Inspected outdoor coil and condenser fan. Inspected electrical connections and components on outdoor unit. Checked refrigerant pressures and temperatures. System is operating appropriately at this time. Gave homeowner estimate for surge protection.
Excellent service

Upon arrival, I noticed a gasoline smell near furnace. Homeowner stated he had a gasoline spill next to the house and wasn’t sure if it was from the spill or from the furnace itself. I informed homeowner that the smell couldn’t come from the system so it had to come from the gasoline spill. Collected payment for diagnostic and filter change. Homeowner did not want a membership at this time.

Found capacitor is rusted and terminals are falling apart, replaced 30/7.5 capacitor. Performed precision a/c tune up on trane a/c system. Checked all electrical connections and components. Homeowner mentioned his water heater has been acting up, provided estimate for a Rheem power vented propane water heater. Checked temperature split. Checked refrigerant pressures and temperatures. A/c is working properly at time of service.

Checked the AC side of the system . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. Collected for new service contract .

Water heater leaking. Found 75 gallon power vent propane tank leaking, provide estimate to replace water heater. Added 400 off discount (manager approved discount). Customer will call office.

performed ac tune up under VIP plan. Ac tune up check electrical low and high voltage connections and components. Inspect blower and motor. Control board check supply and return air ok inspect coils. Replacement of customer supplied air filter 213. Checked outdoor unit refrigerant levels capacitor and contactor. Low voltage load ok capacitor and contactor ok. Refrigerant levels lower than normal same as last year talked to customer about refrigerant levels. She approved adding refrigerant to bring sub cooling levels to standard. Added refrigerant using sub cooling chart now the unit is running along manufacturer refrigerant chart.

Upon arrival, I performed six month inspection on new system. Inspected spaceguard air filter. Tested condensate drain from evaporator pan. Inspected evaporator coil and drain pan. Inspected blower assembly and electrical connections. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Inspected electrical connections and components on outdoor unit. Checked refrigerant pressures and temperatures. System is operating appropriately at this time.

Upon arrival I performed six month inspection on AC system. Changed homeowner provided air filters. Inspected blower assembly and electrical connections. Flushed and tested drain line from condensate pan. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected outdoor coil and condenser fan. Inspect electrical connections and components on outdoor unit. System is operating appropriately at this time.

Inspect electrical connections and components on indoor unit. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressure and temperatures. Inspected outdoor coil and condenser fan. Inspected electrical connections and components on outdoor unit. System is operating appropriately at this time supplying an appropriate temperature drop.

Drain water heater, remove old water heater from the basement and install new Bradford white 50 gallon natural gas atmospheric water heater. Also install new expansion tank pressurized tank 65 psi to match incoming water pressure. Connected gas piping back to water heater check for any gas leaks ok. Added extra water shutoff 3/4. Fill water heater and purge water lines. Started water heater and test operation set thermostat to normal heat setting. Cleaned up job and took photos. Wate heater is now heating. Collected check balance.

Installed new trane gas furnace and communicating outdoor. Built new return and supply. Tapped /caulked return and supply. Ran new gas line and from furnace to outside. Pressure tested and bubbled gas line to 10psi. Waiting for propane tank to be installed before testing gas furnace operation. Adapted high volt and installed new outlet and switch. Ran new condensate line with ez trap and condensate pump. Ran new vinyl tubing from condensate pump to sewage line located in the basement. Ran new flu pipes and installed concentric vent kit. Installed new trane thermostat and wired in low voltage with safeties. Ran new line set and connected to new equipment. Installed new trane heat pump on leveled pad with snow legs. Installed rector seal disconnect and wired into outdoor unit. Removed old oil line and capped off at oil filter by the tank. Come back when propane tank is installed to test out the furnace side. Cleaned up work area and tested out equipment

Fully assessed no cooling situation. Found nest thermostat set to auto mode to switch back and forth between heating and cooling. Explained to homeowner that this can cause issues when the cooling is running when it’s cold outside. System is an amana communicating system. Found several lockouts on low pressure switch lock out at outdoor unit. Checked refrigerant pressures at outdoor unit they were 245/105 with 7.5 subcooling and 18 superheat. Very good. System is working fine at time of service.

Performed quality assurance in recently installed system. Check all electrical connections and components. Thermostat operation. Check gas piping no leaks. Check heat operation ok airflow for heat mode within numbers. Cycle heater ok checked out unit ok. Unit is level all connections ok.

Customer called in for you oil smell. We were out here last week for leak repair. Found no oil on blower compartment or burner side. Inspect burner wheel and clean wheel compartment did not see any oil or oil sign. I did add extra gasket to add more pitch on nozzle gun. Cycle heater couple times ok. No issues found. Smell was coming from previous work I did added some powder absorbent to help eliminate oil odor. No charge warranty.

Performed precision a/c tune up on Bosch heat pump system. Replaced aprilaire 313 air filter. Checked all electrical connections and components. Cleaned out ez trap. Checked temperature split. Checked over all settings at digital display. Checked refrigerant pressures and temperature at indoor and outdoor units.

Perform tuneup on Amana AC, checked indoor unit blower motor and checked and clean drains and checked temperature split. Went to outdoor unit and checked electrical and mechanical components, including compressor, fan motor, capacitor, and refrigerant level. No issues with unit at this time.

AC Tune up for Bosch inverter 3 Ton. Replaced 18x20x1 filter provided by homeowner Indoor and outdoor coils in good condition Checked drains, EZ trap is clear, verified pump operation. Added tabs to drain pan. Inspected wiring and controls. Recommend surge protection for air handler. Outdoor equipment has surge protection. John agreed. Installed surge protector at air handler today. Measured temperature split and static pressure Assessed refrigerant charge and overall cooling performance. Pressures are perfect. AC system operating well at this time. Homeowner paid for invoice balance today.

I had to wait all weekend without heat, although it was not Dibiase issue, it was just so inconvenient to go without heat for a weekend.
