3 yr old electric heat pump not heating. Performed inspection on system. Upon arrival, found system off on high pressure lockout and blower not running with call for heat present. Checked error history and found indoor blower motor not communicating with control board. Reset power to unit and system ran temporarily then locked out again. System has faulty indoor control board. Ordering indoor control board for return visit. Repair covered under install warranty. Return tech also to recover refrigerant charge and weigh in fresh charge; also covered under install warranty. Set fan to ON and advised customer if system cuts out again to reset both bottom left breakers inside breaker panel. This should reset errors and allow for temporary heat.

Completed heat tune up for propane furnace. Replaced 401 filter provided by homeowner Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; left estimate for a surge protector Checked manifold gas pressure Inspected drain and pump. Added treatment tabs to pump. Recommend wet switch/flood safety shut off. Will shut equipment down if water leak is detected on floor, Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time.

Replaced 16x25x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Checked manifold gas pressures Inspected drain and pump. Completed humidifier service: replaced Aprilaire 35 water panel, cleaned housing and feed tray. Bypass damper is open, humidistat set to 35%RH. Tested humid and verified proper water flow. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. Left estimate for APCOX whole home air treatment system. UV light+Carbon technology will control biological growth and VOCs/odors. Collected for plan membership renewal+Humidifier maintenance.

Luis 12-23-25 Replacement of heat exchanger and flame sensor, after repairs. Test system operation performed combustion test and check propane gas pressure ok. Cycle heater couple times ok. System is back in operation.

Luis 12-22-25 performed heat pump tune up on trane 3.5 ton heat pump. Unit is from 2009. There are lot of wear and tear on unit. Coils are showing leaks. Test back up heat 15 kw. Contactors for back up heat are in bad shape. Check supply and return air temps. Check outdoor unit refrigerant levels and pressures Capacitor and contactor ok. Refrigerant levels are lower than normal based on manufacture specifications. Overall condition of heat pump is ok . Fan motor outside makes some noise every couple minutes, I provided estimate to replace motor and blade. Unit is working harder to keep house warm. Customer is aware unit condition. Would highly recommend replacing system before customer have an issues. Customer will wait on any repairs at this time.

Luis 12-22-25 Replacement of both valves (return actuators) insulate piping for main 4 ton system. Test system operation after repairs ok. Office to follow up with customer regards new system upgrade, customer would like to get an estimate for changing units to propane heater with ac. Office to follow up.

Arrived for heat pump not running again , previous tech found a pinched wire on the outdoor unit. Customer had a L2 lock out on the outdoor unit for high pressure tried 3 times . I checked my pressures when I reset and it was close enough to the chart for the refrigerant charge I have ( 73.5 suction and 337 discharge ) My static is .93” and found history fault codes for indoor blower motor not running. Did notice it always starts in HP2 at 1600 cfm on the board at the air handler my cool cloud is showing 1795 cfms. I will discuss all my findings and info with management to get the heat pump issues resolved. No charge for today.

Estimate

Luis 12-18-25 performed propane gas heat tune up on trane 90% 100,000 Btu furnace. Check all electrical connections and components, replace 413 filter, service humidifier and replace pad. Check all combustion components, air delivery and combustion removal. Found sensor is bad shape, took photos. Performed combustion test co levels ok. Performed safety test on heat exchanger, discover a crack on heat exchanger, heat exchanger is under parts only warranty, other parts are non warranty. I provided estimate for repairs. I did also showed customer estimate to rebuild heater in stages. I would also recommend getting and estimate to replace system. Home comfort consultant to come out tomorrow at 9 am.

Arrived to the customers home for 2 heat pump check ups on a 3 yr old and a 5 yr old systems. I checked all electrical connections and voltages . I checked the air filter and found good , filter sizes are 201 and 213. Inspected the indoor coil and tested electric heat packages on both systems. Took temp splits for the electric heat and amperage draws. I looked at the outdoor heat pumps and tested for an outdoor btu outputs. Inspected the outdoor components and unit pressures on both systems. Everything is working fine on both systems. Collected for renewal balance .
