Job Locations and Reviews
Went through the customers home to verify that the gas lines are bonded and aren’t leaking and also been sleeved and strapped up. Went around to the gas lines with my gas leak sniffer and found no leaks. I also checked the manifold for all the appliances and the manifold is fine . The gas lines are strapped up and secured. Everything is good here with the house no gas leaks and lines are secured and sleeved. I did leave an estimate for the customers for a new humidifier. I left two different options for the humidifier. And I left an estimate for a service contract . I also left an estimate for a natural gas natural draft water heater 50 gallon. It’s 12 years old and Should be replaced around a 10 year mark. I left the customer with two water heater options .
Checked over gas piping. Gas piping is secure and anchored with appropriate clamps in multiple spots. Gas pipe from the meter penetrates through the house above the concrete foundation at plywood sheathing as a 1” galvanized hard pipe with a collar mating around against siding. This pipe is in good condition. No flexible gas piping penetrates through any hard exterior walls. Flexible trap pipe is bonded to ground vial the water line where it comes into house. Did a leak search on furnace piping. Gas piping passes inspection.
No heat. Bosch funace we installed January 2025 with Lennox heat pump that dates to 2012 approximately 14 years old. Found error code nL at Bosch furnace control. “abnormal thermostat signals” Checked control voltages with meter. There was a demand for w1 gas heat and Y1 at the same time. Control identifies this as a conflict of interest and locks out operations and runs the fan. I checked thermostat configuration. Made sure it was configured so that Aux heat and heat pump heat do not run at same time. Thermostat randomly did this again resulting in a new no error code again. Thermostat has failed. Replaced Ecobee for pro thermostat under Dibiase 2 year guarantee. Set propane lockout at 50°+ Set Heat pump lockout at 45° Aux heat savings optimization at 2.9 Paired room sensor and relabeled “Master” The screw that was missing at HVAC equipment was a stripped out screw from the Lennox evaporator cover. Luis 2-18-26 performed three geothermal heat pumps inspection attic split geothermal for second floor. split geothermal for basement and package geothermal for first floor. Replacement of 20x20x1 basement split, 501 for attic, customer will replace first floor filter. Found first floor humidifier leaking, customer replace pad and stopped leaking. He will change pad more often. I did not touch humidifier at this visit. Check airflows supply and return temps, check water pressure and temps on geo loops. Ok check amp draw and voltage on compressor ok. Cycle heat pumps ok. All heat pumps are working properly at the time of service.
Completed heat tune up for natural gas furnace. Dibiase install 7/25/25 Replaced 16x25x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components;has blower motor surge protector Checked manifold gas pressure Inspected drains amd water safeties. System has wet switch, and ez trap. Combustion, draft and smoke tests: Pass Left estimates for (2) AC+Gas Heat plan memberships for the other (2) systems in the house. Left estimate for APCOX whole home air treatment system. Gas furnace is operating well at this time.
2nd floor system no heat. I had a communication error at the system up in the attic. Customer did have an alert on his thermostat for replacing his batteries in his outdoor temp sensor. They will pick up batteries today. This will actually tell the outdoor heat pump to shut off and run the aux heat when he gets cold. I did link into the upstairs furnace , and found there was a communication error and low pressure switch will not close stuck open. When resetting the unit unit I heard the board click but no inducer motor. I checked all my wiring connections and grounds. I Made sure everything was tight. I checked my voltage from the board to the inducer and reset and I had 124 volts. I put everything back together and tested the system . The inducer did come back on and it did lit off the furnace. I told the customer it very well could be an intermittent issue with the control board , If this happens again we will replace the control board . I collected for $231.67 paid by cc.
Found seized inducer motor preventing furnace from operating. There were bands of silicone on back side of inducer around rotor.. I was able to pull these thin bands of silicone away from inducer which freed the rotor. Reinstalled and tested. Inducer now working but noisy. Induce needs to be replaced. Provided email estimate to replace inducer under parts warranty. While here: 1.Replaced 20x25x4 filter provided by homeowner. It is 8 months old. 2. set the water flow to the humidifier back a little using the feed valve. It was too strong when arrived. 3. Cleaned flame sensor and verified flame rectification circuit. 4. Combustion analysis/test: Pass System operating well at this time but the inducer motor has a high likelihood of failing altogether needs to be replaced. He agreed to repair. I collected diagnostic fee plus half of cost of repair today. We will collect balance for repair once work is completed. He is scheduled for tune up this coming Tuesday. Would like to do repair
Luis 12-22-25 customer called in for no heat, Amana natural gas heater 96% two stage. Found heater on error code ignition issue. Reset unit and found gas valve getting 24 volts but won’t open. I move harness and I was able to get heater to come on. I performed combustion test ok. I would recommend getting gas valve replace. I also noticed other items that will need attention, counter strike gas goes into heater cabinet. I also see heater drain is in series with ac drain, this restricts heaters drain. I provided estimate for repairs and recommendations.
Replaced heat exchanger, igniter, and flame sensor. Performed combustion test and tested operation of gas furnace. Gas furnace is working properly at time of service.
Luis 11-24-25 return visit to replace humidifier 3/4 shark bite tee to feed water to humidifier, I also replace all maintenance parts for humidifier, feed tube, tray me scale control new spud. Test system operation after repairs ok no leaks.
