Luis 9-12-25 customer called in for no cooling thermostat not working. Customer stated that he went outside and unit was iced up. He tried to reset unit but nothing worked. Found no power to unit upon arrival. After troubleshooting found broken neutral wire on electrical switch box. Repairs connection and check other connections on switch and outlet. After repairs unit came on and I test other components, test ac operation ok supply air 50 return air 70 check outdoor unit refrigerant levels ok. Unit is working properly at the time of service. Regards last night issue potentially blower stopped blowing air that why unit iced up. Customer signed up for service plan. I went over today’s visit with customer and provided estimate for recommendations.



Proved estimate to run gas line for stove and run water line for refrigerator. Customer will provide material for gas line. We will provide material for water line for refrigerator.



Performed precision gas tune up on American standard gas furnace. Replaced 16x20x1 air filter. Checked all electrical connections and components. Found Aprilaire 400 humidifier with float switch control installed by another company with no condensation drain installed, recommend pipping in condensation drain, homeowner said he has never seen a water there. Also found no surge protection on blower motor or circuit board, provided estimate to install ag 3000 surge protection. Clean flame sensor. Tested condensation pump. Performed combustion test. Gas furnace is working at time of service.



Fully assessed no hot water situation. Found short 50 gallon Rheem water heater locked out on an a108 code. This code is ethier a failed condensation rope on the bottom of the tank or actual tank is leaking and just started underneath water heater. Water heater is from 2014. Provided estimate to replace 50 gallon water heater. Homeowner decided to go with water heater replacement customer paid in full. Shut off valves to water heater to prevent any water damage. Also provided information about hvac maintenance plan. Water heater to be installed tomorrow.



Luis 9-10-25 performed oil heat tune up On oil spirit furnace clean heat exchanger and flue pipe, replace nozzle and pump stainer. Oil filter ok this time. Clean electrodes and cad cell. Check spake igniter and test operation ok performed combustion test and efficiency test ok. Clean electronic air filter. I also serviced humdinger and replaced pad left humidistat at same set point around 45%. Test operation of humidifier and test pump ok. Cycle oil heater ok. System is working properly at the time of visit. Customer signed up for service plan for oil furnace and ac.



Installed new A/C coil. Placed coil on existing furnace and adapted supply. Tapped/caulked supply. Ran new condensate line with ez trap and condensate pump. Installed new dragon fly board and wired in low volt with safeties to furnace. Flushed existing line set and adapted to new equipment. Installed new A/C outdoor on leveled pad. Installed new disconnect with surge protector and wired into outdoor unit. Cleaned up work area and tested out equipment.

Gas furnace tuneup. The system is 8 yrs old . I Checked the air filter and replaced. Checked the wiring connections and the voltages . Inspected the burners and flame sensor and igniter. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. Inspected the flue pipe for corrosion and holes. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service.



S ew t new unit on new return box and installed new drop. Installed new trane filter rack and adapted to Supply. Adapted existing lineset to unit. Made all high and low voltage connections to unit installed new 10kw heat kit. Ran new condensate drain with ez trap to new condensate pump. Wired all safeties in series to break 24v R call to thermostat. Set new unit on new pad and leveled. Hung new rectoeseal disconnect on wall. Adapted lineset to new unit. Brazed pressure tested evacuated and charged system . Made all high and low voltage connections to unit. Performed all test out procedures cleaned all work areas and reviewed installation with homeowner.



Luis 9-8-25 performed ac tune up on Bryant heat pump 2.5 ton. Check electrical low and high voltage connections and components. Check indoor coil and blower. Replacement of filter. Flush drain test pump vinyl tubing on outside is showing major wear and ready to crack due to sun light. Indoor u it does not have safety trap. Provide estimate for replacement of vinyl tubing and drain protection. Check airflow supply and return ok. Check outdoor unit refrigerant levels and pressures check capacitor and contactor ok amp draw and voltage ok. Cycle heat pump I notice heat pump is. It level anymore. This can cause issues with compressor oil not returning back to base. Unit is 11 years old. Electrical parts are showing major wear and tear. I provided some options on what customer can do to keep unit unit strong. And prevent any breakdowns.

If it is discovered to be compromised during the attempt to remove the old valve, we will quote additional repairs to replace any piping or fittings in addition to this estimate and remove any flooring as needed. Mini split Heat pump system 6 month check up. (2 indoor heads 1 outdoor) Checked the wiring connections on unit set up and inspected the indoor head coils. Checked the air filter and cleaned if needed 4 total . I showed the customer how to clean her filters. I checked the drains to be sure they were both clear. I Set the thermostat to cooling mode. Went to the outdoor unit and inspected the equipment and operation. Check voltages and amp draws. The mini split system is working fine at this time of service .

9/2/25 Tan Performed quality assurance inspection on ac/gas/electric water heater installed on 8/14/25. Kay wanted her water heater less hot than what it is. I adjusted the temperature down from 120 to 110. I told her to try it and see how it goes and call us if we need to adjust. Client cannot adjust on her own. Water heater was installed well. No issues found. Tested gas furnace. All equipment located on 2nd floor “loft”. System ran fine with no issues. Airflow settings are correct. Found 30° temp rise though I didn’t run it long due to warmer weather. Exhaust and intake piping are well sealed with no signs of leaking joints. They are also pitched. Static was roughly .75” esp. and amp draw on blower motor was fine. Found no gas leaks at joints and fittings. Found no pvc shavings in inducer drain line. Condensate pump is operational and it pumps into nearby drain in the wall. Combustion was also good. Tested ac operations. Found 24° temp split and similar static pressure. Airflow

Fully assessed no cooling situation found outdoor condenser fan motor not spinning and failed 45/5 capacitor. Try a new cap and found fan motor, locking up and stopping. Customer had no air filter in the system and all the dirt caked up in through the furnace and evaporator coil For 15 years. Provided estimate for repairs but highly recommend recommended replacing gas, furnace, AC and water heater altogether all are 15 years old. Set up appointment with our office to give a replacement estimate..

Q.A. Was completed. A/c side of the system was looked at . Checked all connections and electrical and inspected the drain line for the heat and a/c . Filter looks good. Looked at the outdoor unit and pressures. Customer will need to contact his propane company to see why he’s not feeding gas to any of his appliances and to his new gas furnace. I broke my union and had no fuel and all the valves are open . Either the gauge is bad or something is going on with the tank. 99.00 diagnostic for the upstairs unit. Found fuse was ok , the transformer was good. Customer had said the blower won’t run. Found for a call from the thermostat for fan on it doesn’t get a call to the board . But if I run the a/c side the blower does run but also shows no call on the board for the fan. It does have a intergrated control board that may control the fan. Customer said he was looking to replace the thermostat himself. I did leave a price in estimates . I will have the office bill out rob for the 99.00

Excellent Service
Three trips to fix my clogged condensate drain line. The first technician didn’t clear the clogged line but he did clear the alarm circuit. The second technician DID clear the clogged condensate drain line, BUT, when he reinstalled the cover he crushed the infrared motion sensor eye (“Intelligent Eye”). The second technician DID NOT clear the alarm. The third technician reinstalled the cover correctly and cleared the alarm. The third technician took note that the “Intelligent Eye” lense was damaged. I am still waiting for Dibiase to contact me about this issue.
