When I arrived thermostat setpoint was satisfied 68°

Found dirty 16x20x1 filter. Replaced today. I explained that with a dirty filter the airflow restriction more than likely caused a limit switch built into the strip heater to open and shut unit off and run the blower motor. I also noticed that a 17x20x1 filter would fit more snuggly in rack and thereby protect the indoor coil from getting dirty a little better. I showed Andrea how to order these filters online.

Found system locked out on resettable rollout switch (left hand side).
Also found a very old filter dated 9/20/22 in the blower compartment along with a more recent filter in filter rack. I removed dirty filter. 
Lots of corrosion on front burner plate.
Also found debris in the port and tubing to the collector box pressure switch rated (-.60”) preventing it from closing. Cleared port and tubing. 
Also cleaned flame sensor. 

Burners in very bad condition. 
Inducer motor bearings very noisy. Ignitor has hot spots.

Combustion test passed. parts per million carbon monoxide peaked at 88 parts per million then gradually decreased back to 64 ppm after 12 min run time.
Smoke test also pass but because of corrosion on burner plate immediately in front of burner the shape of flame is not ideal and this is likely the cause of the rollout switch opening. 

Condensate water from secondary heat changer very dark in color.

Luis 12-30-25 customer called in for steam boiler not working, found thermostat calling for heat, no operation from boiler, low water is active, found boiler with no water, water feeder was locked out, reset water feeder and test boiler operation, I test low water and feeder, 3 gallon and 2 minutes delay this operation is working properly, I check boiler piping for any leaks. I could not see any leaks (basement piping).
Cycle boiler couple times and boiler came on boiler will some time to heat up. I went to first floor and check radiators, I was able to locate a leak. Leak is under the house. I can’t see exactly where the leak is but I can see steam coming out of the floor. Customer will call plumber to fix this issue. I would also recommend replacing steam vents.

Inspected all components of burner: electrodes in good condition in proper alignment, cleaned retention head, cad cell eye and transformer Good. Verified pump pressure. Bled oil line and observed boiler operation. Checked hydronic components: expansion tank, circulator, super vent air elimination. Smoke, draft and combination tests: Pass Oil boiler operating well at this time. Completed tune up for 50 galllon tank electric water heater. Flushed tank until water was clear. Very little debris at bottom of tank. Removed element cover and inspected wiring connections. Water heater operating well at this time. Oil tank getting low 1/4…Let her know. Paid for invoice today.

Took apart indoor coil including the front A plate. 
Cleaned with evaporator coil cleaner. Then rinsed with water.
Then sprayed with BioFriesh antifungal spray. All surfaces front, back, inside, outside of coil, a plates and u bends. Also cleaned drain pan. 

Per instructions I did not wipe biofresh off with rags. Allowed to air dry. Reassembled indoor coil.

Set system to OFF, fan On for 10 min to dry indoor coil.

Set system back to heating before leaving.

Luis 12-23-25 customer called in for noise from heater we performed tune up yesterday and now he hears some noise coming from the heater. Every time he comes on, and it shuts off after troubleshooting the unit I noticed that the noise was coming from door vibrating. I could not get the door to do the same noise while I was here during the visit. I was able to make noise manually and customer stated that was the noise. Explain to customer that it’ll probably do it again it just when the burners ignite it needs extra air and he could hear a vibrating pulse from the door. I made sure screws were tight. Cycle heater ok.

I arrived to the customers home, one room wasn’t really getting airflow. Wanted to check the ductwork for adequate airflow.  I found  2 dampers were closed for the bedrooms needed. Also found the air filter is clogged . I recommended to the customer to replace his air filter everything 2-3 months . Customer is happy with today’s results. No charge new install.

Barry came and serviced my oil furnace today, 11/24, in my workshop. Was leaking oil and some other issues. Barry fixed the problems, serviced the unit and got me back up and running, right before the cold snap. Can't recommend these guys enough. Riley and team installed a mini split today. Top of the food chain work from DiBiase, as usual. Have used DiBiase Heating and Cooling a few times now. For my latest appointment, I got some recommendations and a quote for some HVAC work for my recently gutted basement. Joe was transparent and gave some great insight and options.
