6/6- Upon arrival I cycled system in cooling and proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Checked electrical connections and components on outdoor unit. Checked refrigerant pressures and temperatures. I then proceeded to indoor unit. Changed air filter. Inspected evaporator coil and drain pan. Cleared and tested drain line. Inspected blower assembly and electrical connections. I noticed air intake leaking water on gas valve and into blower compartment. Gave homeowner estimate to pipe air intake to drain line. Checked static pressure and temperature differentials. System is operating appropriately at this time. collected deposit on air intake drain kit. 8/22- Luis install drain kit for furnace on furnace intake side and run vinyl to existing drain line, customer also decided to install water sensor. Installation of Moisture Sensing Flood Prevention System to protect home from potential water leaks from HVAC equipment whether it’s in the attic, basement, or

Performed quality assurance and check system. It was a great install and very cleanly done no problems checked all settings. Temperatures dip, switches, thermostats, and charge.

Reviewed radiator with Gabe too see what it would take to replace the valve. The nipple and elbow are very corroded. Informed Gabe we would provide 2 prices, one for the repair and one for if we have too remove the floor too access. There is no way too access the piping from below, the framing is built on the flooor.

Performed quality assurance on Goodman side discharge R 32 heat pump system. Checked over all electrical connections and components. Check temperature split. Checked R 32 refrigerant pressures. Made sure all penetrations were sealed. Air filter is getting dirty, homeowner is doing work on the house and will replace it himself. AC is working fine at time of service.

08/20/25 Checked the AC side of the system , the system is 6 yrs old. Checked the air filter and found good, just replaced. There is a filter on hand. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and checked with my uv light for any leaks. I did flush and test the drain line. I Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. From previous job I did check the indoor coil with my uv light . I didn’t see anything significant. We can reassessed in the spring to check for a leak .

Installed surge protector for ECM blower motor. Tested. As far as installing a new thermostat in the halllway would require new wire and wire pull to attic. An hour or so labor with 2 techs and approx. 35’ 18/8 wire. Current thermostat is in master bedroom. I also made the suggestion of installing Ecobee pro thermostat with room sensor the sensor could be placed anywhere desired by homeowner to use to control HVAC equipment from sensor. System operating well at this time. Collected payment.

Because the rooms surrounding the utility room are finished I also recommend a wet switch water safety that will shut equipment down if water is detected on floor. Left email estimate. Performed gas heater certification, check electrical components low and high ok. Check gas connections from 3/4 shutoff valve to heater 24 volt gas valve ok no leaks. Performed combustion test on heater ok. Check supply and return air temps ok gas pressure manifold ok. Thermostat operation ok. Cycle heater ok. System passed certification.

Luis 8-19-25 performed ac tune up Lennox 2.5 ton system. Check electrical low and high voltage connections and components. Flush drain test pump inspect indoor coil and drain trap. Check supply and return air temps, customer will replace filter tomorrow, check outdoor unit refrigerant levels and pressures, capacitor and contactor. Unit is low on refrigerant indoor coil is leaking provided estimate to replace indoor coil. Call manufactured to get warranty status units out of warranty provided estimate for non-warranty repairs. I will also recommend getting an estimate to replace air-conditioning system. Office to follow up with customer.

Performed a QA on a heat pump system. Took photos of the equipment and looked at the overall install of the indoor unit and the outdoor heat pump. Looked at the wiring connections and the voltages. Inspected the drain lines and tested the condensation pump. Inspected the air filter. Looked at temp splits for the system . Outside unit checked the disconnect and the outdoor unit level and made sure all connections are sealed and wiring was completed in a neatly fashion. Refrigerant Charge was good and checked compressor and fan amp draws. New equipment is working fine at this time of service

Luis 8-19-25 Perform AC tuneup on a 3 ton Armstrong heat pump from 2012 Check electrical connections and components low and high voltage is replace air filter, flush condensate drain line and test condensate pump check indoor blower and coil airflows supply return air temperatures. Check outdoor unit refrigerant levels and pressures, capacitor and contactor ok. During today’s visit I found some times that need attention immediately and some other that will need attention soon. Unit running low on refrigerant, thermostat condition rusted connections (see photos). Indoor and blower condition. Drain trap. Provided solutions that will take care of these issues. I would also recommend getting an estimate to upgrade system. Office to follow up with customer.

8/18/25 Tan Performed Quality Assurance on Heat pump and propane gas back up. Propane tank was recently installed and piped to unit. Turned on gas cocks for outdoor regulator and at indoor by furnace. I purged all the air out and tested operations. Checked for gas leaks and found it good. Found inlet pressure at 10.7” so the max I could set high stage was 9.7”. Low stage is set for 5”. Checked combustion and found it good. Checked electricals and found them tight and secured. PVC piping is pitched for exhaust and intake. Found heavy condensation above burner box. No issues with fresh air intake condensate drain line. System may be operating at colder temperatures due to “most comfort” profile settings. I changed to “Balanced”. Checked ac next. Airflow settings are good at 400cfm per ton. 4 ton system, found 1390cfm operating. Found 17° split, .15” static before filter and .15” after coil. Heavy heat load from furnace may have altered my supply temp. Refrigerant charge looks good wit

Installed new downflow Goodman gas furnace. Foam taped top of coil and placed new furnace on coil. Installed propane burners on new unit and installed new low pressure cutoff switch. Adapted to existing gas line and checked for leaks. Reconnected existing return. Adapted to existing venting. Piped in coil and brazed in. Adapted to existing gravity drain. Installed new thermostat and programmed. Installed new Goodman outdoor unit. Leveled ground and placed new concrete pad down. Flushed line set. Adapted to existing line set and piped in outdoor. Pressure tested and pulled vacuum. Installed new rectorseal with voltage monitor. Charged system and cracked valves. Preformed all test out procedures.

Checked voltage, amperage and electrical connections, measured capacitor values. Checked refrigerant charge. Checked operation and checked temperature drop across coil. Cycle ac unit. Reme cell is over two years provided estimate to replace Reme cell and installation of indoor surge protection.

Fully assessed no cooling situation. Found thermostat calling for cooling air handler running but not outdoor heat pump. Found 24 V coming out to wire nuts, but not passing through to contacter. Found system has only a high pressure switch and no low pressure switch. System is from 2021. Found open high-pressure switch with nothing running. Removed high-pressure switch from the circuit and bypassed and everything came on and system is cooling. Recommend installing an external high pressure switch. We will need to locate a thread on T and high-pressure switch and then provide an estimate to install. Sent over information about maintenance plan.. another company was out three weeks ago and supposedly fixed the refrigerant leak asked homeowner about it and they weren’t sure what exactly he did.

Explained to homeowner that compressor will not correctly operate and it is likely to drain altogether He agreed to replace. Completed work today, Also left estimates for surge protectors. Equipment was not registered for 10 year warranty. So equipment is out of part warranty. Installed 8/1/17 Measured temperature split and static pressure Inspected drains; cleared trap, tested pump; recommend both EZ trap and wet switch water safeties. Left estimates for both.
