Fully assessed duct work situation. Found duct work in the floor in cased in drywall not accessible. Furnace and a/c is in basement, provided membership info. Used camera and found nothing in the duct work. Did find ceiling fan has a large gap above it leading to the attic. Recommend ceiling around fan with caulk or going up in attic to seal it homeowner said he will take care of that from here. Water heater in home is from 2017. Explained to him that water heaters typically last 10-12 years .

Estimate

Found no surge protection on blower motor 09/03/25 Dan Gas furnace tuneup on a 90% furnace . The system is 6 yrs old . I Checked the air filter and cleaned. Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pump. Inspected the burners and flame sensors and cleaned . Inspected the flue pipes for leaks and bellies. checked the thermostats in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. I did install a blower motor protection that was recommended from Kurt at the a/c check up. I Took indoor heat temp rise and tested for combustion on the system. The furnace is in good working order at this time of service. Collected for 195.50 for the motor protection paid by cc.

Perform quality assurance on ductless unit, answer all the questions customer have for me on how to use the unit. I show customer her clean filters. Test operation, check drain termination ok. System is working properly.

Check up on a heat pump system. Checked the air filter , found ok, customer replaces his filters. Checked the wiring connections and the voltages. Checked the thermostat in all modes. I checked the blower amps and the operation. Took some indoor temp splits. I Checked the outdoor unit, wire connections and the voltages. Inspected the components and pressures . Tested the amps draws for the compressor and the fan motor. The heat pump is in good working order.

Luis 9-3-25 performed gas heat tune up on propane Amana furnace, check all electrical low and high voltage clean sensor and burners check gas pressure low and high performed combustion test ok check supply and return air temps. check air filter 413 ok. During today’s visit, I noticed some items that will need attention provided estimate to replace condensation pump vinyl tubing, humidifier saddle valve, and service humidifier. Also replacement of new igniter. Customer approved repairs. Replacement of condensation pump, new vinyl. Replacement of water valve for humidifier and service humidifier. Replacement is of igniter, cycle gas heater after repairs ok. System is working properly at the time of service.

Performed a QA on a heat pump system. Took photos of the equipment and looked at the overall install of the indoor unit and the outdoor heat pump. Looked at the wiring connections and the voltages. Inspected the drain lines and tested the condensation pump. Inspected the air filter. Looked at temp splits for the system . Outside unit checked the disconnect and the outdoor unit level and made sure all connections are sealed and wiring was completed in a neatly fashion. Refrigerant Charge was good and checked compressor and fan amp draws. New equipment is working fine at this time of service . I did seal an air gap on the supply duct per customer, and taped over service holes for temp splits .

Luis 8-28-25 return visit to perform repairs *Replace outdoor sensor for Arzel Zone system to monitor performance and efficiency due to weather conditions *Add refrigerant charge up to 2lbs of R410a to get system operating at manufacturer specifications. Note that there will be additional charge if more refrigerant is required. *Add UV Dye into refrigerant system to pinpoint potential leak source at later visit to determine cost for repairs Test system operation after repairs. I also performed ac tune up on Lennox 5 ton system check electrical components low and high voltage, inspect air filter, flush drain test pump ok. Check airflow supply and return temps ok. Check outdoor unit refrigerant pressures capacitor and contactor ok cycle heat pump. I did replace some section of suction line insulation. Condensation pump and vinyl will probably need replace soon provided estimate for replacement.

Checked the AC side of the system , the system is 6 yrs old. Checked the air filter and found good . Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Perform precision AC tuneup on Amana AC system. Aprilaire 413 Air filter is OK. Checked all electrical connections and components. Brushed out easy trap. Recommended installing ECM surge protector, installed search protector. Check refrigerant pressures and temperatures at indoor and outdoor units. AC is working fine at time of service

And they we're very careful when bringing equipment into and out of the house. Also, Tony Fiore, who is my sales rep, has been very good at communicating with me when I've had questions.
