Found pressure relief valve leaking. She agreed to replace. Boiler pressure close to 30 psi. Drained boiler and replaced pressure relief valve, The radiators need to be bled. They haven’t been bleed since install February 2022. I talked him through how to do it. Afterwards tested system. Low limit is 150 psi. System operating well at this time.
Found primary control in a hard lockout. Homeowner did try resetting a couple times. Outside Tank is less than a quarter full. Tank is in bad shape. I told Alex to remove snow from under tank. Reset primary control out of hard lockout and with bleed through wrench I bled oil line. There was a considerable amount of air in line but after bleeding furnace fired and cad cell eye ohms flame detection was good. I also set post purge time to 30 seconds. Was set at 0. He said soonest he can get oil delivered is Monday. I told him he can get diesel but that he may need to bleed oil line again. He may also need to bleed oil line when oil is delivered on Monday. I walked him through how to do it exactly. He’s gonna get a 3/8” combination wrench and 10 gallons diesel.
Commercial steam boiler Weil McClain Model 588 (845,000 Net AHRI output) installed a couple years ago will randomly cut off on flame sense failure. They have had to reset burner control from this since the boiler was installed. “Fire eye uM” flame sense control. The UV flame sensor for this boiler is part no, UV1A6. Took it off and inspected it. it did have some dirt on the eye which I cleaned off with clean towel. The boiler did not go off on flame failure while I was here. Boiler cycled on and off several times. The other issue they said they were having is the make up water tank they had to open the feed valve to the bottom of the tank. What I observed was plently of boiler condensate returning keeping the make up tank filled. Set thermostatic steam valve at conference room up to 6 because they said that room stays cold. Combustion test pass. System operating well at the time of this visit. They have another contractor who is scheduled to do a full servicing which takes
Issue is with the grinder room unit. It was running when got here. Went through tune up procedures: Replaced Very dirty 24x24x1 filter; recommend replacing once per month. Cleaned flame sensor, checked ignitor ohms, inspected electrical. Combustion and draft test Pass System operating well at this time. Invoiced for diagnostic and one time tune up. Receptionist wasn’t there when I went to go over invoice. Please follow up. Corrine who handles billing will be in at 10AM.
Customer had a power off error at his thermostat. There is no water safety that could trip . No furnace safeties were tripped. Did notice that there was no lights below at the board. I checked the fuse and found good. Found the door wasn’t meeting the door switch to power the system. Everything is back up and running. The customers also signed up for a service agreement plan. Please schedule there 1st visit in the spring. Collected for $273.15 paid by cc.
I arrived to the customers house for no on a newly installed oil burner furnace was in March 2025. I did find that customer was getting low on fuel. He has a refill on February 1. I looked inside the tank. He does have enough fuel at this time, but the real issue was wasn’t getting through and out of the nozzle. I did check my oil, flow oil filter and strainer. I had good flow coming from the pump. I removed my nozzle gun and my nozzle and electrodes had solid carbon on it and in the blast tube. This would prevent the furnace from firing off. I went through the system and replaced the nozzle .50x80A and cleaned the electrodes, and cleared the nozzle gun with cleaner and a piece of wire. I set my nozzle assembly with my z gauge and adjusted my pump pressure was at 130 set back to 120 psi from system specs. No charge for today’s service warranty. Customer is aware that if it does run out or it gets air locked from the fill it can be chargeable for to bleed and prime.
Luis 1-29-26 customer called in for water leak coming from water heater, I noticed leak was coming from hot water line above water heater, 3/4 cpvc tee leaking. I don’t have any material for this job. I provided estimate for us to come back and repair leak. Customer will call us back if need our assistance.
Luis 1-29-26 return visit to replace pressure switches - remove faulty pressure switch - install new pressure switch - test operation and functionality Test operation after repairs. Ok customer keeps thermostat 78 and room temp was 78. Customer asked to replace humidifier pad. Customer supplied pad. #45 pad. Cycle heater ok. I provided estimate to replace water heater anode rod and installation of new humidifier.
New limit was installed and system tested along with all dip switches and thermostat settings. Checked over all install and quality of the install.
No heat. Condensate pump tubing was frozen. Ran new tubing to PVC sink drain using a barb in opposite corner of basement. It will not freeze here. Replaced 16x25x1 air filter. Was very dirty. Recommend replacing every 1-2 months. These filters can be found at Home Depot or purchased in bulk online. System operating well at this time. The fire department was here today for an issue unrelated to HVAC. They have a “ Exton Security” alarm system.
Luis 1-27-26 customer called in for humidifier leaking. Customer tuned water off to humidifier, upon arrival customer stated neighbor turned water off to humidifier. Customer also stated heater was not maintaining temperature, she would set 69 and heater would only get to 66. I first look at humidifier issue. I found humidifier leaking. I talked to customer about issue. This humidifier has had issues in the past. I recommended replacement of humidifier with pan and water sensor. Customer decided to just keep the humidifier off for now. I emailed estimate to install new humidifier with pan and sensor. On the heater side found very dirty filter. Replace filter. I noticed heater cycles on and off on high limit every 10 minutes. I check supply and return air temps 57 degrees Temp rise. 130/73. Check static pressure .95 wc. I inspect limit and is rated 150F. Heater worked better with new filter. I cycle heater couple times. If unit continues to cycle on limit we will need to do advanced tro

Luis 1-27-26 customer called in for no heat, ICP 90% heater 50 k Btu. Found heater on ignition soft lockout. No other codes. Exact issue is unknown, I check entire system reset unit and heater came on. During troubleshooting I did noticed some items that are not working properly. Inducer assembly makes noise and vacuum is not steady. Filter was dirty, I replaced air filter. Water is starting to leak at heater trap. I performed safety test on heat exchanger and failed. Combustion results within range. Exhaust Temp starts normal then increase to around 130 f. All these parts are related to error code. I provided estimate to rebuild heater. I also contact office to set up home comforter consultant to come out later on today to provide estimate on replacement.

Replaced 16x25x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; recommend installing surge protection for indoor blower. outdoor equipment has surge protection Checked manifold gas pressures Inspected drain and pump. Combustion, draft and smoke tests: Pass Propane furnace is operating well at this time.
Luis 1-27-26 customer called in for no heat, rheem heater from 2021 customer had issue Uber weekend and tech in call ask him to clear vent and it worked. This morning customer seen pressure switch error and heater not working, test operation heater was working upon arrival check vacuum while unit running ok. Vacuum is higher than the pressure switch rated. I inspect intake found some snow inside piping. I quoted to modified piping customer approved repairs. After repairing venting test heater ok. Cycle heater couple times ok.
Fully assessed no heating situation. Found gas furnace locked out on an e2 code which is low stage pressure switch open. Made sure all pressure switch tubing was open and venting was open. Also homeowner checked to see that exhaust pipe outside was open which it was. Found inducer motor was pulling 1.74 w.c. Vacuum on switches more than sufficient. Sucked on tubing and did get it to light right off. Would recommend replacing pressure switches. Took photos. Let homeowner know that the only way to try to keep it running is to try to reset the power switch on side of furnace. Need to order pressure switches for furnace. Gas furnace is working at time of service. Moved dip switch
Fully assessed no heating situation. Found gas furnace locked out on a code 23 which is a stuck closed pressure switch. Found condensation trap frozen completely. Found it was not insulated by installing contractor and the heat tape was not wrapped around it. Provided estimate to correct. Took out drain trap and melted out under hot water. Wrapped heat tape around condensation trap and insulated with foam tape took pictures. Homeowner signed up for maintenance plan for discounts. Tested operation of gas furnace in attic space. Performed combustion test, gas furnace is working properly at time of service,
Performed precision heat tune up on 2012 York mobile home downflow propane gas furnace. Wasable filter ok. Checked all electrical connections and components. Checked resistance of hsi. Blew out pressure switch tubing. Checked gas pressure. Went up on roof and performed combustion test. Tested blower capacitor. Provided estimate to install ecobee thermostat with room sensor. Gas furnace is working properly at time of service. Will install ecobee thermostat and assign room sensor for temperature 1/23/26 Dan I arrived to the customers home to upgrade their thermostat to a ecobee premium with room sensor. I turned power off to the system and removed the older thermostat and began installation for the new one. I set the thermostat up for the customer and set the room sensor. I had her put in her Wi-Fi information and I tested thermostat operation in the fan mode, heating mode and off. Will need to check cooling when it’s warmer out. This can be done at her a/c check up. I arrived to the customers home to look at his 6 yr old American standard heat pump system. I Checked and went through the whole heat pump system. I did find the indoor filter was dirty, I replaced it with a 20x25x1. I also found the outdoor heat pump had some sticks that got jammed up in the fan center of the outdoor Heat pump. This may have caused some issues. I ran the heat pump system by itself . I have good pressures and I had decent superheat subcool . I had talked to the customer and explained to him that everything looks good and I told him that the system is working fine at this time I collected for my diagnostics for today. I arrived to the customers home for no heat. I saw a bunch of debris in front of the unit and all the return ductwork. I did find that the flue pipe was impacted with a bunch of debris, quoted the customer for cleaning out the flue pipe, he approved the price for me cleaning up the pipe. Once I got the flu pipe back together at the cleaning it, I did a smoke test on the equipment and it passed. When I turned the system on to check combustion, it would fire up then I will see my gas pressure drop below five and then it will cut out. I went to the tank. Customer said he just got fuel the other day and the valve was off. I had to customer contact his Propane provider . I did talk to them and they had said they did come out and fill the tank, but I have no recollection of it being turned off. They give me the authority. I tested the indoor equipment system combustion but it’s very inefficient. I told the customer that this unit is running, but it has passed its life expectancy and should

Barry came and serviced my oil furnace today, 11/24, in my workshop. Was leaking oil and some other issues.
