Completed AC Tune ups per contract: -(4) 3 Ton Split Heat pumps. (3) of these installed by Dibiase within past 4 years (Bosch inverters) The other dates to 2008 (Trane) about 18 years old. - (3) Minisplit systems; (2) of which are cooling only 1-1 systems for game room; one of which is Heat pump (heating and cooling) for (2) second floor bedrooms. Filters for these were all clean. These systems do not get extensive use Filter list: (3) Aprilaire 213, (1) 18x20x1, (4) Washable Minisplit filters Replaced Aprilaire 213 Filter in crawlspace system. The other (2) 213 are clean. Completed following tune up procedure for all systems: -Indoor and outdoor coils in good condition with the exception of the indoor coil for the Trane system it is rusty and there was refrigerant oil around one of the u-bends, -Inspected wiring, controls, electric motors and components; left estimates for surge protectors for the (3) Minisplit systems and (1) surge protector for the Trane Heat pump outdoor un
4/13/26. Performed precision heat and a/c tune up on (1) Laars boiler and (2) unico/ amana a/cs from 2022 installed by dibiase. Homeowner to replace (2) 14x25x1 air filters. Checked all electrical connections and components. Cleaned out ez traps. Recommend installing an audible water alarm near boiler, installed alarm. Performed combustion test on boiler. Inspected condensation drain trap for dirt and debris. Checked refrigerant pressures and temperatures. Found both outdoor condenser coils dirty provided estimate to clean outside coils, ( homeowner is going to clean himself). All (3) systems are working properly at this time.
Completed AC tune up for 5 Ton Bosch inverter system Replaced 20x22x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimate for surge protector for indoor blower motor Measured temperature split and static pressure Inspected drains; clears EZ trap, added treatment tabs to drain pan. Assessed refrigerant charge checked pressures. Made sure measured pressures matched what control board is reading. AC system operating well at this time. Homeowner paid for plan renewal today.

3/4/26 Barry Replaced 70/7.5uF capacitor at Carrier system. Checked megaohm of compressor. After installing measured compressor amps (start, run and common windings) Checked temperature rise at air handler (65-91=26°) Good System operating well at this SweAaea
2/16/26 Removed failed electric heat kit with breaker. Installed new kit with breaker in frame and measured resistance of each element before wiring. Also checked limits. Then wired in high voltage and moles plug to control. Installed 3A fuse at transformer leads and left these 24V leads separate from board and tested before powering board. No short and transformer producing 28V: Good Wired 24V to board and energized system. Turned 0A breaker to outdoor unit back on. Tested system operations. Temperature rise from heat pump 23.5°F (60-83.5) Then tested electric heat. 38A 10KW Good Aux heat is staged. Both relays operating as designed. System operating well at this time. He wants to know if he sells the property if the repairs we made for him Capacitor and contactor on 1/7/26 and heat kit on 2/16/26 if the 2 year Dibiase guarantee will be extended to the new homeowners. I told him to the best of my knowledge it is only for the person for whom the repairs were made and not to anyo
Issue was blank thermostat Ajay (homeowner) had put a new low voltage fuse in board before I showed up but it instantly tripped. I Searched for any low voltage shorts including checking continuity between R and C on the control itself. No shorts. 60A breaker in the air handler is stuck in the tripped position. Step 1: Need new electric heat kit 9KW. After we install new heat kit there may be other repairs needed including but not limited to new control board, thermostat and or EIM. He asked about warranty pricing considering it is Lennox signature series. He also asked if the breaker itself or the relays could be replaced. I told him It would take even longer to get those parts and would be more expensive to do the (2) relays or the heat kit breaker separately. We will provide appropriate pricing based on warranty status. Left both breakers off for now He paid diagnostic today.
Performed precision heat pump tune up on 2020 carrier heat pump system. Replaced 16x20x1 air filter. Checked all electrical connections and components. Checked temperature rise. Tested emergency heat. Inspected evaporator coil. Checked refrigerant pressures and temperatures at indoor and outdoor units. Serviced Aprilaire humidifier with #35 humidifier pad. Heat pump system is working properly at time of service.
Performed precision heat tune up on (3) amana gas furnaces. Replaced (1) 20x25x5 filter with a 1” for now. Replaced aprilaire 413. 16x25x1 was ok. Checked all electrical connections and components. Checked temperature rise. Check gas pressure. Inspected burners. Blew out drain tubing. Found (1) 2nd floor furnace did not have x13 surge protector on blower motor, installed surge protector. Checked temperature rise. Performed combustion test. All furnaces are working properly at time of service.
Replace zone damper caulked and sealed and tested operation. Also performed quality assurance while on site. Checked over settings in the furnace. Checked all electrical connections and components, system is working properly at quality assurance .
Very prompt and professional service…but cost was unexpectedly high for the nature of repair…
