Completed Oil Boiler Tine up. Inspected and cleaned heat exchanger. Very little soot/debris. Inspected flue pipe, clean. Chimney does NOT have a liner. Recommend having a chimney contractor install a liner. Replaced RF1 oil filter, strainer is clean, replaced .60 60W nozzle. Inspected all components of burner: electrodes in good condition in proper alignment, cleaned retention head, cad cell eye and transformer Good. Verified pump pressure. Bled oil line and observed boiler operation. Checked hydronic components: expansion tank, circulator, super vent air elimination. Smoke, draft and combination tests: Pass Oil boiler operating well at this time. Completed tune up for 50 galllon tank electric water heater. Flushed tank until water was clear. Very little debris at bottom of tank. Removed element cover and inspected wiring connections. Water heater operating well at this time. Oil tank getting low 1/4…Let her know. Paid for invoice today.

Found leaking 50 gallon electric water heater. Dates to 2021 so tank should be under warranty. However I encouraged the. To go with smart electric with leak guard shut off and 12 year tank warranty. They want a tank booster for increased capacity. I drained water heater and removed to outside. Short walk out. We will prioritize this ASAP. We will be in touch with them tomorrow morning about the availability of water heaters and scheduling. Charged diagnostic today.

Took apart indoor coil including the front A plate. Cleaned with evaporator coil cleaner. Then rinsed with water. Then sprayed with BioFriesh antifungal spray. All surfaces front, back, inside, outside of coil, a plates and u bends. Also cleaned drain pan. Per instructions I did not wipe biofresh off with rags. Allowed to air dry. Reassembled indoor coil. Set system to OFF, fan On for 10 min to dry indoor coil. Set system back to heating before leaving.

Luis 12-23-25 customer called in for noise from heater we performed tune up yesterday and now he hears some noise coming from the heater. Every time he comes on, and it shuts off after troubleshooting the unit I noticed that the noise was coming from door vibrating. I could not get the door to do the same noise while I was here during the visit. I was able to make noise manually and customer stated that was the noise. Explain to customer that it’ll probably do it again it just when the burners ignite it needs extra air and he could hear a vibrating pulse from the door. I made sure screws were tight. Cycle heater ok.

I arrived to the customers home, one room wasn’t really getting airflow. Wanted to check the ductwork for adequate airflow. I found 2 dampers were closed for the bedrooms needed. Also found the air filter is clogged . I recommended to the customer to replace his air filter everything 2-3 months . Customer is happy with today’s results. No charge new install.

Fully assessed no heating situation. Arrived on site and furnace is operating correctly at this time. Homeowner told me the code he had seen was an e 227 whic is ( low pressure switch opening durning trial for ignition. Checked all drain tubing, checked pressure switch tubing. Possibly low pressures switch not always making do to issue with internal contacts. Provided estimate to replace pressure switches together.

Issue was the basement zone, (Zone 2) was calling for cooling while main house zone (zone 1) was calling for heat. Replaced Aprilaire filter provided by homeowner Turned basement zone to off and system began operating as designed. Tested system and cycled on and off. Measured temperature rise. Combustion test: Pass Furnace is builders grade and getting up there in age. We replaced AC in June 2019. Talked to him about the likelihood or needing to replace furnace soon. He wants to move forward with replacing the automatic humidistat with a manual humidistat that was provided in January 2025. I did not have manual humidistat with me. Also talked to him about plan membership. He agreed. Collected for diagnostic fee+ plan membership+ half the cost of repair. (441.38). We will collect balance once work is completed. System operating well at this time.

Intermittent issue with system shutting off. Found error codes EE3. Open high limit. She had replaced filter last night. Had a coating of fine dust on it I.E drywall dust. I took photos of the return trunk and there is no dust buildup in return on either side. Tested system by running furnace for 25 minutes. Automatic heat staging set to 20 minutes meaning after 20 minutes if there is still a demand for heat, it will ramp up to stage gas heat. I also extended blower off delay to 3 min in the interest of getting/keeping, heat exchanger as cool as possible after I Placed a temp prob exactly where the high limit sits, the temperature got to 112.5° at the highest. Well within acceptable range. Recommend replacing high limit under parts only warranty. Combustion test: Pass. Flue gas temperature in BVent 240° Good. Collected half of balance today. We will collect the other half when work is complete. She will be home next Monday and Friday. So schedule for Friday when we will have

Domestic water pressure measured at tank is only 5 psi. I made sure the air side of the expansion tank is good 28 psi. This is a jet pump system. The culprit is either the pump itself or the foot valve at the bottom of the well. Talked to Joe he said refer her to Thomas G Keyes. They work exclusively on wells/pumps.

Completed heat tune up for Carrier oil furnace. Installed 10/3/2012 AC installed in 2020 Replaced 16x25x1 filter Cleaned and inspected heat exchanger, flue piping, and chimney breech. Very little soot to speak of. Replaced oil filter, strainer and nozzle (.65 70s) Inspected electrodes, cad cell eye, primary control, pump and pump pressure, solenoid and burner chamber. *Verified electrode alignment. Used contractor tool to change post run time from 0 to 30 seconds. Bled oil line and completed tests. Smoke draft and combustion tests: Pass This system also has open return. Returns should be ducted from the living space to the equipment. Oil tank is old Oil furnace operating well at this time.

Test back up heat 10 kw ok check temperature rise on regular heat mode. Check coils ok. Cuck outdoor refrigeration levels ok capacitor and contactor ok. Cycle heat pump ok. Customer knows unit is older and might replace it next year.

Fully assessed recently installed train heat pump system. Found train system was a block of ice when I arrived. Talked to Joe about screw that it fell in the unit. He had already gotten that out. Tried to put heat pump into test mode to get it to defrost and it did not work. Check resistance on outdoor ambient sensor and it read open line. Tried another a 10 K home outdoor ambient sensor for a different type of system and still was not able to get it to defrost. Will need to order defrost board and coil and outdoor ambient sensor under warranty. Put system in AC mode while I was on site and defrosted outdoor coil. heat pump is working for now but will continue to freeze up. Told Joe to keep the thermostat low until part is replaced. Ice was over an inch thick. No damage to system. Heat pump is working at time of service.

I arrived to a mini split system that has one outdoor heat pump with three indoor cassettes and one wall mount. Customer was telling me that when they run these through tonight and into the morning they get a PC 02 code code could be an overheating compressor or too much voltage, I went through and checked each individual system. All of them are heating fine reaching to 105 -106°. I went and checked the outdoor connections. Everything is running fine at this time. I will talk with the office to see what we’re gonna do.
