6/13/26 Dan I arrived for no cooling . Found water safety was tripped , I found water around the top side of the condensate pump by the tubing. I ran water through the condensate pump and found a pinhole in the 3/8 clear tubing. I replaced the tubing and tested when completed this is warranty. No charge the system is back up and running at this time.
Found thermostat for there master bedroom was failed had no display and it takes batteries. Found corrosion on the terminals, and to confirm, I took the thermostat out of play and jumped out , and the zone board got a call. I quoted out for a t6 thermostat, she approved the repair. I removed the failed thermostat and installed the new T6 and set up and tested system operation. Master bedroom zone is back up and running. I collected for $408.85 paid by check.# 12884
Luis 6-9-26 Performed ac tune up on Lennox 5 ton heat pump indoor coil and outdoor heat pump oil furnace as back up. Unit is from 2015 (11 year old). Turned thermostat to cool and test operation, check drain system flush drain and test pump ok. Check air delivery system blower motor and capacitor, box filter. Capacitor reading below standards, box filter will need replacement soon. Check indoor coil and check Tempe differential supply and return. Check outdoor unit electrical components low and high compressor makes noise. Found disconnect plunger not seated properly(damaged plunger) dual capacitor reading ok on compressor side but below standards on the fan side. See photos. Check refrigerant levels and pressures ok. Unit does make big noise when it comes on and pulls higher amps. I provided estimate for minimum repairs and recommendations. System currently operational but nearing end of normal life expectancy. Due to age, replacement of system should be considered in near future.
Luis 6-9-26 Performed ac tune up on two heat pumps. Attic and first floor. Attic trane 4 months old. And 13 year old first floor heat pump. Both filters ok 213 and 413 ok. Flush drain clean pump check airflow supply and return ok. Check indoor coils and blower. Check outdoor unit electrical components and connections low and high voltage. Level first floor heat pump using stone. Adjusted charge 454b to newer unit. First floor heat pump components are starting to get below standards. Indoor blower compartment is starting to show biological growth and refrigerant levels are starting to get lower. System currently operational but nearing end of normal life expectancy. Due to age, replacement of system should be considered in near future.
I arrived to the customers home to perform a Q.A. Inspection on there new 2 stage Trane 95% gas furnace and a/c system. I started with checking the air filter , the filter size is a 16x25x1. I checked the overall neatness and performance of the newly installed system. I checked over all system accessories. I checked all my electrical connections and voltages. I inspected the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and temp splits. I looked at the overall install of the outdoor a/c. I checked the system level and the level of the disconnect. Made sure all penetrations were sealed. Checked the electrical connections and checked for caps. Everything is in good working order
Completed quality assurance for gas furnace+AC install. (3 Ton AC with 80,000 BTU natural gas furnace) Homeowner mentioned that the thermostat display randomly defaulted to factory reset date and time. He also had to reset power once but this was after a power outage and he called Dan who walked him through resetting power. I did notice that stat added wire is used between thermostat and EIM and it fits correctly in EIM terminals but not quite as well in the thermostat terminals so I used solid 18 gauge wire at the R and C terminals at thermostat. I also wired the water/drain safeties in series to the S1 contacts and configured so that instead of breaking power to the thermostat they display an alert, heat and cooling is disabled and the fan is energized. Checked all aspects of install: mechanical, wiring, control settings, ductwork connections, accessories etc. set cooling blower ramping profile to “D” using cool cloud 7° Subcooling. 20° temperature split. Combustion test pass.
Completed AC tune up for 3 Ton Bosch inverter/Heat pump system Equipment was installed in May 2022 for a different homeowner. Aprilaire 413 filter should be replaced soon. Provided email estimate to replace filter. Homeowner will, replace soon. Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protector for indoor equipment circuit. I noticed what the previous tech and homeowner have observed regarding the condenser fan motor. It is noisy until it ramps up in speed. I emailed the estimate to replace the condenser fan motor. Measured temperature split and static pressure -Inspected drains; clears EZ trap. Noticed a tiny pool of water under drain air handler where drain line starts, There is a hair-line crack in the drain pan which is causing a very slow drip. I redid the male adapter and elbow fittings and glues the new male adapter made sure they were tight. This appears to have stopped the leak bu
6/7/26. Fully assessed no cooling situation. Found zone board was not sending 24 v to kick on outside unit. We were out 3 days ago and made an adjustment during the tune up and set the low limit from 50 degrees to 40 degrees. Found that when the system is only calling for the 2nd floor it was getting up to a 25 degree temperature split. Turned down low limit to 37 and told homeowner to try to keep the first floor zone a little lower for better air flow. This should help with nuisance lock outs. A/c is working properly at time of service.
Completed (2) AC Tune ups under plan renewals. Both systems are 3 Ton AC with propane furnaces. 1st Fl+Basement (2 zone system) and 2nd Fl. Both Aprilaire 416 filters ok. Homeowner replaces every 6 months. For each system: -Indoor and outdoor coils in good condition -Inspected wiring, controls, electric motors and components; left estimates for surge protectors; outdoor capacitor 1st floor system slightly weak. Provided email estimate to replace this capacitor. -Measured temperature split and static pressure -Inspected drains; cleared EZ trap, tested pump; the discharge time for the first floor system pump is slightly longer than ideal. Vinyl tubing is in rough shape. Provided estimate to replace vinyl tubing for each system. -Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 1st floor unit running at 1.2° Subcooling and 22° superheat. Unit is under charged. 2nd Floor system is a little better 5.7° subcooling 14° superheat bu
Luis 6-2-26 Performed ac tune up on attic, basement and first floor system, attic Amana heat pump from 2022. First floor Amana air conditioning from 2017 and Trane heat pump for basement from 2014. Attic filter and basement ok at this time. Replace 16x20x1. Check all electrical components and connections. Check drain lines and condensation pumps check airflow supply and return. First floor condensation pump was non stop running after cleaning pump Stopped and started to pump normal. I talk to customer about this issue and provided estimate to replace pump with new vinyl. Customer wants to wait on this repair. I also found first floor system low on refrigerant customer approved adding refrigerant and dye to this system. We will check for dye during winter visit, when checking trane heat pump system I also found low on refrigerant customer approved adding refrigerant to this unit as well (1lb) All units are cooling at this time. I would recommend getting an estimate to replace basement
