Luis 1-16-26 return visit to install a drain pan for the humidifier and also installation of wet switch for humidifier pan, brake water safety between humidifier and thermostat this way customer will still have heat and just turn off humidifier. I also replaced feed tube drain spud and tray. Test humidifier operation ok no leaks.
Recovered 2lbs 11ozs of r 454b refrigerant. System holds 7 lbs 2 ounces. Definitely has a leak. When I first arrived found a lot of oil at the true suction line going to compressor. Used soap bubbles and found schrader core was leaking. Pumped up system to 450 psi nitrogen and checked over entire system. Found no leaks at any of the linset connections, or where it passed into a sleeve under ground. Also checked factory connections of txv, no other leaks found. With new schradder core valve in place system held for over 30 minutes. Vacuumed system down to 420 microns. Added in factory charge. Tested operation. Pressures were 283/65 heating test mode. Temperature rise was 18 degrees. Heat pump is working properly at time of service.
I arrived to the customers home for an ongoing noise. I turned on the heat pump system on and went outside to the pump and to me everything sounded normal and the customer said it sounded good. But he had told me that it’s an intermittent noise and it doesn’t happen all the time. So I forced the heat pump into defrost mode and then he said that’s it. That’s the noise. Now the customer is aware and that it is a normal operation for the heat pump to go into defrost mode during cold weather. The unit does sit up against their bedroom wall so they can hear it when they’re sleeping. I had mentioned to them when they are ready to replace the heat pump system that we can possibly move the outdoor unit to the driveway side. No charge for today recall .
Luis 1-16-26 customer called in for one room not getting warm air. Upon arrival test system operation and customer took me to the room she was having issues. I check airflow and I had good flow, Ceiling is 10 feet high and very hard to feel the hot air from ground level. Would recommend leaving door open and increase Temperature on thermostat when ever she has company. Mrs.Anderson uses other company for heating and cooling. She might call us in spring for ac tune up.
Luis 1-16-26 heat pump inspection, Nordyne heat pump from 2007. Talked to tenant upon arrival, I noticed thermostat set point is 78 and room temp 72. Customer stated maximum temperature they can get is 72 and unit runs 24/7. I check system operation, I check airflow and test 10 kw back up heat, check refrigerant levels and pressures, none of the issues found during last couple visits have been fixed. Air handler breaker issue, return duct has major leaks, Temperature reading at the filter box 60 degrees. There are two return grills in first floor that goes trough outside walls. Living room air temp 70 degrees. Tenant states they have to keep thermostat at 78 so the rest of the house stays warm. If they dropped thermostat to 72 house temperature only goes to 65 F. after testing system. Final recommendation will be installing floor grill with some ductwork modifications on the return. This will help eliminate leaks from walls. I would also recommend upgrading system to after and more eff
Performed precision oil tune up on 2023 air ease oil furnace in attic. Replaced 14x24x1 air filter. Checked all electrical connections and components. Replaced .65x80b nozzle. Replace pump screen. Checked temperature rise. Performed smoke and combustion test. Oil furnace is working properly at time of service.

Fully assessed humidifier not working properly. Found humidifier getting 24 v to solenoid but barely trickling water thru. Also found tray for pad lots of mineral build up. Turned water shut off valve to off and found water did not shut off valve at water heater is broken. Provided estimate to repair humidifier and replace humidifier with 620 humidifier which saves water. Homeowner decided to go with replacement of humidifier and signed up for maintenance plan for discounts. Will need to order in humidifier and come back and install. 1-15-26 Luis, return visit to install new 620 humidifier. Install new water valve and new drain line. New humidifier, wired humidifier back to eim thermostat module, and activate humidifier so it runs with heat call and without heat call. Set to 35% humidity set point. Check water connections for leaks no leaks. Test humidifier operation ok. During same visit I performed heat tune up. Check all electrical connections and components. Clean sensor and burn
I arrived for an oil furnace check up and found soot all around th3 unit and in the cabinet and blower compartment. I talked with the customer and highly recommended in getting an estimate for new system and let her know I was going to red tag the furnace due to being a danger running the system. The oil furnace is over 22 years old. We have a comfort consultant coming out between 10 and 11 today to give customer options I collected for $65 for charge did not charge for check up was not completed. The $65.00 charge was paid by credit card.
1/14/26 Dan I arrived to the customers home to perform a Q.A. Inspection on there new single stage Goodman 90% gas furnace system. I started with checking the air filter and found good. the filter size is 16x25x1. I checked the overall neatness and performance of the newly installed system. I checked over all system accessories. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion . Everything is in good working order
Wrong humidifier pad was installed. It was a moisture wicking style pad. Consequently the humidifier was leaking. Offered humidifier service. Cleaned housing, verified water flow. Installed new Aprilaire 35 water panel. Humidifier is being fed from the hot water line. We set the humidistat to 46% because he said he struggles to get above low 20s. Keep an eye on condensation on windows and set humidi target back if you notice it. Did not charge diagnostic because this service could have been offered at last heat tune up. I also left estimate for Aprilaire 600 maintenance kit. System operating well at this time
I arrived to the customers home to perform an Q.A inspection on an oil furnace system, (thermo pride ) I started with checking the air filter and found good. I checked all my electrical connections and voltages for neatness function. I checked and inspected my strainer and nozzle , and the oil filter. I inspected the flue pipe for proper insulation . I Inspected my heat exchanger and the chimney for clearance. I tested system for smoke and combustion. I took temp rise splits at the return and the supply. Everything I did find oil under the burner and in the blower cabinet. Found nozzle assembly nozzle was loose and found pump pressure at 128psi, needs to be set at 120 psi . I replaced the nozzle and set pump pressure. Pre purge is good . Re tested the unit and saw no more oil , and ran the combustion test.
Luis 1-14-26 Performed heat pump inspection on 2016 two ton Amana heat pump check all electric low and high voltage connections, air filter ok. Found thermostat set to auxiliary heat. Why? I don’t know. Test 10 kw electric back up heat ok. Test regular compressor heat ok refrigerant levels and pressures ok capacitor and contactor ok. Cycle heat pump ok. Indoor coil has sing of bacteria growth. Provided estimate to add uv light. At the end of call i switched thermostat to regular compressor heat and following customer schedule.
Luis 1-14-26 performed oil boiler tune up on 22 year old crown direct vent oil boiler, and attic Amana heat pump from 2022. On boiler side, clean heat exchanger and flue pipe. Replace oil filter rf1 (oil tank and canister are located outside). New stained and new nozzle. Clean electrodes and head. Purge oil line and performed combustion test ok check water pressure and temp ok set to 180 f and 20 psi. Cycle boiler ok. Boiler is working properly at the time of visit. On heat pump check indoor unit electrical low and high voltage and connections, inspect air filter ok. Test back up heat ok, check outdoor unit refrigerant levels and pressures ok test defrost cycle heat pump ok heat pump is working properly at the time of visit.
No heat steam boiler installed by Dibiase 3/7/23 There was adequate water in the boiler. No low water cut off scenario. Found flue pipe damper not opening. Found that the 4-pin connector at the motor was not fully seated in the socket. I also inspected the flue pipe for any obstructions. Once I fully inserted this connector. The damper opened and closed as designed. I tested auto feed by emptying boiler enough to engage. Then allowed boiler to run and produce steam. Note there is no chimney liner. Advised them to call a chimney company to run a liner. Combustion test: Pass System operating well at this time. Reminded them The previously noted steam piping leak. It is in the den area.

I checked all my electrical connections and voltages. I checked and replaced my strainer and nozzle , and the oil filter. I inspected and set my electrodes for proper gapping for optimal performance. I inspected the flue pipe for corrosion and pitting. Inspected my heat exchanger and the chimney for clearance. I bled the oil burner and tested system for smoke and combustion. I took temp rise splits at the return and the supply. Everything is good working order. I did talk with the customer about his piping to his oil tank . It’s been like this for over 30 yrs. It’s piped in pvc. Pics are in history . I Will look into pricing the oil piping with management.
Luis 1-9-26 newer Trane heat pump not working, 18 seer heat pump with propane as back up, back up heat works normally, heat pump does not work. Found couple error upon arrival, low pressure switch and compressor dome issue. I reset unit and test operation, I had trouble resetting unit to test, after minutes of troubleshooting and resetting electronics I was able to test system, found system low on refrigerant. I check all accessible connections, could not visually see any leaks. We will need to come back to keep troubleshooting unit, pressure test and find where refrigerant is leaking, office to follow i added refrigerant to get heat pump running.

Barry came and serviced my oil furnace today, 11/24, in my workshop. Was leaking oil and some other issues.
