Arrived for a peco system check over . Checked the AC side of the system . Checked the air filter and found good. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. Recommended a ez trap and outdoor components. Customer will review with his wife.

Check valve of new condensate pump is bad. I after was falling back to pump. Replaced and tested pump. As far as the attic exhaust fans are concerned, there is 120V between hot and common however setting the thermostat contacts as far back as possible does not power the motor. I also directly wired the hot feed to the motor hot wire and fan did not come on. I also replaced both the lightbulbs that are part of the circuit and they did not come on. I cannot find the switch and some wiring was done recently. 9V at the light bulb terminal. Homeowners will get in contact with an electrician. My guess is that there is another switch that I cannot find for the lights. We did not touch or interact with the wiring of this circuit during the install of the HVAC system. These attic fans are directly mounted to the roof they are not gable fans. We can give quote to replace fan motors and thermostat controls once wiring issue with the circuit is resolved.

Completed quality assurance for floor mounted Laars combi boiler . Inspected all aspects of install: mechanical, piping, wiring, etc. Set warm weather shutdown to 74° So boiler will not operate when outdoor temperature is 74° or above. Minimum outdoor temperature was set to 30° (factory) I set to lowest point -4°F Checked domestic water setpoint and 3 way mixing valve. Combustion tests pass. System has (3) Zone Taco relay: zone 1: Gameroom Baseboard Zone 2: Rear System fan coil Zone 2 Zone 3: Front system Convectors Install passes quality assurance.

Installed new Laars combination boiler. Removed existing water heater in basement and piped domestic hot and domestic cold lines into the boiler with a mixing valve. Reinstalled water heater located in basement on the 2nd floor replacing the existing water heater. Piped in boiler side supply and return installed a new expansion tank and shut off valves. Installed new emergency relief valve on boiler. Tied in new condensate pump to the drain line and reused existing vinyl tubing that ran to sump pump located in basement. Adapted fresh air intake and exhaust piping. Reused existing taco 3 zone relay board and circulating pumps. Wired in low volt from taco zone board to boiler. Adapted gas line and converted boiler to propane. Ran new 3 wire outside for outdoor sensor. Purged all air out of system and tested out equipment. Cleaned up work area and reviewed job with homeowner.

Performed precision a/c tune up on Bosch heat pump system. Replaced aprilaire 413 air filter ( homeowner provided). Checked all electrical connections and components. Checked temperature split. Cleaned out ez trap. Provided estimate to install Apco x uv air purifier. Checked all settings in outdoor control board. Checked temperature split. Checked refrigerant pressures and temperatures. Bosch heat pump system is working properly at time of service.

Completed (3) AC tune ups Replaced First floor system filter 16x25x1 Basement system filter Aprilaire 413 in good condition but will need to be replaced next tune up. 20x25x4 filter for second floor filter in good condition. For each system: Indoor and Outdoor coils in good condition. Inspected drains, added treatment tabs, checked pumps. Checked wiring, controls, electric motors and components. The only circuit that does not have surge protection is the outdoor equipment for the basement system (2 ton Lennox) Kate agreed to estimate today. Completed work today, Measured temperature split and static pressure. Checked refrigerant pressures and diagnostics AC systems operating well at this time. The second floor and basement system tune ups are covered under plans. Charged for 1 time tune up for the first floor system today. This way when she renews the (3) plans they will all be at the same time. Kate paid for invoice today. (1 time tune up and surge protector)

Completed AC tune up for 3 Ton Amana AC system He said he had high bills. Thermostat setting are correct. Lock out electric heat above 35°F; no lockout for compressor. Refrigerant charge and temperature deltas good. Replaced 20x22x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protector for indoor blower motor Measured temperature split (72-51) and static pressure Inspected drains; clears EZ trap, added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 101/243 4.5° Subcooling: Good I talked to him about home performance especially the attic. Only the mechanical room is accessible in the basement. The rest of the basement is finished, He is interested in getting an assessment. I have no cell service there. He said he is available tomorrow or Wednesday for home performance consultation AC system operating well

Estimate

Performed AC tuneup on carrier AC, checked indoor blower motor and coil as well as cleaned and flushed drain. Found some growth inside the indoor unit and brought it to the customers attention and recommended a UV light as a solution and estimate was created for the repair. Went to outdoor unit and checked all electrical and mechanical components, checked compressor fan motor and Capacitor as well as refrigerant levels. No issues with unit at this time other than the growth on the indoor unit.

Perform tuneup on two air conditioners, started with the carrier unit in the basement. Checked indoor unit temperature split and washed filter, checked and cleaned, drains and blower motor. Went to outdoor unit and tested all electrical and mechanical components, tested capacitor, fan motor, compressor. No issues with care unit at this time tested Amanda AC in the attic tested temperature split and fan motor and changed filter as well as cleaned and checked drains. Went to outdoor unit and checked all electrical and mechanical components, including compressor fan motor and capacitor. Both outdoor units were rinsed off with water and , no issues were found with the Amana system. Only the issue found was the capacitor on the carrier. It is at the 5% value.
