9/3/26. Found foam tape peeling off from when we were out here last to find flare joints in the basement. Explained to customer that the only thing that needs done is the line needs new foam tape with zip ties. Homeowner mentioned this has been peeling off since install. Put new foam tape on lines and zip tied all insulation on securely. No charge due to not being secured on the linset from install.

We have been having trouble with our Goodman Furnace since we ran it that first winter. No tech seemed to be able to diagnose the problem. I wanted to try a new HVAC company so I reached out to DiBiase. At this point we were desperate because I could not get the furnace to stay on. Upon arrival, our tech Kurt Manges asked for a full run down of our issues and then proceeded do diagnose the problem. Within 30 minutes he was able to pinpoint the problem and how to fix it. The furnace has been running strong ever since. Kurt is knowledgeable and personable. He explained everything and we couldn’t be happier with this service call. In fact, I readily signed up for their annual service agreement. After years of frustration we finally have a solution.

Found that the left side pressure switch was opening for a split second during run time causing furnace to shut off. Need to order pressure switch kit tomorrow morning when distribution is open . Customer has very intermittent heat. Customer signed up for maintenance plan.

10 Ton Unit has one compressor that is left unwired. The discharge sensor is bypassed for this compressor. 1 compressor has failed mechanically here. The other compressor is running. (4) 20x25x2 filters ok. Unit working at 1/2 capacity. The (5) Ton unit at front of building (left hand side if you are on roof facing front parking lot) has a compressor that has electrically failed and will only trip the breaker. This system disconnect is left off. Due to lack of availability of R22 compressors these systems need to be replaced. Both are 3PH AC with Gas Heat. I uploaded photos of nameplates for our management staff to provide quotes.
