Luis 10-30-25 performed heat pump tune up, check electrical low and high voltage connections and components replaced air filter. Test back up heat 10 kw. Inspect coils and blower. Check Tempe rise in heat mode ok. Check outdoor unit refrigerant pressures and levels ok capacitor and contactor ok. Provided estimate for indoor air quality. Customer sign up for service plan on heat pump today was the first visit.

Matt had another vendor arriving in 5 minutes agreed to have a phone call later today to go over the quote

1st Floor Gas Furnace Install Installed new trane 90%gas furnace. Reused return and dropped coil back on top of new furnace. Placed furnace inside new drain pan with new wet switch. Adapted gas line and installed new low pressure cut off switch. Adapted fresh air and exhaust pip to new unit. high volt and installed new outlet and switch. Installed new ecobee lite thermostat and wired in low volt with safeties. Converted furnace to propane and replaced burners with stainless steel ones. Cleaned up work area and tested out equipment.

Estimate

Fully assessed no heating situation. Found gas furnace locking out on a code 3 pressure switch error code. Checked over venting to see if it was open it was but there was some debris down in the furnace. Used camera and looked over heat exchanger and found several cracks in heat exchanger. System is about 16 years old. Took photos and showed homeowner. Explained to him that you can replace the heat exchanger but at this age replacing the system is the better financial decision. Recommend replacing system. Set up appointment with our office to give a replacement quote. Homeowner mentioned he would like to have a one time tune up completed for 2 nd floor system. Locked out and tagged out 1st floor system due to safety issues.

Completed heat tune up for natural gas furnace. Replaced 16x25x1 filter; they use MERV14 filters I recommend replacing them every month or every other month. Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; Checked mainofold gas pressure Inspected drain and pump. Cleared EZ trap. Showed her how to add treatment tabs to drain system to keep pump and lines clean. Discussed and recommended APCOX whole home air treatment system. UV+Carbon technology will eliminate biological growth that happen at indoor AC coil and eliminate VOCs Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time.

Completed (2) heat tune ups for natural gas furnaces. Replaced (2) 16x16x1 filter in ceiling grilles for second floor system. Provided by homeowner. 16x25x1 filter for basement system, For both furnaces: Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter. Basement ignitor has hot spots. Recommend replacing. Provided email estimate. There are no water safeties at basement unit provided email estimates. Basement system has a lot of corrosion at indoor AC coil. There are areas that can become cracks at the heat exchanger

I arrived to the customers home work on the first floor system. I returned to the home to replace a warranty modulation gas valve. I removed the burner arm disconnected the half-inch gas line and remove the failed gas valve. I installed the new warranty gas valve. Tighten all connections mounted the burner back into the cabinet and tested for gas leaks. Turned the system back on and checked my gas valve adjustments for natural gas and checked over system operation. Everything is back up and running at this time of service. No charge covered under labor and manufacturer warranty.

Found failed expansion tank, drained down tank enough to replace leaking expansion tank. Replaced with st12 expansion tank and checked for leaks, no leaks present. Water heater is working properly at time of service. Also strapped in place.
