Performed precision oil tune up on Williamson oil furnace. 20x25x5 filter is ok. Checked all electrical connections and components. Replaced.85x60b nozzle. Garbar oil filter was replaced last year. Performed smoke and combustion test. Asked customer about doing tune up on heat pump, she is going to wait until a/c season. Brushed soot from chimney base and heat exchanger. Oil furnace is working properly at time of service.
Dan was very knowledgeable, very helpful, and gave us some easy and reasonable solutions to the issue we are having.
I arrived to the customers home for water discharging outside by the a/c unit. The water discharging outside is normal for the 90% furnace . Normally it is ran inside to a sewer line, sump pump , or a wash sink. No issues with the furnace., it’s running fine. I did leave an estimate for re routing the 3/8 tubing from the condensation pump to the sewer line . Would need 15 ft to 20 ft of 3/8 tubing and a 3/8 barb fitting and pipe dope . I quoted $348.10 for the 3/8 tubing repair. Also left an estimate for a service contract for $189.00. They will review and let us know . I collected for 99.00 diagnostics paid by cc.
SOLD: 01/02/2026 2:25:08 PM - Best Best system for performance, comfort, and value. Recovered refrigerant from exiting unit. Disconnect high and low voltage wiring. Placed new condenser onto existing wall bracket. Flushed line brazed in while flowing nitrogen. Connected high and low voltage wires back into outdoor. Disconnected high voltage, low voltage, gas and flue pipes from existing furnace. Placed new furnace in a metal pan elevated on furnace legs. Reconnected wiring, gas and flue pipes to new furnace. Adapted to existing metal supply and return. Added new 5 inch filter box to side of furnace. Tested gas pressure and combustion. Added new April air humidifier with thermostat. Ran water line to hot side of water heater. Tested water and humidifier. *Check and adjust charge in warmer weather*
Julie wants us to install all (3) thermostats for zoned system. So add the price of another Ecobee premium thermostat to invoice, Had to reschedule due to influx of no heat calls. We rescheduled for Thursday next week. All (3) thermostats will need add-a-wire. Luis 1-8-26 installed three ecobee smart thermostats basement, first floor and second floor. Set up programming and WiFi to thermostats. Julie was not home, she will need to download app and connect thermostats to app. I told her to call us if she has questions regards adding thermostats to the app.
2 furnace check ups . I arrived to the customers home to service their 3 yr old system and there 12 yr old system. I started with checking the air filters and found good, customer replaces his own filters. . I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensors and the igniters on both units. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operations for both units. I checked and tested for combustion and took temp rise splits at the return and the supply's on both systems . Both heat systems are working fine at this time of service. I left a estimate for replacement of a water tap for there humidifier 700.
I arrived for no heat . Error on the board is 227 ( low pressure switch not closing . It get all the way to trial of fire , it would lite then turn off and re try. I will contact Lennox to see if it’s a board issue or a low pressure switch problem. It will eventually run on high fire and then drop to low and it still says error 227 . Collected for 84.15 paid by cc. The system is running at this time per customer leave it run on emergency heat propane, and they will charge it back to regular heat pump mode .
Estimate
I arrived to the customers home for 1st floor no heat . Found inducer motor is very noisy. Found inducer motor bearings are failing. Quoted 1,700.00 for inducer motor replacement. The system is 18 yrs old and the a/c wasn’t working to well the previous year per the customer . I recommended replacement for a new system for the 1st floor. The customer decided on having an estimate done for full system replacement. Collected 99.00 for today service ,paid by cc. The system is running at this time .
Found failed expansion tank. Water on air side of tank. This is what caused the t+p valve to trickle. It is no longer opening but may do so from time to time until expansion tank is replaced. There was a long run time of water heater at the end the T-P valve opened You could keep a bucket under it until we can come back for repairs. Keep an eye on area under valve especially after high volume water use. Water heater was installed June 23, 2020. Expansion tank and T+P valve are Not covered by 5 year warranty Water pressure 58 psi Good Provided (3)estimates. 1 is to replace expansion tank (it is in another room next to water meter.) 2. Recommend repairs is to replace BOTH the expansion tank and the T+P valve. 3. Replace T+P valve separate He agreed to replace expansion tank and diagnostic. Collected half today. We will collect balance upon completion of work.
