11/11/25 Dan I arrived for a water leak on a forced air system. Found humidifier 600m was causing the water leak . The #35 panel was expired causing the water to run around the panel and drip out of the seam. I quoted the customers $199.62 to service the humidifier. Collected for $99.00 diagnostics and the $199.62 total $298.62. Paid by cc.
Reviewed home information and challenges. Main concerns are unit is losing refrigerant and not working efficiently and unit is very noisy due to air distribution. Gathered information to perform load calculation on the home. Outside clearance is very tight.
11-6-25 Luis. Return visit to finish repair from yesterday, start up on new oil burner, check oil pressure adjust to 140 psi. Check nozzle assembly depth and adjust as needed, performed combustion test and smoke ok boiler, ok check water pressure and temp ok. Purge all two zones ok first and second ok test indirect water heater ok. Check all wiring and piping ok. System is working properly at the time of service customer will getting oil delivered later on today.
Installed new rheem 50 gallon electric water heater. Repiped into indirect. Wired in circ pump.
No heat issue. Found 3 flash error code. Port from where tubing is tied into had a tiny blockage preventing pressure switch from making. Cleared port and tubing Cycled system several times observing for any other possible causes for this error code. Also cleaned flame sensor and verified flame rectification circuit. Completed heat tune up while here, Completed heat tune up for natural gas furnace. Replaced 20x25x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; there is an x13 blower motor surge protector installed but no surge protector for outdoor equipment. Checked manifold gas pressure Inspected drain and pump. There is a condensate pump safety but no overfill protection switch or wet
Completed (2) Heat tune ups. Second floor System heat pump 2 tons. Replaced Aprilaire 313 filter from truck stock. Fiat floor system 80,000BTU natural gas furnace. Replaced 16x25x1 filter. attic system filter. For the heat pump: Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; 10KW Electric heat amps 41 Good Measured temperature rise and static pressure Inspected drains; cleared EZ trap, added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Heat pump system operating well at this time. For Gas furnace: Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; left estim

Hien was not at home. Reviewed ductwork and found extended plenums with flex running in each direction. Found only stage 1 wireed to zone panel. Found damper for zone 2 in open position- moved to 0 position to close damper. Inspected to see how we can run a return to first floor. Either need to go through bedroom.closet or master bath closet to first floor. Other bedroom closet will end up in bathroom. Hien was not at home to discuss options.

Talked to Hien about issues with the home. Hien said the home is unbalanced and there are areas that are uncomfortable. The second floor is overcooling and it appears all registers supply air no matter what zone is calling. His bills are high - in the $800-$900 a month range. Reviewed the system in the attic space and found the bypass damper was not properly secured. Secured damper. Noticed there are 2 zones in the home and the dampers appear left and right. Could not see ductwork as it was under cellulose insulation. Found unit wired to Y1 only at thermostats and equipment. This is a Bosch heat pump. Turned on 1 zone and then the other and found no matter which zone was calling, air was being supplied to both zones, it was slightly reduced to the zone not calling, but still excessive air was blowing. Dampers were indicating they were in the proper positions. There is no return air to first floor. Need to go back and check airflow settings and confirm ductwork is properly

After interviewing several other Heating and Air Conditioning Services we chose Dibiase to do our very complicated system with 4 Condensers outside, 2air handlers, and two separate systems forced air. All went well on the first call where the technicians went over each system and fine tuned it all.
