Reviewed home and looked over geothermal unit, air exchange unit, ductwork, and filtration. Jim is looking to improve indoor air quality and reduce voc buildup in the home. I need to research erv options and better filtration options as well as blower door estimate.

Found mini split cassette system that was installed by dibiase 1/30/25 out of charge. Explained to Wayne that we will need to pressure test fix leaks and re pump down system and charge. Pumped up system with nitrogen to 408 psi. Soap checked found two definite leaks. Found flare connections very loose. Re pressure tested system after tightening connections. Pumped down system to 320 microns. Added in 4 lbs 6 ozs of r410a. Suction pressure was 114 over 4 superheat. System is cooling with a 20 degree split. A/c is working properly at time of service.

Found broken fan belt, replaced belt and tested operation of exhaust fan. Exhaust fan is working properly at this time. Also put foam tape on metal clamps to quiet down noise.

Checked the AC side of the system . Checked the air filter and replaced, supplied by the customer. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and inspected the wiring connections and the components . Found outdoor dual capacitor was weak . Customer approved the replacement of the cap. Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Gerry said Issue was unit wasn’t running for 2 hours. When I showed up system had been running and thermostat was satisfied. There were no surge, over voltage or under voltage event on power mono Voltage to unit is 217. The 240V tap was being used. I switch primary side of transformer to the 208 Sid. Low voltage now 28V. As 24V. Cleared EZ trap. Showed Gerry how to do this. I can’t say for sure if this was cause but it is a just procedural for the sake of being thorough. Temperature split was 20°F System operating well at this time.

Reviewed access Hatch size and location to see if there are anyvpther options for replacing system without using crane.

Upon arrival, I cycled AC and found indoor started up at outdoor did not. Found capacitor was blown on outdoor unit. Replaced capacitor at homeowners request under warranty. Cycled system to ensure proper operation. System is operating appropriately at this time.

Upon arrival, I recycled system and checked ampdraw of compressor when it had a chance to start. Compressor pulled 100 A which is over the locked rotor amperage, indicating a mechanical failure with in the compressor. Due to system being R 22 recommended giving a quote system.

Upon arrival I found capacitor was blown on outdoor unit. Replaced capacitor after estimate was accepted. I was unable to start outdoor unit due to compressor being overheated. Unfortunately, because it is on a three-story roof I am unable to cool it down with a hose. I gave owner instructions to leave thermostat off until late tonight or tomorrow morning and let us know if the AC turns over.
Minor emergency with blower fried. Prompt scheduling and fix. Luis explained fully and completed all the work. I think he even went and picked up the part.
