08/20/25 Checked the AC side of the system , the system is 6 yrs old. Checked the air filter and found good, just replaced. There is a filter on hand. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and checked with my uv light for any leaks. I did flush and test the drain line. I Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. From previous job I did check the indoor coil with my uv light . I didn’t see anything significant. We can reassessed in the spring to check for a leak .

Installed surge protector for ECM blower motor. Tested. As far as installing a new thermostat in the halllway would require new wire and wire pull to attic. An hour or so labor with 2 techs and approx. 35’ 18/8 wire. Current thermostat is in master bedroom. I also made the suggestion of installing Ecobee pro thermostat with room sensor the sensor could be placed anywhere desired by homeowner to use to control HVAC equipment from sensor. Performed a QA on a heat pump system. Took photos of the equipment and looked at the overall install of the indoor unit and the outdoor heat pump. Looked at the wiring connections and the voltages. Inspected the drain lines and tested the condensation pump. Inspected the air filter. Looked at temp splits for the system . Outside unit checked the disconnect and the outdoor unit level and made sure all connections are sealed and wiring was completed in a neatly fashion. 8/18/25 Tan Performed Quality Assurance on Heat pump and propane gas back up. Propane tank was recently installed and piped to unit. Turned on gas cocks for outdoor regulator and at indoor by furnace. I purged all the air out and tested operations. Checked for gas leaks and found it good. Found inlet pressure at 10.7” so the max I could set high stage was 9.7”. Low stage is set for 5”. Checked combustion and found it good. Checked electricals and found them tight and secured. PVC piping is pitched for exhaust and intake. Found heavy condensation above burner box. No issues with fresh air intake condensate drain line. System may be operating at colder temperatures due to “most comfort” profile settings. I changed to “Balanced”. Checked ac next. Airflow settings are good at 400cfm per ton. 4 ton system, found 1390cfm operating. Found 17° split, .15” static before filter and .15” after coil. Heavy heat load from furnace may have altered my supply temp. Refrigerant charge looks good wit

Fully assessed no cooling situation. Found thermostat calling for cooling air handler running but not outdoor heat pump. Found 24 V coming out to wire nuts, but not passing through to contacter. Found system has only a high pressure switch and no low pressure switch. System is from 2021. Found open high-pressure switch with nothing running. Removed high-pressure switch from the circuit and bypassed and everything came on and system is cooling. Recommend installing an external high pressure switch. We will need to locate a thread on T and high-pressure switch and then provide an estimate to install. Sent over information about maintenance plan.. another company was out three weeks ago and supposedly fixed the refrigerant leak asked homeowner about it and they weren’t sure what exactly he did.

Three trips to fix my clogged condensate drain line. The first technician didn’t clear the clogged line but he did clear the alarm circuit. The second technician DID clear the clogged condensate drain line, BUT, when he reinstalled the cover he crushed the infrared motion sensor eye (“Intelligent Eye”). The second technician DID NOT clear the alarm. The third technician reinstalled the cover correctly and cleared the alarm. The third technician took note that the “Intelligent Eye” lense was damaged. I am still waiting for Dibiase to contact me about this issue.
