system is 100,00 BTU natural gas furnace with 3 Ton AC gas furnace dates to 2007, AC dates to 2018. Gas furnace is 18 years old. Has several rust spots on heat exchanger. Burner assembly is very rusted. Ignitor has weather/hot spots. Provided estimate to replace 1st floor furnace burners and Ignitor. 2nd Floor system filter 16x25x4 good Replaced 1st floor system filter 16x25x4 For Each AC system: Checked condition of indoor and outdoor coils: Indoor and outdoor coils in good condition Inspected wiring, controls, electric
• replace heat pump transducer under part warranty • test for proper operation of equipment after repair. 2/16/26 Barry installed new pressure transducer using a 1/4” swivel tee and flaring the transducer connection. Used nylon and a seal-tight gasket for flare connection. Afterwards tested for any refrigerant leaks. No leaks. Tested system and checked that new transducer is providing the correct input to the control as regards liquid pressure. Matches within 1 psi Good They said the system has been performing better since we were last here and made adjustments. Left estimate to properly stall and fix the 1/2” electrical whip that feeds Bosch inverter outdoor. Whip is too long and needs a 3/4x1/2” reducing washer. Also left estimate for surge protector for outdoor unit. Also offered plan membership. They agreed. Collected payment for invoice today, System operating well at this time.
We have worked on this Bosch heat pump for previous homeowner. It was overly overcharged by another contractor. I recovered refrigerant, installed new filter drier and charged system factor charge plus what is needed for Lineset. Yesterday the current homeowners called in to us for no heat. They had another contractor tell them the electric heat kit had failed. I found the new heat kit had zero volts at 24V control because of a loose low volt wire. Now 5KW electric heat kit working. Wire feeding heat kit is 6 gauge and the nameplate on heat kit indicated that up to 10KW can be installed. I also landed a wire to the W1 contact of the spacepak control (previously it was wired to heat kit itself only) so it accordingly increases blower speed when there is demand for auxiliary heat. I then went to the outdoor unit. Control was locked out on H5 error code. (5 low pressure incidents in 100 minute period. Reset power to the outdoor unit and put gauges on system. Found that pressure transd
Luis 1-22-26 customer called for water leak by the unit. Found one of the vent connections leaking. I was able to take apart fitting and reapply PVC cement and glue. Verified connection and checked for leaks. No more leaks coming from that connection. Cycle heater ok. No charge warranty.
Excellent and Friendly Service
Completed (2) Heat tune ups for propane furnaces. Replaced both filters provided by homeowners Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Checked manifold gas pressures Inspected drain and pump. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. First floor furnace had error codes for incomplete trial for ignition, furnace fails to operate.water under inducer. Removed and caulked for now. The screw is nearly rusted through. Recommend replacing inducer assembly under parts only warranty. On one occasion while testing furnace the one pressure switch randomly got stuck closed before the inducer energized. Reviewed unit and performed gas pressure, static pressure, temp rise, combustion testing. Adjusted fan settings and replaced limit. Limit appears to be too low of a setting. Tried to call manufacturer for support. Need to connect with manufacturer.
Luis 12-13-25 return visit to troubleshoot unit, gas heater keeps going off on high limit. Check system operation check airflow and static pressure good temperature rise at current airflow. I inspect limit is rated 130 F degrees. I check Tempe at limit location during entire inspection maximum Tempe register 115 F. I did noticed metal around limit area (very close to exhaust collector box) gets over 140 F degrees. I used finer glass gasket to try to keep heat away from limit metal base. I monitor temperature on limit location and did not rise higher than 115F. Performed combustion test ok temperature rise 45 and 50F. Cycle heater ok. I will follow up with manager about this call. We might have to order new limit (maybe due to the heat got out of calibration).
I arrived to the customers home for heater not working correctly. Thermostat was set to 73 and indoor temp was 66 found unit was locked out EE3 it was locked out in first stage heat. First stage heat was set to F04. I went into the programming and set first stage for F01 tested my static pressure in stage one heat. first stage static .53” @ 989 cfm, 44° temp rise . When 2nd stage came in I have set to F02 tested my static .84 @ 1195 cfm 51° temp rise . The system is running fine at this time . I let the customer know that she needs to replace her filter monthly. No charge warranty new system .
Fully assessed 80,000 btu Goodman gas furnace not reaching temp. Found gas furnace locked out on ee3 code when I arrived which is open high limit. Checked temperature rise across furnace and found it to be 43 degree temp rise on first stage and 54 degrees on high stage. Found that by the high limit switch it was around 200 degrees. Increased fan speed from fo1 which was 501 cfm to f04 which is 1081 cfm. Also changed 2nd stage heating to f02 which is 1328. Temperature rise got better. Gas furnace is working at time of service.
